Their display includes a metal reed sculpture with seven red gum sleepers, displaying a natural rustic look to fit in well with the environment and to also make a statement.

Matthew van Zeyl said the project took ‘‘about two months of weekend work’’ to complete. ‘‘The metal reeds which imitate kabungee, are welded from deformed bar and bits of scrap metal and the round structure was once a wool wagon wheel,’’ he said. ‘‘A chainsaw was used to reveal the red gum timber’s natural colour and we treated the bottom with bitumen paint to prevent termites and reduce rotting. ‘‘We had a little bit of help along the way with the metal edging coming from North Deni Steel Supplies. ‘‘The total cost was $180 including concrete edging for that section, rocks and bitumen paint. ‘‘I estimated that it would have cost around $530 if we had to pay for the red gum sleepers and metal to make the art.’’

Toby McLean from Toby McLean Painting & Decorating has the following advice for you: Look to the natural light Consider the amount of natural light you get in the space. Sure, a dark shade will make for a dramatic feature wall, but without natural light, it’ll just end up looking grim and depressing.

Always test the colour directly on the wall, to get a true sense of what it’ll look like. That eye-popping hue may have caught your attention in the glossy magazine, but consider the size of the space you’re working with. If it’s not big enough to carry it, bright shades can overwhelm, creating visual clashes. Remember, you can always introduce vibrant hues later through cushions, throws and artworks, or even painting splashy accents on woodwork and the insides of cupboards.

A creative use of paint is to apply it in blocks of colours to mark different areas of a space. If you want to split the room using two different shades, ensure there’s some kind of architectural feature to make it a logical split.

Don’t get caught up in trends Shudder at the thought of that splotchy sponge-painted wall trend popular in the 1990s? Don’t get caught up in the fads.

Be daring, but follow your instincts and not the trends. That said, if you want to give your luxe boudoir ombre walls, who is going to stop you?

t is also scattered with an array of emerging and completed furniture designs, each unique and finished with perfection. It feels homely, which is exactly the feel Kate is aiming for with each custom piece she creates.

The 28 year-old established Kate Small Designs almost three years ago after finishing her studies at the prestigious Sturt School for Wood.

The award winning designer is as busy as ever despite Coronavirus, and said starting her own business was one of the best things she has done.

“It is up to you whether you want your furniture to match your home, or your home to match your furniture,” Kate said.

“A lot of the time people invite me over to talk about a new piece to suit the home. You work with the space and what is around it, the colours and everything else.

“I would suggest people start with a mood board, with the colours you are going to have, what materials and timber would suit that and if you are going light or dark.

“You can explore a theme and decide if you want a slightly retro style, maybe even modern, Scandinavian, rustic, country — whatever it is, start with that.

“This process enables the creation of something not only unique and fitting for the person or family, but for the environment it is in.”

Once you know what you want, it’s all about choosing the right timber for the job.

“If I see darker tones I will give them samples of darker timber, or

if there are cooler tones I will give them some blonde samples,” Kate said.

“And then clients get to choose if they want Australian native or foreign timber. Lots of people like American oak or Victorian ash.

“It really comes down to what the client has in their own house, and their vision for the piece and the space it is going into.”

Kate is also working hard to create her own unique line of furniture.

“It is something I have been looking into for a while,” she said.

“Custom made is really good, but I want my own line that goes off my own designs and my own inspiration.

“This kind of service is something you can only get from local businesses who are a part of your local community.

“I believe people should choose to shop locally as they are supporting their local community. Buying from a local furniture maker you know where the piece is coming from. A client can come in and see the piece at any stage through the process which is quite unique.”

enovation works may disturb asbestos, particularly in houses and sheds built before 1990, and the tagline Asbestos lurks in more places than you think,

reminds DIY renovators and tradies to check for asbestos before renovating or building.

NSW Environment Minister Matt Kean said now is the

perfect time to tackle a DIY project but only if it is done safely and carefully.

“You can’t always tell what products contain asbestos just by looking,’’ Mr Kean said today.

Even though it has been banned in Australia since 2003, at the height of its use asbestos was in more than 3,000

products with many of these products still in homes and workplaces – especially those built before 1990.

“We want homeowners to make use of Government’s Asbestos Finder asbestos.nsw.gov.au or arrange an assessment from a licensed asbestos assessor before starting a renovation to best protect your family, neighbours and the wider community,” Mr Kean said.

“Checking before you start will keep you and your family safe.”

Everyday products that could contain asbestos include: • •

interior walls (often with a non-asbestos covering on the outside) 13

How often should your house be

painted?

PAINTING YOUR INTERIOR OR EXTERIOR VARIES IN FREQUENCY BUT KEEPING ON TOP OF BOTH IS VITAL TO KEEP YOUR HOUSE LOOKING FRESH.

our home interior typically doesn’t need to be painted as often as the exterior, however there are some simple rules you should follow to keep your paint looking fresh in every space and on every surface inside your house. Some walls in your home need to be repainted more frequently than others due to daily wear and tear.

