ORHS quarterback Justin Lamson keeps the ball himself in the Division 1 Sac-Joaquin Section finals against Monterey Trail at Hughes Stadium in December. Lamson had three rushing touchdowns in the Trojans’ 35-27 win.

Sought-after ORHS quarterback chooses Syracuse University Thomas Frey Staff writer After throwing for 3,114 yards in his first year as Oak Ridge High School quarterback in 2019, Justin Lamson has committed to continue his football career at Syracuse University. Lamson, who is headed into his senior year at Oak Ridge, announced through a video on Twitter that he will make Syracuse his next home. “I know they’re going to throw the ball a lot,” Lamson told 247Sports June 22. “Coach (Sterlin) Gilbert said the offense is going to be ‘no huddle, no mercy’ with the goal of getting as many plays in as possible to wear down the other team. I had a 20-minute FaceTime call with coach (Dino) Babers on my drive out there and he’s a funny guy and someone I think would be fun to play for.”

Syracuse head coach Babers and offensive coordinator/quarterbacks coach Gilbert have used quarterbacks in Lamson’s 210-pound, 6-feet 3-inch mold their entire coaching careers. In 2012 and 2013 Babers and Gilbert held the same titles at Eastern Illinois University where they coached Jimmy Garoppolo into a second-round NFL draft pick and current starting quarterback of the defending NFC champion San Francisco 49ers. In fact, Lamson is very similar to Eric Dungey, who was the quarterback for the Orange from 2014-18 and threw for more than 9,000 yards and ran for almost 2,000 during his college career where Syracuse played in the 2018 Camping World Bowl. Just like Dungey, they are similar sized and, n

Former El Dorado Hills Community Services District Director Billy Vandegrift received a special honor last month. Windsor Point Park was dedicated to El Dorado Hills resident and community advocate. “As longtime residents of this community, Sue, Kim and I are beyond grateful to leaders like Billy Vandegrift, who work to make El Dorado Hills such a special place to raise our children. We are appreciative to the CSD directors for approving this special recognition of him,” said El Dorado Hills resident Heidi Hannaman. Hannaman, along with Sue Parker and Kim White, championed the park’s dedication to Vandegrift, who worked to make the recreation site a reality. A plaque was installed June 18. CRIB NOTES by Julie Samrick

Lessons from first jobs

B

efore I was old enough to drive I babysat and then answered the phone at my mom’s real estate office on Saturday mornings. By the time I was 16 I segued to working in the restaurant industry, which is where I stayed through college. I was lucky enough to find a coffee shop inside a mall where I could wait tables, which meant lucrative tips, while still in high school. Waiting tables was one of the hardest jobs I’ve ever had and I learned so much — lessons I must’ve imparted to my kids because now they all say they want to wait tables as soon as they can. My husband always had parttime jobs through college too. At 15 he pumped gas at his neighborhood, full-serve gas station. He also worked at Baskin-Robbins, a pizza place and then his college bookstore. Since they were little, my kids have talked about where they would like to work around town once they are old enough. When they were really little it was always a place that would directly benefit them — selling frozen yogurt, cupcakes, etc. When my oldest child was weeks from turning 16 he was eager to get a part-time job locked down. I drove with him to a restaurant where he hoped to bus tables. I peppered him with the same advice my parents gave me: “When you turn in the application ask for the manager the most important. He was back at the car quickly. “They don’t do it that way anymore, he told me. “I have to apply online. Many things have changed in 30 years, but now that

he’s been working for nearly two years at a local sandwich shop I realize how much is still the same when it comes to kids working. They get valuable life experience that can’t be taught any other way, not by parents and not in a textbook. In her child-rearing book “The Blessing of a B Minus,â€? Wendy Mogel argues why paying jobs are one of the best ways to teach teens respect, self-discipline, maturity and integrity. I agree and am seeing this in action. In two years my son has learned about responsibility — locking up, training new team members — and he’s learned about what good customer service means. He has had to think quickly to make situations right. I remember his exhaustion one night last fall during the power outages when he trained a new employee on the same night that “all of El Dorado Hillsâ€? came in to make orders. Another mother of a teen shared how amazed she was when her son started wiping down the kitchen counters at home soon after working at a pizza place. I felt like her when we went out to ice cream with my sister’s family last summer. There were 10 of us. Just as we were walking in, my working son was the one to realize they were going to close in 10 minutes. “Don’t be that guy,â€? he said to us. “They’re getting ready to close.â€? It’s nice to see his job has even taught him to be more compassionate. Now that my second child is newly 16 he is looking for a part-time job. “What if he gets a job in Folsom?â€? â–

ASK A CARE MANAGER by Carol Heape

Do I have to stay?

