The Bay Area-ification of Northern Solano County

W

e barely escaped a threeyear pandemic when Vladimir Putin invaded the Ukraine, but all it took was one slap at the Oscars to turn our attention to three Hollywood actors who nobody paid any attention to in years.

Throughout it all, real estate has been the topic of discussion at every cocktail hour and Zoom call. In recent polling by the Bay Area Council, housing was found to be the top concern for Bay Area residents. In fact, housing came in second place only to the issue of homelessness over the past two years. The most recent polling revealed that some 48% of respondents plan on leaving the Bay Area over the next few years. And just where might these Bay Area people be heading? You probably know the answer if you attended an open house in Northern Solano County recently. They’re coming here!

Buyers are pouring in from places like Alameda, San Jose, San Mateo and Contra Costa – places where the median home prices are $300,000 higher than they are in Solano County. In fact, Solano County’s median home price is the lowest among all Bay Area counties, trailing the second lowest county, Sonoma County, by nearly $200,000. Meanwhile, sellers in Solano County are handing the keys over to the Bay Area folks and taking off in search of their own green pastures in states like Idaho, Texas and Washington.

Who else is selling? The rapid price increases are enticing even some investors to sell.

This is causing headaches for Travis Air Force Base, which is finding it increasingly difficult to locate rental properties for their airmen. During this time last year, airmen had

Edwin Legaspi around 80 rentals from which to choose. This year, that number is down to 25.

The decrease in supply isn’t the only factor impacting the local rental market.

Renters from the Bay Area who now have the flexibility to work remotely are also scooping up homes. More people are leaving sectors like the service industry and taking “work from home” jobs. This is compounding the upward pressure on rental prices. But is it as bad as it seems? The answer appears to be “no.”

If you had to guess, what do you think is the percentage of listings that receive multiple offers? If you guessed 45%, you’d be right. But my guess is most people imagine that number to be much higher. Why might that be?

It’s probably because it’s so much cooler to brag about getting “multiple offers over asking” than it is to brag about a full-price offer on a house that sat on the market for 15 days (gasp!). Of course, sellers who receive full-price offers are still getting top dollar these days. But like the slap at the Oscars, a good bidding war is hard to ignore.

The simple fact is Northern Solano County is changing, and those of us who aren’t leaving town are just going to have to embrace it.

Higher mortgage rates affect buyers’ purchasing power R ates are increasing!.

But we have been here before. In fact, those of you who bought in the 1980s saw rates as high as 18% and we all survived that just fine.

So, what happens next?

Something must give, either rates edge back down or prices must adjust to allow buyers to afford a home. The economy is a living entity and it will self-correct, the whole supply-and-demand premise will work full force to keep buyers and sellers negotiating until an amicable balance is achieved.

We will always conduct purchase business; refinances will dwindle to a trickle for mortgage companies who only focus on them.

Clients who know they are leaving in three to five years might consider an intermediate adjustable rate mortgage, or ARM, which is fixed for three to 10 years, then transition to a yearly adjustable mortgage to save money and keep the rate down a bit.

The interesting part of this puzzle is rents. What will happen to them? We have seen unusually large increases in

monthly home rental costs over the past few years, well exceeding normal rent increases from the previous 10 years. That answer will have to wait and see what happens to inflation.

If the inflation is embedded and persists, then we find ourselves in a dynamic that will test the rental markets. Buying power will decrease and landlords will feel compelled to raise rents higher, but if they do, they continue to feed the inflationary trend. That helps no one at all.

Once we get a grip on oil and find a way to increase supply where we are not at the mercy of events like the war in the Ukraine, we can then begin to lower the costs of food, fuel and packaging. But the prices must come back down, the restaurants who raised prices to include the delivery companies must lower their prices back down and the landlords

must lower rents to reasonable number and the large manufacturers must also contribute to the lowering of prices of bulk consumer items. Much of that will come back when the supply chain catches back up, but we all must do our part to keep inflation from running rampant in our nation.

Back to our local picture.

We will see prices start to edge back to account for the higher interest rates especially in the lower priced first-time buyer homes and condos. We in the mortgage business will be forced to keep our overhead low to pass along the savings to our clients so they can afford the payments. Then the higher priced homes will have to follow as they are exponentially hampered by higher interest rates. Then when the supply and demand balances back out, we get back to a more normal market.

So there you go, life will go on, homes will continue to sell and buyers will continue to buy and life will be good!

taging is a crucial step in the home-selling process.

