Look for a coastal color pallet, high-end finishings, hand selected wallcoverings and furniture by Kathryn Lott, owner of K.Lo Style & Design. The fully furnished and professionally decorated Showcase Home is idyllic in size and layout. Authentic pine wood floors throughout, quartz countertops and custom cabinetry in the kitchen and baths, and exquisite millwork give this Lowcountry cottage the perfect blend of luxury with all the comforts of home. here’s little doubt, the island housing market is on fire! Low interest rates combined with increased demand due to home quarantines and a virtual workforce, have resulted in record real estate sales. But now there’s a record low number of homes to sell. Don’t let false assumptions keep you from reaching your home buying or selling goals, now or in the future. Here are some common myths about what’s happening in real estate right now and tips on how to sell when you make that listing decision. Myth: Buyers are waiting to enter the market. Record-low mortgage rates mean it’s a great time to purchase a home, and buyers are actively engaging in the market. The island market is dynamic, changes daily and demand remains at record highs. Myth: Fall is the wrong season to sell. You’ve probably heard that it’s better to list in the

spring or summer. But this fall is a seller’s market — and a highly active one at that. Myth: Home prices are decreasing. Every community both on the island and in neighboring Bluffton and Beaufort communities saw steady price increases beginning in March, 2020. In larger markets, every metro region saw price growth this year, with trends outpacing expectations. In fact, historically low mortgage rates could allow people to afford higher-priced homes, encouraging them to buy now. Myth: You won’t be able to show your home. You can show your home safely by following the recommended precautions. Virtual home tours and private showings are also options and Hilton Head REALTORS routinely transact sales via FaceTime, Skype and 3-D Virtual Tours. Myth: The real estate market is going to crash. It’s a common concern, but what’s happening today is different from the financial crisis of 2008. Experts are optimistic, as the economy remains fundamentally strong. The housing market looks solid for the foreseeable future, and there is no reason to abandon your plans.

HOME SELLING TIPS Find a great real estate agent. Your real estate agent should be someone you feel comfortable working with, whom you trust to sell your house for top dollar and who knows the market profoundly. Consider your curb appeal. For better or worse, buyers will judge a book by its cover. You want to make sure your home’s first impression is a good one. Consider new plantings, repainting your front door, cleaning gutters, blowing off the roof and an exterior soft wash. Declutter and depersonalize living areas. Less is definitely more when it comes to getting your house ready to show. Remove personal pictures, your grandmother’s knick knacks and countertop odds and ends. Repaint walls to a neutral color. The buyer wants to see a clean landscape and envision their own belongings in your space. Touch up any nicks and scuffs and fix any loose handles. Selling a home with lots of little problems and small repair needs paints a picture of a home that has not been maintained. It can be difficult to sell and always results in a lower price. Deep clean, and then clean again. Sounds simple but clean is king when selling a home. Conduct a smell test. Bad smells are often unnoticeable to owners and even slight ones can be a deal breaker. Change out filters and vents, check the kitty box and address all the dust and dirt. Present your home to the market as you imagine your next home will be for you - almost perfect!

Hilton Head Island Taxes REAL ESTATE AND PERSONAL PROPERTY TAX There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area. REAL ESTATE TAX AT PURCHASE When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district. REAL ESTATE TAX AFTER PURCHASE The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

IF YOU ARE OVER 65 One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%. AN EXAMPLE Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due. Remember, the information here is general in nature. If you have specific questions about your personal taxes you should check with the Country Auditor (843 255 2500), the Tax Assessor’s Office (843 255 2400) or your personal accountant.

