WELCOME

The past 30 years built our foundation – the next 30 will define our legacy.

4 McNab Yearbook

Now in our 30th year, it feels like the right moment to stop, take stock, and acknowledge just how far we’ve come. This yearbook captures a moment in time, a snapshot of our people, our projects, and the energy shaping our future. So much has happened, so quickly, and yet we’re only just getting started. This is also a milestone for me personally, going into my sixth year at McNab. Looking back on 2020 when I joined as CFO through to today, I’m incredibly proud of what we’ve built together. We’ve grown stronger, more connected, and more capable than ever before. We’ve invested in new ways of working, expanded into new businesses, and shaped what we now call McNab 2.0, a diversified, future-fit group of businesses. To everyone who has contributed to this journey – our people, partners, clients, subbies, consultants, investors and trusted advisors – thank you. Your trust, hard work and belief in what we’re building matters. It’s been a year where the pace has been high, the expectations even higher, but the results speak for themselves. Within these pages you’ll find stories and achievements from across the Group, from Construction (p 44) and McNab Building Services (p 40), to a standout year for Property (p 30), and the strongest year on record for Supplyhaus (see 14) across joinery, façades and steel. Add to that two significant additions to our business, BridgeFab and Powershift (p 28), and you’ll see how our integrated model is maturing into something unique in the industry. We’re not just expanding, we’re widening our capability, increasing control of outcomes, and moving toward a model that removes barriers and goes further for our clients. There’s been plenty of industry noise this year, chatter about labour shortages, slowed economies, rising complexity. While others were looking outward, we stayed focused inward – on capability, culture, delivery and momentum. We’ve kept building, kept showing up, kept pushing past what’s expected. We’ve chosen to move beyond the noise, beyond old limits, and create our own path forward. And that path is big. The pipeline we’re gearing up for over the next few years is one of scale and opportunity. Some of our upcoming landmark projects are previewed in this yearbook, and they represent more than workload, they represent belief in our future, confidence in our teams, and the strength of the relationships that have brought us here. Last year also marked our biggest VIP Night and McNab Meetup yet, events that reminded me once again how much talent, passion and pride sits across this business. If the last five years built the foundation, the next five will be about acceleration. I genuinely believe our best work is still ahead of us. We also received a number of awards and industry recognitions, including being named one of Australia’s Best Workplaces by Great Place to Work™. But as always, it’s not about trophies. Awards are a reflection of something deeper, the effort, commitment and integrity shown by our people every day. They tell the story of who we are, not what we collect. Thank you for being part of the McNab story – whether you’re a staff member, a partner, a client, an investor or someone reading this to understand who we are. I hope this publication gives you confidence and excitement for what’s ahead, because our future is bold, ambitious and built on strong relationships. So cheers to 30 years, and to everything that lies beyond.

FOUNDER FEATURE

FOUNDER FEATURE

Michael McNab: Cheers to 30 years of McNab Construction is a notoriously challenging industry – thin margins, high risks, multiple stakeholders, and constant uncertainty. For many, it’s a tough business. For Michael McNab, it was an opportunity. In 1996, when the Toowoomba subcontract company Michael worked for went into administration, he faced a simple choice: find another job or start his own business. Armed with determination, a few trusted colleagues, and a borrowed desk in his daughter’s bedroom, McNab Construction opened in March 1996. “I didn’t set out with a grand plan,” Michael recalls. “I just knew that if we focused on doing right by people, the rest would take care of itself.” From those humble beginnings – fixing units, fitting out a Blockbuster Video, and taking on a major job at Oakey Abattoir with a ute partly paid in petrol – McNab’s story became one defined by grit, loyalty, and long-term relationships. By year two, the team had delivered close to 30 projects, including the $3.7 million Chandler X-Site in Toowoomba – proof a small crew could take on big jobs.

A family business at heart The early years were far from glamorous. Cash flow was tight, Christmas parties were held at local pubs, and Michael’s family pitched in to keep costs down. That family spirit became the backbone of McNab’s culture. Many of those first employees are still here – loyalty forged in heat, mud, and long drives. As one team member put it, “If projects were slow, Michael found us something to do. That commitment created loyalty that’s still here.”

6 McNab Yearbook

Growing through relationships From Oakey Abattoir to Woolworths, universities to heritage hotels, McNab built its reputation one relationship at a time. Those partnerships – grounded in trust and performance – became the company’s greatest asset. Today, more than 85% of McNab’s work comes from repeat clients or referrals. Through the 2000s, McNab expanded into Brisbane and beyond. Growth brought challenges – the GFC, complex energy projects, and some tough resets. At times the company faced hard choices and projects that tested its resilience. But Michael’s philosophy held: relationships and values always first. As he likes to say, “If our clients aren’t proud to wear a McNab T-shirt on the weekend, we haven’t done our job properly.”