Even minor touch-ups and decorations can go a long way in getting a home sold quickly and for the best possible price. The National Association of Realtors estimates that for every $100 spent on staging a home, a seller can potentially recoup $400. In recent years, real estate agencies have begun to offer services that make the process of staging a home for sale less daunting.

Compass launched its concierge home preparation business last year and has completed more than 1,000 projects nationwide. Compass Concierge covers all upfront costs for staging and cosmetic improvements such as paint jobs and landscaping. The cost of the improvements is then collected after the sale closes, and no interest is paid to Compass for setting up service with the vendors.

“By taking the upfront financial burden of staging off of our clients’ shoulders, Compass Concierge is designed to put the focus where it should be: the joy of finding your place in the world,” said Michael Coscetta, Compass’s chief sales strategy officer.

“The program emphasizes client choice and control,” Coscetta added. “The client chooses the work and the vendor up front and also approves costs before work begins, directing Compass to pay vendors on their behalf. Compass Concierge clients know exactly what Con-

Gabriella Lourie, a spokeswoman for Compass, said that while the company can’t provide what the average cost is for using its concierge service, she explained that “projects can range from a few thousand dollars to tens of thousands or more.”

A Redfin analysis found that vacant homes sold for

$11,306 less and spend six more days on the market than comparable homes. Redfin offers a similar concierge service for its clients, but its model covers the costs of getting the home prepared as part of a 2% listing fee (as opposed to a 1% listing fee for Redfin’s traditional listing service).

“With others, the agent covers the upfront costs, but the seller ultimately pays for the services

at the closing, in addition to paying the agent commission,” said Mary Bazargan, a Redfin agent in Washington.

“As part of this fee, the seller will not be charged for these services, as they are part of the 2% fee,” Bazargan said.

The Redfin agent and the concierge service develop a plan for the home and present it to the seller, who can then determine whether to go with Redfin’s 2%

fee to include that work or choose a traditional 1% listing fee and pay for the work themselves.

“For homes that need some polishing, our 2% concierge service is tough to beat,” Redfin senior communications specialist Alina Ptaszynski said. “For homes that don’t need much prep, our 1% listing service often makes the most sense.”

“If Redfin goes over our estimated costs for the items in our scope of work, we would eat those extra costs,” Ptaszynski added.

“If the homeowner elects to add items outside the scope – for example, refinishing hardwood floors – the homeowner would pay for those extra services.”

Like Compass, Redfin will evaluate the home for the seller, recommend updates to attract buyers, find vendors and manage their work, while paying for things like deep cleaning, staging, painting and landscaping.

Concierge services can be particularly helpful for sellers who aren’t in the same location as the property they’re trying to sell. For many out-of-town or overseas clients, having a local concierge to manage the prep See Staging, Page 6

work is valuable.

Agents overseeing a client’s concierge service provide professional advice regarding what services they believe will have the most impact, but ultimately, the seller has the final say and signs off on the plan.

Long & Foster doesn’t have a companywide concierge service like Compass and Redfin, but according to Long & Foster agent Alex Thiel, any agent worth their salt should have a list of vendors and services to recommend to clients.

“In my experience, there are a lot of vendors that are willing to wait to get paid until settlement. We routinely have painters, stagers, termite inspectors who will wait to get paid until settlement,” Thiel said.

“You pay back Compass and Redfin out of the proceeds of your sale. I would say that the cost winds up being the same.”

Michelle DeLucia is the owner of local boutique staging company Sub Urban

Staging and Design. She says she hasn’t felt an impact on her business as a result of expanding concierge services. Her clientele is, for the most part, equal part agent and homeowner, which is to say there are still a vast number of people who find a staging vendor themselves. She says the biggest difference with contacting a boutique company such as Sub Urban is the customized aspect of her design.

“There are a lot of staging companies who do ‘vanilla’ installations, but my approach has been to infuse the home with more than just furnishings as placeholders,” DeLucia said.

“What my clients end up getting is customized – nothing cookie-cutter. My guess is that the services that will be provided [with real estate agencies] will fall more into the cookie-cutter category.”

Of course, there are many types of home sellers, and each company’s goal is to provide the best options to its clients.

Concierge services may be a perfect fit for sellers who want to sell fast or who don’t have the time to hire and manage all the vendors to get their home ready to list.

For those who don’t have as much preparation to do, an independent, traditional approach may be the preferred option.