H

ere we are officially in summer, still in a pandemic with numbers rising instead of falling while too many older adults are still trying to understand why they’re still confined within nursing homes and assisted living facilities. The rules vary from location to location, state to state and are stated as “recommendations or in stronger terms of “have to but in reality the restrictive confinements are still in place. Residents wanting to get outside or even leave for a day risk the real possibility of not being let back in. I talked about whether to go into nursing home or assisted living placement in the last article. It now has been almost four months since some older adults were literally sent to their rooms and told to stay there. I can’t even imagine how that must feel. How much television can you watch? If the window doesn’t open, how is it to not be able to hear birds, breathe fresh air, feel the sunshine? A random call last week came in from a woman who said she was in a nursing home and wanted to go home. She had gone in for rehabilitation after a hip replacement. COVID19 hit, shelter-in-place orders were instituted and now, all this time later, she’s ready to go home. Her adult children have power of attorney and the nursing home won’t even talk to her about the situation. She has a home to go to and feels ready to leave. The caller was not known to me but after a lengthy conversation, I referred her to the long-term care ombudsman to help sort it out. Why? Depending on how the power of attorney is written and in what state, if a person is competent to make

their own decisions that overrides the kids wanting Mom to stay in the nursing home. The caller told me the kids (that she can talk to but can’t see) told her she was staying permanently. At least that was her interpretation. I told her to talk with the LTC ombudsman, a state-mandated, trained volunteer advocate who can work with the client, her family and the facility. Sometimes it just takes sitting down with all the concerned parties to understand the worries and find a workable solution. I’m hopeful that will be the case for her. With 40% to 60% of all deaths nationwide occurring in skilled nursing homes, it is understandable that a resident would be scared of catching the coronavirus, having to remain in a facility where there are cases, not getting good information from the facility about risks and, of course, dying in there. I’m sure the protests around the country didn’t escape your attention. I don’t condone violence of any kind but as a product of the 1960s I believe a peaceful protest can be effective. If you are reading this and reside in such a setting and are tired of being confined to your room for weeks or you’re a family member who is tired, disgusted and worried about your loved one I would strongly suggest you speak out to anyone and everyone who will listen. Non-action after all this time is not acceptable. As a resident of a skilled nursing facility or an assisted living facility where the administration is setting the rules, know the resident/patient has rights. â–

LETTERS TO THE EDITOR Voices from the future EDITOR: udos to El Dorado Hills Rolling Hills Middle School teacher, Ms. Jodi Roberts, for her innovative and novel way to have her students “predict their future. She had her students write a letter to themselves in middle school that she would mail back to them after they graduated from high school. Many of the students really enjoyed receiving their own “predictions — compared to the actual situation of their lives now. What an eye-opening exercise for those young men and women who anticipated how much “bigger and grander their futures should be than what they expect. The reality of what dreams are made of will not always assuage with the truth. Ms. Roberts has created a lasting and endearing memory for each and every one of them that they can either savor or dismiss; it’s their choice as adults. But a “major thanks to an excellent teacher who knew “how to make a difference. Thank you for a fantastic job. HUGH W. BACA El Dorado Hills

EID: Uncaring and insensitive EDITOR: l Dorado Irrigation District Directors Michael Raffety (Placerville), George Osborne (Camino), Lori Anzini (Cameron Park) and Pat Dwyer (Logtown) recently voted to

