Recent results of a survey conducted by the city showed 90 per cent of respondents said they had a good quality of life, with top marks given to the quality of the drinking water, fire and police services, bike lanes, parks and sports fields, and community cleanliness. It’s no secret that Vancouver Island is perfect for those who love to explore. From pounding waves, kilometre after kilometre of white sandy beaches to towering mountains and forested trails, it is a preferred choice where nature lovers look to put down roots.
Dubbed the urban core of Westshore, Langford is one of the most soughtafter and fastest-growing cities in British Columbia. For the year 2021, Maclean’s magazine ranked Langford
the 18th most attractive community in Canada. And no wonder; aside from great weather and a low crime rate, owning a home is within reach — you can even purchase a small fixer-upper there for under $200,000.
Once little more than a bedroom community of Victoria, Langford has become an urban centre with its own unique business services and amenities, including a dynamic cultural and restaurant scene. Fueled by growth, new schools were built in 2022. Last fall, Pexsisen Elementary School and the 700-seat Centre
Mountain Lellum Middle School welcomed students.
According to Michael Sikich, president of The Agency Real Estate Marketing, Langford has seen a significant increase in new developments.
“There are great new schools, new businesses and amenities,” says Sikich, adding you can still buy an ocean view home for the high $500,000.
“Many families with children find this community appealing because of the schools, recreational activities and affordability.”
On the south coast of Vancouver Island, Colwood is a burgeoning community that is appealing for its breathtaking ocean front, trails, parks and beaches. Home to Royal Roads University, Colwood is a family-friendly neighbourhood of approximately 17,000 people — the population is expected to reach 26,500 by 2038.
Nestled on the Saanich Peninsula, North Saanich is a blend of rural and urban, with coastlines on three sides and offers access to some of the best outdoor recreational activities right at your doorstep. With a population
of more than 12,000 residents, North Saanich has 29 local parks and 34 kilometres of hiking, biking and running trails. As well, many homes offer stunning views of water, islands and mountains, making North Saanich an enviable place to live.

Is being mortgage free your plan for retirement? While this is a good strategy, it is also important to consider other investment opportunities to give you balanced diversification and protect you from fluctuations in the economy and in real estate.
As mentioned, paying off your mortgage is a good plan. By doing so, you will have minimal property expenses when you retire and 100 per cent of the value of your home in equity. But by putting all your eggs in one basket, you could be missing out on other options that could give you a higher return on investment and would help you achieve your retirement goals faster.
1. Putting extra and lump sum payments towards your mortgage or increasing your payments regularly will shorten the life of your mortgage, but you may not be able to then contribute into your Registered Retirement Savings Plan (RRSP). A best-of-both-worlds-solution could be: Invest in an RRSP. You would pay less taxes, get a refund and with that money, you could make a lump-sum payment on your mortgage.
2. Put the equity in your home to work by using a home equity line of credit (HELOC). This will give you access to your equity whenever you need it and would be a perfect investment vehicle to give you a
higher return on your money and maximize your taxes.
3. The Smith Manoeuvre. This means using the HELOC for short- and long-term investments. If you do short-term, high-return investments, when cashed, it will help you pay off the line of credit. Any extra money you have made will allow you to make a lump-sum payment on your original mortgage.
Many people think of their current needs and not about retirement until the later years. According to Statistics Canada, men have an average life expectancy of 79 and women of 83. On average, there is an increase of two to three years of life expectancy for males and females every decade. As a result, you now must save more for retirement than previously. In fact, four in 10 Canadians age 55+ say there is a serious risk they will outlive their retirement savings.
An additional 40 per cent of seniors say they will still be in debt after the age of 65, according to The Vanier Institute of the Family. Since life expectancy has increased, long-term care costs need to be taken into consideration. Pensions are low and most people are not saving enough for retirement. It is important to have a retirement strategy to explore different ways that work with your lifestyle and goals. A comprehensive plan can be put in place by working with a mortgage expert, financial adviser and accountant.

