There’s no getting away from it: Global warming and the climate change that comes with it are negatively affecting the planet. While reducing your carbon footprint may sometimes seem overwhelming, there is a simple step to take that can benefit you — and the planet — in the long term. Choose to live in a transit-oriented development.
We all remember the thrill and freedom of getting our first car, but these days, heavy traffic, long commutes, high gas prices and the pollution that comes with it have taken the joy out of the “joy ride”. If you are looking for a pre-sale home and want to experience a cleaner, stressfree, car-free life, consider living in transit-oriented development (TOD).
These artfully designed communities are being built near transit hubs and bicycle-friendly pathways, while also incorporating convenient retail and commercial services within walking distance of your new home. Because TODs are a smart new-home buying option, we’ve included an article in this issue that focuses on this type of development, so you can get in on the ground floor. Not sure what a TOD is? Why not start your research with the story on page 18 to learn more.
As always, this issue has other great articles to help you find, purchase and personalize your new home. Read about how to make your mortgage work for you, and discover some interesting new areas where you may want to visit — or live.
We hope you enjoy what you see. Let us know what you think. We’d love to hear from you.

WEST END VANCOUVER
ONE OF THE CITY’S SHINING STARS
The west end of Vancouver lies downtown, bounded by Stanley Park in the west, West Georgia Street to the north, Burrard Street to the east and Pacific Avenue to the south.
It is a luminous and richly diverse kaleidoscope of hangouts for the urbanite, the socialite and the sport enthusiast. Although glass skyscrapers abound, there are tree-lined streets and lanes and garden oasis cared for by volunteer “green thumbs.” If you like walking, cycling or jogging, it’s a Mecca. For architecture lovers, there’s
by MICHELLE HOPKINS
a whole block of heritage homes dubbed Mole Hill, or art junkies will go for the funky, sometimes quirky, public art installations.
VIBE
Along with its eccentricities, the west end is the second oldest and most diverse neighbourhood in the city. It’s really one of the city’s shining stars! At one time, the west end was dominated by white wealthy elite! Today, Davie Street is famous for its gay nightclubs and the city’s best queer bars; Robson
Street has its luxurious and expensive shops and restaurants, and Denman Street its intimate and great ethnic eateries. In addition, there’s so much greenspace, it’s attracted young urban families, too. This effervescent mix is why so many people want to live here and visit.
IN THE AREA
The west end has two schools, Lord Roberts Elementary and King George Secondary, the historic St. Paul’s Hospital (which has the
distinction of being one of the first hospitals in the country to treat HIV/ AIDS patients and is a world leader in clinical research), libraries and a community centre.
DOLLARS & SENSE
Increased density and the appeal of living downtown have boosted the prices of real estate substantially over the last decade. Getting into this neighbourhood is not cheap; a condo/ apartment will cost you, on average, half a million and up. There aren’t many single-family homes here, and the relatively few are, by and large, heritage homes starting around $1 million and go up from there.
THE GOOD, THE BAD AND THE REST
There’s not a lot of bad things to say about the west end, except
if you drive … it’s a nightmare.
Surrounded by world-class parks and beaches, bustling with shops and eateries, minutes away from the downtown core, Coal Harbour and more, can anyone come up with another negative comment? It is also home to the raucously fun Gay Pride Parade, the Honda Celebration of Light International Fireworks competition and the Polar Bear Swim!
PLANES, TRAINS & AUTOMOBILES
This is one of the most walkable communities, yet it is within easy access to the Canada Line and transit. Many residents have tossed their car keys to opt for Car2Go … when and if they ever leave this little slice of heaven.
HOT SPOTS
STANLEY PARK
Voted Best Park in the World 2014 by TripAdvisor, this beloved urban park is a 400-hectare rainforest almost completely surrounded by water. Walk, hike, cycle, eat, drink, lounge on the beach or visit the First Nations totem poles … I could go on and on!
WATER TAXI
There’s no better way to see the west end than by water. Hop on the colourful little ferry taxi and explore the area. A suggestion is to purchase a Hop On, Hop-Off day pass and really take in the spectacular scenery.
THE SYLVIA HOTEL
Built in 1913, this grand dame is a landmark heritage building standing proudly on English Bay. Covered in vines with an iconic neon sign, it boasts a fabulous cocktail lounge with live music thanks to talented local artists.
MAKE YOUR MORTGAGE WORK FOR YOU STRATEGIES FOR FINANCIAL SUCCESS
A mortgage is not just a loan to buy a home; it’s a powerful tool that can be strategically utilized in your favour. By employing smart strategies, you can transform your mortgage into a valuable asset that contributes to your overall financial well-being. The following
are different ways to make your mortgage work for you, helping you achieve both homeownership and long-term financial success.
CHOOSE THE RIGHT MORTGAGE
The foundation for making your mortgage work for you begins with selecting the right type of mortgage. There are different options available, such as fixed rate, variable/adjustable rate, and interest-only mortgages. Each type has its advantages and disadvantages, depending on your financial goals and risk tolerance.
