Home tax credits you can take REAL ESTATE 101

Homebuyer credits can make first-time home ownership more than just a dream for many Americans. Keep reading to learn more about how to take advantage of federal and other incentives to help homebuyers make their dreams a reality.

Who is a first-time home buyer?

Raid your IRA

The U.S. Department of Housing and Urban Development says a first-time homebuyer is someone who: • Has not owned a principal residence during the three year period ending on the date of the property purchase (and also their spouse). • Is a single parent who has only owned a home with a former spouse while married. • Is a displaced homemaker who has only owned with a spouse. • Is someone who has not only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations. • Has only owned property that was not in compliance with building codes and which cannot be brought into compliance for less than the cost of constructing a permanent structure.

You can use up some $10,000 of portfolio earnings out of a traditional IRA or Roth IRA without paying the early withdrawal penalty if you’re a first-time homebuyer using it to buy a home. In this case, the IRS defines a first-time homebuyer as someone who hasn’t owned a persona residence in two years. This is different from HUD, who requires three years.

What is HUD?

Of course, first-time homebuyers can also take advantage of programs that are available to all homeowners. These include a tax deduction for your home mortgage, limited to interest paid on $750,000 or less for people that are married and filing jointly and $375,000 for those married and filing separately. Also, this deduction is only for those that itemize, and a 2021 bill increased the standard deduction to make it less likely that you’ll itemize your taxes. Still, it’s there, and you’ll get a 1098 form from your lender showing how much you paid. —HomeWise

The Department of Housing and Urban Development administers programs that provide housing and community development assistance. It also enforces fair and equal housing laws. HUD, as it is known, was founded in 1965 as part of President Lyndon B. Johnson’s Great Society program. What first-time homebuyers should know is that HUD grants funds for first-time home buyers to groups with IRS tax-exempt status. So your first-time homebuyer grants through nonprofits and other organizations may well originate from HUD.

Federal National Mortgage Association's HomePath ReadyBuyer This is another program that offers closing cost assistance in exchange for new home buyers completing a mandatory online course. This assistance can be used to purchase a foreclosed property owned by Fannie Mae.

Good faith estimates REAL ESTATE 101

Good faith estimates are a mandatory part of every property sale, as required by the Real Estate Settlement Procedures Act — commonly referred to as the RESPA. The document ensures that you understand and agree to take care of all of the fees and costs associated with buying the home. Of course, this arrives in a mountain of paperwork, only adding to the possibility of confusion. The good faith estimate is simply intended to aggregate what you’ll be expected to pay. If you’ve never seen one, it might be best to acquaint yourself with the standard items that will be found there. Here’s how the good faith estimate break down.

Settlement and lender fees Your estimate itemizes the financial transaction between clients and lenders. One portion of these fees goes to lenders, and the rest are fees and costs associated with closing — including legal and real-estate costs. When you apply for a loan, the broker is required to provide this estimate within a threeday period. Dates when payments are due are outlined in the document. When called in to review your good faith estimate, take the time to examine everything and remember that no question is too insignificant. If there are any disagreements, formal written changes can be made; you may also walk away from the deal. Be aware of the reality of the situation, though: They call this a good faith estimate for a reason. It might not be accurate down to the penny, so the law allows for a margin of error at 10% when estimating fees and costs. Still, this agreement is legally binding, so once it’s signed, the deal is done.

What's included Borrowers are entitled to more than one good faith estimate before completing this process. You don’t have to accept the first pass. So, study the list found on the good faith estimate sheets. Many of the various charges won’t compare to your larger closing

costs, and the bottom line could fluctuate depending on the outlines of your mortgage. Origination fees and closing or escrow fees make up the bulk of your costs, but the estimate will also include smaller fees like notary services too. Other costs associated with closing include attorney’s fees, the title search, transfers and taxes, title insurance, recording the deed and perhaps incidentals like pest control. Originating fees cover everything from securing credit reports, application fees, document drafting, wire transfers, processing and appraisals, among other things. Admittedly, this is a long list. But a qualified real-estate agent can help you sort through it all.

Why it matters Your good faith estimate is a critical element in precisely itemizing your sale. You’re locking in the total purchase price for the property, and will be walking away with the clearest possible idea of where the money is going. Evaluating this document line by line ensures that you have enough cash to move forward. If anything seems confusing, or out of order, have your real-estate agent evaluate the estimate. And if things still don’t line up, remember that this is your last chance to decide against buying. —HomeWise

Navigating a hot market REAL ESTATE 101

It has been a boiling hot real estate market. Inventory has been low and competition has been high. For a buyer, shopping can be more imposing than a meet up with Andre the Giant. NerdWallet offers a few tips for navigating a hot market. First rule: be patient.

Start with a stroll — or a scroll

Expect to compromise

Don’t fall in love with a house at first sight. Doing so might lead you to overlook problems and, if you make an offer that’s declined, suffer heartache. In a hot market, “it’s more like dating than getting engaged,” said agent Brent Landels of Re/Max Key Properties in Bend, Oregon. “Don’t get emotionally involved in anything you’re looking at until you’re further down the road.” Rather, spend some time looking at what’s available before you get serious. Take note of how long homes are listed before a contract is pending. You might also want to look at recently sold listings online to get a sense of how much homes are really going for compared to their listing prices.

Holding out for “the one” may not be an option in a hot market. It may be smarter to approach home shopping by thinking about ways you could make a “good enough” home work. Flexible expectations can give you more options in a hot real estate market. “People say, ‘I want to be in this neighborhood,’” and we have to say that’s great, but we have two weeks’ worth of supply,” Landels said. If there aren’t many properties available that fit your criteria, you may need to find aspects where you can compromise. Think about what’s most important to you now, and if you see this as your potential forever home. Maybe a third bedroom can be a home office for now, and a nursery later when you’ve got a little one. Have your financing lined up Compare mortgage interest rates from several lenders, and get a mortgage preapproval from two or three lenders. Official loan estimates will help you compare interest rates and costs to find the best deal.

Find a good real estate agent You want someone who’ll alert you to listings as soon as they hit the market, if not before. Also, a good agent will know how to make your offer stand out. “I was a brand-new agent at one time in my career, too,” Landels said, “but in a market like this, there is no margin for error.” If you’re thinking about hiring a newer agent, he recommends choosing someone who works closely with a more established broker. Interview more than one agent, and don’t hesitate to ask for (and actually check out) references from recent clients.

Offer a can't miss closing Especially if you’re competing with cash offers, you’ll want to show sellers that you can definitely close the deal. A preapproval gives you a leg up here because it demonstrates that lenders find you creditworthy. Making a larger down payment can also be enticing to sellers. —HomeWise

But these improvements aren’t made overnight, and the seasons play a key role in what you plan and went. You’ll want to time certain plantings based on when they’ll thrive, keeping in mind that some months in summer and winter are simply too harsh for young plants to take root. Pay attention to whether they’ll receive full sun or not, as well. Start by cleaning up the yard, removing clutter, weeds, branches and other excess items, then begin designing your new space.