Bennett’s Painting Service owner Michael Bennett said while painting can be done by anyone, the most common issue most people have is separation.

“Your best option is to hire a professional, but if you are painting yourself you have to take more care in the preparation stages if you are having separation issues,” he said.

“It could be a case of needing new plaster on your walls, the walls may need to be sanded down more or you may need to use putty to fill holes.

“Some people also opt to spray paint the roof or walls. Make sure to cover windows

and anything else you don’t want paint to go on.

Homeowners frequently don’t paint the outside of their house as often as they should because they don’t take a close look at it.

“How often you paint your interior depends on a lot of factors, for example if you have kids or pets making a bit of a mess it may need to be done more often, and it also depends on how often the room is used.

If the house and trim paint looks good from a distance, they assume everything is fine.

When peeling and cracking on window trims becomes visible from a distance, it’s a sign you should have repainted your trim last year or the year before and definitely shouldn’t put it off again until next year.

“I’d generally suggest a fresh lick of paint every five to seven years.”

There’s no one answer to the question, “how often should I paint my house exterior?” Again, various factors come into play.

If you have timber cladding, you should inspect it closely every year or two. Pay particular attention to places where timber overlaps or butts into other materials.

Look for signs of moisture, infestation or fungus in these areas.

The answer depends on the climate in your area, the type of cladding on your house and the quality of paint that was used previously.

“If you want the job done right and don’t have the confidence to do it yourself ... always get a professional.”

More weather-resistant cladding won’t need repainting as often as timber, but don’t neglect fascias, window trim, doors and other timber components.

“If spray painting the exterior of your home you should also make sure it’s a still day,” Mr Bennett said.

“I’ve heard of people spray painting their exterior on a windy day and giving their car an unwanted paint job.

“That’s another reason to hire a professional, as professional painters have insurance to cover things like that, even though we are usually able to avoid them.

“If you use exterior varnish on timber you should put one fresh coat on every year; you will lose the colour of your timber if you don’t.

“If you want the job done right and don’t have the confidence to do it yourself, my main suggestion is to always get a professional.”

AN IMPORTANT THING TO CONSIDER WHEN BUILDING OR RENOVATING IS INSURING YOUR TREASURED POSSESSIONS. PEPPIN INSURANCE GENERAL MANAGER JUSTINE KEECH HAS SHARED HER THOUGHTS ON THE IMPORTANCE OF BUILDING TO THE PROPER STANDARD TO ENSURE YOU CAN BE INSURED.

y guilty pleasure at the moment is watching The Block. Consequently my poor husband has a list of jobs a mile long and the timber sander is out on our front verandah. What has struck me this year is the focus on building standards. Whether it’s just to give some focus to the building team or just to add to the drama I’m unsure but it’s added an extra dimension.

Just like Keith and The Block contestants, house insurers and building standards have been butting heads lately but unfortunately it’s the consumers who have been the losers. We first noticed it about four years ago when a client’s bathroom floor almost collapsed due to a water leak. All was going well until the assessment report returned advising that the waterproofing was not up to standard and therefore the claim was denied. Our response went along the lines of ‘ That’s all well and good but the bathroom was built in the 1990’s and of course it’s not up to 2000’s standard’ – and the claim was eventually accepted.

Not long afterwards a claim against storm damage was denied for the same reason – the roof was not up to

current standards. Whilst we pushed hard we couldn’t get this claim overturned which was infuriating.

This issue went from a trickle to a stream and we have experienced this push back from insurers in increasing numbers – especially with regards to water damage claims. A good home insurance policy roughly says that if you have water damage as the result of a leak and you have maintained your property and it’s something that you couldn’t have easily noticed then the cost to find the leak and the damage the water has done will be covered (obviously there are exceptions and exclusions to this!)

Whether your property meets current building standards or not does not enter in to it .... except when it does.

During the Banking Royal Commission it was found that one of the direct insurers (who you buy insurance from directly like Youi or Budget Direct) had inserted a clause in their home insurance policy basically denying claims unless the house meets current building standards. To paraphrase the commission found that this was sneaky and certainly not fair and reasonable. I’m not sure if this clause has been removed but I certainly hope so!

- JUSTINE KEECH Speaking of sneaky, another bugbear of mine is the current trend of insurers to trumpet benefits of their products that every insurer offers. Like Budget Direct, whose current ad campaign touts that they offer 12 months free accommodation if your house is uninhabitable due to an insured event. Well guess what, every good home insurance policy offers this and some have much, much more. Don’t even get me started about the dog with the light sabre ....