CHOOSE THE RIGHT MORTGAGE FOR YOUR NEEDS
A fixed-rate mortgage offers consistent monthly payments, while an adjustable-rate mortgage might provide lower initial rates that can adjust over time. Assess your financial situation and goals to determine which option aligns best with your needs.
MAKE EXTRA PAYMENTS
One of the most effective ways to reduce the overall cost of your mortgage and build equity faster
“
” Your mortgage is more than just a monthly payment — it’s a powerful tool that can help you achieve financial success and security.
is by making extra payments. Even a small amount extra each month can significantly shorten the life of your loan and save you thousands in interest payments. When selecting your mortgage, check the prepayment penalties, if any, since it varies with each lender.
REFINANCE WISELY
Refinancing your mortgage can be a powerful tool if you have high interest rate credit cards and other loans. While your mortgage payments might go up, your monthly cash flow can improve. Another way that you can lower your mortgage payments is by increasing your amortization period.
CREATE AN EMERGENCY FUND
Rather than putting all your available funds towards your mortgage, it’s essential to have an emergency fund in place. Unexpected expenses can arise, and having a cushion of readily accessible funds can prevent you from falling into financial hardship. Aim for three to six months’ worth of living expenses in an easily accessible account.
LEVERAGE TAX BENEFITS
Homeownership comes with several tax benefits that can make your mortgage work for you. Interest payments on your mortgage may be tax-deductible, reducing your overall tax liability. Consult with a tax professional to understand the
specific tax advantages available to you and how to optimize your tax strategy.
EXPLORE HOME EQUITY OPTIONS
As you build equity in your home, you gain access to additional financial options. A home equity line of credit (HELOC) allows you to borrow against the value of your home for purposes such as home improvements, education expenses, or debt consolidation. These options often have lower interest rates than other forms of credit.
MAKE THE RIGHT CHOICES FOR YOUR SITUATION
Your mortgage is more than just a monthly payment — it’s a powerful tool that can help you achieve financial success and security. By choosing the right mortgage,
making extra payments, refinancing strategically, investing wisely and leveraging tax benefits, you can maximize the advantages of homeownership and feel secure that your mortgage is working for you. Remember to carefully assess your individual financial situation and consult with a financing expert if needed to make informed decisions that align with your long-term goals.

THE SHIFT TOWARD BUILDING HOUSING
NEAR PUBLIC TRANSIT HUBS
BRITTANY REIMER
Does access to public transit play a vital role in your life? If yes, then you’re not alone; public transit is
important to many people. That’s why TransLink has committed to quadrupling its rapid transit offerings, expanding bike lanes and more in its Transport 2050 strategy that lays out plans for the next 30 years. Because of this, many developers are looking to build in areas that provide access to everything homeowners need
within walking, cycling and publictransit distance to where they live
The expansion of major public transit presents many opportunities for development in the Greater Vancouver area. There are new initiatives that speak directly to the need for increased density and affordability. One notable example
is the Broadway Plan, that aims to combat the lack of affordable housing in Vancouver by integrating housing, jobs, and amenities near the new Broadway Station, spanning from Mount Pleasant to Kitsilano.
TRANSIT SCORE
The walk score has been an attractive component for many homebuyers. Being connected to amenities, schools and parks are assets. Coupled with the walk score now is a transit score, a calculation of the distance to the nearest transit stop and route, and the frequency and type of route. Vancouver is home to an accessible and convenient public network of buses, trains, the SeaBus, and the
West Coast Express commuter train, so it’s no surprise its citywide transit score is 74, the second best in Canada, behind Toronto. The convenience of accessibility is resulting in many of the new developments within walking distance of public transit seeing a notable price premium.
CHANGE IN BUYER DEMOGRAPHIC
Proximity to transit has long been a desirable feature of purchasing a new home or investment property, but this has heightened with a changing buyer demographic. Younger buyers are placing a considerable emphasis on the transit score and less on the number of available parking
spots, choosing to leave the car at home or participate in the car-share economy rather than car ownership. Density and transit go hand-in-hand, so developing housing and other amenities around transit is critical.
OTHER ADVANTAGES
Walkable, bikeable, transitfriendly, and mixed-use urban communities enhance the character of neighbourhoods. These features create housing and employment diversity and enriched lifestyles for locals. Brentwood, Marine Gateway, New Westminster and the new Burquitlam are great examples of areas evolving around local SkyTrain stations. According to TransLink, Brentwood is a global example due to its dense offering of restaurants, goods, services, public spaces and homes.
There is often a higher resale value on units that are conveniently located near a major transit route as homes close to transit are likely to sell faster than those that are not. Neighbourhoods around transit promote healthier lifestyles, are favourable for local businesses and often offer a higher quality of life within their connected communities along with that positive resale value. More sustainable modes of transportation result in housing options and job opportunities, and public transport and housing around transit nodes play a vital role in the future of our region.
