• The State of California is looking at eliminating the Department of Real Estate, we think, to assimilate over the $42 Million in reserves to go to the General Fund. This money has been earmarked for real estate risk management and comes from Realtor and licensee fees. This could potentially affect not just Realtors but Mortgage Loan Originators as well as there could be a division to a separate bureau under the auspices of Consumer Affairs. Cynthia Alfred, DAR’s President elect, reviewed our Strategic Plan which has a lot of energy behind it.

• District Senator Mark DeSaulnier has proposed a $75/ page recording FEE for closing documents. C.A.R. is opposing SB 1220 (DeSaulnier), which imposes a transfer tax to generate funds for affordable housing. C.A.R. is opposing SB 1220 because it will add to the cost of buying a home at a time when the housing market is struggling to recover. C.A.R. is an aggressive advocate for affordable housing, but believes it is bad policy to fund affordable housing by making housing less affordable and to fund affordable housing at the expense of homebuyers. WE ARE DELTA FORCE is catching on. Thank you for your support. James Britto, Treasurer, was happy to report that we essentially broke even in 2011, after depreciation, and we are looking at every line item, particularly nondues revenue to help our financial situation. Michelle Lenahan from Foreclosure Radar presented a fantastic report regarding Housing Affordability. Essentially, she said we are at the best time to buy, despite low inventories. The economy and foreclosure levels will not change much in the next year, despite new default notices being initiated. The government continues to step in to “help” homeowners, which repeatedly stalls market dynamics. Short Sales will continue to dominate the market and we as Realtors need to do what we have always done to generate business, market ourselves to our customers and clients with positive relationships. By the way, your CAR membership entitles you to a 10% discount on monthly fees for a Foreclosure Radar subscription. CLOTHES DRYER VENTS

Almost every home in the U.S. has a laundry room or laundry facility within the residence that may contain one of the leading causes of home fires today: an improperly installed or improper type of material used to vent the clothes dryer to the outside of the home. Here is an extract from the applicable codes:

EXHAUST INSTALLATION Dryer exhaust ducts for clothes dryers shall terminate on the outside of the building and shall be equipped with a backdraft damper. Screens shall not be installed at the duct termination. Ducts shall not be connected or installed with sheet metal screws. Clothes dryer exhaust ducts shall not be connected to a vent connector, vent or chimney.

MAKEUP AIR Installations shall be provided with makeup air. Where a closet is designed for the installation of a clothes dryer, an opening having an area of no less than 100 sq. in. for makeup air shall be provided in the closet enclosure.

CLOTHES DRYER DUCTS Exhaust

ducts for domestic clothes dryers shall be constructed of metal and shall have a smooth interior finish. The exhaust duct shall be a minimum nominal size of 4 in.) in diameter. The male end of the duct at overlapped duct joints shall extend in the direction of airflow. Clothes dryer transition ducts used to connect the appliance to the exhaust duct system shall be metal and limited to a single length not to exceed 8 ft. MAXIMUM LENGTH The maximum length of a clothes dryer exhaust duct shall not exceed 25 ft. from the dryer location to the outlet terminal. The maximum length of the duct shall be reduced 2 ½ ft. for each 45-degree bend and 5 ft. for each 90-degree bend. Dryer ductwork should not contain screws in the assembly. Screw points can trap lint, which leads to eventual buildup of lint. Your home inspector will check all of the above during a typical home inspection. Check your dryer vent today. 17th Annual Bowling Tournament

SUCCESSFUL!

Delta REALTORS® Community Service Foundation 17th annual bowling tournament was held on March 16, 2012 at the Harvest Bowl in Brentwood. There were Twentysix teams of four bowlers each; most were outfitted in unique bowling shirts created especially for this major foundation fundraiser. Recognizing the value that our community service programs have both in providing help where needed and in reminding consumers how our industry is involved in quality of life issues, a number of sponsors made donations for the raffle, helping to assure the event to be a success. Winning teams were: Third place went to Team 225 Altera Avators Bernie Lachney, Gary Stevenson, Neil Case and Dena Lachney; Second Place went to team 12 Lori Ogorchock, Laura Zuemer, Billy La Spada and Jerad Ogorchock; First Place went to team 5 Randy Kerr, Sheri Hazen, Schott Hazen and Jeff Brooks, For the men Jerry Nicolaisen took scratch series and Scott Hazen scratch game. For the women Sheri Hazen scratch series and Lori

Ogorchock scratch game. The winning team for the shirt contest went to Security Pacific, High Rollers. Candice Hoover with Fidelity National Title, Salazar with Old Republic Title and Sue Ramsdell ran lane to lane selling raffle tickets and 50/50 tickets. A special thank you to Cathleen Griebling for all the hard work putting this event together. A big thank you to everyone who donated raffle prizes. This year’s bowling tournament raised over $2700.00 for the Delta REALTORS® Community Service Foundation. In addition to the bowling tournament the foundation will hold a Harvest Run and have a Rocktoberfest.