You still have to pay mortgage, taxes even though you moved out Q: My significant other and I have been living together for almost 18 years. We’ve never been married, though most of our friends don’t even know we aren’t married. We bought a home together in 2001 and have lived there ever since. This year we separated and I moved out.

Now I’m concerned about the house. If he keeps living there, does he have to make the payments? I’d like to sell it and take the money so I can move closer to my family.

A: I’m assuming you don’t have any written agreement between the two of you that dictates how the house is to be handled if this situation occurs.

Had you both had the foresight to have what is called a “Tenancy in Common Agreement” drafted, you could refer to that document for guidance in managing the property.

If you had been married, the divorce court would decide how the property was to be handled.

However, you now find yourself falling squarely into the world of real estate law.

Regular readers of this column are, by now, aware that real estate law has roots going back thousands of years.

Unlike family law, real estate law doesn’t care about the relationship between the parties.

Whether you thought of yourselves as husband and wife is irrelevant. Instead, it treats all parties as sophisticated, emotionally detached investors.

The first thing you want to do is take a look at your deed. If you don’t have a copy, you can get one from the County Recorder’s office.

Tim Jones There are two different ways in which you can hold title with another person to whom you aren’t married. The way you hold title affects what happens to the property if someone dies. Since you have split up, I assume you don’t want him to inherit your half of the property.

The deed will tell you if you hold title as a joint tenant or as a tenant in common.

As a tenant in common, your one-half interest in the property will pass to your heirs, just like the rest of your estate.

Joint tenancy automatically passes your interest to the surviving owner at the instant of your death.

If you hold as a joint tenant, you may want to see an attorney about changing the way you hold title.

My point is that this is something critical that you ought to be considering.

Now, to answer your question directly.

You are both on the hook for mortgage payments, taxes, etc.

Just because you choose not to live in the property doesn’t mean you are not responsible for the investment. You could move back to the property if you want to. You could even rent out your one-half interest to a complete stranger, which should give your co-owner some food for thought See Jones, Page 10

Mortgage rates keep climbing, show no sign of slowing down

t has been nearly three decades since mortgage rates spiked this quickly.

And there’s no indication they are going to slow down anytime soon.

According to the latest data released Thursday by Freddie Mac, the 30-year fixedrate average rose for the fifth week in a row to 4.72% with an average 0.8 point. (A point is a fee paid to a lender equal to 1% of the loan amount. It is in addition to the interest rate.) It was 4.67% a week ago and 3.13% a year ago. Sam Khater, Freddie Mac’s chief economist, said the 1.5 percentage point increase over the past three months is the fastest three-month rise since May 1994.

Freddie Mac, the federally chartered mortgage investor, aggregates rates from about 80 lenders across the country to come up with weekly national averages. The survey is based on home purchase mortgages.

Rates for refinances may be different. It uses rates for highquality borrowers with strong credit scores and large down payments. Because of the crite-

ria, these rates are not available to every borrower.

The 15-year fixed-rate average climbed to 3.91% with an average 0.8 point. It was 3.83% a week ago and 2.42% a year ago. The five-year adjustable rate average grew to 3.56% with an average 0.3 point. It was 3.5% a week ago and 2.92% a year ago.

“The upward movement in mortgage rates got a turbo boost this week when Federal Reserve governor Lael Brainard indicated that the central bank plans to quickly raise interest rates to control inflation,” said Holden Lewis, home and mortgage expert at NerdWallet. “She noted that mortgage rates have jumped a full percentage point in just a few months and made it clear that the Fed plans to continue raising interest rates this year.”

The Federal Reserve released the minutes from its March meeting this week, which showed officials discussed ways to pare the central bank’s balance sheet. The Fed holds about $9 trillion in bonds, of which $2.7 trillion are mortgage-backed securities.

The consensus, according

to the minutes, was that the Fed would shed a maximum of $60 billion in Treasurys and $35 billion in mortgage-backed securities over three months probably starting in May. That pace would be about twice as fast as the last time the Fed allowed its holdings to roll off from 2017 to 2019.

The Fed doesn’t intend to sell bonds from its portfolio.

Its plan is to allow the bonds to mature without reinvesting the principal, which it did in 2017. However, because of rising mortgage rates, which have diminished refinances, the demand for mortgage-backed securities has softened, and the Fed may be forced to sell its mortgage-backed securities’ holdings “after balance sheet runoff was well under way,” according to the minutes. Officials have indicated the central bank would prefer to hold only Treasurys.

