Mei architects and planners

Mei architects and planners is an enterprising, knowledge-intensive office that focuses on development and innovation in architecture. The office was set up in 1994 by architect Robert Winkel and is based in Rotterdam. Mei is particularly noted for transforming existing buildings such as the Jobsveem warehouse, Delfshaven factory and Fenix warehouses in Rotterdam, and the Chewing Gum factory in Amsterdam. And it has completed striking new-build projects such as Schiecentrale 4B in Rotterdam and Four Worlds in Spijkenisse. In addition, the office has drawn up urban designs that include dynamic master plans for Moss Verket in Norway, London in England, Nantes in France and Purmerend in the Netherlands. The work of Mei has been widely published and received numerous accolades.

Mei likes to explore subjects in depth, and the designers on the team know all the ins and outs of building regulations. And thanks to his many years as a member of Rotterdam’s review committee for building permits, Robert Winkel possesses a wealth of knowledge about local authority design and planning policy. All this expertise forms an excellent basis for highly complex projects. Moreover, delving into history in order to ensure that proposals for renewal draw naturally on existing qualities is something Mei takes for granted. Demonstrating this approach is the rich variety of building transformations carried out by the office across the country, among them a number of projects to convert historic buildings that enjoy a protected status at municipal or national level. They include a number of shops in the Lijnbaan shopping precinct in Rotterdam, the Slaakhuys, the Jobsveem warehouse, and the Van Stigt Thans office.

In the area of technology, Mei offers architects space to embrace the challenge of inventing and developing creative solutions in the form of new products and applications. Examples include perforated steel sheets for a car park in Almere, and composite storage units and protective screens of woven stainless steel for the Schiecentrale 4b building in Rotterdam.

Above all else, Mei is interested in the people who occupy its buildings. What opportunities does the architecture offer them? What new prospects and potential for social interaction does it create? Designs by Mei focus on people. Through their spatial composition and circulation system, the buildings orchestrate encounters between people and thus act as catalysts for the community inside and outside the building.

A feature of Mei architects is the attitude of curiosity and openness with which the office deals with commissions, partners and contexts alike. To enhance its power of thought and action further, Mei enters into alliances with parties in the field. And the office likes to share the expertise it accumulates in the process. That is why Mei creates space not only for acquiring knowledge but also for imparting it through presentations, workshops, guided tours and guest lectures at universities.

Robert Winkel is the energetic figure who heads the Mei team of designers and experts. As chief designer, he is the driving force behind all projects at the office, and an enterprising and dynamic presence both inside and outside the office. He was one of the founders of Archined.nl, the first website devoted to developments in Dutch architecture. Another initiative of his is Intender.net, a website that publishes competition designs and architect selection procedures.

Mei Architecten is a Dutch firm that relates to the history of a site and of existing buildings in an unusual, sensitive and distinctive manner. The preferred way of working and thinking can best be described as a modern variant of empathic contextualism. It is a method that is in a certain sense indebted to Postmodernism, but which is developed in the hands of Mei Architecten to become a much more authentic, sincere and above all knowledge-intensive stylistic form. Awareness and knowledge of the historical background are for Mei Architecten an essential element of general and urban progress and development. This design philosophy is the basis of the notion of the layered city and finds expression both in the renovation and transformation of existing, old buildings and in the appropriate addition of new buildings to existing situations.

Contextualism An important ingredient in the working method of Mei Architecten is the meticulous attention to and recognition of local identities. It is almost always the case that a number of historical components are hidden there that can then serve as the starting point for a modern and up-to-date design. The spatial and historical context serves as a substrate and source of inspiration for a process that is open to diverse (unexpected) influences.

Often the actual history and context suffice as a source of inspiration, but sometimes Mei Architecten also resorts to constructing a fictitious history to support, reinforce or highlight the actual history.

Characteristic of the approach, but above all of the result, is that it does not lead to uniformity or an explicitly identifiable style. It finds expression in the relation or synergy between a design and the immediate surroundings and history of a location, as well as in the architectural details of a building.

Historical soul The way of working and thinking of Mei Architecten is distinct from the practice of redevelopment and restoration. After all, in many cases that leads to the successful or unsuccessful reconstruction of a building or complex. In the guise of reconstruction, questionable

additions too are often just stuck on to an organically formed and historically impregnated complex. Mei Architecten sees such a vision as leading to an acceptable copy of what was once an existing context at times, but it is not uncommon for these results to be lacking in soul. After all, the architect of a reconstruction deploys all his knowledge and skill to imitate somebody else’s (historical) design as accurately as possible using present-day techniques and materials.

Mei Architecten uses those present-day techniques and materials too, of course, but adds an essential element: the up-to-date and contemporary approach and reflection. In this way Mei Architecten designs modern buildings with a historical soul.

In many projects the love of a building can be seen in the way in which the firm goes into the cultural historical background. Those elements enable Mei Architecten projects to rise above the appearance and connotations of a reconstruction. The firm explicitly avoids a historical interpretation that is tantamount to regression and conservatism. So Mei Architecten does not want its restorations to be a veiled attempt at conveying the semblance of authenticity. The firm respects the organic and historically shaped entity of a building or complex too much for that. In fact it mainly builds with a view to preserving respected and traditional aspects. These may be visible and tangible, but they may also be invisible and purely based on research.

Mei Architecten aims at constructs that have a unique significance of their own. That desire for significance results not in autonomous, disconnected buildings but in meaningful buildings in relation to the history and context each time.

Craftsmanship The approach of Mei Architecten has consequences not only for the elaboration in the large, urban planning and historical and contextual field. It is also explicitly manifested in the details of a design and a building.

For each project Mei Architecten tries to show its awareness and conviction of the attention paid to the historical context in the details as well. To achieve that degree of meticulousness, Mei Architecten employs a strong dose of craftsmanship combined with love

of the materials and of their processing or finishing.

Research on particular industrial (manufacturing) processes is in line with this approach. The desire for a craftsmanlike way of working is also manifested in the direct contact that the architects often seek with the producers of building materials. In these discussions and choices too, the empathic contextualism with regard to a location or building is often the Leitmotiv.

Roots The way of thinking and working desired and practised

by Mei Architecten is based in the Netherlands, or more precisely, in Rotterdam. A large percentage of the current urban planning and architectural commissions are in big cities like Rotterdam. After decades of new buildings and the development of new districts, local authorities and other principals are increasingly focusing on the existing city.

This shift in emphasis is only partly connected with the present economic recession. The reason for it lies much more in the awareness that existing buildings have a contextual significance that should not be underestimated, and that that can be interesting and valuable for many users and owners. Awareness of the potential for the creation of value also plays a role in this. This awareness means in many cases also abandoning thinking and designing in a Modernist tradition. That tradition only too often gave more importance to the new, autonomous object than to the strength and value of the historical tradition and organically formed city.

Mei Architecten, on the contrary, stands for an approach that is very convinced of and inspired by these historical and contextual roots.

JaapJan Berg (1965) is a freelance curator, organiser and journalist in the field of architecture and spatial planning.

He publishes regularly in various (international) professional periodicals such as Bauwelt, Smaak (Government Buildings Department), Stadscahiers and Stedenbouw & Ruimtelijke Ordening (Nirov) and writes project texts for various clients, including Claus en Kaan Architecten. He is also regular correspondent for www. archined.nl and has been a member of the editorial board of the Architectuur in Nederland Jaarboek since 2008. He works a project manager an researcher for the International New Town Institute (INTI).

Hierdoor werd het mogelijk de middeleeuwse gewelven en de restanten van een middeleeuwse ridderzaal van Slot Oostende bloot te leggen en te behouden. Dit zijn de enige overblijfselen die over zijn uit de tijd dat Vlaanderen en Holland streden om de handelsroutes in en om Zeeland. Mei architecten is als enige architectenbureau geselecteerd om dit bijzondere archeologische object voor de toekomst zeker te stellen. Het plan behelst een grote glazen stolp die over de panden heen wordt gezet om het middeleeuwse kasteel te conserveren. Aan de hand van een strategie van ‘placemaking’worden diverse kleinschalige evenementen georganiseerd om zoveel mogelijk bewoners, bezoekers, toeristen, vrijwiliigers archeologen bij dit bijzondere project te betrekken.

Transformatie van voormalig geschutsmagazijn tot retraite-hotel architect - ontwikkelaar selectie, longlist (2013) opdrachtgever: RVOB programma: transformatie van ca. 7300m2 loodsen en woningen naar woon-, werk- en retraiteplaats ontwerpteam: Mei architects and planners, ‘t Zeel Gouderak team Mei: Robert Winkel, Roy Wijte locatie: Delft, Nederland Het monument Geschutsmagazijn te Delft is een prachtige icoon in de geschiedenis van ‘Hollandt’. De twee belangrijkste kenmerken van het monument zijn: - de geslotenheid van het complex ten opzichte van de stad. Het door de eeuwen heen organisch gegroeide complex is altijd een gesloten eenheid geweest; - het contrast binnen het complex zelf. De opstallen bestaan voornamelijk uit gesloten bouwvolumes die ter opslag dienden van geschutsmaterieel. De opstallen vormen een open exercitie-/ binnenplaats.