Keeping insurers to account when it comes to claims is our job as insurance brokers. Perhaps we are a lot like Keith on The Block – what a scary thought.

Now NEITHER JIM GRANT OR HIS YOUNGEST DAUGHTER JEMMAH CONALLIN ARE NEW TO THE REAL ESTATE FLIPPING GAME, BUT THIS YEAR PRESENTED A FIRST FOR THE PAIR.

I

n September they completed a full renovation of a Deniliquin home, and listed it on the market. It’s not the first renovation project the fatherdaughter duo have completed together, but it is definitely the biggest to date.

With help from other family members and local professionals, they transformed a small, understated home in Deniliquin’s north into a stunning showpiece. An addition to the rear doubled the footprint of the home, which is just one block from the Edward River in a prime Victoria St location.

“We started off slow, going room by room while we had a tenant living in there,” Jim said.

“I would do a bit of work during the week, and Jemmah has Fridays off work so she and her husband John would also come and work on Fridays and Saturdays.

“When the tenant moved out, it allowed us to hook in a bit more, particularly in the wet areas.”

The family team started the project in January 2019 and, after setting a timeline to list the home by spring 2020, ramped up the effort earlier this year. The trio did call in a bit of help from others, with local businesses Build It By Beags, Newman Plumbing, Marshall’s Electrical and Deniliquin Aluminium Windows all involved in the project, along with Jemmah’s uncle John Newton who helped with the painting.

“My son-in-law John also did a great job with the back fence and getting the grass going,” Jim said.

“And mum (Rhonda Grant) fed us every day we were on the job,” Jemmah added.

“The extension frame was built for us, and dad and I did the rest,” she continued.

The extension houses a sleek kitchen and a large living space which opens to

the rear yard, where a stunning outdoor entertaining area has been installed.

“We did have to change the footprint of the home a little to help with the flow,” Jemmah said.

“And adding a pitched ceiling in the extension made sense so it looked a lot bigger.

“We decided to leave the colour palette quite simple (white and black internally) so it would appeal to the masses.”

Jim and Jemmah have been doing odd jobs on homes together for the last seven years, and say they’re not done renovating together just yet.

“Dad never had sons, and I had always wanted to learn a few of his skills,” Jemmah said.

“We had already renovated a houseboat together before I moved overseas, and I decided to do up a house in the Netherlands when I was there.

“Dad gave me a lot of advice online, and he came over at the end to help me fit it all out.

“I want to build a house on a block John and I already own in Deniliquin.

I’m hoping a local builder can get the home to fit out stage, and then dad and I can project manage the rest.”

Jim said renovating has almost become his new full-time job since retiring from the former Deniliquin Council some years ago.

“I would have done at least 10 bathrooms or ensuites since I have retired — at our home and at each of my daughters’ homes.

“We’ve also been working on a holiday house at Narooma, and we’ve got a bit more work to do there.”

Tips and tricks for a good sale THERE ARE MANY DIFFERENCES BETWEEN A GOOD SALE AND A NOT SO GOOD SALE.

lders Real Estate Deniliquin principal, Hamish Thomson, has some tips and tricks in order to get the best value for your sale. These comments are of a general nature relevant to the Deniliquin residential market and are made from a strictly economic point of view.

Knowledge: Before you buy become familiar with the Deniliquin market. Read or seek the opinion and advice of the best local people possible.

Long Term: Buy with a long-term intent.

Property is a long-term investment although this may not always work as circumstances can change in relation to work, personal situation or economics.

Affordability: Don’t stretch yourself too much or back yourself into a corner.

Over Capitalising: As a rule of thumb (if your property is in good to reasonable condition) spending over 15% of the property value will often place you into territory where you may not get back what you have spent. Although a spa, pool or huge shed might be great it can be hard to get your money back.

Spend Wisely: If you are doing improvements / alterations / maintenance - spend wisely. Cheapest is not always best and can end up costing you more. Outside labour can be expensive - can you do it yourself or get family/friends to help?

Many jobs need the assistance of qualified tradesmen – have a plan, have council approval and get quotes.

Maintain your property: Your property needs to be cared for (no different from your vehicle). If not, your property will decline in value relative to the market.

White ants and water damage are usually the main offenders. In practice this means checking and keeping a close eye on things (get the professionals to help do this). As a guide you should be spending around 1% of the property value, year on year - that is around $2,500/year or $25$30k over 10 years on a $250,000 property (this can vary pending the type of property and the condition in which you purchased it). Maintenance can include full re-paint, upgrade kitchen benchtops or bathroom vanity, fencing, roof repairs or guttering i.e. replacing the new hot water system or re-painting the back wall is not an improvement - it is maintenance!

Long term relationship with your agent (buyer or seller): You need complete trust, loyalty and openness and sometimes patience. Many discussions between agent and client are for their ears only and should not be shared with others.

