National pending home sales ease 2.2 percent in November • Contract signings fell 2.2 percent in November, a reversal of last month's increase. • Compared to the prior month, contract signings dropped in all regions. • Compared to one year ago, contract signings were 2.7 percent lower. WASHINGTON — Pending home sales slipped in November, receding slightly after a previous month of gains, according to the National Association of Realtors. Each of the four major U.S. regions witnessed contract transactions decline month-over-month. Year-over-year activity mostly retreated too, as three regions reported drops and only the Midwest saw an increase. The Pending Home Sales Index (PHSI), a forward-looking indicator of home sales based on contract signings, fell 2.2. percent to 122.4 in November. Year-over-year, signings slid 2.7 percent. An index of 100 is equal to the level of contract activity in 2001. "There was less pending home sales action this time around, which I would ascribe to low housing supply, but also to buyers being hesitant about home prices," said Lawrence Yun, NAR's chief economist. "While I expect neither a price reduction, nor another year of record-pace price gains, the market will see more inventory in 2022 and that will help some consumers with affordability." Yun notes that housing demand continues to be high, explaining that homes placed on the market for sale go from "listed status" to "under contract" in approximately 18 days.

"Buyer competition alone is unrelenting, but home seekers have also had to contend with the negative impacts of supply chain disruptions and labor shortages this year," he said. "These aspects, along with the exorbitant prices and a lack of available homes, have created a much tougher buying season." Yun adds that a countrywide surge of the omicron variant poses a risk to the housing market's performance, as buyers and sellers are sidelined, and home construction is delayed. Realtor.com's Hottest Housing Markets most recent data showed that out of the largest 40 metros, the most improved markets over the past year were Orlando-Kissimmee-Sanford, Fla.; Tampa-St. Petersburg, Fla.; Dallas-Fort Worth-Arlington, Texas; Jacksonville, Fla.; and Denver-Aurora-Lakewood, Colo.

November pending home sales regional breakdown Month-over-month, the Northeast PHSI declined 0.1 percent to 99.4 in November, an 8.5 percent drop from a year ago. In the Midwest, the index fell 6.3 percent to 116.8 last month, up 0.2 percent from November 2020. Pending home sales transactions in the South ticked down 0.7 percent to an index of 148.2 in November, down 1.3 percent from November 2020. The index in the West slipped 2.2 percent in November to 105.5, down 4.6 percent from a year prior. —The National Association of Realtors

Pros You are at the center of attention Along with fewer homes for sale comes the fact that your real estate agent will have a smaller portfolio in the winter, meaning they can spend more time and energy marketing your property. Realtor.com says that community real estate agents are the experts in knowing what buyers (and sellers!) want in your area. They track trends and know what sells fastest and for what price point. The site recommends finding a reputable agent by asking friends and family for recommendations, looking for real estate signs in your area, attending open houses and meeting agents, and calling brokerages around your home. Limited inventory Because fewer people sell in winter, that means less competition for your home and buyers are even more limited than they already are in this market. With fewer homes for sale, it makes it easier for your home to stand out amidst the competition. Buyers that are looking for a home during the winter months are also typically more motivated to buy. These are people that mean business, not just nosy neighbors who suddenly decide to jump into the real estate market. Real Estate trends to watch this year FORECAST

Low interest rates designed to prop up the economy amid the COVID-19 pandemic are starting to inch up again, along with concerns of inflation. This means that 2022 may cool off the white-hot housing market just a little, but demand will still outpace supply. Keep reading more insights about the real estate market in 2022 from the Motley Fool. Rates going up Economists say the Fed will have to respond to rising inflation, which recently clocked in at close to 7 percent in November, the highest rate since 1982. As the economy recovers from the pandemic, the Fed will taper off purchases of assets intended to stimulate the economy. Borrowing rates will rise more than previously thought; Bank of America predicts two rate hikes in 2022 and three more in 2023 and 2024. Mortgage rates will average 3.3 percent for well-qualified buyers in 2022, Fannie Mae forecasts, and the Mortgage Bankers Association is predicting a 4 percent rate on 30-year fixed loans. Originations going down The rise in rates mean mortgage lenders will see an inevitable slump in business. The MBA says total loan originations will drop 33 percent next year from 2021, mainly targeting refinances, which the association says will decline 62 percent as rates continue to go up.

Homebuilders still booming Despite rising rates, home supply still won’t be able to catch demand. Goldman Sachs tells the Motley Fool that the housing shortage might last the longest of all the shortages affecting the U.S. as the market struggles to recover from the lowest supply of available houses since the 1970s. An expected deregulation of land usage should help boost construction activity and push net supply up 1.4 million units, but the market will remain held back by supply constraints and labor shortages. More than 55 percent of homebuilders surveyed by the National Association of Home Builders said that they had trouble finding labor in 2021, while 90 percent of remodelers reported a shortage of subcontractors. Supply chain problems will continue to plague builders as well. NAHB says October 2021 already saw a decline in housing starts. During that month, more than 150,000 homes that were authorized to be constructed were unable to be built because of material shortages.

Home prices inch up Home prices won’t rocket any more, but they won’t fall, either, experts say. From August 2020 to August 2021, home prices rose nearly 20 percent, a record increase. Demand will still push prices, but not at the same rate. Goldman Sachs forecasts a price increase of 16 percent from October 2021 to December 2022, while Fannie Mae and Freddie Mac are more conservative, predicting price increase of less than 10 percent. MBA goes farther and predicts a decline in prices of nearly 3 percent. —HomeWise

Real Estate Forecast 2022 ECONOMICS

Realtor.com recently released its 2022 Housing Forecast, predicting a whirlwind year ahead in real estate. Here are some key takeaways from the report. • Americans will have a better chance to find a home in 2022, but will face a competitive seller’s market as first-time buyer demand outmatches the inventory recovery. • With listing prices, rents and mortgage rates all expected to climb while incomes rise, 2022 will present a mixed bag of housing affordability challenges and opportunities. • More sellers are expected to enter the market as buyer competition remains fierce, we anticipate strong home sales growth. • Affordability will increasingly be a challenge as interest rates and prices rise, but remote work may expand search areas and enable younger buyers to find their first homes sooner than they might have otherwise.

Home sales On the selling side, the experts at Realtor.com expect to see continued sales growth in 2022 of 6.6 percent, with 16year highs for sales nationwide. Demand for homes among millennials aged 26 to 35 will continue to remain strong. Along with a growing economy and low unemployment, Americans are poised to earn more, allowing for sustained sales even in the face of higher interest rates.

Home prices Along with strong demand comes higher prices for homes, continuing a decade-long streak of year-over-year price increases. In the post-recession years since 2013, the market had seen consistent double-digit growth, eventually settling into more modest 4 percent to 7 percent growth more recently. But the pandemic sparked a home-buying frenzy, igniting another streak of double-digit growth in 2020.