Het plan is om deze kenmerken van het bestaande complex te behouden en uit te buiten. Door het gesloten karakter ten opzichte van de stad is het een ideale locatie voor een retraite-plaats, waar eten, slapen, baden, wonen, werken en ambacht in rustige sfeer bij elkaar kunnen komen. Een plek waar men zich kan terugtrekken.

Voor de invulling van het complex is gezocht naar functies die zich verhouden tot het plan. Voor de loodsen is gezocht naar toepasselijke functies die het gesloten karakter niet aantasten, en dus ook minder daglicht behoeven. In het plan is ruimte opgevat volgens de visie short-stay en shorter-stay, waar de functies als retraitehotel en badhuis bij horen.

Short-stay hotelunits varierend van klein naar groot, voornamelijk gericht op slapen. Hierdoor zijn daglichteisen minimaal, een kenmerk van de loodsen.

De gebouwen waar voldoende daglicht aanwezig is, kunnen worden omgebouwd tot bijzondere woonvormen, een combinatie van wonen en werken (ambacht aan huis) of bijvoorbeeld een Thomashuis.

Het geschutsmagazijn vormt een ommuurde, in zichzelf gekeerde plek in de binnenstad van Delft.

Restauratieplan Het monumentale karakter van het complex wordt versterkt door de pure staat waarin het zich nog bevindt. Zo zijn de pannendaken kenmerkend en zorgen voor een eenheid tussen de gebouwen die de open binnenplaats ommuren. Daarom is als uitgangspunt gekozen om zeer minimaal en op kleine schaal aanpassingen te doen aan het complex.

Bij de minimale aanpassingen wordt gedacht aan het versterken van vloeren, of het restaureren van woningen, als de nieuwe functie dit vereist. Alles wat nieuw wordt aangebracht is reversibel.

Duurzaamheid ‘Duurzaamheid meets monument’, dat is de uitdaging.

Uitgangspunt is dat het complex energieneutraal wordt. De realisatie hiervan gebeurt op meerdere manieren: - de binnenplaats zal het duurzame hart vormen voor de opwekking van warmte en electriciteit uit hernieuwbare energiebronnen; ‘de energieplaats’. Het opvangen van (regen)water zal het complex van grijs water voorzien.

- de nieuwe functies moeten elkaar energetisch ondersteunen daar waar mogelijk.

- toepassing van het Cradle2Cradle principe. De aanpassingen zoals bijvoorbeeld de hotelunits worden gerealiseerd met hergebruikte materialen.

It is located just west of the center of Nantes, an area under development, and needs to be connected with the center of the city in the future.

The neighbourhood consists of a number of vacant historic buildings which are situated around a deserted park.

The park must be reconnected with the city and a number of historical buildings needs to be renovated.

The ‘Salon Mauduit’ will be relocated on the site. The historic buildings will need to accommodate a cluster of associations. Furthermore a day care centre and dwellings of in total 11.000m2 need to be realized.

The design proposal of Mei & Arcature & Empreinte paysage is to enlarge the park to the edges of the area.

In this way, the district will become the ‘missing link’ between other green spaces in the city. The houses and the village hall will be situated in the park. The residential buildings are characterized by large outdoor spaces, causing the park to extend into the buildings.

10 The dwellings are designed to have an optimal outdoor space. Most dwellings are oriented at two sides. Every outdoor space is adapted to the location of the specific dwelling. The dwellings facing the street are provided with loggias, facing dwellings are equipped with privacy-screens, dwellings on the park side feature balconies. This ensures privacy in the outdoor area.

The mixed-use building is located partly in a historic building, and partly in a new building. The mixed-use building includes a large number of office spaces for associations, dance- and music rooms, meeting rooms and a courtyard; all centered around the historic hall ‘Salon Mauduit’. The appearance of the historic building is retained by creating the courtyard as a buffer between the new and the old buildings. The mixed-use building is characterized by many outdoor spaces at different levels, in line with the concept of transforming the entire neighbourhood into a park-like area.

De Waag van Schiedam is een rijksmonument, oorspronkelijk gebouwd in 1748 en maakt onderdeel uit van het Grote Kerk Complex in het historische centrum van Schiedam. Omdat het kerkelijk bureau - dat nu gebruik maakt van het gebouw - gaat verhuizen, is het mogelijk geworden De Waag te herbestemmen tot informatiepunt voor Schiedam, met een stadswinkel, werkplekken en vergaderruimte.

Door het terugbrengen van de waag(schaal), die nu opgeslagen ligt in het depot van het Stedelijk Museum Schiedam, kan Schiedam zich weer gaan profileren als één van de unieke en toeristisch interessante waagsteden.

Aan de hand van enkele eenvoudige ingrepen krijgt de Waag in het plan van Mei een uitnodigende entree en een sfeervolle winkel, en er worden prettige vergaderplekken en werkplekken met uitzicht en daglicht gecreëerd.

Voor het materialiserings-concept vormde de historie van Schiedam het uitgangspunt. De gekozen warme, ‘rijke’materialen zorgen naast sfeer ook voor een prettig binnenklimaat.

Mei architects and planners constructed a glazed addition on the ground floor to connect the monumental bankers home with an adjoining monumental warehouse bought.

The connecting volume is as immaterial as possible, with a construction of structural glass. In order to anticipate changes in the future, the addition is totally reversible.

Van Stigt Thans occupies a refined and stylish listed building on Lange Nieuwstraat in Schiedam. Robert Winkel carried out restoration work on the building as early as the 1990s, and in 2003 Mei constructed a glazed addition on the ground floor to connect with an adjoining monumental warehouse bought by Van Stigt Thans.

Now that the top floor of both buildings will be used for residential purposes, Van Stigt Thans has asked Mei to construct a second connecting bridge. This is a complex challenge owing to the difficulty of bridging the height difference, the demands that come with working on a listed structure, and the need for privacy. The design proposal was immediately and enthusiastically received by the municipal design review committee for new building permits and monuments precisely because, in its proposal, Mei articulated its addition as a new layer of time. Mei succeeded in strengthening the value of the buildings by respecting and preserving their existing character.

The solution found by Mei did not involve repeating the glazed connection. Instead, it proposes a white ‘cloud’.

The new bridge, a self-supporting structure of steel and glass, is faced in white, perforated steel panels.

Refined, abstract 3D motifs that refer to the original cast-iron ornaments of the balconies of the listed building are incorporated into the panels by means of rubber presses. To ensure the privacy of occupants, what happens inside cannot be seen from outside, but occupants do enjoy views out of the building.

The design is measured by means of a point cloud and then the 3D-BIM model is elaborated on this scanned base layer. The bridge is reversible to allow future owners to remove it if desired. The warehouse can also be restored to its original condition because the openings made in the facade for the bridge have the same proportions as the original window frames.

It is a fine example of early 19th century architecture, with a large garden including monumental trees. The building counts two stories of 5 meters high, and an attic with so-called Philibert trusses, trusses made from trees that have grown crooked deliberately.

In the 70s the building is rebuilt as office for the state administration and got the inscription: Rijks-administratie. At that time an emergency staircase is added on the outside and the whole building is provided with lowered ceiling boards.

These later additions will be removed and the building will be redeveloped with 6 luxury vertically linked villas (300-400 m2). The villas extend over four or five floors, from basement to attic. Potential buyers are able to choose their own customized interior. All homes also have a private outdoor space, besides the shared use of the large monumental garden.

In the heart of the vibrant Delfshaven district on the banks of the Schie in Rotterdam lies a distinctive old factory complex that over the years had lost much of its sheen and vitality. Years of vacancy and neglect had thrown the ensemble of characteristic buildings, which had grown into one another, into an almost irreversible process of deterioration. The exterior of the former steam laundry has two distinctive fronts: to the street a row of traditional dike houses, and to the River Schie a factory-looking front complete with tall chimney.

The Delfshaven district is a charming mixture of social housing and elegantly monumental structures.

People who live there want to stay there. And the same goes for those who work there. That is why the Stichting Havensteder decided to transform one of the most striking buildings – The Delfshaven Factory – into a multi-tenant complex for small, creative and individualist entrepreneurs. To make the most of the opportunity, they immediately sat around the table with concept developer Lingotto, Mei and the contractor, and together they set out to preserve this monumental complex. Much of the design work was done in realtime during the building process because surprises often came to light only after removing layers during renovation.

