Existing-Home Sales Surge 6.7% in January WASHINGTON — Existing-home sales rose in January, making a notable move upward following a previous month where sales declined, according to the National Association of Realtors®. On a month-over-month basis, each of the four major U.S. regions experienced an increase in sales in January. However, yearover-year, activity was mixed as two regions reported sagging sales, another watched sales increase and a fourth region remained flat. Total existing-home sales, https://www.nar. realtor/existing-home-sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, climbed 6.7% from December to a seasonally adjusted annual rate of 6.50 million in January. Year-over-year, sales fell 2.3% (6.65 million in January 2021). "Buyers were likely anticipating further rate increases and locking-in at the low rates, and investors added to overall demand with allcash offers," said Lawrence Yun, NAR's chief economist. "Consequently, housing prices continue to move solidly higher." Total housing inventory at the end of January amounted to 860,000 units, down 2.3% from December and down 16.5% from one year ago (1.03 million). Unsold inventory sits

at a 1.6-month supply at the current sales pace, down from 1.7 months in December and from 1.9 months in January 2021. According to Yun, homes priced at $500,000 and below are disappearing, while supply has risen at the higher price range. He noted that such increases will continue to shift the mix of buyers toward high-income consumers. "There are more listings at the upper end – homes priced above $500,000 – compared to a year ago, which should lead to less hurried decisions by some buyers," Yun added. "Clearly, more supply is needed at the lower-end of the market in order to achieve more equitable distribution of housing wealth." The median existing-home price for all housing types in January was $350,300, up 15.4% from January 2021 ($303,600), as prices rose in each region. This marks 119 consecutive months of year-over-year increases, the longest-running streak on record. Properties typically remained on the market for 19 days in January, equal to days for December, and down from 21 days in January 2021. Seventy-nine percent of homes sold in January 2022 were on the market for less than a month. —The National Association of Realtors

Selling your home can feel overwhelming, whether you’ve done it many times before or find yourself moving for the first time. There is a complicated process of paperwork, to say nothing of packing up everything you own. Here’s a step-by-step guide to get ready:
Get an agent You’ll have to find the right person to market and showcase your property, and that might take a while depending on your familiarity with the local business community. They are critical figures, in particular for first-time sellers, since they’ll bring a wealth of expertise in what’s selling right now, competitive pricing, all of the required signatures and disclosures, even local lenders and inspectors. They can also help you set a timeline for when you’ll move out. Talk to your neighbors and check out online reviews, if you’re unsure of who to hire.
Create a budget Decide how much you’re asking for in order to sell your home, based on a variety of metrics including how much you paid, how much equity you have in the home, and what homes of similar age and size are selling for in your market. Consider creating a second price point for any additional items the seller may be interested in, including furniture and accessories. You can then more comfortably set a price range for your next home purchase. Keep in mind that there are often extra expenses along the way, including movers and inspections.

Homeowners have gotten in the habit of changing their fire detector batteries and air conditioner filters. Smoke detectors themselves should be replaced every 10 years, according to the National Fire Protection Association, since they tend to lose sensitivity. But many other critical items in your home require scheduled maintenance, as well. Here’s a look.
First-aid kits We all tend to put together a firstaid kit, store it away and forget about it. Then something happens, like a sliced finger or oven burn while cooking, and you remember how long it’s been since you reviewed the contents. Check in on your first-aid kit annually to make sure it’s fully stocked and ready for action. Summer is a great time for this regular inspection, since that’s when we’re most active — and most likely to have a minor accident.
Water filters We often overlook the filter in our refrigerator’s water dispenser, since it’s tucked away inside the appliance. But bacteria, bits of captured trash and excess chemicals can build up in there. Experts recommend replacing these filters once every six months. Reminders attached to the refrigerator door with a magnet can help keep you on schedule.
Sponges Most people tend to be very contentious about cleanliness in the kitchen and bathroom, much more than the other rooms in your home. Yet spong-
es, a key tool in cleaning, are often too often ignored. Since they’re used for cleaning, and so often damp, sponges provide an easy breeding ground for bacteria. Keep a stockpile, or consider sanitizing them with white vinegar or in the dishwasher.
Fire extinguishers Every home should keep at least one fire extinguisher on hand — especially if the property includes a gas stove or a wood-burning fireplace. Modern-era fire extinguishers are rechargeable, but still have a limited lifetime. Check the tag for an expiration date, and make a note with information on when this issue needs to be addressed. Monitor pressure gauges more regularly to make sure they’re in working order.
Dehumidifiers Dehumidifiers play a key role in keeping things like mold at bay, and can be particularly helpful for those who suffer from breathing problems. Home trends for 2022 REAL ESTATE 101
As a global pandemic continues, the top design trends have remained focused on comfort and ease of living. At the same time, the hottest color choices are softer, earthier.
For many, our homes aren’t just a refuge for the last third of our day anymore. They’ve become the principal setting for life, both in terms of play and work. That’s led many to shades of brown, leathers, terracotta, and gently shaped accent pieces — all of which are, above all, warm and pleasing. Curved forms, both in furniture and architecture, create a more inviting atmosphere — while also recalling the outdoors. At the same time, functionality remains front of mind. The more time we spend at home, the more every element has to work in concert, and with purpose. So, domestic tech is hot, while the all-white look of the recent past is not. It’s simply too cold, too minimalistic and too prone to stain. Besides, browns have never been more exciting. Throw pillows, comforters, rugs, towels and linens are re-emerging in burnt umber, caramel, cognac and — the trendiest of them all for 2022 — chocolate brown. The key is not to pair these colors with tired ’70-era relics like orange (in particular shag carpeting!), but instead work with shades and hues. Extend this
look all the way to the floor by experimenting with patterned jute, abaca and rush matting. More rooms are pulling double duty, as the farmhouse dinner table now serves as a conference room, or the guest room becomes a Zoom studio. Functionality is key, but all of this time spent indoors has some seeking to reconnect with nature — and 2022’s design trends reflect that, too. Stoneware, wood, travertine and terracotta will find a place not just on countertops and backsplashes, but also in decorative objects. Plaster wall finishes are still in vogue, but with a more lived-in or antiqued look. These raw, imperfect surfaces add visual intrigue to any home, and a little soul by mimicking the ambiance and calm of nature. Larger indoor plants are also part of this trend, up to an including Southern magnolias and black-olive trees. Clay pots complete things, celebrating both earth and art. Accent pieces for the soil might include a touch of magic or whimsy, like exotic stones, mushroom ceramics, or sparkling crystals. —HomeWise