So, seeing the housing industry and municipalities work together to shape housing and transit will be important moving forward.

QUIET COMFORT IN KELOWNA
For decades, B.C.’s Okanagan Valley has been the place for nature lovers to visit — and set down roots. Known for its easy access to every form of outdoor recreational activity — think walking, hiking, and biking trails, skiing, beachcombing, sunbathing, swimming and picking your own fruit at an orchard — it’s no wonder the city of Kelowna, located along the beautiful shores of Okanagan Lake, is a popular destination for tourists and for anyone looking to settle down.
A DESIRABLE PLACE TO LIVE
Kelowna is part of the Regional District of Central Okanagan that also includes Peachland, Lake Country, West Kelowna and unincorporated communities on both sides of Okanagan Lake. With a population of more than 143,000, Kelowna is the largest community in the district.
For anyone searching for a forever home or looking to make a savvy real estate investment, Kelowna is worth checking out. The area, surrounded by nature’s beauty, offers great weather (1,950 hours of sunshine per year), stunning landscapes and outdoor spaces, wineries, powderfilled ski hills, and excellent schools. It has become one of Canada’s most popular cities for families, young professionals, remote workers, and retirees alike.
by MARLENE EISNER
FAMILY-ORIENTED
Recent results of a survey conducted by the city showed 90 per cent of respondents said they had a good quality of life, with top marks given to the quality of the drinking water, fire and police services, bike lanes, parks and sports fields, and community cleanliness. The four-season outdoor recreational options located close by, job opportunities in tourism, hospitality and tech, and the great weather, all contribute to Kelowna’s popularity.
As in many places across British Columbia, housing is becoming expensive, but it is still more affordable in Kelowna than comparative homes on the mainland. For families
with children, there are plenty of schools, including pre-K, elementary, secondary education, and postgraduate. Kelowna also has several local theatre groups, a symphony orchestra, museums and numerous art galleries, and has cultural experiences for all ages and abilities.
The Kelowna International Airport (YLW) is one of the top-10 busiest airports in Canada, and Kelowna General Hospital is the largest and most comprehensive in the southern interior of B.C. with a full treatment cancer clinic. And, when you’re craving an exciting day trip or weekend on the mainland, Vancouver is just over five hours away by car, or about 55 minutes by plane.

GARDENA
FEEL RENEWED
It’s official. Homebuyers have fallen in love with Gardena, Intracorp’s newest, design-driven community at a masterplan scale.
“Our commitment to delivering extraordinary homes resonated well with homebuyers at Lotus,” says Barrett Sprowson, vice-president of sales, “and we expect the support to continue with the second tower of the community, Magnolia.”
“Over 300 homes are already sold, making this the fastest selling community this year in Coquitlam,” adds Cody Medjuck from rennie. “People see the value and quality Intracorp has put into the design, and they’re excited.”
Offering a broad range of floorplans ranging from junior one-bedrooms to family-oriented three-bedroom homes, Gardena is already evolving into a diverse, lively community. Clearly, it’s going to be a friendly place where people actually get to know their neighbours and it’s common to see multiple generations sharing laughter and stories.
ENVIABLE LOCATION
Located adjacent to the lush forests of Burnaby Mountain, Gardena puts you close to the burgeoning urban amenities of Burquitlam and Lougheed, yet there’s a peaceful tranquility that comes from these homes’ proximity to nature. You could say it’s the best of all worlds.
THOUGHTFUL AMENITIES
Gardena’s amenities—more than 25,000 sq. ft. of indoor and outdoor spaces—are mindfully selected to enhance wellness and convenience. It’s all about creating a lifestyle in balance, a life filled with holistic experiences to activate, restore, and engage.
Ready for a movie with friends? Why not take the theatre experience to a new level at Gardena’s rooftop Movie Theatre that’s open to the stars. Perhaps challenge yourself to achieve a new personal best in the fully equipped CrossFit Studio, where you can break a sweat while admiring the spectacular view, then relax with your choice of hot or cold therapy options
at the outdoor spa. After all, you deserve to be pampered.
And for something unique, escape to the tranquility of Gardena’s soaring five-storey Secret Garden. Filled with flowers, trees and columns wrapped in living greenery, this unanticipated oasis in the very heart of the community is sure to become a favourite gathering place in all four seasons.
All this and you’ve still got easy access to SkyTrain, Highway 1, Rocky Point Park and Port Moody’s ever-popular Brewer’s Row, the eclectic shops and eateries on New Westminster’s waterfront, plus the prestigious Vancouver Golf Club situated just down the hill.
The extensive master-planned community at Gardena is tucked away on a quiet, residential street just behind Como Lake Avenue and Clarke Road. Be one of the first to experience Magnolia, the second phase of this exciting community.
