reetings all. Welcome to the Second Edition of ET Show Notes. This issue is packed with some familiar faces and some new “ need to know” up-and-comers.
Let’s start with a little about me. I was raised a military brat with strict parents. Lived most of my life in CA. I went to school to study Architecture in AZ. After I graduated got a great job as a Designer in SF doing something I enjoyed but knew it wasn’t the perfect fit. Although it paid well, which is why I probably never pursued something else. I loved the people and friends I made over the years. I was extremely good at being a worker bee. So, it was a huge surprise after 28 years that I was let go. COVID-19 hit the industry hard, I was devastated for the obvious reasons. But I truly count this as a timely blessing. I was able to care for my parents through their battle with COVID. Which they came out victorious but not without some scars. I was blessed to become an active part of MelRose11 LLC as a Business Partner, Relationship builder but mostly because of the Brother/Sister relationship I have with TGo. Something that I lost with the passing of my Sister Mel. A story that still tugs at both of our heart strings. So that’s me in a couple of paragraphs. It took some time, but I truly believe I have finally found my Perfect fit and I didn’t even know I was looking. Okay done with the sappy stuff. This past July, I was completely surprised to be able to attend Prosperity Camp. My first big event after CA re-opened. I was introduced to many successful entrepreneurs, Dr. Greg Reid, Shannon Parsons, Walter O’Brien and Larry Namer. Naming a few of many. If you missed Prosperity Camp you missed out. The relationships we made there are priceless. Don’t be that person on the outside looking in. Take action! We’re looking forward to Secret Knock in September. I wanted to do a military bootcamp, one with a drill instructor to force me to exercise. But this was 17 years ago and all you had then was the actual military. My options were the normal gym (ew), aerobics (I felt like a buffalo trying to do aerobics), and kung fu/ kickboxing where you actually had to hit each other. This was before the cool group fitness we offer today. And I didn’t like my options. So I started my own fitness business, before I lost the weight. I still have that fitness business today. It’s called Camp Rhino, with 3 locations in Las Vegas, where we promise you’ll never be bored. It’s now been 17 years of learning, growing, and pushing the boundaries of my body and mind.

I lost my weight (many times ha ha) and each time I lost it I did it by restricting things I loved and distancing myself from things I enjoyed, like going out with friends.
I would go to bed each night deciding that the nex t day I was going to be awesome. . .
W
hen I was 65 pounds heavier and decided to lose the weight once and for all, I read articles like this. And a perky writer would tell me all the things I was supposed to do. I would go to bed each night deciding that the next day I was going to be awesome and then I wouldn’t be awesome. I would do the exact same things I did the day before. And one more day would go by in my miserable self-consciousness, wondering if I was going to waste my entire life in a cycle of wanting to change and not doing it. And then I hit my big wall. My ‘this is it. I’m done.’
Except this last time. This last time I lost weight, I decided I was only going to add to my life. I refused to restrict myself. I hired a coach, took more courses, and only applied the things that I could add to my life. If restriction was recommended, I ignored it. But I stayed consistent with the things I wanted to add. I opened up my awareness to how my 168 hours a week were being spent. I opened up my awareness to how my subconscious was programmed when it comes to food and exercise. I added the good stuff that made my heart sing and it was like a snowball effect. I started with one thing. And then that one thing became a habit, a new desire, and I was motivated to focus on the next one thing. And my whole World opened up. Now, I teach my clients how to do the same. And they report enjoying their lives more than ever while losing weight. They report that they finally ‘got off the roller coaster of yo-yo dieting’ and engaged in a lifestyle they want to live forever. There are so many tactics to lose weight. And none of them work when they’re not adhered to.
Which is why we must start by adding things to our lives that help us reach our goals and that we enjoy. Once we add the first thing, and celebrate our accomplishment, we want to add a second thing, then a third, and so on. We wake up excited about our day. We feel empowered. We feel like we can create our future. Because we can. The opposite of this empowered, excited feeling is the feeling of survival. We survive another day. We feel bad about not taking care of ourselves, but it’s just not a priority compared to all of the other things in our lives that need to be attended to. “I need someone to make me do it.” No, you don’t. You need to find your power that has been in you all along and get excited about the journey. Because no coach is going to be there 168 hours a week. Only you will be. As a coach, I love helping my clients reprogram their brains so they can become empowered. I love the moment they realize that they don’t have to ‘subject themselves’ to a ‘strict program’ to reach their goals. They realize they created their own path that brings them joy and simultaneously helps them reach their goals and this path and this joy creates a ripple effect in their lives and their communities. Because most of us didn’t know it was possible to lose weight this way. We have been programmed to think that it’s a difficult road full of sacrifice to lose weight and we hold ourselves back from happiness until we finally sacrifice long enough to lose the weight. And we gain the weight back because we didn’t create a sustainable, enjoyable lifestyle. But enough of that depressing talk. We are about to discover that what we thought was real is only an illusion. 2021 is a year of fundamental change as we begin to discover what is truly important to us. We can all expect major changes in our lifestyles, careers, and relationships during this powerful transition. The key here is to be willing to shift and change and go with the flow. The more we try to control our circumstances, the harder it’s going to be. It is time for us to really step into the unknown and trust that what is going on in our world is raising us up to higher consciousness and more awareness of what life is really meant to be. As we face this year of transition, we are being asked to bring a major chapter of humanity’s story to a close so that we can land into what we truly desire. We will be discovering some of life’s deepest mysteries and many of us will be diving into a deeper spiritual path. We are about to discover that what we thought was real is only an illusion. For some, that may be exciting and for others, it might be challenging. As we begin to realize that we are living in the matrix and that our outer world is a direct reflection of what’s going on between our ears, we will be able to release the control, the power strug-
gle and the deep concern for what we are being told is happening. It is time for us to turn inward if we haven’t already. It is time for us to begin really listening to the beat of our own hearts and to truly understand how powerful we are as human beings. We are not at the whim of our outside circumstances - EVER. 2021 might be an emotional year for some. Understand that we are being called toward more compassion, more kindness, more support, and a deeper understanding of our connection to each other. Love your fellow humans, help them if you can, but above all, stand in integrity to your heart and your truth. Be discerning and listen to what’s truly going on. What you see outside of yourself isn’t real. You get to choose how you will navigate the changes that are coming. You get to decide if you will invest in your inner growth, or be at the whim of your outside circumstances. Life doesn’t just ‘happen’ to us. Get in the driver’s seat, strap yourself in, and choose your destination. Be willing to course-correct along the way, surrender control, and lean into one of the biggest adventures of your life.