The strategic design by Mei was based on preserving the existing aesthetic, cultural-historical and structural quality. The approach involved consolidating and strengthening these historical elements, which were then incorporated into the scheme for the complex’s conversion into a series of small-scale and flexible commercial units. The collapsed and dilapidated section was replaced by an atrium.

The completed complex contains 36 unique commercial spaces and a large hall that can host a range of activities. Also included are amenities for the neighbourhood, including two restaurants, a yoga studio and a creative out-of-school facility for children. Commercial spaces are flexible in layout and can be joined together if desired. A central, well-lit atrium occupies the place where the original middle section had collapsed and now forms the dynamic heart of the four-level factory. The atrium serves a range of purposes: circulation space (including stairs and a lift), public space with shared amenities such as lunch areas, meeting islands and swinging seats.

Daylight penetrates deep into the building through the new glasshouse roof. Glazing sections between the commercial units and the atrium create an openness and transparency that facilitates maximum synergy with other occupants and stimulates collaboration. figure 18 former exterior house, now entrance toilets figure 19 interior atrium figure 20 interior atrium

The atrium makes use of the characteristic facade openings that have been preserved. Additions such as the steel structure in the atrium are minimalist and feature a uniform colour palette to preserve the existing spatial quality. Bronze-coloured facades that harmonise with the streetscape characterise the new additions. Crowning the atrium is an industrial glasshouse roof that can be opened in the summer.

Many of the materials used, such as plasterboard, steel and glass, are sustainable and recyclable and come with Cradle-to-Cradle certifications.

The Factory responds optimally to the needs of local young entrepreneurs thanks to the functional and flexible rental units, as evidenced by the waiting list for new tenants. The success of neighbourhood amenities also illustrates the strong local anchoring in the Delfshaven district.

Schiecentrale

The history of the Lloyd district goes back to around 1900. Increasing industrialisation and a rising volume of goods led to the construction of new docks such as Schiehaven, St. Jobshaven and Parkhaven. The stevedoring firm Müller & Co gave Müllerpier its name. The firm Blaauwhoed built the St. Jobsveem warehouse and the St. Jobsilo for storing products from the colonies.

The Lloydpier took its name from the Rotterdamsche Lloyd shipping company. It built a terminal on the pier from where its passenger ships departed for the Dutch East Indies. In 1951 the Kota Inten moored at Lloydpier with on board 900 military personnel from the former Royal Dutch Indies Army (KNIL) and their families. The Arrival marks the start of the Moluccan community in the Netherlands. Around 12,500 Moluccan (Ambonese) people were transported from Java to the Netherlands on twelve ships.

The first Dutch electricity power plant, the Schiehavencentrale, found a home in the Lloydkwartier. The area blossomed. But activity declined in the decades after the war. Port activity shifted westwards as bigger ships needed more and deeper space for loading and unloading. In 1996 the Schiehaven- Müllerpier, as the Lloydkwartier was then called, was home to just a few port-related businesses. The disused Müllerpier was used as a venue for festivals.

The remarkable area is now the site for the construction of a unique piece of Rotterdam with new next to old and new inside old. The district will have between 1750 and 2000 dwellings, many of them overlooking the river. The architecture is sturdy and spectacular, and in harmony with the character of the former dock area.

Scores of companies, most of them in the commercial creative sector, have since moved into the redeveloped port buildings. Schiecentrale is home to firms in the audio-visual, film, animation, ICT and artist sectors; De Nieuwe Maaskant houses architecture offices; Blaauwhoedenveem houses architecture and design offices. Other arrivals include Kühne en Nagel in the former office of Rotterdamsche Lloyd and the imposing College of Shipping and Transport. The city in the city is turning into the focal point for the audio-visual and ICT industry. Entertainment opportunities are aplenty thanks to the big sports and events area (Lloyd Multiplein) and numerous cafés.

Schiecentrale 4B is the final block in the redevelopment of the former Schiehaven power plant and surroundings. The combination of office space, residential units and live-work units brings even more life to an area that in recent years has blossomed to become the hub of the creative industry in Rotterdam.

Schiecentrale 4B consists of a spectacular new building that wraps around the north-western sides of the old Schiecentrale plant. Like a small city, the new complex offers a variety of housing types that cater for self-confidant people active in the creative industry and who are attracted to the harbour atmosphere that the area still breathes. The scale and size are in keeping with the metropolitan docklands context. The shape chosen for the slab means that every residential unit enjoys views of both the River Maas and the city of Rotterdam.

Programme The new building contains 55,000 square metres of programme, 7000 of which is office space. There are also 156 live-work units whose floor-plans can be arranged as desired, and twenty ground-access quayside houses each with 3.5 floors. Additional amenities consist of a supermarket (2000 square metres), a gymnasium (600 square metres), 400 parking places in a supervised garage, and a semi-public deck of 3000 square metres. A sun terrace, podium, playground and lunchtime supervision facility for schoolchildren complete the programme.

View The most distinctive feature of the project is the height of the building, a 50-metre-tall slab that stretches for a length of 130 metres and rises above the former electricity power plant. The 11-floor structure contains office space and live-work units that are accessible from a gallery faced in a specially woven stainless-steel screen. Attached to the gallery are storage units, which are normally hidden away in the basement, but are now positioned opposite the front doors as eye-catching objects. All spaces on the west side of the building are fitted with glazed facades.

From here, occupants enjoy a spectacular view of the River Nieuwe Maas and the port. Floor-to-ceiling harmonica doors front the live-work units and can open to turn the apartment into an enclosed and sunny terrace.

Facing the river only, the quayside dwellings feature glazed facades that allow for optimal use. The rear of these popular dwellings adjoins the car park, turning them into a reinterpretation of the drive-in house: you drive into your home as it were.

The free floor-plans of the living units allow residents to determine the arrangement of rooms. On account of the high level of flexibility, all technical installations in the spaces, and also on the facades of the building, are surface mounted. The complex has the character of a pure dock structure interwoven with the technology of offshore and process industries. The design strategy adopted by Mei embraces mistakes by the contractor, which are inevitable when many hands are involved in work. The result is a sturdy building that deliberately accommodates imperfections.

Schiecentrale has enjoyed considerable praise and international media attention. Self-confident residents have made their home in Schiecentrale. So too has Mei: in the summer of 2013 it relocated to the 16th floor at the top of the building. Visitors are always welcome in our office, and we would be delighted to guide anybody interested around the projects on the Lloydpier.

Flexible The shared objective of the clients was to realise a compact building complex in which the various programme elements were interchangeable. This mainly concerned the living-working units and offices in the High and Low Plate (floors can be used as either office or living-working space but this also applies to the supermarket, gym and parking garage in the lower structure).

Another aim of the clients was to turn the Schiecentrale into a campus. This meant that a carefully considered mixture of programmes needed to be projected onto the complex. The economic situation, future uncertainties in terms of usage, sound-proofing of structures next to existing studios and speed of completion led to the decision to construct the new building with a concrete skeleton and non load-bearing walls.

This project was awarded the IFD Demonstration status.

On account of the great flexibility, all technical installations in the spaces as well as on the façades are carried out as ‘assembly’. The complex exudes the character of a typical port building in which technology from the offshore and processing sectors has been integrated.

3 The former warehouse and national monument Jobsveem, also known as St. Job, on the quay of the Lloyd Pier in Rotterdam, has been changed significantly. The warehouse was originally a substantial industrial building. The design by Mei architects and planners breathes new life into the old warehouse.

Since its completion in 1913, the former warehouse had been extremely introverted in character. This closed character was intended to protect the stored goods from too much daylight, rain and wind. The structure involved the use of construction methods that were very advanced for their time. The large-scale stacked structure with concrete galleries and loading bays is an example, as is the stacked structure of timber floors and cast-iron columns filled with concrete.

The levels of Jobsveem are characterised by long floors (130 x 25 m) with cast-iron columns of different heights and conditions. The warehouse is an important national and municipal monument because the function of loading and unloading resulted in a uniquely expressive faรงade of concrete loading decks on the side facing the water.

Daylight The conversion of the warehouse into apartments and commercial spaces was an opportunity to bring daylight into the building. The unique character was preserved while three glazed atriums allow daylight to enter. They provide the adjoining dwellings with views.

The concentrated intervention of the atriums preserves the characteristic appearance of the warehouse. The light courts of glass and steel emphasise the monumental components that have been carefully restored in the warehouse.

Located in the atria are the main staircases, lifts and entrances. They are lively, light spaces where residents can meet one another. These courts can also combat heat and smoke when needed. In warm weather, and also in the event of calamities such as fire, the glazed roof opens and a light breeze blows through the atrium.