E

increase EID’s debt by $70 million to near record levels. Now at $370 million, that’s approximately $10,000 per family — all on our backs. With 40-plus million folks unemployed, what are they thinking? Last month, led by Raffety’s motion and seconded by Osborne, these same directors approved EID’s in-house Cost of Services Analysis, clearing the way for EID to raise single-family residential water rates (commodity) 17% next year, 42% over five years and up to 90% for agriculture. Only director Alan Day (El Dorado Hills) voted “no on both of these items. Maybe EID General Manager Jim Abercrombie can afford these rate increases, at $300,000-plus per year in salary and benefits, but what about the person living on Social Security, minimum wage or recently unemployed? Making this even worse is the fact that Raffety pledged to “avoid adding to the debt and to “balance the budget without exceeding the inflation index in his March 25, 2016, election campaign article in the Mountain Democrat entitled “Raffety in Nov. EID race. It’s time to vote out the incumbents Michael Raffety and George Osborne in this year’s November 2020 election. EID and its board are truly uncaring and insensitive. Ways to protest are to: • Ask for a written copy of the current procedures in place for the facility to be emailed or mailed to you, the resident or the power of attorney. It may be called Resident/Patient Bill of Rights. • If there are restrictions in place, ask for a timeline for when to expect the restrictions will be lifted. • Request in writing how the administration/staff are personally caring for the resident i.e., Are hands-on showers happening? How often? Is the resident being fed (if needed)? How many meals per day? • Are residents/clients being weighed to assess weight gain/loss?

• If detained in their room, what activities are offered/given to each resident? How often? • What kind of interaction is available to the resident/patient? By whom? How often? • What is the protocol when a family member/close friend comes to visit? See the person? Talk over the phone? At the window? • What health protocols are in place to test staff coming in to care for residents? Are residents tested? If testing positive, what is the protocol to protect other residents and staff? I would ask questions in writing and request a response within the week. Depending on the answers and the

★ Helping Build El Dorado County Since 1977 ★

Placerville Glass Inc.

critical nature of the situation, remember someone is paying the bill for the person in the facility. If you are the one responsible, take your time in paying it. You are beginning to protest. Whenever possible, visit in person. Call the facility and make an appointment if you have to and tell them your intent is to see the resident/patient. They can bring the person to a window or a doorway so you can see the person and have a conversation. Set up a schedule — i.e., once a week — and tell the facility, “I’ll be back next Wednesday at 10 a.m.” Send them a reminder on Tuesday. Your firm, gentle push is a way to protest the treatment of your loved one. Take something to give to the person — flowers, fresh fruit that can be washed, a recent photo or a new magazine. Put their name on whatever you bring. Get other family members involved so you’re a consistent presence. What do you do if the facility is not responsive? Give them time to respond. Perhaps remind them a second time of your questions. If they still do not respond, call and leave a message for the facility administrator or director of nurses. Now you’ve written, called several times but nothing. It’s time to contact the county’s LTS ombudsman. These trained volunteers are not being allowed in facilities either but can help you get action from the administration. Tell the ombudsman the name of the facility, the resident’s name, your relationship, your concerns and what you’d like to see happen. Ask when you’ll hear back from them and wait and see what they can do.

If you continue to have problems or a non-response, a call to the county’s Adult Protective Services could help. Do not pay the bill but send a letter to the bookkeeper of the facility stating your case and including your questions. You’ve written asking questions about the resident and the facility. You’ve not gotten any response. How do you know the person hasn’t died and the facility is continuing to bill for a dead person? Tell them once you receive a response, you’ll pay the bill. If the person is on Medi-Cal, your options are a bit more limited. However, you can write the MediCal unit of California Department of Health Care Services and the state LTC ombudsman detailing the situation. I would also copy your legislator and the county Board of Supervisors. This is a different type of protest. You could make a sign and stand outside of the facility with it saying in large letters “I WANT TO SEE MY MOM!” That is absolutely a protest and would probably garner some media attention. If you are “inside,” remember it is not a prison. Even prisoners are allowed time in the yard each day. You can write a statement, give it to the administrator and notify the media via mail or email to register your protest. Stand up and be heard. It’s time, don’t you think? Carol S. Oak Ridge quarterback Justin Lamson announced he will continue his football career at Syracuse University Friday. Lamson has shown he is capable of not only throwing the football, but also running the ball.

Lamson when the time calls for it, Lamson has a natural instinct to evade defenders and run the football just like Dungey. In the 2019 Division 1 Sac-Joaquin Section championship against Monterey Trail, Lamson kept the ball himself and had three rushing touchdowns. When Lamson arrives at Syracuse for the 2021 season, current Syracuse quarterback Tommy DeVito will be entering his redshirt senior season. The following season the starting quarterback job will be up for grabs. As of now Lamson will be competing for the starting job in 2022 with David Summers (ranked as the 1,090 best high school player in 2019 by 247Sports), Dillon Markiewicz (ranked 1,941 in 2020) and Jacobian Morgan (ranked 2,288 in 2020). Lamson is ranked as the 592nd best player in the county, according to 247Sports. Lamson had more than 10 offers, including the University of Louisville, University of Wyoming, California State University at San Jose and Syracuse. He joins a long list of Oak Ridge Trojans who have gone on to play college football, including Ian Book (University of Notre Dame), Ross Dwelley (University of San Diego, NFL), Austin Collie (Brigham Young University, NFL), Seyi Ajirotutu (California State University, Fresno, NFL) and Shane Steichen (University of Nevada, Las Vegas, and current offensive coordinator of the Los Angeles

