ALL THINGS REAL ESTATE

Tough questions yield single overarching answer Q: I’m a relatively low-income earner (about $5,600 gross monthly together with my wife). We have two children. We want advice on how best to go about buying a house. How do you find the best lender? How do you know a good house? Is it the newer ones built in the 1990s or the old ones built in the 1950s? How do you make an offer? Above the listed price or below? I understand right now there are more buyers than sellers. Is it true the prices are higher now and might go down later in the year once more houses are released by the banks into the market? Do I look for a foreclosure auction? How do you tell a good agent? Please, could you address this and any other pertinent issue? A: Whoa, that’s a lot of questions, with no one-size-fits-all answer to many of them. But I can give you the absolute best answer to each of them by answering only one of your questions. We’re in California. Real estate is complicated, not only from a legal perspective but from a logistical one as well. For just about anyone to buy a home, there are an exhaustive list of people involved. Practically no home sales occur without the involvement of title people, escrow officers, lenders, inspectors, insurance agents, the buyers and sellers, and, as I’ll explain, Realtors. So let me tell you how to get all of your questions answered in a way that is tailored to your particular situation. First and foremost, you need a Realtor to guide you through the process. Period. Look, I get nothing by telling

Tim Jones you to get a Realtor. In fact, it’s illegal for attorneys to get commissions or referral fees from Realtors. The need for a Realtor is just a fact. You neither have the time, experience and particularly expertise to buy a home without a Realtor guiding you through the process. I’ve been a real estate attorney for a very long time and I assure you, I wouldn’t buy a home without having a Realtor represent me. Besides, since Realtors get their commission out of the sales proceeds, all of that professional work and experience comes to you absolutely free. (Well, relatively free, given that you will make the mortgage payments.) So let’s talk about your most important question: How to choose a Realtor. Not all Realtors are the same. Duh! In fact, I’ve never found any two of them to be the same. Even though they may work for a large real estate firm, the truth is they are all independent business people. Nowadays the busy ones are working double-overtime to make a living. That makes each of them entrepreneurs who construct their professional practice in a manner as unique as each of them is personally. Sure, there are those with more expertise than others, but that’s not the only difference. Two equally proficient Realtors can approach their complicated job from two very

different angles. Some are better at nurturing and hand-holding. And believe me, that’s a great thing for many, many buyers and sellers. Buying or selling a home can be an absolutely frustrating and exhausting experience. Others are less nurturing and more down to business. Many people feel more comfortable with this type of agent. Some Realtors are highenergy, others aren’t. Many are in constant communication with you, others only bother you when something needs to be discussed. And of course, there’s an unlimited number of shades of gray between any extremes. So, how do you pick a good Realtor for you? My advice is to take a two-step process. First, ask friends, neighbors, co-workers, relatives, anybody and ask if they’ve had a good, or bad, experience with a Realtor. Good personal references are absolutely the best way to find anything, be it a Realtor, lawyer, doctor or local restaurant. Then interview two or three of the Realtors to whom people have referred you. During the interview, ask your questions. All of them. Get a feel for the different answers given by the different Realtors. By the time you’ve talked to three Realtors, you’re likely to get a sense of who you’re most comfortable with, who matches your personality, seems to understand your concerns and mostly instills the most confidence in you. Adjustable mortgage rush isn’t the same as 2008 WASHINGTON POST Adjustable-rate mortgages are beginning to look good again. As the cost of owning a home continues to soar, more buyers are willing to take their chances with the floating interest rate that got so many borrowers in trouble when the housing market crashed in 2008. But don’t worry, so far there’s nothing that alarming happening. ARMs, as they’re popularly known, typically offer lower rates to start off than traditional 30-year fixed mortgages, but then bounce around with the The Law Offices of

market. While ARMs come in all shapes and sizes, the most common ones feature rates that reset annually based on the current market after five, seven or 10 years. Borrowers can get into hot water with ARMs because their monthly payments can jump suddenly if interest rates move higher. Let Heart to Heart caladiums create the unexpected in your garden

he Garden Guy made a trip across town to chat with son James and came away giddy on one hand and grumpy on the other because I had been scooped. I am used to being the dud when it comes to comparing my plant partnerships with his, but this time he showed me up with a new variety. I’m the new variety guy, not this whippersnapper, but he was grinning like the Cheshire Cat with this year’s new Heart to Heart Burning Heart caladium. First thought: How come I didn’t have them? Second thought: There can’t really be a caladium with that color. This caladium is a tropical flaming red with a few specks. It is a screaming red that says “look at me!” How could I have missed it at the University of Georgia trials? It scored 4.5 out of 5 through the entire season. I desperately want some, and

Norman Winter you will too. Once again, as is his nature, he taught me that it is the unexpected in the plant combinations that takes your breath away. In his design he was closely pairing it with Shadowland Coast to Coast hostas. ike many of us in the past decade, Leslie Corona, senior home editor at Real Simple magazine, has generally avoided using color in her home. White walls, after all, can look better on Instagram. “But then I bought a condo,” she says, “and I thought, ‘I don’t want to have a boring white box.’ “ So she painted her bedroom walls and ceiling in De Nimes, a

blue by Farrow &amp; Ball. She chose spruce-green chairs for the dining area, and she hung navy grass-cloth wallpaper in the office. Corona is right on trend, according to Libby Rawes, owner of Sharp and Grey Interiors in Philadelphia, who is seeing less white and gray and more olive, rust, ocher, mustard, beige and other “nice, warm colors” in furniture and accessories. If you’re also ready to add more color, warmth and life to

your home, here are some tips on how to do it.