Hotel Restaurant STROOM

The transformer house, containing the STROOM hotel and restaurant, is part of the former Schiecentrale in Rotterdam. After the former electricity generating plant has been adapted to accommodate audio-visual firms, two large television studios were added and the 25kV building was completed. Then it was decided that the complex needed a restaurant and a hotel. Both are now housed in the former transformer house of the power plant.

To house the restaurant and hotel, Mei architects and planners enlarged the transformer house with a glazed extension at one end. The existing tall spaces are earmarked for a brasserie and a nineteen-room hotel. The stairs, the offices and the hotel suite are located in the glazed extension. These clearly visible elements give the transparent side façade a lively appearance.

Rooflights The existing façade on Lloydstraat consists of a large, closed brick plane broken only by a small glazed addition. The industrial character of this façade was preserved by not punching any large windows through it for hotel rooms. Instead, the hotel rooms receive daylight from above through rooflights, and the starry sky is visible at night.

Thanks to their 4-metre height, the hotel rooms consist of a lower level, containing an extensive bathroom that includes a sauna, and an upper level containing a comfortable bed with high-tech audio-visual equipment within easy reach. Beamers and wide, adjustable projection screens allow hotel guests to read the newspaper the full width of the room and thus determine their own ‘view’ from their room.

Grand cafĂŠ The hospitality section consists of a grand cafĂŠ, a lounge, a multimedia hall and a restaurant with open kitchen. An outdoor terrace and a roof terrace complete the picture. These amenities add to the Schiecentrale an ideal venue where creative entrepreneurs can meet and exchange ideas and where visitors to the Schiecentrale can spend the night.

VAT realization: start construction 2015 location: Veerlaan/ Rijnhaven, Katendrecht 3072 ZP Rotterdam The Fenix warehouses, located opposite Hotel New York and the Rijnhaven Bridge, were built in 1922 in Katendrecht, Rotterdam. Previously called the San Francisco warehouse, the structure has two levels with floor heights of six metres, and was originally 360 metres in length. Construction of the San Francisco warehouse was necessitated by the considerable expansion of the fleet and number of routes of the Holland Amerika Lijn. What was remarkable about the complex, designed by architect C.N. van Goor, was that two railway lines cut through the building. It also featured a number of goods lifts that allowed trucks to load and unload their freight on the first floor.

Parts of the quay were destroyed towards the end of the Second World War. Fire also badly damaged the central section, the area now occupied by Fenix Square. In 1954 the quay was rebuilt and the warehouses rose from the ashes and were renamed Fenix I and Fenix II. However, port activity relocated westwards in the 1980s and the warehouses were abandoned.

In 2007 the city of Rotterdam started to promote the restructuring and transformation of the Katendrecht district. A particularly important element of these efforts was Deliplein, which in recent years has blossomed from a disadvantaged area into a trendy and sought-after neighbourhood. In 2009 Heijmans/ Proper Stok initiated the design and development of the Fenix I warehouse. After studying the surrounding buildings on Rijnhaven, the Rotterdam Department of City Development decided to project a new volume on top of the warehouse.

In the summer of 2013 Mei won the architect selection procedure for the design of the new volume and the redevelopment of the warehouse. A mixed programme of housing, workspaces, car park and leisure is planned for the older lower levels. On top of this Mei will design about 200 loft apartments whose occupants can arrange the interiors as they wish. The apartments can be divided both horizontally and vertically, a unique concept in the Netherlands.

Meiâ&#x20AC;&#x2122;s proposal adds layers to the volume overlooking the Rijnhaven, where the scale and size of development along the water justifies the height and proportions of the addition. In contrast, a number of layers have been removed from the Veerlaan side so that it harmonises more with the lower scale of buildings in Katendrecht.

At the same time, this height difference ensures that the new volume on top enjoys views in two directions, over Rijnhaven on one side and Katendrecht on the other.

An in-between layer consisting of a gigantic spaceframe structure separates the existing warehouse and new volume above. This middle layer can accommodate either residential or office space. The open portion in this layer offers a magnificent view of the Rijnhaven and the Wilhelminapier. Each loft contains a 2.5-metre-deep outdoor space that extends the full width of the apartment.

The facade of the volume consists of industrial braces with glazed panels set between them. The uninterrupted repetition of these elements creates an industrial look with a dockland character. The interior of the volume, by contrast, is an oasis of plants and warm materials that extends across the interior deck and connects with the loft apartments.

Loftwoningen Kaaspakhuis Gouda

Het gebouw is een Rijksmonument en heeft de afgelopen 100 jaar altijd als kaaspakhuis gefunctioneerd.

Nu de kaasproductie is verhuisd naar een ander onderkomen, kan dit markante gebouw ontwikkeld worden tot woongebouw met prachtige lofts.

In het gebouw komen 50 flexibele appartementen van 60-120 m2 met een groot atrium in het midden. Flexibel betekent dat de kopers zelf kunnen bepalen hoe groot zij hun appartement willen.

De plannen houden rekening met de bijzonder rol die het in de kaasgeschiedenis van Gouda heeft.

De verkoop is gestart.

Kaaspakhuis - jaren â&#x20AC;&#x2122;50 Kaaspakhuis - heden Rijpen Na het pekelbad gaan de kazen naar het pakhuis om te rijpen. Daar krijgen ze een plastic beschermlaagje waardoor ze minder vocht verliezen en niet gaan schimmelen. De meeste Goudse kazen moeten minstens vier weken rijpen in het pakhuis. Het rijpen is nodig om de kaas haar eigen smaak te laten krijgen. Ook worden de kazen regelmatig gekeerd, zodat ze mooi van model blijven en gelijkmatig rijpen. Tijdens het rijpen wordt de korst stevig en trekt het zout in de kaas. Hoe langer de kaas rijpt, hoe droger en pittiger deze wordt.

Bestaande steeg De omstandigheden In de affineerruimte moeten zo weinig mogelijk klimaatverschillen voorkomen. De lucht rond de kaas moet voldoende in beweging zijn om het uittredend vocht af te voeren en schimmelvorming te voorkomen. Anderzijds mag de luchtverplaatsing echter niet overdreven zijn om indroging en scheuren van de korst te voorkomen.

Mei architecten en stedenbouwers developed a strategy for the cocoa factory of Helmond based on the respect for the cultural-historical point of view and with the desire to integrate the design in its modern and constant changing urban context. From a historical point of view factories, and in this case the cocoa factory, have always expanded and shrunk in time. This fact has been taken as the concept in which the new factory will be a flexible building that easily adapts to the needs of the time.

The remaining valuable plant needs to become a real factory again to reflect the character of Helmond as a workers-city. This is accomplished by making the old and original working of the cocoa plant visible again.

Mid-tech manufacturing (e.g. chocolate) is integrated in the program, the old shaft has become a unique object in the building bearing the design to make the historical relationship between the factory and the South Willemsvaart perceptible. Cocoa trees in greenhouses are added, historic images are used in the interior, unique details are preserved, imperfections are embraced and the authentic faรงade is renovated.

The connection with the city of Helmond is created by introducing a 24h-programming in the Cocoafactory in which a true cultural complex is created for the citizens of Helmond. The combination of Cultural Hotspot, together with creative industry provides a 24h-programming. By connecting all parts of the program, a (temporarily) events site occurs with opportunities for open-air cinema and concerts on floating a platform.

With the sustainable interventions, the design connects with its context. These aspects include smart climate zoning, thermal energy storage (heat pump), adapt interior climate to the usage, the application of PV cells on sun-oriented roofs, the use of a biomass plant, the use of waste heat and reuse of materials from the environment.

To make building and its new function work in Helmond, a marketing strategy has been started to be able to open the building on short notice to the public.

The masonry chimneys, visible from the center of Helmond, are addressed first to expose the new (24h-) character and cultural hotspot of the former plant.

This is also important for the visibility of the complex from the train station and nearby water. By having quartermasters to live in the area, giving interviews, workshops and excursions, the development and growth of the cocoa factory will be accelerated.

Transformatie en restauratievisie Koelhuis De Landbouw Zutphen 2de plaats architect - ontwikkelaar selectie (2012) opdrachtgever: Gemeente Zutphen / Heijmans programma: Tijdelijke horecafunctie en toekomstig hotel team Mei: Robert Winkel, Menno van der Woude, Riemer Postma, Reinoud van der Zeijde, Sander Geurtsen, Vincent Taapken locatie: Zutphen Mei architecten heeft veel gevoel en ervaring met het restaureren van industrieel- en cultureel erfgoed passend bij de sfeer en omgeving. Voor dit plan is van belang dat de restauratie kan worden uitgevoerd op het moment dat past bij het gebruik. Zo is in fase 1 juist de rauwheid en grofheid van een pand in huidige staat een ‘unique selling point’. Voor fase 2 zal het restauratieplan zoveel mogelijk worden uitgevoerd passend bij het gebruik, de wensen van de gemeente Zutphen en financiële haalbaarheid.