Continued from A1 Chargers). At Syracuse, Lamson and the Orange football team play in the Carrier Dome, in which the basketball team also plays. Lamson will play under a roof where Patrick Ewing and Tom Brady have played as visitors and Carmelo Anthony and Donovan McNabb have played as hometown heroes. McNabb is just one of two quarterbacks from the Syracuse program to be drafted to the NFL, the other being Ryan Nassib. With Babers entering his fifth year at Syracuse, and Gilbert joining the Orange this season, they will continue to build a program that features a quarterback who isn’t afraid to run the football. While Lamson is at Syracuse the Orange won’t have any opponents on the West Coast, but he will get the opportunity to play against Clemson University, Virginia Polytechnic Institute, State University (Virginia Tech) and Florida State University in the Atlantic Coast Conference while having non-conference games scheduled against Notre Dame, University of Connecticut, Rutgers University, Purdue University and the United States Military Academy (Army). For now Lamson is preparing for his senior season before he joins his father Jeff (Washington State University) and brother Colton (University of California at Davis) as members of the Lamson family to don a college football uniform.

Continued from A3 friends working around town now at Safeway, at Target, etc. Plans may have stalled for just about everything else during this pandemic, but part-time jobs continue to be a rite of passage that I’m happy to see. ORHS alum earns fellowship to study tissue engineering Sel Richard Staff writer

“G

rowing up I wasn’t very good at school, I guess would be the nicest way to put it,” admitted NSF Graduate Research Fellowship Program recipient and El Dorado Hills native LeeAnn Hold. A biological engineering major, the 25-year-old is the lone undergraduate out of four University of Idaho

recipients to win this coveted prize. Out of last year’s total 12,000 applicants, only 16 percent received awards. “Specifically, I am looking at the AKT cell signaling pathway and how inhibition affects the production and regulation of matrix metalloproteinases, a collagenase that was proven to be up-regulated in embryonic tendon formation and could play a role in wound healing,” Hold

said, summing up her explorations. What? It’s hard to believe that Hold, whose scientific jargon rolls off her tongue as easily as most might expound on a summer vacation, once struggled in academics. Having spent her childhood in El Dorado Hills, she attended Jackson Elementary, Marina Village Middle School and Oak Ridge High School before entering

Oak Ridge alum LeeAnn Hold confessed she barely graduated high school. She’s now going for her Ph.D. and working on research titled “Tuning Collagen Gels to Promote Stem Cell Differentiation for Tendon Tissue Engineering.” proposal is titled “Tuning Collagen Gels to Promote Stem Cell Differentiation for Tendon Tissue Engineering.” The fellowship grants her a three-year annual stipend of $34,000 along with a $12,000 cost of education allowance for tuition, fees and research. Hold will use the grant to pursue a Ph.D. at the University of Michigan in molecular and integrative physiology. With the grant, Hold hopes to make significant strides in tenogenesis, the development of tendon tissue from stem cells. “We’re trying to create the perfect cocktail for getting these stem cells to turn into tendon cells,” she explained. “It’s all about making these cells feel like they’re in a normal environment. We’re creating a blueprint for creating a tendon in a dish.” Hold’s cutting-edge research will allow the cells to develop in a three dimensional environment, a process she describes as scaffolding. “The matrix in your body is 3-dimensional. Cells are embedded in a 3D matrix and they respond to forces from all directions. In 2D we lose one complete side to

what the cells would be exposed to in the body.” Hold and her husband recently graduated from the University of Idaho. And as if going on to pursue a doctorate wasn’t enough, Hold just welcomed their baby boy Bardock this past January. “I had him on the first day of the semester. It’s been pretty crazy, with trying to learn to be parents while also finishing up our degrees,” she confessed. When she does have time to relax, Hold enjoys watching Miyazaki anime films or playing Dragon Ball card games and Nintendo Super Smash with her husband. “We’re pretty much inside nerds,” she said, laughing. If the weather cooperates, they jump at the chance to walk their dogs Watson and Tanto. And no dining hall dorm fare for these undergrads. “We really like to cook together,” she revealed. “Our favorite thing to make is braised lamb shanks.” Meanwhile, tendonitis sufferers await a breakthrough from this Oak Ridge alum as she reflects on her journey. “I never thought I would be taking this path when I basically failed math in high school.”