Boredom is one of the single biggest driving factors as to why entrepreneurs consistently don’t grow their business.
Lemme ex plain… We can all agree that connecting with more people will naturally lead to closing more sales - as long as we’re focused on connecting with the RIGHT people. And if more connection with the RIGHT people is so important, why don’t most entrepreneurs spend more time on it? Because making new connections is a “ Low Skill” task, while at the same time, it’s considered a very “ HIGH VALUE” item for every business. And, when a super-charged entrepreneur (you), executes a High Value, Low Skill task over and over and over again, it can drive you bonkers with boredom. And when something is boring, we quit. This is why I believe Boredom is one of the single biggest reasons businesses don’t grow as they should.

THE STATS... Did you know that 83% of small to mid-size businesses rely on instant messenger services, regardless of platform, to close deals? And, can you believe that slightly fewer than 17% of them have a systematic way to manage the “ mess in messenger” ?
THE PROBLEM. . . As you know, super-preneurs typically look for solutions. So, like you, we decided to search for a CRM software that managed messenger convos from the sales perspective. And couldn’t find one. There are a few good extension tools out there that may
help start convos, or send happy birthday wishes to get opportunities into messenger, but there aren’t any that walk your prospects through a very well defined, pre-built conversation, to lead them to make a decision to work with you… ...and if we agree that more convos lead to more sales, but we still get bored doing the prospecting, then the problem is… How do you build a system that will assist you in starting new convos each day, but won’t let the convos slip through the cracks, and will keep track of all the prospecting activity in a neat and orderly way so you can hand off the system to a person that thrives in a High Value, Low Skill zone? (you may wanna read that sentence again - really important)
THE SOLUTION. . . I believe no one should have to suffer a lack in business due to something that’s practically out of their control. (It’s not your fault you were wired to be a super entrepreneur, right?)
ospecting… So, to get started quickly, if you find yourself lacking in sales, bored, or wanting an easy way to grow without breaking the bank, here is a visual aid guide to get you going on your way. Here’s how it works… Imagine a conveyor belt. On the front of the conveyor belt is a qualifying filter, then a bunch of stages your client must move through, and at the end is where your client makes her first investment with you. The qualifying filter could be as simple as reviewing someone’s social media profile and determining they are a possible good fit to work with you. Then, at each stage of the conveyor belt there is a unique, custom message that your client must receive in order for you to move them to the next stage, toward the end of the conveyor belt where they make an investment with you.