NV. Koelhuis ‘de Landbouw’ is een uniek en zeer bijzonder gebouw. Buiten dat het een mooi voorbeeld is van Nederlandse art-deco architectuur uit de jaren ‘20, is het vooral ook de oorspronkelijke gebruiksfunctie, dat dit gebouw zo speciaal maakt. Dit Koelhuis is een van de eerste industriële koelpakhuizen in Nederland, dat nog goed intact is gebleven. De dichte gevels (zonder grote ramen), de ‘dikke’ muren en deuren, condensgoten, balkloze plafonds en houten ventilatiekokers, zijn allemaal kenmerkende onderdelen die ontworpen zijn om de koeling van het gebouw zo optimaal mogelijk te laten werken. Het is daarom uitermate van belang dat deze elementen in het gebouw goed afleesbaar blijven en doelbewust worden hergebruikt en ingezet in de nieuwe bestemming van het pand.

Het gebouw kenmerkt zich vanwege de isolerende werking door een vrij gesloten gevel. Team Koelhuis is van mening dat de gevels daarom niet geheel verglaasd zouden moeten worden. Er dient dan ook voor het gebouw een specifieke ontwerpoplossing te worden bedacht om daglicht in alle ruimtes toe te laten zonder het gebouw teveel te perforeren.

Het interieur van het Koelhuis als pakhuis kenmerkt zich door haar robuuste karakter en detaillering. Het is ook van belang dat dit karakter terug komt in de nieuw te gebruiken ruimtes. Veel van het huidige interieur zal zonder veel bewerkingen worden hergebruikt. De afwerkingen van de ruimtes voor de horeca en hotel zullen ook deze ‘basic-touch’ krijgen.

Latere invullingen en andere toevoegingen verwijderen in gevels. Deze of inboeten met metselwerk of nieuwe ramen toevoegen conform bestaand. Stucwerk en andere afwerkingen van latere aanbouwen verwijderen en restaureren naar schoon metselwerk (nader onderzoek over werkwijze benodigd). Bij alle betonwerken carbonatatie stabiliseren en repareren.

Huidige hemelwaterafvoeren terugbrengen naar originele zinken hwa’s.

Stand-alone monument Het Koelhuis lijkt door architect Watjes in de jaren twintig als ‘stand-alone’ gebouw te zijn ontworpen.

Alle gevels vertonen rondom een typische sobere baksteen ornamentiek. Langzamerhand werden tegen de westgevel allerlei andere bedrijfspanden gebouwd. Dit is nog in de huidige staat goed te zien aan de stuclaag die over geornamenteerde gevel is heen gesmeerd. Het is de bedoeling om dit langzame aangroei proces naar een langzaam ‘stand-alone’ monument te laten verkleuren. In de eerste fase zal het ruige en ruwe karakter als herinnering aan deze periode juist bewaard blijven. Naarmate de tijd en de nieuwbouw van Noorderhaven vordert, zal het gebouw naar oorspronkelijke staat worden gerestaureerd. Het monumentale 20e eeuwse Koelhuis zal zo een welkome aanvulling zijn op de historische monumenten panden in Zutphen en zal tevens dienen als steppingstone naar de nieuwe architectuur van 21e eeuw van Noorderhaven.

Interieur Graffiti verwijderen. Betonconstructies als vloeren en kolommen daar waar nodig reinigen, carbonatie stabiliseren, repareren en afwerken. Voormalige schakelboorden herstellen en conserveren; opstortingen laten bestaan.

In kelder houten ventilatie systeem terugbrengen en restaureren. Koeldeuren herstellen en restaureren.

Historisch isolatie materiaal van teer en kurk daar waar nodig verwijderen en voor geur isoleren met dunne filmlaag. Trappenhuis restaureren en terugbrengen naar originele staat.

Landbouw in ‘de Landbouw’ Het Koelhuis heet niet voor niets ‘de Landbouw’.

Landbouwproducten uit de omgeving werden hier gekoeld opgeslagen. Vanuit het Koelhuis werden zij via de IJssel verscheept naar andere plekken.

Team Koelhuis heeft de intentie om deze landbouw achtergrond in de herbestemming terug te laten komen. Op het dak zal een kas worden geplaatst met verschillende groenten en fruit. Het terras aan de westzijde zal als stadstuin worden uitgevoerd.

In de algemene ruimtes van de verdiepingen in het gebouw komen kleine vijgenbomen en citrusplanten te staan. Stedenbouwkundig wordt het Koelhuis met de stadstuin een vanzelfsprekend onderdeel van de groene hoven die Noorderhaven zal gaan krijgen.

Restauratie aanpak (Conform uitgangspunten restauratieplan van de gemeente Zutphen.)

Gevels Metselwerk reinigen, scheuren en reparaties plaatselijk uithaken en inboeten met gelijkwaardige steen. Voegen plaatselijk uithakken en opnieuw voegen conform bestaand. Stalen ramen en deuren met hang- en sluitwerk repareren, schilderen en zonodig onderdelen

Nieuwe toevoegingen Gevels Westgevel kleine sparingen op eerste en tweede verdieping maken conform reeds bestaande grootte.

Derde verdieping verkrijgt daglicht en uitzicht doormiddel van nieuw op dak toegevoegde kleine raamstrook van ca. 1 meter hoog. Op de begane grond beperkt drie sparingen maken ter plaatse van middenstuk. Oostgevel conform bestaande dichtgezette sparingen openen. De nieuwe sparingen zullen worden gevuld met een paneel isolatieglas, waardoor duidelijk wordt dat dit latere toevoegingen zijn. De diepte van de negge zal hetzelfde als bestaand zijn. De glasvlakken in de grote sparingen (laad- en los openingen) worden ook als een glaspaneel uitgevoerd, maar worden in de lijn van de gevel geplaatst om het verschil in gebruik aan te duiden.

Dak Op het dak zal een glazen kas met zadeldak worden toegevoegd. Het uitzicht, de voormalige landbouwfunctie van het Koelhuis en het industriële karakter versterken de betekenis en gebruik van het monument. De opbouw ligt ca. 2,5 meter terug uit de dakrand en is verbonden met de twee trappenhuizen.

Installaties De technische ruimten zullen worden gesitueerd in een deel van de kelder. De verticale schachten zullen ter plaatse van het nieuwe trappenhuis worden gesitueerd.

De warmte van de kas op het dak zal via een nog te realiseren warmtekoude opslag voor verwarming van de gebruiksruimtes in de winter zorgen. Evenzo

zal in de zomers in koeling worden voorzien via de WKO. Mogelijk kunnen PV-cellen op het dak van de kas bijdragen in de stroombehoefte van het Koelhuis.

Groene planten en kleine bomen in de kas en op de verdiepingen zorgen voor een goede luchtkwaliteit en een aangename sfeer.

Stijgpunten Nieuwe goederen en personenlift plaatsen met gevoel van authentieke goederenlift. In het bestaande trappenhuis wordt de huidige stalen trap verwijderd en door gebruiksvriendelijke en vluchtveilige eigentijdse stalentrap vervangen. Nieuw tweede vluchttrappenhuis realiseren ter plaatse van voormalige technische

ruimte aan de noordelijke kopgevel en bestaande installatiedeur gebruiken als uitgang.

Naamsaanduiding, verlichting en reclame Vlaggenmast met vlag in ere herstellen. Originele naamsaanduiding op zuidgevel Koelhuis herstellen.

Tevens op westgevel naamsaanduiding Koelhuis plaatsen. (als vroeger â&#x20AC;&#x2DC;Reesinkâ&#x20AC;&#x2122; op het voormalige Reesinkpand). Het pand wordt van alle zijden met buitenverlichting aangelicht. Merkenreclame van toeleveranciers in de horeca (biermerken, etc.) zal conform regelgeving van Zutphen worden verwerkt.

In recent years Schiecentrale, the former electricity generating plant on Lloydpier in Rotterdam, has developed into the centre of the creative industry of the city. In and around the original building of the former electricity power plant a lively creative industry, ranging from studios to workspaces for almost all related activity, has blossomed.

The generating station dates from the early years of the last century. The Schiehaven station was a large brick structure that contained a battery house, canteen, porters lodge, transformer house, turbine hall and boilerhouse. The complex fell into disuse in 1990.

Mei architects and planners played an important role in transforming Schiecentrale and its surroundings into the audio-visual centre that it now is.

Glazed panels Mei architects and planners turned the originally introverted and blank transformer house, which is part of Schiecentrale, into a transparent structure that houses various businesses: the 25kV building.