Brainard said in a speech this week that bringing inflation down will require a combination of steady interest rate hikes plus aggressive balance sheet reduction.

wise old Realtor, now retired, told me 30 years ago that the lender is the most important part of a real estate purchase transaction.

He said, “Hey kid, either the money is or the money ain’t.”

This powerful statement is what keeps mortgage lenders in business, and it is why the loan officer is so important to hard-working Realtors. The successful Realtors in Solano County work 24-7 for their buyers and sellers.

There is a misperception among the public, that selling real estate is easy and that an independent contractor can set his or her own hours and make a lot of money. This is the farthest thing from the truth.

I sold real estate in San Francisco and San Mateo from 1987 to 1988 and failed miserably because being your own boss can be risky if your boss is not great. My boss wasn’t telling me to get up every morning at 7 a.m., knock on doors three hours per day and then market by mail three hours per day, and don’t forget to make phone calls for three hours per day.

My boss wasn’t attending Realtor and Chamber of Commerce functions weekly and calling on insurance brokers, CPAs and lawyers and asking for referrals. My boss wasn’t obtaining the names and phone numbers from the people that were attending my open houses on weekends to follow up later in the week. My boss never forced me to attend Realtor training seminars or build a database of past clients and potential buyers and sellers

s I write this on April 3, today was the day the rubythroated hummingbirds returned to my house. Oddly, it was a feast of the Calibrachoas Superbells. This story, however, starts the first week of October, which is when I planted them.

I’ve been touting this for zone 8 and warmer for a couple of years.

To be honest, Norman after what I have Winter seen, I would definitely try them in zone 7, too. The problem, however, lies in the producer, the garden center and then in a large part, you, the gardener. In other words, are you a believer?

I plant in October for Supertunia petunias too, but for the sake of this column I am sticking with Calibrachoas Superbells.

My first butterfly sighting of 2022 was Jan. 9, a large pristine cloudless sulphur on Superbells Grape Punch.

The winter turned pretty cold for a few weeks, a few 23-degree mornings and a boatload of days in the mid- and upper 20s. Then we entered a really warm period, kicking everything into a state of growth and blooms.

Spring had sprung, so to speak, and we found ourselves with blooming azaleas, loropetalums, flowering quince and camellias. The long-range forecast was looking favorable and then suddenly, well, you can guess. The forecast seemed to drop on a daily basis, predicting really cold temperatures in the low 20s for the morning of March 13 and a freeze on March 14.

I tried to be both a mortgage broker and a real estate agent during these two years and if it wasn’t for my mom and dad’s family lawyer feeding me a probate listing every other month or so I would have made almost no money selling real estate.

Over those two years, only one of my sellers was a living person. The good part of this was that I never got one seller complaint because they were all pretty much dead people.

A great Realtor needs a great local lending partner that they count on to take care of their buyers and close escrow accurately and on time, but maybe more importantly, a great Realtor needs a friend and partner willing to help nights and weekends because selling houses for a living is one of the toughest jobs in America, and “either the money is or the money ain’t.”

I did enjoy their episode of winter, acting like a kid, taking pictures and videos of the snowstorm in their arts district. It was beautiful.

I was expecting the worst when I returned home, and sure enough, the azalea blossoms were toast. When I looked in the backyard, The Garden Guy’s

paradise, the Superbells and Superbena verbenas were still blooming profusely. The Supertunias, which had been budding up, suffered no damage either.

If you can’t reach an agreement about selling the house, you’ll have to file a lawsuit known as a partition action. In a partition action each party will have the opportunity to buy the other party out or the court will order the property sold.

The arguments that are raised during a partition action involve the distribu-

tion to the owners of the sales proceeds.

Often, one party will argue they’ve put more money into the property and should get a bigger share of the proceeds.

Because of the time and expense of going through a court process, I hope the two of you can work out the details for getting the property sold.

“Like Einstein’s theory of relativity, when the Fed wants rapid reductions in balance sheet holdings, the market rate of interest to consumers will have an equal and opposite reaction and rise just as rapidly,” said Derek Egeberg, certified mortgage planning specialist at Academy Mortgage.

Rising rates are having an effect on the spring home-buying season. Fannie Mae, which conducts a monthly survey of sentiment toward buying a home, found consumers are pessimistic. Asked whether now was a good or bad time to buy a home, 73% said it is a bad time to buy, a survey low.

