Calgary’s northwest is busting at the seams, new communities offering Calgarians a wide choice in homes and lifestyles have seemingly sprouted overnight along the stretch of 144 Ave NW. which has now become a golden corridor of exciting residential growth.

WESTERN CALGARY HAS ALL THE NEW HOME ACTION

When Valley Ridge and Crestmont opened in the early 2000s, the west end of Calgary was just opening up to new home opportunities, but it wasn’t until the completion of the ring road a couple of decades later that this portion of the city began to really boom.

Calgary is dissected into four quadrants – northwest (NW), southwest (SW), northeast (NE), and southeast (SE) – with the Bow River and major thoroughfares usually acting as the borders.

NW Calgary is generally west of Centre Street/Harvest Hills Blvd and north of the Bow River/Sarcee Trail/ Hwy 1, while SW Calgary is south of the Bow River/Sarcee Trail/Hwy 1 and west of Centre Street/Macleod

Trail. It is in the middle of these two sectors where a lot of new and dynamic communities have sprung up with a wide variety of choices catering to every lifestyle.

Last issue, we explored the growth of new communities in the northern side of northwest Calgary, this time we’ll look more on the western side, generally where Highway 1 and Stoney Trail intersect. On the north side of that divide, you’ll find communities like Rockland Park and Upper Greenwich, and on the south side are University District, Trinity Hills, and the new community of Osprey Hill. These communities straddle the line between NW and SW Calgary, but no matter the quadrant, they are still very much primed for growth.

NEW OFFERINGS

The northwest is undergoing a rapid transformation, the sector which had once lived in the shadow of southwest Calgary as the most sought-after residential neighbourhood is now gaining prestige of its own. Where growth used to be focused along the Country Hills Boulevard NW, there are now two main growth nodes 12 New Home + Condo Guide | Jan. 2–30, 2026

sprouting around the northern sections of Stoney Trail. One along the now completed 144 Avenue NW and another in the increasingly urbanized areas to the west.

New communities, like Livingston, Carrington, Carrington South, Esker Park, Starling, Glacier Ridge, Ambleridge, and Ambleton are clustered around Stoney Trail and the accessibility the ring road offers. While University District, Upper Greenwich, and Trinity Hills have become hotspots of cosmopolitan living. Rockland Park and Crestmont View are at the very western edge of the city and offer stunning nature backdrops.

Arbour Lake West is growing around an already established lake community.

It’s this diverse offering of homeowning opportunities and lifestyle that has fuelled the growth of the northwest and it’s not about to stop.

WEST OF THE NORTHWEST

Living in this part of town has never been more attractive. The WinSport Calgary Olympic Park is the main recreation facility in the area, and not just for winter sports.

There’s skiing, and snowboarding

and skating, of course, but in the summers, there is also mini golf, mountain biking and more.

The second location of the Calgary Farmers Market is here too, offering Calgarians 54,000-squarefeet of retail space with over 75 vendors that bring everything from fresh produce and Alberta-raised meats to globally inspired meals and handmade goods.

“The vibrant food hall features 20 family-owned restaurants, seating for 300, a soaring glass atrium, and our beloved Barnyard Kids play area – making it a go-to spot for locals and visitors alike. With over 1 million guests annually, it’s more than a market – it’s a Calgary tradition,” it says on its web page.

Of course, living this close to the Trans-Canada Hwy 1 brings you that much closer to a mountain getaway. It’s barely 15 minutes from the intersection of Hwy 1 and Stoney Trail to Cochrane, and less than an hour to Canmore and Banff.

Partners Development Group is confident that this part of the northwest will continue to enjoy growth, as buyers realize the easy living lifestyle that is so easily available here, as well as the variety of homes offered.

Partners’ boutique urban enclave of Upper Greenwich community just off Hwy 1 is making further progress with an ever-growing number of new amenities, while offering apartment condos, townhomes, paired homes and a widening choice of estate homes.

“It continues to evolve in its third year with a growing variety of premium housing opportunities, including The Vintage Condos by Partners, Partners Homes Luxury

Also new in Upper Greenwich is the Vintage condos. The Vintage will be comprised of 270 residences distributed across four elegant five-story buildings. The buildings are wood-frame construction with a concrete topper between floors to enhance soundproofing and minimize noise transfer.

“The development is designed to offer a balance between privacy, community, and accessibility, with easy access to nearby shops, shopping, the canal, Bowness Park and walking paths,” Hall says.

Crystal Creek Homes and Jayman BUILT are enjoying success in their developments in University District, one of Calgary’s hottest urban residential communities.

MULTI-FAMILY HAVEN

There are plenty of multi-family developments in this area of the northwest, particularly in University District where apartment condos and townhomes are the primary residential abodes offered. Trinity Hills is the same, but Partners Development Group’s Upper Greenwich has a balanced mix of single and multi-family homes.

Crystal Creek Home’ GUILD townhomes bring a level of luxury to this vibrant, walkable community filled with top-tier amenities. OPTIMISTIC OUTLOOK FOR 2026 (PART 2)

Calgary remains to be the engine for new home growth in the country, and the outlook for 2026 remains optimistic.

“Alberta continues to lead Canada in population and economic growth, with Calgary at the forefront thanks to its competitive advantages: a diverse and growing workforce, robust infrastructure, and a businessfriendly environment,” says BILD Calgary Region CEO Brian Hahn.

He believes growth is still in the forecast with Calgary’s varied new home owning opportunities.

“For homebuyers next year, it’s important to explore options early and act with confidence.

Calgarians are looking for homes that balance lifestyle, location and affordability.”

He adds that BILD Calgary Region members are delivering more options than ever – townhomes, condos, and singlefamily homes, not to mention more

new communities – so buyers have real choice while keeping affordability front and center.

There are so many new home opportunities coming up that we had to split this feature into two parts, the first ran in the December 2025 issue. Here’s part two.

EXCEL HOMES

Excel Homes is welcoming the New Year in a big way, as the renowned builder introduces their first multi-family development in Mahogany, and brings in yet even more home opportunities with more new single-family models, new pricing and new enhanced standard specifications guaranteed to impress.

Excel Homes’ The Monocle street-towns bring a refined and affordable lifestyle opportunity in most popular lake community in the southeast. It will have two showhomes open this spring,

says Excel Homes Marketing Manager, Kristina Plank.

“2025 was a big year for us, as we celebrate our 15,000th homeowner, and 2026 is looking even more promising as we begin sales for Monocle,” she adds.

Excel is also expanding to more new communities. This fall they will open at least two showhomes in the new southeast community of Hazel; and another two, at least, in Monarch in the southwest.

The latter is the latest community development from Apex, and the former is from Genesis Land.

The first retailers in Dawson’s Landing’s 10-acre commercial space will be opening, as will the 24-acre Eco Park. Amenities in all our communities will continue to progress as planned.

TRICO HOMES

2026 is looking to be another banner year for Trico Homes, as it continues to introduce new products and designs for its line of front-garage, laned, bungalows and townhomes. Focus will be on enhancing overall customer experience and creating lasting value for our customers, says Trico Homes Director of Marketing, Glenda Schwartz.

“Trico will be releasing new and improved 2026 specifications based on feedback from our customers,” she adds. “We are adapting to meet the changing needs of our customers with new product and designs and building in new communities.”

Trico will be expanding to a host of new communities, notably – Ambleridge, Damkar, Rose Ranch, Vantage Rise, Spring Valley and Valarosa in Didsbury.

Trico will also be releasing its new Summit Condos at Wentworth in the southwest in spring 2026. They are also opening their latest STARS Lottery grand prize home in January in the southeast community of Heartwood.