the Navy as an electronics technician. “Learning discipline and how to utilize time management made college so much easier,” Hold said of her three years in the military. “Nothing in college is as hard as working on a ship.” While working on surface search and navigation radars, she endured one deployment to Somalia. “It was pretty terrible,” she said of those nine months. She credits her Navy experience with much of her maturation since high school. “I barely even got accepted to college with my GPA leaving Oak Ridge. Actually, I barely graduated,” Hold shared, describing how her guidance counselor sought out the easiest classes so she could obtain her diploma. “If I had to tell my high school-self anything, it would be to take it easy on yourself. You don’t have to have everything figured out right then.” While at Oak Ridge, Hold ran cross-country under the coaching of Rob Fairley. “He made a big impact on my life,” she said of his influence. Tragically, Hold suffered a torn ACL and was unable to continue competing. “I had a couple of offers lined up and it kind of threw a wrench in all my plans.” That injury, in addition to a torn rotator cuff from a workout accident from her Navy days, helped inspire Hold’s research today. Although originally interested in nursing, a one-week stint in caregiving had her looking elsewhere. Hold’s husband Stephen Flowers, whom she met in the Navy, convinced her to try biological engineering. “It was a new field. It integrated engineering and biology, which seemed really interesting,” she said. Shortly after, she met Dr. Nathan Schiele who showed her his work in tendon tissue engineering. “Dr. Schiele taught me everything I know in the lab,” Hold said about her mentor who helped develop her research proposals. “He is just incredibly supportive. I definitely couldn’t have done this without him. He was a big part of this.” Hold’s research

This year the graduation ceremony was held at the War Memorial Monument where the names of the cadets and graduates who died during World War II are remembered. “Just as the war memorial holds 210 names, you are 210 strong … You each carry the name of one of the 210 listed on the war memorial,” noted Superintendent RADM Jack Buono. “By pausing … and rendering a salute in honor of their sacrifices, you honor them and their memory.” Dedicated during WWII, USMMA has since served the nation in both peace and war. Total existing-home sales, nar.realtor/existinghome-sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, slumped 9.7% from April to a seasonally-adjusted annual rate of 3.91 million in May. Overall, sales fell year-over-year, down 26.6% from a year ago (5.33 million in May 2019). “Sales completed in May reflect contract signings in March and April – during the strictest times of the pandemic lockdown and hence the cyclical low point,” said Lawrence Yun, NAR’s chief economist. “Home sales will surely rise in the upcoming months with the economy reopening, and could even surpass one-year-ago figures in the second half of the year.” The median existinghome price for all housing types in May was $284,600, up 2.3% from May 2019 ($278,200), as prices increased in every region. May’s national price increase marks 99 straight months of yearover-year gains. Total housing inventory at the end of May totaled 1.55 million units, up 6.2% from April, and down 18.8% from one year ago (1.91 million). Unsold inventory sits at a 4.8-month supply at the current sales pace, up from 4.0 months in April and up from the 4.3month figure recorded in May 2019. “New home construction needs to robustly ramp up in order to meet rising housing demand,” Yun said. “Otherwise, home prices will rise too fast and hinder first-time buyers, even at a time of record-low mortgage rates.” Properties typically remained on the market for 26 days in May, seasonally down from 27 days in April, but equal to 26 days in May 2019. Fifty-eight percent of homes sold in May 2020 were on the market for less than a month. First-time buyers were responsible for 34% of sales in May, down from 36% in April 2020 and up from 32% in May 2019. NAR’s 2019 Profile of Home Buyers and Sellers — released in late 2019 — revealed that the annual share of first-time buyers was 33%.