“The sharp jump in mortgage rates over the past quarter indicates a decisive turning point,” George Ratiu, manager of economic research at Realtor.com, said. “We entered 2022 on strong footing, with rising job numbers and wage growth driving demand for homes. The shortage of inventory pushed prices to record highs even before the spring season got

underway. At current rates, buyers of a median-priced home are looking at monthly mortgage payments which are almost $500 higher than a year ago, a 40% increase from April 2021.”

It is not only rising rates that are making home loans more expensive. As of April 1, the Federal Housing Finance Agency implemented a fee increase for some Fannie Mae and Freddie Mac home loans. Mortgages that FHFA considers “high balance” or mortgages for a second home are now more expensive.

High-balance loans are mortgages above the conforming national baseline limit ($647,200). Fees for high-balance loans increased between 0.25% and 0.75%, tiered by loan-to-value ratio. Fees for second home loans increased between 1.125% and 3.875%, tiered by loan-tovalue ratio.

Bankrate.com, which puts out a weekly mortgage rate trend index, found more than three-quarters of the experts it surveyed expect rates to go up in the coming week.

Meanwhile, mortgage applications continued to decline last week. The market composite index – a measure of total loan application volume – decreased 6.3% from a week earlier, according to Mortgage Bankers Association data.

The refinance index fell 10% and was down 62% from a year ago. Refinance application volume dropped to its lowest level since spring 2019. The purchase index slid 3%. The refinance share of mortgage activity accounted for 38.8% of applications.

“The surge in mortgage rates – now 1.5 percentage points higher than a year ago – continues to dampen refinance activity and is pressuring home-buyer affordability,” Bob Broeksmit, MBA’s president and chief executive, said. “Refinance applications decreased to the lowest level in three years, and their overall share of

activity fell from 50% in April 2021 to 39% last week. While mortgage lenders across the country are reporting sustained homebuyer demand from the red-hot job market and stronger wage growth, extremely low inventory and increasing home prices are keeping activity at bay. Purchase applications declined again last week and were 9% lower than a year ago.”

The MBA also released its mortgage credit availability index (MCAI) that showed credit availability decreased in March. The MCAI slid 0.7% to 125.1 last month. A decrease in the MCAI indicates lending standards are tightening, while an increase signals they are loosening.

“Credit availability has gradually trended higher since mid-2021 but remains around 30% tighter than it was in early 2020,” Joel Kan, an MBA economist, said in a statement. “There were also mixed trends for the various loan categories, as conventional loan credit availability increased for the second month in a row, while government credit supply decreased to its tightest level since February 2014. Additionally, jumbo credit expanded for the tenth time in the past 12 months but remained almost 40% lower than the pre-pandemic level.”

erese Klitenic, 65, had two goals when she moved a few years ago to a townhouse in Waverly Woods, a 55-plus community in Marriottsville, Md. One was to enjoy all that the active-adult community offers.

The other was to prepare for a life of safety and comfort as the years go by.

Likewise, in Boca Raton, Fla., healthy octogenarians JT and Emily Galea wanted to prepare their one-story house for the best life in their retirement.

Both homes incorporate essentials for safe senior living, including primary bedroom, bath and living spaces on one level; smooth floors (that would accommodate wheelchairs and rollators); good lighting; and kitchens, baths, laundry and storage areas designed for safe, convenient use.

But when it came to incorporating technology for aging in place, the homeowners took very different approaches. Klitenic opted to start small, with a few tech tools. The Galea home is chock full of high-tech enhancements.

Supporting health, safety and security are important components of successfully aging in place. So are home management systems that maintain a comfortable environment, and communication and recreation systems that enable social engagement, stimulation and entertainment.

As CEO and co-founder of Tech-Enhanced Life, which has a website (techenhancedlife. com) and programs to identify and evaluate tech products for seniors, Richard Caro says he sees aging-in-place technology as a means to help people maintain the daily life they have long enjoyed. And while many tech systems are helpful, Caro notes that some issues can be handled by simple, low-tech devices. He likes jar openers, for example,

because they enable people with weak or arthritic hands to continue enjoying their favorite jarred foods. n n n Klitenic says she wanted tech tools that would allow her to “live alone safely and enjoy movies and music and life in general.”

Assisted by Zachary Klaiman of D.C.-based Ztech, a company that provides technology and support for seniors, she chose just three things: a Ring smart doorbell, some Roku devices and an Apple watch.