Lessons, legacy, and looking forward Thirty years on, McNab has delivered landmark projects across Queensland – education, healthcare, industrial, retirement living, social housing, and luxury residential. McNab has grown into a diversified group with specialist businesses in joinery, steel, façades, and equipment hire, all focused on certainty of delivery and quality. Safety, once casual in the industry’s early days, is now nonnegotiable, embedded through our Safety First, Quality Always mindset. Training has matured into structured cadetships, apprenticeships, and leadership pathways that grow the next generation. At the centre remains Michael’s original belief: relationships matter most.

Building the next 30 years As McNab marks its 30th year, the focus is forward. The vision is clear: enrich people’s lives by building the best relationships, embracing innovation, and delivering projects that stand the test of time. With Executive Chairman Michael McNab still deeply involved, and a team that has grown from a sparebedroom start-up to more than 750 people strong, the business has never lost sight of what made it successful in the first place.

“I didn’t set out with a grand plan – I focused on doing right by people.” Michael McNab, Founder and Executive Chairman

Recognising the benefits of controlling the entire supply process, we expanded in 2019 to include bespoke joinery alongside glazing. Leveraging our industrial expertise, we then turned to structural steel, successfully procuring and installing steel for a Frasers Property industrial warehouse in 2020. During the global supply disruptions caused by COVID-19, our ability to manage glazing, structural steel, and joinery in-house provided clients with added certainty and reliability.

Today, they are a powerhouse for precision, bespoke steel solutions, delivering major industrial projects for McNab-built developments while expanding their steel offering to external clients such as Newnham Scaffolding, Prekaro Projects and G&H Civil Contractors. Following the McNab Group’s recent acquisition of BridgeFab, the McNab Group can now provide a complete end-to-end steel supply solution, regardless of project size or complexity.

“Supplyhaus played a critical role in the success of delivering this project by managing the supply and installation of the structural steel. They were involved from the outset, carefully listening to our requirements and crafting custom structural steel designs that perfectly met our needs and those of our client. They were reliable and kept us wellinformed every step of the way, simplifying what could have been a complex process into one that was very straightforward.” Charter Hall, Client for API Pharmaceutical Distribution Warehouse

OUR BRANDS | MODNPODS

McNab has announced a strategic investment in Gold Coast-based modular manufacturer ModnPods, acquiring a 25 per cent ownership stake to expand the Group’s capability in modular housing delivery. The investment sees McNab partnering with Queensland Investment Corporation (QIC) and existing ModnPods shareholders Stuart Giles, Cathie Reid and John Christie. The partnership strengthens McNab’s ability to respond to growing pressures across the housing sector, including supply shortages, labour constraints and rising costs. Modular construction

provides a faster, more scalable approach to delivering muchneeded social housing while maintaining quality and certainty. Manufactured at ModnPods’ integrated 6,300sqm Gold Coast facility, each home is built in a controlled factory environment where design, manufacturing and finishing occur under one roof. Pods arrive on site around 90–95 per cent complete, enabling faster installation and more reliable delivery timelines.

It also aligns with McNab’s broader strategy to expand across property, building products and hire, creating additional capabilities alongside its core construction business. By manufacturing locally and supporting scalable housing solutions, the partnership positions McNab and ModnPods to help address Queensland’s long-term housing needs.

The partnership will support housing sectors well suited to modular delivery, including single homes, mid-rise social housing and build-torent developments.

OUR BRANDS | POWERSHIFT

A powerful partnership to strengthen supply In 2025, McNab made a strategic investment in Powershift, a Queensland-based provider of next-generation temporary power solutions, strengthening the Group’s supply capability while accelerating the shift to cleaner, smarter energy on site. Powershift’s mobile battery technology replaces traditional diesel generators with clean, quiet and rapidly deployable energy systems, reducing fuel use and emissions by up to 75 per cent. The systems are already being used across McNab construction sites, delivering lower operating costs, quieter working environments and significantly reduced carbon impact. The technology is capable of powering entire construction sites – including cranes, hoists, site sheds and multiple items of plant – and can keep projects moving through commissioning and handover even when grid power is not yet available. Deployed across Australia, New Zealand and the Pacific Islands, Powershift’s solutions support infrastructure, manufacturing and grid stabilisation projects, offering a more sustainable alternative to large, fuel-intensive diesel generators. The partnership reflects McNab’s continued focus on investing in practical, scalable innovations that improve efficiency, reduce environmental impact and support the future needs of the construction industry.

White, the beginning of a new direction for McNab When we chose to develop White Main Beach during the midst of COVID, we knew it wasn’t going to be just another high-rise. It marked the beginning of McNab Property and the start of Main Beach’s modern rejuvenation. Featuring full-floor residences with sweeping 360-degree views from the coastline to the hinterland and a distinctive architectural design, the project sold out swiftly and confirmed that McNab could deliver at the very top end as both builder and developer.

