The California Association of REALTORS® has concluded their Sacramento meetings, and the big “buzzword” was Ethics! Seems that, in a tough market, desperate REALTORS® do desperate things, and it is becoming an issue statewide. Pocket listings are becoming more & more common. While these are not illegal, they can bring up ethics issues. Are you doing your fiduciary duty to the seller by not putting these listings on the MLS? Are your clients’ listings getting the exposure they deserve? Is your seller aware that the listing may not be going on the MLS, or, if it does, is it a “flash” listing? Is the proper paperwork being filled out and signed by the seller, agreeing to hold back the listing? Please be very careful when dealing with this subject. If you are a co-op agent, then please play by the rules. RED ALERTS Gov. Brown summed it up when he appeared before us and said “I like to deal with you. I have to deal with you. You are too damn strong.” We are the largest trade organization in the State with approximately 160,000 members. We need to stay mobilized to make an impact. If called upon by CAR to make

a call, please do so. It is now set up to be so easy, there is no excuse not to. This is your livelihood, and it will take a lot of work to keep things running smoothly. The National Association of REALTORS® meeting concluded in Washington D.C. The big issues moving forward will be the preservation of the Mortgage Interest Deduction & the Capital Gains Tax rules. We were able to meet with our local Congressmen, Jerry McNearney and George Miller, in their congressional offices. Both Congressmen pledged their support in keeping these items off the chopping block, but we know it will take more than two, and we will need the support of Congress as a whole. This is an issue that will be raising its head during the coming months as our government looks for additional revenues. ARE YOU A LEADER ? We are looking for the best of the best to serve on the Delta Association of REALTORS® Board of Directors. Applications may be obtained at the Board office or by calling 925 757 8283.