With a camera focused on who’s near the front door and a

chime that rings when people walk by, the doorbell “makes me feel secure,” she says. She already had a smart TV so she augmented two other sets with Roku devices to stream programs and movies. Roku “is inexpensive and easy to use,” she says. While she’s pleased that the watch can alert her contacts if she falls, she hasn’t explored most of its other smart features.

As for additional tech products, she will consider them if and when she sees a need.

The Galeas decided a few years ago to transition from their large, two-story home to a

smaller, one-story place. They bought a 1,700-square-foot, twobedroom house in a 55-plus community convenient to where two of their children live. After a three-month remodel, they moved into the house last March.

They made the structure accessible by raising the floor of the sunken living room to the same level as the rest of the space, installing a curbless shower, replacing the kitchen cabinet shelves with pullout units and adding handrails to the bathrooms. Strategically located lighting, including LEDs, task lights and under-cabinet strips, brightens work zones and makes passageways safe to navigate.

Starting with the floor plan and a discussion with his parents about their daily living routines, Jeff developed a comprehensive system that reflects how they use the space, lending safety and convenience to their everyday lives.

The tech is tied into a central Control4 system, says JT, “so we can control the whole house from anywhere, from our iPads, smartphones and touch panels.”

Included are automated and scheduled lighting, motorized window shades, motion sensor lights, security cameras at the front door and around the

house, sensors that detect open windows and doors, motionactivated driveway and garage lighting, automatic operation of the front door, a smart thermostat, music, and WiFi. The system is integrated with thirdparty devices that JT can use to read his blood pressure and heart rate and transmit the results to his doctor.

The Galeas use a jumbo-size, 120-inch front projection TV to enjoy movies, TV shows and games as well as video calls with family and friends. Equipment can be attached to the base of the screen that allows a sound bar and camera to track to the person in the room who is speaking. Smaller screens in JT’s home office, in Emily’s quilting studio and in Jeff’s business office (for remote access) show live camera shots from security cameras around the property.

Aging From Page 20 JT has work experience in the tech arena and because of Jeff’s role as project coordinator. But most homeowners in their age group are not.

“Older older adults” – those over 75, who did not grow up with computers, smartphones and other devices – “are most likely to approach technology with trepidation,” says Madj Alwan, executive director of the LeadingAge Center for Aging Services Technologies. Coming behind them are groups with more tech experience. “In five years, retirees will be much more familiar with tech,” Alwan says.

For now, many older homeowners need help through the whole process, from choosing tech systems to setting up and using them. They often get it from young people, especially family members. Klitenic relies on her daughter and son, quipping, “If my kids aren’t available, I’m clueless.”

Getting used to employing all the tech in the Galea house was an adjustment for Emily. “There is a learning curve,” she says, but “I grew into it. If people can use a smartphone, they’ll catch onto this easier. The biggest hurdle for me was learning the new touch screen, learning the sequence, the dashboard. It took a couple of weeks of trial and error. When I got really stuck I called my husband or one of my children.”

Service providers such as Klaiman offer installation and user assistance, too. “Finding Zach was a godsend,” Klitenic says. Klaiman, 28, uses the company tagline, “I taught my Grandma, and I can teach you.”

“A big part of helping people is being there while they practice” using the systems and “teaching them how to troubleshoot,” Klaiman says. “I walk them through the process slowly and patiently. I understand that this stuff is scary, intimidating and frustrating for a lot of older

people. They say, ‘I’m stupid,’ but I tell them that I get why they’re this way. I instill confidence that they can do it.”

When they gain trust in their ability to use and troubleshoot the technology, “it’s crazy empowering,” he adds.

Klaiman backs up the training with written, step-by-step instructions. He remains available to help remotely or in person. Gozdz provides a “cheat sheet” to her clients as well, and encourages them to call with questions. It’s not unusual for tech companies to offer service contracts on installed products, says Gozdz. Boca Tech and Automation has one that includes regular preventive maintenance as well as problem-solving.

It’s wise to work with experts in aging-in-place technology.

Klaiman has IT support certification from Google and is earning certification from Apple.

Through her D.C. company Living at Home Consultations, occupational therapist Tori Goldhammer enables people to continue living safely in their homes. She has certifications in home modifications, aging in place and fall prevention, as well as credentials as an assistive technology practitioner. She recommends tech products that would be useful to homeowners, but also is “mindful of what they can handle.” As for setting up tech equipment, choose a contractor experienced in smart home installation.