The transparency of the new structure was achieved by removing the originally blank faรงade over the full length of the building. In its place is a steel frame faced entirely with glazed panels.

Housed in the new volume are all supporting facilities for the adjacent 46 office spaces such as toilets and pantries as well as stairwells, the lift and a corridor that provides access to the offices. Because all daylight enters the building through this zone, even the toilets and pantries are made of glass, albeit translucent glass for privacy reasons. The stairs are dimensioned as lightly as possible to that as much daylight as possible can enter the building.

Space for encounter The voids in these service zones also function as air channels. Slats at the bottom and top open in the summer to ventilate the offices. What’s more, the buffer zone has a positive effect on the energy performance and building physics of the structure, an achievement that was rewarded with the Rotterdam Sustainable Building Prize in 2001. The corridor between the offices and the service spaces, such as the pantries and toilets, is a shared zone that functions as a space for encounter. The occupants of the different offices can forge new plans here and that can lead to in new collaborations.

The former sombre block is now a successful address for modern firms involved in one way or another with the audio-visual sector. De gemeente Maastricht wil het Rijksmonument De Eiffel herbestemmen en transformeren voor (meervoudig) toekomstig gebruik. Het Eiffelgebouw aan de Boschstraat is een voormalig fabrieksgebouw voor de massaproductie van Sphinx sanitair. De uitstraling van het gebouw is eenvoudig, robuust, industrieel en door de imposante omvang zeer dominant in de industriĂŤle omgeving van het voormalige Sphinx complex. De efficiĂŤnte, op massaproductie ingerichte, opzet van het Sphinx complex is onder andere afleesbaar aan de repetitie van de kolommenstructuur en de lengte van het gebouw, maar liefst 183 meter.

Naar aanleiding van de vraag van de Gemeente Maastricht heeft Mei een voorstel gemaakt. In het plan van aanpak voor de casco-restauratie van het gebouw worden de monumentale en historische waarden benadrukt en versterkt, zoals de gewapende betonnen draagconstructie met balkenloze vloeren en typische kolomkoppen. Er is ook een verwijzing gemaakt naar het bekende Sphinx wc-product, dat in vrijwel elk Nederlands gebouw aanwezig is, en dat zal worden getoond door middel van een screening op glas. Het gebruik van historische sanitairkleuren verbindt de nieuwe invulling met de oorspronkelijke industriĂŤle functie van het gebouw.

Placemaking speelt een belangrijke rol in het voorstel.

Met een voor het gebouw passende en bijzondere programmering worden veel mensen bekend gemaakt met het Eiffelgebouw. Met een multifunctioneel programma, waarin nieuwe innovaties worden gefaciliteerd en gestimuleerd en waarbij ontmoetingen kunnen plaatsvinden. Het gebouw transformeert in een verticale stad, met een gemixte en eventueel wisselende samenstelling van woningen, werkruimten, ateliers, kleine bedrijven, horeca, hotelkamers en tijdelijke functies als een pop-up restaurant, tentoonstelling, etc. Vooral in de beginperiode zal dit veel mensen naar het Eiffelgebouw trekken, die op hun beurt weer praten over het mooie en unieke industriĂŤle gebouw, dat weer meer mensen naar het gebouw zal trekken, etc.

Door de benadrukking van de monumentale en historische aspecten van het gebouw en door middel placemaking zal de waarde van het gebouw zich positief ontwikkelen. Aan de hand van deze strategie worden de kansen van het terugverdienen van de investering vergroot en versneld.

After Peterson’s Paper Mill was closed down in 2012 the developer Höegh Eiendom became the new owner of the plant and its associated buildings. Höegh Eiendom has set itself the goal to transform the plant into a vibrant area where future residents can live and work in a pleasant residential atmosphere with the former Peterson factory at close proximity. It will become an area with identity and coherence which is adapted to the context with a dynamic phasing and design.

Due to the extent of these area, the transformation has to be executed in different phases and requires long term planning to finalize the entire development.

The London Borough of Havering and The London Thames Gateway Development co-operation are working together at strategic level to realise the joint ambitions for Rainham and the London Riverside.

Part of this is the development of Rainham as a sustainable community that offers a good residential climate, employment and high-quality amenities. The development of the A1306 New Road Corridor plays an important role and marks the eastern entrance to London. In addition, the area forms an interchange between different modes of transport and is therefore a node that provides access to the surroundings. As a result, the area has strong potential with combined residential and employment functions: a sustainable urban boulevard.

The development of a new urban boulevard in an existing urban area has a long-term project. The many parties involved in the area, all with different wishes and demands, mean that processes are lengthy.

What´s more, a project of this sort is full of uncertainties. Will particular sites become available or not?

And does this happen at a time that is advantageous for development? Are businesses or other agencies prepared to relocate to this area? All this means that the development process is not a linear process in which a phase of initiation and the drawing up of a master plan are followed by a phase of execution for the entire area. Rather, a dynamic (design) process will take place in which the area will be developed in shorter phases. The master plan is therefore not a blueprint for the future but, instead, it must be a plan that is flexible enough to accommodate market trends and new developments among parties involved and stakeholders. Not flexibility in the sense of leaving everything open, but a strategic master plan capable of transforming with every phase of development and one that is therefore always complete.

Lijnbaan 77 is one of the first post-war national monuments of the Netherlands. This period of reconstruction is a very important development in the history of Dutch architecture. It is a period of recovery and scarcity, but it also represents optimism and renewal.

Zo is toen de albert heijn de kelder betrok de vide tijdelijk dichtgezet. In de jaren daarna is de vide weer opengemaakt maar verkleind op de begane grond.

aangezien er twee huurders zijn gevonden voor het voormalige meubelmagazijn dient er een winkelscheidend element te worden toegevoegd in de vide. dit element dient de continuering van de kolommen en de lift en de afleesbaarheid van de bordesranden te garanderen.

Het Slaakhuys

Het Slaakhuys, gelegen aan de Slaak 34-38 in Rotterdam, was de voormalige redactie en drukkerij van dagblad het Vrije Volk. Het is in 1952-1954 in opdracht van uitgeverij De arbeiderspers gerealiseerd naar ontwerp van de architecten J.J.M. Vegter en P.A. Leupen.

In 2010 is het Slaakhuys geselecteerd voor de top 100 van gebouwen die gewaardeerd worden als wederopbouw Rijksmonument. De laatste jaren is het gebouw in verval geraakt door leegstand en kraak.

Stichting Havensteder, eigenaar van het pand, is nu bezig het gebouw te herontwikkelen.

Naast een conceptplan voor hergebruik en een restauratieplan voor de gevel heeft Mei architecten en stedenbouwers in opdracht van stichting Havensteder een restauratievisie opgesteld. Het doel van deze visie is om een restauratiekader te geven bij (toekomstige) ingrepen aan en transformaties van het Slaakhuys.

Bijzonder aan het Slaakhuys is dat het ĂŠĂŠn van de eerste wederopbouw-monumenten betreft.

Kenmerkend voor de wederopbouwarchitectuur zijn de expressieve details en componenten. In de nieuwe methode die Mei ontwikkeld heeft, worden deze componenten nauwkeurig beschreven. Daardoor kan de gevelrestauratie uitgevoerd worden met behoud van de oorspronkelijke architectuur. Dit instrument als gegeven en de kennis die wij op het gebied van materialisatie en bouwtechnologie ontwikkeld hebben, passen wij nu ook toe voor de Lijnbaan in Rotterdam, tevens een wederopbouwmonument. Zo zijn wij in staat een integrale methodiek te ontwikkelen die vaker toegepast kan worden, waarbij wedergeboorte en behoud van identiteit van het gebouw centraal staat.

In de uitvoering van de gevelrestauratie van het Slaakhuys zijn de onderhoudswerkzaamheden aan het exterieur er met name op gericht om het monument te preserveren en verder verval te voorkomen. Daar waar monumentale onderdelen worden aangeraakt, zoals bijvoorbeeld de dakranden of de tuimelramen, is een restauratieve aanpak toegepast. In het interieur zijn monumentale gebieden aangewezen die typerend zijn voor de wederopbouw-architectuur en het karakter van het gebouw en die bij gebruik voor nieuwe functies zoals kantoren of winkels niet aangetast mogen worden. De restauratie is er ook op gericht om het gebouw in de toekomst flexibel in te kunnen richten.

Op deze manier is het gebouw gereed voor de toekomst en zal de historie tastbaar blijven.

Restauratievisie & Restauratieplan In opdracht van stichting Havensteder, eigenaar van het Slaakhuys, heeft Mei architecten en stedenbouwers een restauratieplan opgesteld voor het Slaakhuys te Rotterdam.