This year, trailblazers in the housing industry took the stage, a trio of “legends in the making” according to moderator Kirk LaPointe, publisher and editor-in-chief of Business in Vancouver (BIV) and Glacier Media VP Editorial.

Collaboration, social conscience, and integrity soon emerged as central themes.

Mike Mackay, CEO of Strand, noted early in the evening that he sees an increasing focus throughout the housing industry to think beyond profits as the primary measure of success. Rather, it’s about seeing people – both those who are directly employed and their families – thrive and grow. “Without them, we have no ability to do what we do,” he said.
Mindy Wight, CEO of Nch’kay Development Corp., acknowledged it was leaders of the past who paved the way for today’s trailblazers, adding the Squamish Nation’s
values of honesty, transparency, collaboration, and social and environmental responsibility, remain deeply embedded in how life and business are conducted.
“We have a responsibility, a duty, and an obligation to give back and uplift others.”
It was an outlook Evan Allegretto, president of Intracorp Homes, echoed, adding he considers himself fortunate to have had some of the best mentors in the business. He believes that as people find values in common, a mutual commitment to those values
automatically transforms teams into more coherent, functional groups.
Allegretto and Mackay agreed David Eby was the most engaged and accessible Minister of Housing the province has had in a quarter century. However, Mackay expressed concern that the premier is facing a confluence of issues such as housing, overdose deaths, and a failing healthcare system, and tackling them all at the same time could result in watered down results for all three.
But as Wight pointed out, finding a solution needs a coordinated, thoughtful approach, since all three are interrelated. “For example, you can’t address the opioid crisis without finding a place to house these people.”
With almost two dozen municipal counsellors present, LaPointe wanted to know what message the three panellists would most like local governments to hear.
Top of Wight’s list was examining with fresh eyes the infrastructure requirements for long-term densification, including better transit and cleaner, more integrated public spaces. “Change is in the air,” she said. “People are willing to embrace a new way of living. We need to be able to talk in a collaborative, open, and respectful manner to achieve this.”
Mackay was quick to say he believes this is a “real opportunity to effect distinct change.” At the heart of it is how counsellors and government officials interact with city staff. “Be open and willing to disagree with your staff,” he suggested. He acknowledged there are some profiters in the industry, but he said the majority of builders are trying to develop affordable housing and enrich communities.
It was a sentiment Allegretto echoed. He’s said he is thrilled every city appears to have moved into a pro-development phase, but noted staff at the ones he’s visited in the last few months were increasing fees,
community amenity contributions (CAC), and bonus density. He proposed to instead lower the heavy fees that are a significant part of the lengthy delays in the permitting and approval process. This would have a far greater, more immediate impact on affordability. For example, if shovels could be in the ground within a year rather than five or more, municipalities would reap the benefits of four additional years of increased property taxes as an on-going source of income significantly greater that a $10 or $20 increase on CACs.
The three panellists predicted labour shortages will continue to pose challenges into the foreseeable future.
“Employee retention is our number one priority,” Allegretto noted, adding all Intracorp meetings are once again face-to-face. “We’re thriving. People are having fun at work again. It makes for better collaboration and it’s more efficient than on Zoom, where people can get distracted.” And he believes it’s impossible for young people to build a career if they work exclusively at home without the camaraderie and collaboration of these interactions.
For Wight’s small but growing team – the company opened in 2018
– it’s working together to achieve the long-term objectives that help create the respect and loyalty she predicts will continue to propel Nch’kay forward into a “game-changing” year in 2023.
“Until we destigmatize the trades, until we tell our children that being in the trades offers a real possibility of higher wages than going into liberal arts, we’re not just conning ourselves, we’re conning next generations,” Mackay stressed. “Being a plumber, for example, you have the potential to not only make more money than 95 per cent of the people who graduate with a fouryear liberal arts degree, you can have your own business. If people understood that, I think we would see more people going into trades.”
Despite the challenges and uncertainty, a distinctly positive vibe permeated the evening’s discussion, which once again reinforces the notion that Metro Vancouver’s builders, developers, and other industry insiders are a resilient group who refuse to let a mere pandemic or economic downturn stop them.