And “caregivers who have experience with technology are essential for the implementation and ongoing success of using tech systems,” says Carly Shilling, community living program manager for the Howard County Office on Aging and Independence. n n n “Technology is the ultimate aging-in-place asset if you use it correctly,” says Tom Kamber, executive director of Older Adults Technology Services (OATS) from AARP. “It brings safety, convenience, peace of mind – and a fun factor.” Technology helps all homeowners, but especially

Tech advances also allow caregivers outside the house to monitor and provide support remotely.

Miller says some tech systems can be hard to use and troubleshoot, though “it’s easier now than four or five years ago.”

Alwan sees significant improvement, too. The voice control processing is more natural now, he says, and touch-screen devices are easier to use. “Tech has gotten radically more intuitive,” Kamber says, adding that most devices now are userfriendly. Kamber warns that homeowners could encounter problems if they buy “lower-cost knockoffs that may come with design or interconnectivity flaws.”

Advances in tech are a twoedged sword, says Alwan. “The smarter it is, the better it knows you and predicts your habits.”

That’s helpful. But it also raises concerns about potential privacy and security risks. The trade-off, Alwan says, is between convenience and security. He doesn’t think homeowners should worry.

“You are in control of your privacy,” he says. Turn off the microphone on your smart speaker, for instance, when you don’t plan to use it. “Know the risks and mitigate for them,” says Alwan, then “reap the benefits of

smart home technology.”

What are must-have smart home systems and devices for aging in place? Here’s a list of recommendations from Kamber, Miller and Shilling: • WiFi with a broadband connection.

• A smart speaker device such as Amazon Echo, Google Nest and Apple Home. This should be the hub of the home tech system, says Miller, and should be synced with the other smart products.

Shilling says that a smart speaker system with virtual assistant technology can set timers, make lists and even make phone calls via voice command.

• A device such as an iPad or Chromebook that has an interactive screen for system use and management. Kamber says it’s important to be able to visually and manually interact with smart systems.

• Smart plugs and smart lightbulbs programmed with a lighting schedule.

• Smart video doorbells such as Ring and Nest, door lock systems such as August smart locks, and smart burglar and fire alarms. Smart security packages such as those from Vivint and SimpliSafe encompass these security features and more.

• Smart medication aids such as the Reminder Rosie smart clock, Medminder pill dispenser, and Pria or Hero

Medication management subscription services.

• Smartphones and smartwatches. Shilling says they provide access to apps to help with health management, socialization, managing finances, household oversight and emergency response.

• In-home cameras that caregivers can access to check on the homeowner’s well-being and provide support remotely.

Klaiman also recommends an electric tea kettle for safety, as it shuts off automatically when the water has been heated and eliminates the fire hazards of burners. For additional safety in the kitchen, devices such as CookStop use motion sensors that can detect if nobody is tending the cooking and automatically shut off the oven or stovetop.

Kamber recommends multicookers such as Instant Pot, which can be used in a variety of ways, including slow cooker and pressure cooker, and features a lid that locks into place until it can be removed safely.

Alwan recommends robotic vacuums and floor washers such as Roomba because they ease housecleaning. To maintain strength and balance, he points to interactive home exercise systems such as Mirror. Kamber likes Peloton treadmill systems for seniors.

“Nothing is foolproof with technology,” Shilling says.

“Having a backup plan is a good idea.”

In case of a power outage, the Galeas’ home system switches to battery backup that lasts for about 15 minutes. If the outage were longer than that, a generator would run the system.

To people who are hesitant about technology Emily Galea advises: “Don’t be afraid of it.

Don’t say, ‘I can’t.’ Give it a try and it will grow on you.”

“Start out with one thing, then when you’re comfortable, step it up a step or two,” she says.

“Eventually you’ll wonder how you lived without it. It really does make a big difference to our comfort, our security and the way we live.”

Superbells will get about 12 inches tall with a 24-inch spread and packed with an extra-long season of enormous blooming potential. While I have had good luck growing them in raised beds rich in organic matter, their best performance will always be in containers with good sunlight. These that survived my cold winter were all in containers.

Be creative designing your mixed containers, whether they be baskets, window boxes, bowls, urns or extravagant clay pots like olive jars. This is also the time to use the best potting soil, nothing heavy with clay soil from the garden.