Het Slaakhuys, gelegen aan de Slaak 34-38 in Rotterdam, was de voormalige redactie en drukkerij van dagblad het Vrije Volk. Het is in 1952-1954 in opdracht van uitgeverij De Arbeiderspers gerealiseerd naar ontwerp van de architecten J.J.M. Vegter en P.A. Leupen. In 2010 is het Slaakhuys gewaardeerd als wederopbouw Rijksmonument.

In april 2012 heeft Mei architecten en stedenbouwers, in opdracht van stichting Havensteder, een restauratievisie geschreven voor het Slaakhuys. Deze visie is het kader waarbinnen het restauratieplan is opgesteld. Onderdelen van bijvoorbeeld het interieur worden in dit document getoetst op monumentale waarde op basis van de criteria zoals beschreven in het visie document: RCE A: de architectuurhistorische waarde B: Vegter kenmerken C: sociaal cultuur historische waarde D: beeldbepalende artistieke waarde E: stedenbouwkundige en cultuurhistorische waarde MEI F: jaren â&#x20AC;&#x2DC;50 optimisme G: Stedenbouwkundige inpassing

Bastille

Herbestemming “Bastille” (1969) van Piet Blom tot studenten activiteitengebouw opdrachtgever: Universiteit Twente, Student Union programma: 6.500 m2 ontwerp: Mei architecten en stedenbouwers ism Beltman Architecten en Ingenieurs team Mei: Robert Winkel, Jack Bouwer, Michel Zaan, David Lesterhuis, Jane Nagtegaal, Meike Stoetzer realisatie: 2004 locatie: Drienerlolaan, Enschede De Bastille van architect Piet Blom op de campus van de universiteit Twente is een typisch voorbeeld van het structuralisme uit de jaren ‘60. Het gebouw bestond uit een gesloten gevel en daarbinnen bevond zich een labyrint van donkere ruimtes met 16 verschillende niveaus over 3 bouwlagen. Als onderdeel van het nieuwe masterplanvan Jan Hoogstad voor de campus diende het gebouw herbestemd en flink verbouwd te worden.

Twee nieuwe, duidelijk zichtbare entrees van glas openen het gebouw aan weerszijden. Ze worden verbonden door een atrium, dat ook dienst kan doen als poppodium voor ca. 1000 personen. Veel ruimtes hebben daglicht gekregen en functioneren als kantoor voor studenten organisaties en de administratie. Door de van daglicht verstoken ruimtes te bestemmen tot ontmoetingsruimte is de Bastille wederom de levende stad geworden zoals Piet Blom het had bedoeld.

In het originele plan van Piet Blom bestond de centrumbebouwing uit een uitgestrekt metabolisme.

De Bastille bestaat uit een structuur van balken en kolommen waar het programma omheen is geweven.

In principe is deze structuur eindeloos uitbreidbaar en in die zin een duidelijk voorbeeld van het nederlands Structuralisme. Na een conflict met de supervisors, het gebouw moest gerealiseerd worden op een beperkt kavel zonder uitbreidingsmogelijkheden, is het gebouw uiteindelijk gereduceerd tot een rechthoek begrenst door een baksteen gevel.

Binnen het compacte volume van de Bastille vormen de vele entrees, verschillende vloerniveaus, trappenhuizen en doorkijkjes een drie-dimensionaal labyrint.

Bezoekers worden uitgenodigd door het gebouw te dwalen en zelf hun weg te zoeken, maar wie eenmaal in het gebouw is zal soms ook even moeten zoeken om de uitgang weer te vinden.

De geslotenheid van de gevel is op te vatten als een recalcitrant gebaar van Piet Blom naar aanleiding van het beperkte kavel waardoor de uitbreidingsmogelijkheden van de Bastille zijn beknot.

De gevel bevat echter wel typische â&#x20AC;&#x2DC;Piet Blomâ&#x20AC;&#x2122; elementen zoals de erkertjes en diverse trappartijen en niveauverschillen die de relatie met de omgeving versterken. Ook het doorzetten van de klinkervloer in het interieur is een ingreep die de idee van het gebouw als een kleine stad versterkt.

Om dit alles helder en vooral veilig te laten gebeuren krijgt het gebouw een duidelijk herkenbare ingang en worden de interne ruimtes vanuit het hart van het gebouw ontsloten. Zo ontstaat een overzichtelijke situatie binnen het oorspronkelijk architectonische concept. De verschillende functies zijn gegroepeerd rondom een centraal atrium, de ontmoetingsplek binnen het gebouw. Het atrium en de binnenstraat snijden het gebouw als het ware door midden.

De Bastille krijgt zo een duidelijke entree aan de boulevard uit het masterplan. Tevens wordt door de ‘uitholling’ van het hart van de Bastille licht in het gebouw gebracht en wordt de (visuele) relatie tussen de gebruikers op verschillende plekken en niveaus in het gebouw versterkt.

De afzonderlijke functies zijn enerzijds duidelijk van elkaar te onderscheiden, anderzijds ontstaat er een interactie tussen de verschillende gebruikers door de centrale openbare en semi-openbare ruimtes, de zogenaamde plaza’s. Het gebouw blijft volgens het idee van het structuralisme een stad op kleine schaal. De verschillende functies zijn zoveel mogelijk gescheiden naar de aard van het gebruik om overlast te voorkomen. Daar staat tegenover dat de variatie aan gebruikers en functies als een stimulans wordt gezien om van de Bastille een bruisend en levendig gebouw te maken.Kantoorruimten zijn niet zo maar kantoorruimten, ze vormen een integraal onderdeel van het totale studentenleven op de campus. Bij de heropening van de Bastille zijn de ruimten zo veel mogelijk ‘casco’ opgeleverd, dit wil zeggen dat de architect zich zo min mogelijk heeft bemoeid met de inrichting en afwerking van de ruimten. De gebruikers worden, geheel in de traditie van het structuralisme, uitgedaagd om zich zelf hun plek en daarmee het gebouw eigen te maken.

Om alle gebruikers in het gebouw te kunnen passen en de verkeersstructuur helder en veilig te maken moest de indeling van het gebouw grondig worden herzien. Toch is er naar gestreefd het karakter van de Bastille zoveel mogelijk te bewaren. De structuur van kolommen en balken blijft uiteraard een beeldbepalend element in het interieur. Typische pui-indelingen zoals rond de vide naar de borrelruimte zijn ‘verpakt’ in een nieuwe brandwerende pui. De speakerscorner, een typisch structuralistisch ‘openbaar plein’ binnen het gebouw, was helaas te donker en teveel ingericht om nu nog goed te kunnen functioneren.

Hiervoor is een moderne vertaling gevonden van het oorsprokelijk concept van ontmoetingsplek in de vorm van het atrium. Via het atrium komt er licht en lucht in de omliggende ruimtes en ontstaat er een visuele relatie tussen de verschillende verdiepingen en functies binnen het gebouw. Door middel van houten vouwwanden kan het atrium worden getransformeerd tot een afgesloten zaal voor diverse evenementen zoals grote studentenfeesten en concerten.

De ruimte in de Bastille staat voortdurend onder druk, momenteel wordt er al gewerkt aan de eerste plannen voor een aanpassing/uitbreiding; de catering aan de noord-oostzijde. Al tijdens de voorbereidingen voor de verbouwing zijn er diverse ideeën geopperd om bepaalde hoeken dicht te zetten. Deze studie bevat al een aantal suggesties voor de trappartij aan de noordwest hoek en ook de overdekte ruimte aan de zuid-west hoek is in diverse gesprekken met gebruikers een aantrekkelijke ruimte gebleken.

Deze studie beoogt een aantal richtlijnen vast te leggen waarbinnen dit soort aanpassingen in de toekomst een onderlinge eenheid vormen, zodat er geen zogenaamde ‘patatkramen’ aan de Bastille groeien.

Het voorstel is om de Bastille te conserveren door middel van een stolp, een glazen schil, die de contouren en het gevelbeeld van de Bastille respecteert en linkt aan de ontwikkelingen in het nieuwe masterplan voor de campus.

Expeditiehoven Rotterdam

De expeditie hoven en straten binnen de brandgrens van Rotterdam zijn nog geen dertig tot vijftig jaar oud. Meestal zijn het achterkanten van bouwblokken, ontstaan en ontworpen in de wederopbouwperiode.

De leeftijd en het achterkantenbeeld, maakt dat de hoven niet geliefd zijn. Daar komt bij dat alles wat aan de voorzijde niet mocht aan deze achterzijde is gerealiseerd, zoals dichte deuren, airco installaties, parkeerplaatsen en opslag. Aangezien deze gebieden niet intensief gebruikt worden, zijn hier tralies, cameraâ&#x20AC;&#x2122;s en meer dichte delen aan toegevoegd. Daar komt bij dat het onderhoud aan deze achterzijden minimaal is geweest. Veel hoven ogen op dit moment als verwaarloosd terrein.

