Mission Bay home values poised to rise as neighborhood's first elementary school prepares to open

Home prices and demand in one San Francisco neighborhood could be graduating to new heights next year, local real estate professionals say.

In August 2026, the San Francisco Unified School District is opening a new Mission Bay Elementary School at 1415 Owens St., serving the growing east side of the city with pre-kindergarten through fifth-grade classes, with plans to expand over time. Enrollment for the first year began in October. And as this major development of the city's newest neighborhood comes to pass, movement in the housing market is likely to follow. Compass agents Dunja Green and Milan Jezdimirovic are a husband-and-wife real estate team who have lived in Mission Bay with their two children since 2022. As real estate agents, the two said they anticipate the opening of the school will lead to more clients, more showings and possibly faster sales, as more families are likely to be drawn to the area by the new school as a long-term amenity.

"The opening of the new school will be a major quality-of-life upgrade for families in the neighborhood," Green said. "Mission Bay has grown rapidly over the last decade — more housing, more young households, more long-term residents, many daycares, playgrounds and parks — but until now it has lacked a true, walkable, community-based public school. That’s a massive gap for parents." Green said many Mission Bay families currently drive or take the bus to schools in Potrero Hill, South of Market, the Sunset or even Noe Valley. A local school means less time in traffic and more time at home or work.


"As parents, we want the school to offer a strong public-school option for our kids, saving costs compared to private schooling and simplifying daily life," Green said. "We have heard from many of our neighbors that they will be sending their kids to the new school in Mission Bay." She said she expects the new school to stoke home values and overall housing demand in the area, especially since it is likely to be perceived as high-quality. "Many families with young or soon-to-be-school-age kids will likely start looking to move into Mission Bay and the surrounding neighborhoods," Green said. "That's expected to boost housing demand."

The neighborhood's current inventory of homes is extremely low, and she doesn't see that changing in the near future. In November, there were 1.6 months of


supply in Mission Bay compared to 3.2 in South Beach or 5.7 in SoMa, she said, and in comparison, the inventory in Mission Bay in November of last year was 3.6 months, which is over 50% higher than this year. There are currently only three condos listed for sale in the entirety of Mission Bay. One listing will soon come off the market as Green's team just leased it to a client for $10,990 per month.

"It was a record-breaking price for a two-(bedroom) ever leased in Mission Bay," Green said. A new school signals city investment, population growth, stability, safety and desirability, and it boosts long-term confidence in the area, Green said, noting that buyers see it as proof that the neighborhood is strengthening. As part of a broader return of tech office demand to San Francisco, big names like Coinbase Global Inc. and Nvidia Corp. are opening their new S.F. offices in Mission Bay, she added. The median sales price in November for the 94158 ZIP code — which includes Mission Bay along with parts of Dogpatch, Potrero Hill, Design District and South of Market — was $1.32 million, up 12% from roughly $1.17 million at the same time last year. "It is tricky to predict how prices will trend in 2026 as there are so many factors to consider, including Fed rate policy and timing of cuts, tech and AI job growth, and capital markets/investor appetite," Green said. "We anticipate a moderate 3%-to-5% annual change from 2025 levels, barring any major rate spikes or recession." Green and Jezdimirovic aren't the only agents who see new schools as positive sign for the real estate community in the city. Sotheby's International Realty agent Barbara Callan told the Business Times that access to quality schools is one of the


key considerations for many of her luxury clients both here and the city and elsewhere around the Bay Area. "We have one client — they were going to buy this big house, but they wanted to wait until their two children got into the schools," Callan said, not naming which schools. "It was so competitive to get into these schools."

And in terms of whether or not she thinks the new Mission Bay school will drive up property values in the area: "I do," Callan said. Meanwhile, just to the north of Mission Bay, the South Beach area near Oracle Park has also seen an uptick in condo activity this fall. Jezdimirovic said the


inventory in South Beach is low and the number of sales in October there was more than 40% higher than in October 2024. The rental market there is also in demand, and he and Green have leased more than 90 homes just in South Beach alone this year. "There is legitimate hype about AI driving up the real estate market in S.F., especially downtown condos, as they have great proximity to all the offices of the major employers," Jezdimirovic said.