Annual LightHouse Awards Recognizes Lowcountry’s Finest Builders and Designers by Hilton Head Area Home Builders Association Hilton Head Island, November 6, 2020 – Over 100 building industry professionals attended the 21st Annual LightHouse Awards gala to learn who judges selected as the Lowcountry’s most talented builders and designers. The awards gala, which is presented by the Hilton Head Area Home Builders Association with the support of Title Sponsor BB&T Home Mortgage now Truist, took place Friday evening at the Sonesta Resort on Hilton Head Island. “The LightHouse Awards is truly like the Academy Awards for our local building industry. It gives builders and designers the opportunity to be recognized for the hard work, talent and vision they put forward in building some of the most remarkable homes found in this area and beyond,” stated Dan Monroe, chairman of the LightHouse Awards program since its inception. Monroe added, “We are so blessed as a community to have such imaginative architects, talented interior designers, quality builders and exceptional trades craftsman whose hands touch each project in the Lowcountry.” First held twenty years ago in 1999, the LightHouse Awards are presented annually to qualified members of the Hilton Head Area Home Builders Association for the demonstration of quality craftsmanship and design excellence in the construction of homes throughout the Lowcountry. 21 builders, including remodelers, custom, semi-custom, and light commercial building companies, submitted 44 home entries. In addition, 4 firms submitted 14 interior and architectural design projects for a total of 62 qualifying projects on our physical judging event for 2020. We honor each participant for being part of this distinguished group of area building professionals. The construction cost of this year’s remodeled or newly built home entries ranged from $100,000 to nearly $4 million. Each award was subdivided into categories based on

project cost of construction and similar square footage. Six judges were welcomed to Hilton Head Island in mid-September to physically judge the construction quality of each project entered; a practice rarely seen in this digital age. The 2020 LightHouse Awards judging panel included builders, remodelers, architects and other industry professionals from North Carolina, and all over South Carolina. Split into four teams, the judges spent two and a half days visiting entries from Hilton Head Island to Distant Island to Ridgeland. In many instances, the separation between runner-up and winner was a fraction of a point. Master of Ceremony, Monty Jett announced award winners as attendees followed along to a visual presentation of entry homes and features. Associate members of the Home Builders Association, including building industry professionals, subcontractors and suppliers, who participated in the design and construction of each of the competing new and remodeled homes, were also recognized at the gala. Winners received marble obelisk awards representing lighthouses. “For many of these builders, after spending 12 to 15 months or longer working on a project, where even the smallest detail could impact the overall outcome, the LightHouse Awards symbolize one of the highest career

honors, and is a true testament to their vision and talent,” stated Dan Monroe. 2020 Premier Builder Ron and Pat Strimpfel of Reclamation By Design, Ltd. First introduced to the members in 2012, The Premier Builder Program recognizes builders who look first to fellow Home Builders Association members when building or remodeling a home. Builders must apply to the program and provide a listing of all subcontractors, suppliers and industry professionals who have contributed to their projects over a year’s time. To be approved, 80 percent must be members of the Hilton Head Area Home Builders Association. In addition, the builder must attend at least one Home Builders Association event or meeting per quarter, actively recruit at least two new members to the association each year, and complete at least six hours of industry-related continuing education. Added to the annual LightHouse Awards Program in 2014, the HBA’s Premier Builder of the Year is presented to one Premier Builder Program participant who not only meets the program requirements, but takes, “doing business with a member” to a whole other level. It was with great pleasure and appreciation the 2020 Premier Builder of the Year Award was presented to husband and wife team, Ron and Patricia Strimpfel of Reclamation By Design, Ltd. The Strimpfel’s have been active members of the HBA for over 30 years, serving multiple terms as members as well as officer of the Board of Directors. In 2014 Patricia Strimpfel served as the organization’s first and only female president to date. The Strimpfel’s have made it their mission to live up to the commitment of being an HBA Premier Builder, striving to solely utilize HBA members on all of their projects. This year’s Reclamation By Design LightHouse Award entries were unique in that they weren’t “main house” features but guest cottages and pet resorts. The Pet resort (pictured above right) is just something that can’t be explained on paper – you have to experience it in person to appreciate the calming atmosphere the owners so painstakingly created for their cherished pets. It’s a balance of new and old, designed to be functional with a glass garage door for easy access to unload large bags of dog and cat food, but plenty of openness and sunlight. Truly a one-of-a-kind project that we were thrilled to be a part of. Of particular note in our guest cottage entry is the reclaimed heart pine countertops, range hood and open shelves in the kitchen and the reclaimed brick backsplash which perfectly accentuates the heart pine. You will find little nuances of reclaimed craftsmanship throughout along with cottage style barn doors that help better navigate small living spaces and also add to the cottage-style appeal. To complete the look, we incorporated nickel-gap pine wainscoting, wall and ceiling details.

