It was a snowy, blustery day in March this year when most would rather stay indoors, but people still lined up hours ahead of the start of sales for Summit Condos in Wentworth South! Such was the excitement for the latest condo development from Trico Homes in what is promising to be the most sought-after community in the southwest.

OUTSIDE THE CITY

Old-timers called them “bedroom communities,” referring to those municipalities where residents make their homes but work, play, shop in the big city nearby. But that was then, today many of these small towns and cities surrounding Calgary are more than just a bedroom, they’re a place where people can find complete and compelling lives.
It used to be that if you live outside the city and forgot to get milk on the way home, you’d have to decide whether to face a long drive back or eat your cereals
dry in the morning. Not so much today, as the explosive growth of municipalities like Airdrie, Cochrane, Chestermere and Okotoks have made them far more convenient for families.
Most now have their own shopping centres, cinemas, recreation complex and, increasingly, more places of work that makes a true life-work balance easier to find. It’s also good to note that all offer a wide range of new home opportunities from single- to multi-family homes.
Land prices are also generally lower in those towns and cities, so homes tend to be less expensive. Although that gap is closing steadily.
SMALL TOWN BOOM
The Calgary Census Metropolitan Area (CMA) – including Airdrie, Chestermere, Cochrane, and Rocky View County – is experiencing rapid growth. According to the Calgary Metropolitan Region Board, the population in the CMA is projected to rise from 1.78 million in 2024

to over 2.03 million by 2029, driven by high migration. Smaller municipalities adjacent to Calgary are attracting residents looking for lower-cost, larger properties, often leading to higher percentage growth rates than the city of Calgary itself.
Municipalities like Airdrie, Cochrane, Chestermere, and Okotoks have been booming at an astonishing pace, with more new residential communities offering plenty of new opportunities to own a brand-new home.
Qualico Communities Communications Specialist, Rishika Dave, says there are boundless advantages to living in these areas just outside Calgary, especially for new home buyers.
“Communities outside Calgary continue to appeal to buyers because they offer a different pace of life, more space, and strong long-term value, while still remaining closely connected to the city. Many buyers today are looking for access to nature, quieter surroundings, less traffic, and a stronger sense of community, without giving up convenience or connectivity,” she tells NextHome.
“In places like Airdrie, Cochrane, Chestermere, and Langdon, buyers are also finding more opportunities to get into newer communities earlier in their growth, often with a wider range of housing options and access to future amenities that are thoughtfully planned from the start,” she adds.
Daisy Lieu, Division Marketing Manager at Rohit Communities, agrees. “There’s more to life in these new communities in the Calgary region. It’s easier to achieve a sense of life-work balance here.”
WHY LIVE IN THE CALGARY REGION
Relatively lower land cost is one of the most compelling reasons to buy a new home in municipalities outside Calgary. Dave says communities outside the city also often provide larger lots and more outdoor space than buyers may find in Calgary. For example, in Painted Sky in Langdon, lot widths average between 45 and 55 feet, compared to approximately 25 to 35 feet in many newer Calgary communities.”
She adds that for many families, these communities offer a balance that is becoming increasingly important, the ability to enjoy a quieter lifestyle with access to parks, pathways, lakes, mountain views, and recreation, while still
being within commuting distance of Calgary.
“Across all of these communities, the focus remains the same: creating thoughtfully planned neighbourhoods where people can build long-term connections, enjoy access to nature and amenities, and find housing options that fit their lifestyle and budget,” says Dave.

In Chestermere, Dawson’s Landing by Qualico Communities continues to evolve as one of the city’s more established newer communities. Residents

COCHRANE
In south Cochrane, Southbow Landing continues to grow with the launch of a new phase offering a mix of home styles for different buyers. The community’s first park and playground are already open, with additional amenities continuing to take shape. By the end of the year, residents can also look forward to a new dog park, additional pathways, and more landscaping, while construction is expected to begin on the future commercial area. 1. Get your mortgage preapproval done before you start shopping, so you feel really confident about the price range you are looking at and can afford the payments.
2. Think long-term about the neighbourhood and not just today’s price; are there

3. Make sure you fully understand every government program available to you before you sign anything, and how that will affect your ability to afford a home.
On that last point, the new federal GST rebate could definitely help eligible first-time buyers purchasing a newly built home, but it’s important not to overextend your finances because of the rebate. When you combine that with Calgary’s price points still among the most accessible of any major city in Canada, and interest rates having come down from their peak, this is genuinely one of the better windows first-time buyers have had in several years.
My honest advice is to sit down and do your due diligence on your financials, future goals, and potential risks/rewards, and then make a decision that’s best suited to you. Remember, as a first-time buyer, it’s your first step into ownership. It doesn’t have to be your dream house – that can come later!

The path to a newly constructed home is a little clearer for first-time home buyers now that the federal

government has rolled out a new GST rebate for them. Here are a few things you need to know about it.
1. What’s it worth?
A full GST rebate applies to primary residences worth up to $1 million. Once homes cross the million-dollar threshold, the rebate is gradually reduced. Homes worth $1.5 million or more aren’t eligible for a rebate.
The amount you’ll save depends on the price of a home. On an eligible $300,000 condo, for example, you’d save $15,000. For a $1 million home, you’d save $50,000. But then the savings decrease. A home worth $1.25 million would only qualify for a rebate of $25,000.
2. Who qualifies?
To be considered a firsttime home buyer, you must be at least 18 years old and either a Canadian citizen or permanent resident. You must not have lived in a home you, your spouse or common-law partner owned.
There is a little wiggle room, though. If you did own and occupy a home, either individually or jointly, you can still qualify for the rebate if you owned that home four years ago plus the year in which you buy your new home.

