Manager's Message Lambert Road - Completion of Paving: Last Fall, we anticipated the Meridian Ranch developer would complete paving the last remaining
section of Lambert Road. However, the late October snow storm and early cold weather prevented the
project from happening before the winter shutdown of the paving season. Asphalt paving must occur
when temperatures are within County specifications. The project was delayed until Spring. We are all
hopeful that the weather will allow paving to start again sometime in May so that Lambert Road will finally be open between Stapleton Drive and Londonderry Drive. Winter Watering: Occasional winter watering during a warm spell is recommended, especially for grass and immature
trees. Using a hose to hand water will avoid having to drain irrigations systems again before the next
freeze. Remember to disconnect and drain the hose after watering. The District's landscape contractors
will be performing mid-winter watering in parks and open spaces in Meridian Ranch. Winter Driving and Frozen Ponds: Please remember that snow and ice conditions will likely occur later this winter and early spring and
make appropriate preparations. Every year the District experiences damage to landscaping and irrigation
systems when impatient drivers go outside the roadway to pass vehicles stranded in snow (especially on
Londonderry Drive near the Recreation Center). Driving outside the roadway is illegal and the damage to
our landscaped grounds is expensive. If you witness this happening, please report the vehicle license
number and description of the driver. Finally, please keep away from frozen ponds and instruct your children to keep away - they are
dangerous places to play.

•

Teachers use these assessment results to plan with students and set goals to support their individual paths, planning for next steps in the learning journey.

•

Results from these assessments provide parents insight about academic student strengths and areas for growth, as well as information about how students compare to others across the state and nationally.

•

Our community is provided with information about how our school is performing overall.

Snow Removal: Please remember that residents are responsible for removing snow from sidewalks adjacent to their
properties including side yards of corner lots. The District removes snow from the District maintained
walking trails within District landscaped areas, parks, and open space. If you have any questions about
the limits of your snow removal responsibilities, or if you think the District missed an area, please give
our office a call for clarification of your particular circumstance.

Design Review Council Corner Following the theme from the February Design Review Council Corner regarding Parking, here is an overview of Colorado parking laws: Vehicles cannot park within five feet of a public or private driveway. If you park too close, it could make it difficult or impossible for other drivers to get into or out of it. Do not park within 15 feet of a fire hydrant, 20 feet of a crosswalk or 30 feet of a flashing beacon, yield sign, stop sign or traffic signal. Notification will be sent to the resident along with a call to the Sheriff’s office to assist with ticketing the vehicle and fines. The Role of the Design Guidelines: The purpose of the Meridian Ranch Design Guidelines is to create an environment that is pleasing from both aesthetic and practical points of view. The Design Guidelines apply to Improvements within Meridian Ranch, including site planning, architectural design, landscape design, fences, walls, signage, lighting and site furnishings for all residential Lots. In accordance with the recorded CC&R’s, all improvements to a Lot must be approved by the DRC prior to beginning construction on the Improvement. Painting your home? The CC&R’s consider painting your home as an improvement. If you plan to paint it the same color, please communicate to the Meridian Ranch Team prior to painting. If you are painting your home a different color, please submit the color scheme including the color swatch name and code so the DRC can review the combination. It is helpful to the DRC to paint a section on your home, as sometimes the swatches do not do the color justice and may tend to be brighter than expected. The management team does have exterior color schemes which have been approved for several Meridian Ranch builders. Please contact one of the management team to review. Are there minimum requirements for trees and shrubs in the front yard? Yes, there is a minimum requirement! Please log into the website to review the Design Guidelines. Section 5.1 for DRC No. 1 and section 6.1 in DRC No. 2 specifies the minimum requirements by lot and filing. Regardless of how old or new your landscape is, the front yard minimum requirements always have to be met. Please take a moment to review the Design Guidelines and make sure your property matches the requirements. Definition of the front yard: The area in the front portion of the Lot, beginning from the back of the sidewalk, or, where a detached sidewalk exists, the front yard begins from the back of the curb, to 5’ beyond each side of the front corners of the home.