Provided by Savannah Surfaces MARBLE is a metamorphic rock resulting from intense pressure on limestone or dolomite. It is generally considered to be white, but it can be found veined with beautiful earthy colors caused by minerals present during its formation. Best uses are for floors, walls, fireplaces and countertops.

There are so many options available for surfaces that it can be difficult to determine what style is the best fit for you. There are classics that will last a lifetime, and there are trends that come and go. Generally, kitchen decor lasts less than 10 years, so when creating your dream kitchen you want to consider a look that will stand the test of time. Kitchen experts say requests for natural stone continue to be popular. Homeowners prefer natural stone because it’s durable, fire-safe and strikingly beautiful. Stone often has a unique look based on where and how it was naturally formed. Here are five types of stone widely used for residential purposes.

GRANITE is an igneous rock, which means it is volcanic lava or magma which has cooled and hardened. It is known for its durability and characteristic speckles. Perfect for flooring, fireplaces and areas that receive moisture. SLATE is a metamorphic rock which started out as volcanic ash or clay. It can be found in a variety of colors in addition to its usual shades of gray. Slate tiles are long-lasting, water resistant, and easy to care for as floors, counters and roofs. LIMESTONE is a sedimentary rock composed largely of small mineral particles, particularly skeletal fragments

QUARTZ is a man-made engineered stone countertop formed by combining 90% ground quartz (a natural hard mineral) with 8-10% resins, polymers, and pigments. This forms a very hard granite-like surface that is extremely durable and nonporous.

Saving money is really a by-product of saving energy If you are a member of an electric cooperative, you might already be aware of the energy saving programs available to you. In an initiative known as Beat the Peak, Palmetto Electric Cooperative and other South Carolina electric cooperatives are working hard to manage energy use during peak times. Peaks occur on the coldest winter mornings and hottest summer afternoons, when the demand for electricity, and the cost for it, is the highest. By keeping energy usage low during these peak times, the co-op can lower total power costs. Because electric cooperatives are not-for-profit companies, the savings are passed on to the co-op’s members. By joining Beat the Peak, members can save both energy and money in a variety of ways. First, voluntarily sign up for Beat the Peak alerts to be notified by email, text or voice message at times when you can help reduce electricity use by turning off lights, adjusting your thermostat and delaying the use of major appliances such as hot water heaters, washing machines and clothes dryers. For years, Palmetto Electric Cooperative members have had access to H2O Select, an electric water heater program that saves members millions of dollars each year in water heater rebates and incentives. By heating water when the demand for electricity is low and storing that thermal energy for later use, electric water heaters save members and the cooperative money.