Create a vision • Pick a palette. Think about what colors you like to wear, because these tend to reflect your preferences. From there, look at complementary shades. (A piece of artwork with your favorite color will probably have complementary hues in it.) Rawes says red and blue work together, as

board; it’s important to balance it with lighter or neutral colors and textures. And try to limit yourself to two or three bold colors in a space, including furniture, textiles and accessories. Think “a bold blue sofa with a floral blue-and-blush chair with a hint of green, paired with a more neutral rug or wallpaper,” Rawes says. She also likes leathers and velvets in warm hues. Most clients are open to colorful furniture as long as the pieces themselves feel classic, she says. But for those who are hesitant, she suggests experimenting with slipcovers, available from a variety of sources. Bemz makes covers specifically for Ikea furniture. • Stain or paint wood floors. Blogger Lauren Comer of Pinch Plate Party stained a dark brown diamond pattern onto her laundry room’s plywood floor, a look Corona likes. But you don’t have to limit yourself to a shade of brown, Corona says. Minwax also offers stains in indigo, emerald, onyx and more. Be sure to test the color first, though. “There’s a good chance the color won’t look like you imagine once it’s been absorbed by the wood, since wood types vary greatly,” Corona says. Hire a professional for the best results. Another option for a casual beach house, cottage or studio, Rawes says, is to paint wood floors. • Get creative with paint. Painting porch ceilings (or the ceiling of a room) is a fun option. Rawes also recommends painting trim. Choose a color that contrasts with the color on your walls, especially a darker color. Or go the opposite direction and paint an entire room – walls, trim, ceiling – with the same color. Rawes says you can create contrast with sheens: flat on the ceiling, egg-

I could give you 10 more reasons and ideas but for now, I hope you get my point. Keeping it in the family can be beneficial for all concerned.

More companies are offering appliances in bold colors, but if you don’t want to replace what you have, you can paint them. “It achieves that unique and prettier . . . look without the price tag of an expensive, colorful brand,” says Ferrari-Wills, who painted her fridge pink. It’s also some-

thing you can easily change if you decide you don’t like it in the future. First clean the appliance with a degreaser and cleaner, then roll two coats of an all-surface satin paint with a small foam roller designed for glossy or satin finishes. Ferrari-Wills also sprayed the handles of her refrigerator with Montana Cans’ Frozen Strawberry and handpainted scallops around the ice maker in Polar Blue.

Mortgage From Page 2 recent housing bust homeowners faced a double whammy – their lower initial rates spiked as their houses plunged in value. Many homes were lost to foreclosure. Five-year ARMs have long been the most popular option, since their initial rates are usually much lower compared with a 30-year fixed mortgage. But estimates by the Mortgage Bankers Association show that more than half the applications for new ARMs are for longer terms, with rates that reset after seven or 10 years. That seems to indicate that borrowers are being more careful this time. Given the uncertainty around where rates and the economy are headed, they would rather pay more and lock in a rate for longer than just go with

what’s cheapest. For example, the average rate offered for a 5/1 ARM (which means the interest rate will reset every year after five years) is 3.84% compared with 4.75% for a 7/1 ARM and 4.87% for a 10/1 ARM, according to Bankrate. For a 30-year fixed mortgage, the average rate right now is 5.39%. What’s more, while the MBA data show that ARMs have ticked up to account for their largest share of overall mortgages since 2008, they are still just 11% of the market. In the run-up to the housing crisis, ARMs accounted for well above 30% of all mortgages. Refinancing old mortgages into new ones with lower rates has made up a bigger share of the market in recent years. Since refinancings are a smaller part of the overall mortgage market now as rates rise, it’s only natural for ARMs to be picking up some of the slack.

It’s also reassuring to look at who is actually choosing ARMs. They’re more common among buyers borrowing larger balances, according to data from CoreLogic. For $1 million-and-up mortgages, ARMs comprised 37% of the dollar volume as of March, the biggest increase from a year earlier. For mortgages in the $400,001 to $1 million range, the ARM share was about 10% and for mortgages from $200,001 to $400,000, ARM share was just 4%, CoreLogic data show. And unlike the heady days leading up to the mortgage meltdown, the ARMs offered now require more documentation and higher credit scores, and they aren’t ultra-short-term like 1/1 or 3/1 ARMs that used to be common. These days, deciding whether an ARM is a smarter move than a fixed-rate mortgage really depends on factors such as how long you plan to be in the home
