GENTLE INFILL IN EDMONTON: INNOVATION,
CREATIVITY, AND COMMUNITY RENEWAL
Between balancing changing demographics, meeting population influxes, creating new household compositions, and working with different housing preferences, people are moving out of the core.
In fact, “80,000 people have left Edmonton’s core,” said St. Claire Aubin, Senior Planner with the City of Edmonton.
“We have to ask: Is it affordability, aging-in-place, or family needs that are causing this, and how do we change the narrative around infill?”
Throughout the city’s history, housing has continually adapted to reflect changing demographics, population influxes, lifestyles, and economic realities. Today, infill is able to continue that legacy by retrofitting unique homes while adding gentle density to pre-established neighbourhoods, allowing all types of residents to find a home that works for them.
WHY INFILL?
In Edmonton, infill isn’t a new concept; it’s a natural evolution of how the region has grown to meet the needs of its people.
“Infill can come in all shapes and sizes,” said Michelle Hoover, Partner at Habitat Studio.
“Whether through new builds or renovations, each project is unique, but the goal is consistent: creating more housing options for diverse households.” Trevor Hoover, Senior Designer and Owner at Habitat Studio, echoed
the sentiment around bringing diversity into neighbourhoods. “Theseprojects bring in new scale and design, offering distinctive spaces that appeal to different residents, all while enhancing mature neighbourhoods.”
Beyond variety, infill also supports sustainability and affordability. Features like net-zero construction, secondary rental suites, and careful site design help reduce environmental impact while lowering costs. “We’re seeing more gentle infill, like garage and secondary suites,” said St. Aubin. “This enables newcomers to have more housing options, and seniors to remain in the communities they’ve lived in for years.”
WITH PROJECTS COME PERMITS
Like most projects in the industry, even gentle infill doesn’t always come easy. In June of 2025 alone, Edmonton issued 3,600 renovation and alteration permits, totaling $153 million in construction value.
Provincially, development activity has also been rising. From 2022 to 2023, Alberta saw a 17.7 per cent increase in development permits, along with a notable rise in rezoning applications. These trends not only reflect the growing demand, but also highlight the need for efficient approval processes.
MORE UNITS, MORE OPTIONS
The building industry is responding to population growth by delivering more diverse and flexible housing options. According to Michael Plamondon, Partner at Ackard Contracting, Edmonton has become a leader in housing policy, with updated zoning regulations
now allowing more units per lot and encouraging sustainable development.
This flexibility opens the door to options like multi-generational housing and rental suites. “Infill projects show how housing can meet different needs within one property,” Plamondon noted, allowing families to live together while maintaining independence.
MEETING THE NEEDS
Ultimately, gentle infill is all about balance – preserving neighbourhood character while adding needed density and diversity. It supports a more inclusive, sustainable, and livable city by offering housing choices that reflect how people actually live.
“We all want, or need, something different,” said Michelle Hoover. “Infill is a great way to meet that diversity of needs.”

West Secord and Secord Heights are home to the brandnew Route 919. This replaces the previous Route 315 and offers more direct bussing, more often. A full loop of Secord is included in Route 919, which then leaves the neighbourhood and connects directly to the Lewis Farms Transit Centre.

The City of Edmonton has been an engine of new home growth in the country, and its surrounding municipalities are growing right along with it.
According to BILD Edmonton Metro (BILD EM), the Edmonton Census Metropolitan Area (CMA) is currently the fastest-growing major metro area in Canada. The region’s population has boomed, adding over 187,000 residents since 2021 to reach roughly 1.24 million. “This translates to a massive 3 per cent year-overyear growth rate driven by both international immigration and interprovincial migration,” the BILD EM report says.
Municipalities such as Strathcona County (Sherwood Park), St. Albert, Leduc, and Parkland County are all seeing thousands of new residents as the region pushes outward, it adds.

The report credits the region’s strong affordability as among the main drivers of growth, along with economic opportunity for new residents, and crucial policy streamlining, like the City of Edmonton’s new Zoning Bylaw and permitting processes to accelerate housing development.
SHIFTING TOWARDS
SATELLITE COMMUNITIES
Cantiro Development Manager, Lucas Brown, says these satellite communities represent “a shift” in how people are choosing to live. “Buyers no longer have to choose between affordability and lifestyle – or between space and convenience.”
Most now have their own shopping centres, cinemas, recreation complex and, increasingly, more places of work that makes a true life-work balance easier to find. It’s also good to note
that all offer a wide range of new home opportunities from single- to multi-family homes.
Land prices are also generally lower in those towns and cities, so homes tend to be less expensive. Although that gap is closing steadily.
Daisy Lieu, Division Marketing Manager at Rohit Communities, says affordability is certainly part of the conversation, but it’s only one piece of the picture.
“People are drawn to the quality of life these areas offer such as quieter and safer streets, strong community identity, neighborly feel and room to breathe, all without sacrificing access to urban conveniences.”
“Safety also plays a role, especially for families,” says Mattamy Homes Vice-President of Sales, David Wan. “There’s also that small town, close knit feel you get in places like Sherwood Park.”

Here’s a snapshot of what are available in the region.
SPRUCE GROVE
Spruce Grove is a lively city just 11 kilometers west of Edmonton. It serves as an excellent choice for buying a home, finding work, and raising a family. Spruce Grove is a perfect blend of business, industry, and community.

Greenbury diverse streetscapes stand out with its New Yorkinspired brownstones. Frontdrive and laned single-family homes are also available.
While Greenbury Park has a mix of townhomes and singlefamily homes that are perfect for first-time homebuyers as well as move-up purchasers. “As demand shifts toward master-planned communities, Greenbury Park offers the opportunity to get in early in a growing, connected neighbourhood,” Brown says.
It is located in a rapidly expanding part of Spruce Grove, with continued investment in commercial, recreation, and civic infrastructure. Colour has a way of asserting itself early in the design process, often before a layout is resolved or a single piece of furniture is chosen. It quietly establishes the mood of a room, shaping that first, instinctive impression the moment you step inside. Some spaces feel calm and cocooning, others lighter or more expansive, and more often than not, that feeling can be traced back to the colour palette. With time, those colour choices become part of how a home is experienced day-to-day. There are rooms that naturally carry more energy, and others that invite you to slow down. The emotions of colour
At the core of any palette are the primary colours: Red, blue and yellow. These foundational tones influence every other hue we use in interiors, and each carries a distinct emotional response.