Know your credit rating

Lenders use your credit rating to judge whether your circumstances are suitable for a loan. Some non-bank lenders will review your financial situation as a whole, so your credit rating’s not always the defining factor when you apply for a loan. But it does matter.

Credit scores are closely linked to the success of home loan applications, so understanding what makes up and affects your credit rating is important for any homebuyer.

Get hold of a copy of your personal credit file and review your own credit rating - including any defaults listed against your name. There can be mistakes on your report if you pick up on them you can request they get altered.

You can easily get a free credit score online. You can Google it or check the Australian Government’s Money Smart Website for quick links.

Work out what your bottom line looks like

You probably know where you want to buy and how much you want to pay; now it’s time to work out how much you can reasonably borrow. You’ll need to take the various home loan fees into account, like stamp duty, legal fees or Lender Protection Fees (LPF). You should also think about your current situation, your income and expenses, any dependents (kids or parents), and any lifestyle changes you can see coming up – like a job change or starting a family. Think about what’s likely to happen in the near future - as well as how it is right now.

If the home loan doesn’t fit, don’t sign up for it

There are more things to consider with a home loan than just the interest rate. There are redraw and offset facilities, refinance costs, repayment flexibility, fixed or variable interest rates, loan terms and fees to consider.

Make sure you research the loan options available and examine them all.

Research, research, research

Did we mention research? Often the difference between a diamond in the rough and a dodgy deal is simply the buyer’s level of market knowledge. The more you know about the property market and where you want to buy, the better. Look at average prices over the last

decade, whether it’s near shops, schools and transport, potential rental returns, etc. You want to be sure the area has what you need in terms of both lifestyle now and future growth opportunity.

Potential investment

Speaking of growth opportunity, remember that sometimes the best locations for property growth are not the ‘hot’ suburbs but the suburbs next door.

These often provide a cheaper entry point and greater potential for development. Likewise, a brand new or newly renovated property will generally charge a premium for the look. An existing, lived-in home may not look as pretty, but it can be much better value and let’s you add your own personality to it.

If you don’t have the finance, don’t make a bid

There’s no cooling-off period at auctions, once you’ve made an accepted bid that’s it. Buyers without finance approval can find themselves in serious strife if they sign a sale contract. Stay on the safe side, make sure you hold a letter of finance approval from your lender.

aybe you’ve noticed it doesn’t seem to cool or run as efficiently as it used to.

Like all appliances, your air conditioner won’t last forever, although you will get a good innings out of a well-maintained system. While it depends on your unit, the climate you live in and how often you use it, a regularly serviced air conditioner will last much longer than one that is not. The experts at Daikin have compiled seven signs to watch out for.

Your unit is leaking or producing excess moisture – A small amount of condensation or water dripping on the outside of your unit can be normal, but for the most part it should stay dry whether or not it’s in use. Ask a professional air conditioning technician to inspect it straight away for safety reasons (electrical components and water are not a good combination).

Your unit is short cycling – If you notice your unit is turning on and off more frequently than usual, it is possible it is malfunctioning. Short cycling puts extra stress on your air conditioner and will cause it to fail entirely if not handled quickly.

Call a technician, and with any luck it may just be a blown fuse.

Unit is blowing hot or cold air inconsistent to temperature settings – It may mean low refrigerant levels. However, warm air production when set for cooling can indicate a serious problem such as a damaged compressor. If your unit is producing hot (or inconsistent) air, inspect the filters, valves, condensation drains and coils for air flow obstructions. But be prepared, a replacement unit may be on the cards.

Your energy bills have dramatically increased – If all roads lead to your unit being the source of the extra power, then you need to determine why it has become significantly less efficient. Try cleaning the air vents, replacing the filters and then check for any lumps or knots in the condensing coil. Of course, it may be an energy drain simply because it has become sluggish and is reaching the end of its working life.

Your unit has diminished air flow – This could be another sign that your air conditioner’s compressor is on its last leg. Again, check filters first, but it might be time for a new unit.

It’s emitting strange noises or strange smells – A fully functioning air conditioning system should operate almost silently. Noises may mean the fan isn’t working properly, or one of the parts inside the unit has become loose, or an internal mechanism has become clogged with dirt. However, if the noise is a little stranger – such as screeching, grinding, grating, rattling, buzzing or ticking — this could indicate a serious problem that means unit replacement. Foul odours can mean that your air conditioner’s insulation has become damaged or that the ductwork has become mouldy.

Dirt, mould or mildew inside your unit can circulate contaminated air and cause health issues for your family. So don’t ignore those bad smells.

Your unit requires frequent repairs (and is out of warranty) – In an ideal world, your unit should be serviced just once a year to keep it well maintained, clean and in tip top shape. If your air conditioning system is constantly in need of mending and repairing, multiple times per year, then replacement may be the more economical and efficient option.