So if you buy a home from a developer in 2026 and want the rebate, you can’t have lived in a home you owned in 2026, 2025, 2024, 2023 and 2022.
3. How do you claim it?
If your builder offers to cover the GST for you, it will be up to them to submit an application to receive the rebate. If the builder isn’t paying the GST, you’ll have to apply for the rebate yourself. You have two years to apply once you take ownership or possession of your new home, and can do it through the Canada Revenue Agency website.
This is one of the most important aspects of the rebate. There may be instances where you have to shell out the GST and then get repaid. In these cases, those funds need to be available. And if builders are paying the GST for you, they
might compensate by upping their prices. That’s already happening in Ontario.

1. Select the work horses first. Flooring, countertops and cabinets. These are the finishes you won’t ever be changing because they typically cost the most. They are also the things you touch on a daily basis, so you’ll want them to not only look great for a very long time but also feel harmonious. Lay these out together to see if their undertones complement each other, then feather in the carpeting and tiles. Look at them horizontally and vertically. Ask how the materials age and how to maintain them for years to come.
2. When in doubt, keep it simple. A classic neutral palette is calm and timeless. You can always
layer in personality with the furnishings and decor later. Play with pattern when using similar finishes. You may be constrained by price point on certain selections, for example tile, but you can always have these installed in different layouts for different spaces, which will make your home feel truly custom.
3. Choose paint last. Once you have all of your finishes selected, photograph them together to see if they sing. If not, you may consider hiring a professional designer for an hour or two. While you won’t need them for every little decision, the clarity you’ll gain could potentially save you thousands. The last thing we select is paint. To determine the correct undertones, place your finishes over a white piece of paper. You’ll want to select a wall colour that works with the same undertones as your chosen finishes.

It’s called the jewel-box of homes, something quaint with a fairy tale quality about it. The laned home has always had this appeal, with its big windows, sometimes even a veranda or a front porch, it carries a more striking street profile, and builders today are designing it to offer more versatility than ever before.
The laned homes – or homes with rear lane access – used to be the preferred starter home for first-time homebuyers, but today
they have also become favourites of move-up buyers. And now, there are more models available to suit their needs.
Excel Homes Senior Marketing Manager, Kristina Plank, says they are introducing lots of exciting new designs for their line of laned homes coming out this year. “The biggest trend is SPACE. Families are looking for more space to live, entertain, and grow into. We have several new models that are bigger, with more room, and more
living space, so everyone in the family has a spot to call their own,” she tells NextHome.
Morrison Homes says their laned home floorplans have become incredibly flexible lately. “For example, in models like the Nixon or the Arista, you can actually add a fourth bedroom upstairs. It’s perfect if you have a larger family or need space for guests. We also have plenty of designs that let you tuck in a den or a flex room on the main floor, which is a

lifesaver if you work from home,” says Morrison Homes Marketing Manager, Max Conrad.
Aleaha Cole, Shane Homes Area Manager in the new community of Esker Park in the northwest, says the versatility of their laned home designs gives homeowners plenty of options.
“We offer plans with main floor bedrooms and full bathrooms, as well as side entrances and 1 or 2-bedroom legal basement suites. These features give homeowners more flexibility for multi-generational living, guests, or investment opportunities,” she says.
WHY BUY A LANED HOME
A laned home has no shared walls, so less chance for noise transfer. A duplex still shares at least one wall, while a townhome usually shares two. There is more privacy and you own the land giving you more control without having to answer to a condo
board. And no condo fees. Finally, they are usually more affordable than a front-drive home.
“A laned home sits in a middle ground between a larger detached home and a multifamily option like a townhome or duplex,” says Excel Homes’ Plank. “The main appeal is that you get many of the benefits of a detached home – privacy, ownership control, yard space, etc. – at a lower price point than a traditional front-drive detached house.”
“Since the garage is tucked away in the back, the front of the house gets to be the star,” adds Conrad of Morrison Homes. “You get that classic, welcoming look with big windows and a full front porch rather than a massive garage door taking up all the space. It really changes the vibe of the whole street.”
He adds that laned homes also get a much more functional outdoor setup. “There’s usually a nice private backyard or courtyard tucked between the house and where the garage goes, which is hard to find in multi-family setups. Plus, because it isn’t a townhouse, you generally don’t have to deal with strict condo boards. You have a lot more freedom to handle your own landscaping and really make the place yours.”
Cole says that laned homes in Esker Park give buyers the chance to own a detached home on a
traditional lot, which she points out is becoming harder to find in Calgary. “Because the homes sit on their own homesites, buyers have more flexibility to personalize their home with options like added square footage, oversized detached garages, and extra windows for more natural light. They offer the privacy and space of detached living while still being a more affordable singlefamily option.”

Excel Homes offers laned homes across nine communities in Airdrie, Calgary and Chestermere, with laned homes in Calgary starting from the high $500s, while those in Airdrie are from the low $500s. Their 1,800-square-foot Berkeley is quickly becoming a fan favourite, Plank says. “It has a lot of space for you and your family to grow into.”

The psychology of colour
Colour has a way of asserting itself early in the design process, often before a layout is resolved or a single piece of furniture is chosen. It quietly establishes the mood of a room, shaping that first, instinctive impression the moment you step inside. Some spaces feel calm and cocooning, others lighter or more expansive, and more often than not, that feeling can be traced back to the colour palette.
With time, those colour choices become part of how a home is experienced day-to-day. There are rooms that naturally carry more energy, and others that invite you to slow down. It’s a subtle shift, but a meaningful one, and it doesn’t happen by accident. Always start with a colour that reflects how you want to feel in a space, not just how you want it to look. Let that guide your palette, then build around it with tones that support that mood.

At the core of any palette are the primary colours: Red, blue and yellow. These foundational tones influence every other hue we use in interiors, and each carries a distinct emotional response.