FIXED RATE LOANS

Individual investors or second-home buyers, who account for many cash sales, purchased 14% of homes in May, up from 10% in April 2020 and from 13% in May 2019. All-cash sales accounted for 17% of transactions in May, up from 15% in April 2020 and down from 19% in May 2019. Distressed sales – foreclosures and short sales — represented 3% of sales in May, about even with April but up from 2% in May 2019. “Although the real estate industry faced some very challenging circumstances over the last several months, we’re seeing signs of improvement and growth, and I’m hopeful the worst is behind us,” said NAR President Vince Malta, broker at Malta & Co. Inc. in San Francisco. “NAR, along with our partners and 1.4 million members, are already working to reignite America’s real estate industry, which will be a key driver in our nation’s economic recovery.” According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage decreased to

3.23% in May, down from 3.31% in April. The average commitment rate across all of 2019 was 3.94%.

Single-family and condo/co-op sales Single-family home sales sat at a seasonallyadjusted annual rate of 3.57 million in May, down 9.4% from 3.94 million in April, and down 24.8% from one year ago. The median existing single-family home price was $287,700 in May, up 2.4% from May 2019. Existing condominium and co-op sales were recorded at a seasonally adjusted annual rate of 340,000 units in May, down 12.8% from April and down 41.4% from a year ago. The median existing condo price was $252,300 in May, a decrease of 1.6% from a year ago. “Relatively better performance of single-family homes in relation to multifamily condominium properties clearly suggest migration from the city centers to the suburbs,” Yun said. “After witnessing several consecutive years of urban revival, the new trend looks to be in the suburbs as more companies allow greater flexibility to work from home.” This relocating trend can be examined further in the buying behaviors of millennials, outlined in a recent NAR report identifying the top 10 markets with opportunities for millennial homebuyers. Among other factors, the report analyzes current housing affordability and job market conditions for millennials during the pandemic. The markets — listed

in alphabetical order — are Austin-Round Rock, Texas; Dallas-Fort Worth-Arlington, Texas; Des Moines-West Des Moines, Iowa; DurhamChapel Hill-Raleigh, N.C.; Houston-The Woodlands, Texas; Indianapolis-CarmelAnderson, Ind.; Omaha, Nebraska/Council Bluffs, Iowa; PhoenixMesa-Scottsdale, Ariz.; Portland, Oregon/ Vancouver, Wash.; and Salt Lake City, Utah.

Regional breakdown As was the case for the month prior, sales for May decreased in every region from the previous month’s levels. Median home prices grew in three of the four major regions from one year ago, falling marginally in the West. May 2020 existinghome sales in the Northeast fell 13.0%, recording an annual rate of 470,000, a 29.9% decrease from a year ago. The median price in the Northeast was $327,900, up 7.8% from May 2019. Existing-home sales decreased 10.0% in the Midwest to an annual rate of 990,000 in May, down 20.2% from a year ago. The median price in the Midwest was $227,400, a 3.0% increase from May 2019. Existing-home sales in the South dropped 8.0% to an annual rate of 1.73 million in May, down 25.1% from the same time one year ago. The median price in the South was $247,400, a 2.1% increase from a year ago. Existing-home sales in the West fell 11.1% to an annual rate of 720,000 in May, a 35.1% decline from a year ago. The median price in the West was $408,400, down 0.2% from May 2019.

In a further sign that the housing market is rebounding from the COVID19 pandemic, sales of newly built, single-family homes rose 16.6 percent to a seasonally adjusted annual rate of 676,000 units in May from a downwardly revised reading in April, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The May rate is 12.7 percent higher than the May 2019 pace. “The May sales numbers are in line with rising builder sentiment,” said Chuck Fowke, chairman of the National Association of Home Builders and a custom home builder from Tampa, Fla. “With home building considered an essential business, this solid sales report is another indicator that housing is leading the economic recovery.” “In a sign of growing demand fueled in part by record low mortgage rates, builder price incentives eased in May and home prices registered an upturn,” said NAHB Chief Economist Robert

Dietz. “Sales are 1.9 percent higher on a year-to-date basis and our NAHB Home Building Geography Index points to construction gains in lower density markets like smaller metros and large metro exurbs in the months ahead.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the May reading of 676,000 units is the number of homes that would sell if this pace continued for the next 12 months. Inventory fell to a 5.6 months’ supply, with 318,000 new single-family homes for sale, 16.4 percent lower than May 2019. Of that total, just 76,000 are completed, ready to occupy. The median sales price was $317,900. The median price of a new home sale a year earlier was $312,700. Regionally, on a year-to-date basis new home sales were up in all four regions: 6.8 percent in the Northeast, 9.5 percent in the Midwest, 0.3 percent in the South, and 1.4 percent in the West.