Echter, als we de hoven bekijken op stedelijk niveau, nemen ze op het gehele centrum van Rotterdam een belangrijke plaats in. Een eerste inventarisatie laat zien dat er circa 60 expeditie hoven en straten aanwezig zijn. Deze hoven zijn daarmee een uniek, stedelijk fenomeen wat Rotterdam als enige stad in Nederland, en wellicht in Europa, bezit.

De hoven zijn een belangrijk onderdeel in de beleving van de binnenstad. Nu staan enkele van deze op het punt te verdwijnen (Amanstraat, van Oldenbarneveldhof, Hoornbrekerstraat). Het is van belang de functies die de hoven in het verleden hadden, te beschrijven aan de hand van een cultuur historische verkenning.

Tegelijkertijd is dit het moment om de mogelijke toekomst te onderzoeken.

Zo zijn er recente voorbeelden aan te wijzen waarin jonge gezinnen een nieuwe woning betrekken, gelegen aan een expeditiehof. Goedkope en riante lofts, waar gezinnen als die van Pieter Vos aan de Opperthof, in de binnenstad kunnen wonen.

Gum Factory

The building was originally built in the early 70’s and used for production and storage. Because of its function, the building had a heavy concrete and steel construction and a very closed façade. The façade is now provided with one or more huge bay windows at every floor to provide daylight and a view outside. The 6 meter storey height makes the interior of the work units very impressive. Due to the heavy construction it was possible to build an additional volume on top of the building.

The roof pavilion contrasts in form and materials and functions as an eye-catcher and a catalyst for further development of the Gum Factory and neighbourhood.

The design for station Sloterdijk is a strong and grand gesture to the city and easily recognisable by its iconic structure. This new station is a hub in which the trains and metroâ&#x20AC;&#x2122;s are connected in three dimensions. The glass roof gives the passer-by a glance on the movements of the trains, people and a view at the different levels within the station. From the inside this glass roof gives the travellers a view on the city and provides the station with daylight. To see and be seen is the main theme of the new Sloterdijk station in which the traveller and his destination are playing the leading role.

The remarkable apartment complex contains 250 rental and owner-occupied dwellings interwoven with one another.

The building is visually divided into four parts that refer to the typical neighbourhood layout in Spijkenisse, where each neighbourhood has an identity of its own that is enhanced by the use of materials. The lowest portion is finished in shiny white tiles. The tallest tower rises 70 metres and is faced in dark glass. The other two volumes are finished in matt concrete. All dwellings enjoy a view of either the River Oude Maas or the town of Spijkenisse.

The development of the Gnome Parkinggarage, a car park with a capacity of 413 spaces, forms part of the extension to the centre of Almere-Buiten. Plenty of greenery and an easily understandable structure are features of Almere-Buiten. In the field of architecture, many experiments with innovative materials and inventive structures have taken place here, and these are also features of the Gnome Garage.

The striking facade of the Gnome Parkinggarage consists of perforated panels specially developed in collaboration with a producer from the car industry and a facade construction firm. Figures of birds, windmills, garden gnomes and birdhouses, all distinctive images of the Province of Flevoland and the city of Almere, were pressed out of the perforated facade panels using vacuum forming technology. The surface relief created by the pressed figures on the panels lends the garage the appearance of a cheerful-looking giant tin can.

Since the facade panels act as veils, the garage interior is flooded with daylight. This also creates a sense of community safety and pleasant natural ventilation in the garage. In the evening hours the facade acts as a luminous object that further enhances community safety in the immediate surroundings.

Greenery The garage facade features natural elements such as integrated flower boxes. Copijn garden and landscape architects created a different planting scheme for each facade based on its orientation.

The new headquarters of local radio and television station RTV Rijnmond is phase 4a in the redevelopment of the Schiecentrale on Lloydstraat in Rotterdam. The building, which houses not only RTV Rijnmond but also other firms, forms the heart of the audio-visual sector in Rotterdam along with Schiecentrale, the 25kV building, STROOM hotel and restaurant, and the new building of phase 4b.

The sturdy character of the RTV Rijnmond building

by Mei Architects en stedenbouwers, both in scale and appearance, is a direct reference to the large size of the Schiecentrale, a former electricity generating station, and to the imposing ships that used to dock on the quay nearby. The faรงade of the building is made of rusty brown cast-iron panels that are decorated with maritime and audio-visual motifs designed by Studio Job. The window openings in this cast-iron section extend over two levels.

The ground-floor faรงade facing Lloydstraat is a transparent wall of glass below two cantilevered levels faced with steel panels. That gives this section of the building the character of a large awning that directs attention to the entrance and studios of RTV Rijnmond.

This new 50-metre-tall tower will occupy a special position among the new developments of this typical post-war urban district and act as a gatekeeper for these developments. Marking the entrance to the district, the building will rise above the surrounding volumes.

The tower contains a mixed housing programme, consisting of 82 free-sector rental apartments in the top section, 16 social-sector rental apartments for autistic youths, and 10 live-work apartments in the plinth.

The facades of the volume to 5 May Square are blank in character to limit noise pollution, but the surface relief does lend them a certain tactility. That effect is strengthened even further by 15,000 tiles handmade by Royal Tichelaar and Decomo, a concrete supplier from Belgium. Sayings about Kanaleneiland will be pressed onto these tiles in collaboration with artist Milou van Ham, thus enhancing the buildingâ&#x20AC;&#x2122;s identity and relation with its surroundings. The warm and brown colour will give both residents and passers-by a friendly sense of home. A distinctive feature of Kanaleneiland is the lack of attention for the underside of balconies and galleries, so Mei continued the finishing treatment on these surfaces too, which are visible to people passing on the street below. The result is an inviting building that stimulates a sense of community in the district.

McDonald’s invited Mei architects and planners to design a new pavilion on this spot with a character in keeping with the (renewed) Coolsingel and the rich historical surroundings. After a very fast construction time of two months a spectaculair new pavilion now shines in the heart of Rotterdam.

Connection with the city The new building volume has been carefully detailed and articulated by Mei to open up views of the monumental post office behind it. As a result, the pavilion has the most compact possible core, with glazed façades all around. A fully transparent lobby, with entrances on three sides, makes it seem as though the public space flows through the building.

Integrated power boxes The various power boxes for utilities and traffic regulation systems, always an eyesore on the street, are integrated into the building. Moreover, the incorporation of illumination into the faรงade will enhance safety on the street. Technical installations are integrated within the roof, which is designed as a fifth faรงade. View of the Coolsingel To strengthen the connection between the pavilion and its surroundings, the outdoor terrace will feature the same furniture found in other public spaces in the city of Rotterdam.

A shining pavilion — day and by night Just like the historical buildings in the area, the pavilion features a richly articulated façade, carried out in one single material: gold anodized aluminum. This warm and elegant-looking material is vandal-proof and enduring at the same time.

As McDonald’s is open day and night (24/7), its appearance after dark is important. By day the building is inviting to shoppers, while in the evening it glows to attract the nightlife crowd. The skin of brass is perforated with heart-shaped openings to form a ‘veil’ around the glazed building through which illumination shines. With the application of various degrees of perforation, the brass façade depicts a crowd of people on Coolsingel.

After all, the new McDonald’s is built for the people of Rotterdam, who now have yet another reason to be proud of their city.

View of the Coolsingel Counter and kitchen are located on the ground floor.

A one piece steel spiral staircase leads from the lobby to the seating area on the first floor. From here the visitors have a beautiful panorama view overlooking the Coolsingel.

Het Baankwartier ligt precies op de brandgrens van Rotterdam. Het gebied wordt gekenmerkt door wederopbouwarchitectuur en architectuur van de Delftse School (1925 - 1955).

In de hoogbouwvisie van Rotterdam past op deze plek een toren. Deze toren zal de hoogbouw van de binnenstad met de hoogbouw op de Kop van Zuid verbinden.

Mei architects and planners heeft een verticaal gelede toren ontworpen die tegelijkertijd de diverse architectuurstijlen met elkaar verbindt. De plint sluit aan bij de vierlaagse omliggende bebouwing, het slankere middeldeel sluit aan bij de wederopbouwarchitectuur en het bovendeel sluit aan bij de metropool-hoogbouwarchitectuur.

Een bijkomende eis was dat de Schiedamsedijk niet langer dan 1 uur per dag schaduw mag krijgen als gevolg van de nieuwe toren. Om aan deze eis te voldoen zijn veel studies gedaan en is de toren in het middendeel versmald.

De Cooltower is de eerste toren waarbij de 144 appartementen royaal zijn voorzien van buitenruimte.