Ex ample: And all you have to do is match each column with pre-built, well thought out words from a document like the example below. Ex… once you’ve sent the initial ice breaker message, go back to the sheet and mark the date you sent the message. Daily or every other day cadences work best. And some people will tell you ‘no’. That’s ok. They’re being honest, and there’s too many other people that need your help so keep moving if they don’t reply after the 48 hr follow up message. The Secret To Prospecting: Simply connect with 3-5 NEW people per day and stay within this framework and your business will grow. So now you have the strategy. Build the system, and outsource the labor. he name of the real estate game is change, change, change! Nothing stays the
same. Now, the pandemic has created an unusual real estate market to say the least. Coronavirus hit everything and everyone; the pandemic took over the world, and soon the whole world was confined to our homes. Big change! Educational institutions, offices, malls, and recreational places were all shut down. While everything closed down, demand for certain businesses increased while for others, the same cannot be said. Simply, real estate was impacted in numerous ways. Real Estate is divided into two sectors. Residential and Commercial. Commercial real estate includes restaurants, offices, schools, shopping malls, etc. Due to coronavirus, many commercial properties were shut down. In addition to the temporary shutdown, unfortunately, some retailers closed down their businesses forever. Therefore, commercial owners were unable to pay their mortgage payments due to the fact their tenants were unable to pay rent. Covid-19 Pandemic created a need for more online shopping, thus, it created change in the commercial arena. Hence, many commercial buildings soon became vacant, or they had to change the use. For example, a large commercial building that was once a restau-
rant became a shipping warehouse instead. Residential real estate is a whole different story. When we were turned away from our offices, schools and restaurants, all we had was our homes. Thus, the idea of “ home” needed to be re-evaluated and re-defined. So, what does “ home” mean to you? Due to the pandemic, home may have a need to be the schoolhouse classroom, the workplace and your private family area. But among all this change of needs and wants, there was a drop in mortgage interest rates creating a desire and willingness to move to a different home. According to Statista, a poll found that this was the factor that most impacted homebuyers’ decisions. During the beginning of the pandemic, tenants expressed their worries regarding rent payment. Therefore the U.S. government put a temporary halt on evictions. However, now that halt has been lifted, changing the environment of real estate once again. Despite the pandemic, the residential real estate market began to flourish. Buyers were out and about, increasing their purchase activity with multiple offers on properties and even removing home inspection contingencies. Let’s discuss some of the changes of attitudes, changes in Latitudes in real estate. (Just like the Jimmy Buffet song: Jimmy Buffett - Changes In Latitudes, Changes In Attitudes) Since the pandem-
ic, many people are able to work from home. So, why not move from Washington DC to the beach! Your favorite beach could be Bethany Beach, DE or change your Latitude to Key West, FL. Also, another change is the needs of your kitchen at home. Yes, we want to eat healthy and cook more at home. Do you want a bigger and better kitchen? For example, there is an article at www.insider.com states: “ I’m 21 and live in a 72-square-foot NYC apartment that costs $1,345 a month. My micro studio has no real kitchen or closet, and I sleep on a futon bed that serves as my couch.” While looking for places with lower tax rates, fewer rules and regulations are nothing new. Fewer lockdowns are a new item to be added to your list.

oint ventures (JV) generally are business partnerships established between two or more parties (individuals, business groups, companies, corporations) for the purposes of expanding the business and achieving merits by joining forces and at times equally share risks.
Here are 5 tips for joint venture success: 1. Choose your partners carefully. A joint venture has greater chance of being successful if partners have an excellent reputation. They must be trustworthy and have the highest level of integrity because both parties must be able to trust each other to deliver on each other’s promises.
Less than 5% of businesses actually use joint ventures effectively and most don’t even use it at all. In order to get the most out of joint ventures correctly, multiple factors such as choosing who to partner with, negotiating a win-win deal for all parties involved, and having a well-coordinated execution need to be taken into consideration.
If you want to form a partnership with a certain company, make sure that its business practices are in-line with yours. It would be very difficult for you to form a reliable team with people who lack motivation or professionalism, so you should look for well-trained, open-minded potential partners.
There are several types of joint ventures. Big companies may join forces to become even more powerful and thus dominate the market, while small companies may team up to build a stronger presence in their market niche. JVs can also be used to gain access into foreign markets. Foreign companies often form joint ventures with indigenous companies that are already present on the market, but lack capital to truly take advantage of the market potential. Foreign companies can bring money, new technologies and competitive strategies into a joint venture deal, while benefiting from the relationships and the brand of the domestic company.
2. Know what to expect from the beginning of any JV relationship. Know from the start what your goals are, what you want to accomplish, and see if your goals are attuned with the potential partner. Each company should come up with a marketing plan and clearly specify what is expected from their potential partners.