Today’s Reverse Mortgage Provided by Mark Brittman, Reverse Mortgage Specialist, Coastal States Bank It may surprise you to learn that reverse mortgages have been available since 1961. The formal name of this program is a Home Equity Conversion Mortgage or HECM. Individuals 62 years of age or older can use a reverse mortgage to access the equity in their current home or even purchase a new home without having ongoing mortgage payments. Reverse borrowers are only required to maintain the home and pay the taxes, insurance, and any homeowners association fees as they come due. There is no requirement to repay the loan until the borrower no longer occupies the home. Funds can be taken in a combination of ways. Protect Sea Turtles and Preserve Your View Hilton Head Island has long had guidelines for lighting inside homes that have windows facing the beach. These guidelines, from May to October, state that the windows should not have light shining out toward the beach from 10pm - 6 am. There are proposed changes to the current ordinances which date from 1990, which will include no light shining out from first and second story windows and any outdoor porch and swimming pool lights need to be changed to red, orange or amber. All windows and doors facing the beach will need to have tinting or window treatments allowing only 20% of the light to be transmitted toward the beach. When sea turtle nests hatch , the emerging baby turtles go toward the light. In nature, that light is the moon shining on the ocean. When artificial light from homes nearby shines on the beach the baby turtles will go toward these lights (in the wrong direction) and often die from dehydration or exhaustion, or drown in pools, get hit by cars or taken by predators. When choosing window treatments that conform to the guidelines set by the town there are a number of choices that can work. Roller Shades are a great choice and they “disappear” really well. By rolling up into a cassette, especially if you coordinate color to your window trim they are very unobtrusive. Honeycomb shades are also a great option. They not only have a small profile when open, they also have great insulating properties so you can save on utilities, and conform to the new rules as well. Draperies, with blackout lining, that draw back off the window when open are a beautiful alternative that also add a softening decorative feature to a room. They can be as subtle as the wall color or make a great decorative impact with the pattern and color.

Cost-Efficient Heating for your Pool Provided by Year Round Pool Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH). Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool. 1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available. 2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your

HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day, your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input. 3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. Your Pool Professional can help you with this decision process. 4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards

of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness. 5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost. 6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 1518% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F. There is nothing better than a warm pool. Following a course of hydrotherapy treatment, patients reported improvements in physical functionality, sleep quality, and the ability to do their jobs, accompanied by a reduction in pain intensity, fatigue, stiffness, anxiety, and depression. RELIEF FROM LOWER BACK PAIN According to one estimate, 80% of all Americans will suffer from lower back pain at some point. It can make performing everyday activities a difficult and painful challenge. In multiple studies, people living with chronic back pain who underwent hydrotherapy treatment, either on its own or in combination with other treatments, saw a reduction in their symptoms. While these studies do indicate the positive effects of hydrotherapy, they do not replace the advice of a doctor. DECREASED ANXIETY AND STRESS Time spent in a hot tub encourages stress-free

Traditional tabby, also known as “coastal concrete,” is a mix of lime, sand and water and is primarily found in communities along the Southern Atlantic coast. Commonly used during colonial days because of its sturdiness and resilience to humidity, the lime portion of the recipe was often acquired by burning and crushing oyster shells. This is why tabby contains the shell pieces that give it a unique appearance. The big benefits of propane The environment is an important topic that has taken center stage in communities on a global level. As we struggle to find better ways to care for the planet, fuel sources have come under scrutiny for ways to limit its footprint on the earth. One solution is to replace conventional fuels with alternative, cleaner fuels that also reduce our dependency on imports. Propane is rapidly establishing itself as an important alternative fuel with environmental benefits and a practical cost advantage over gasoline, diesel and other fuels. Propane is an approved, alternative clean fuel listed in the 1990 Clean Air Act. It burns cleaner than any other fossil fuel. Propane does not contaminate groundwater or soil, and it has a low carbon content, producing minimal emissions. When propane is derived as a by-product of natural

gas production, it reduces petroleum use between 98 and 99 percent. If you’re interested in maintaining an environmentally friendly home, propane is a powerful solution. Here are some more reasons to enjoy propane in your home: PROPANE IS A SAFE ENERGY PICK Propane has a remarkable safety record. Home tanks are usually buried well beyond the natural gas main and are 20 times more puncture resistant than those used for other fuels. An odorant is added to propane so you can easily tell if there does happen to be a leak, and a CO detector can easily alert you if your appliances have produced high levels of carbon monoxide. MONEY SAVER Propane is an affordable alternative to electric appliances. Heating your water will propane rather than electricity will

save you 30 percent a year. A propane clothes dryer is 50 percent more efficient than its electric counterpart. A tankless propane water heater can have an efficiency level as high as 94 percent.