That decision to pivot from purely construction into development was a defining moment for our business. White set our trajectory, unlocking a fully integrated model of acquisition, development, construction, and supply/hire, and opening doors to more landmark addresses across the Gold Coast and Brisbane. Today, looking back, White Main Beach stands as the point where we stopped building solely for others and began thoughtfully shaping the skyline ourselves. Pleasingly,

the results speak for themselves, with off-the-plan purchasers later reselling apartments for more than double their original purchase price, and values now exceeding $6 million.

“The reputation of McNab is quality and that’s what we wanted. One thing McNab does is exceptional quality buildings.” Billy Cross Buyer White Main Beach

Purchasers of White Main Beach joined the McNab team to celebrate a major milestone – the topping out of the tower – with a White Party held high above the coastline. At McNab, purchasers aren’t kept at arm’s length. They’re invited into the journey, kept close to the process, and included in the moments that matter. From early works through to milestones like this, relationships are built alongside the building itself. By the time the final touches are complete, purchasers aren’t just receiving a new home, but a deep understanding of how it was built and the people behind it.

In collaboration with Cottee Parker and heritage consultants, the design carefully weaves original brickwork, arches, and architectural details with contemporary living and green spaces, a considered dialogue between past and present.

At the heart of the building, The Tannery Retreat creates a sanctuary of wellness, nature, and refined design, integrating fitness, social spaces, and work zones into a holistic lifestyle offering. Above, the Rooftop Retreat crowns the building with a heated pool, sweeping river and parkland views, alfresco dining, sun lounges, daybeds, and a dedicated dog lawn with wash station. This is a defining project for McNab, honouring the city’s rich industrial heritage through the development of a premium residential address.

Lucia, a dedication to boutique, luxury living Lucia Riverfront is the result of a deep appreciation for one of Brisbane’s most coveted stretches of riverbank—a rare, irreplaceable site that deserved a carefully considered response. From the outset, our focus has been on honouring the natural rhythm of the river and the character of this long-established neighbourhood, creating a

collection of only eight residences that feel genuinely shaped by their surroundings. The site offers something increasingly uncommon, an uninterrupted river frontage paired with a sense of seclusion. We saw the opportunity to craft a building that not only frames the city’s sweeping river bends, but also contributes meaningfully to

the evolving architectural story of inner-Brisbane. Working closely with WMK Architecture and ASPECT Studios, we shaped a design language that is restrained, refined and timeless, an approach that places individuality, livability and craftsmanship above all else.

Inside, the residences reflect our intention to create homes that feel both grounded and elevated. Fullheight glazing draws in the shifting light across the water, while sculpted ceilings, stone finishes and tactile details bring a considered calm to every space. As one of the last remaining riverfront sites within 2.4 km of the CBD, this boutique development redefines exclusivity and McNab is incredibly excited to deliver it. 38 McNab Yearbook

Breathing new life into dated properties McNab Building Services (MBS) breathes new life into dated structures, restoring and revitalising properties with precision and care. From complex structural remediation to full-scale multi-residential upgrades, MBS brings the expertise needed to unlock a property’s full potential. It’s been an impressive journey for a business that only launched in 2023. In 2022, McNab identified a growing market opportunity to rejuvenate ageing buildings, an area with few competitors capable of delivering the complexity, service and professionalism that McNab is known for. After testing the waters in early 2023 with a series of smaller renovation projects, MBS quickly proved its capability. This early momentum paved the way for our first major undertaking, Focus Apartments at Surfers Paradise. The team delivered a comprehensive upgrade of the pool and spa areas, landscaping, and significant structural basement and stormwater works, leaving a long-lasting legacy on the building, boosting value for apartment owners and making the complex more appealing for holiday makers. This became a pivotal turning point for MBS, opening the door to larger projects such as the restoration of Breakers North Apartments pool and spa area and façade renewal works at Laguna Redcliffe. At the start of this year, we officially launched the MBS brand, giving the business a clear identity distinct from its big brother, McNab Construction, and providing the team with a strong sense of identity and belonging. Fast forward to today, MBS has delivered 10+ projects in less than three years, with five live projects currently on the go. The team has also broadened its capability, now delivering rejuvenation projects across private homes, commercial spaces, multi-residential buildings and in the industrial space.

A new chapter for No. 1 Hastings Street One of Noosa’s most recognisable beachfront addresses has entered a new chapter, following a fullscale revitalisation of the 24-unit complex overlooking Noosa Main Beach. Delivered by McNab Building Services on behalf of the property’s body corporate, the project combined major structural remediation with considered aesthetic upgrades to future-proof the building while respecting its iconic coastal setting. The coordinated scope of works included full exterior repainting, waterproofing, concrete repairs, corrosion control and customfabricated metalwork, alongside extensive tiling, new retaining walls and structural elements. A major milestone was the replacement of the building’s main lift and the refurbishment of its signature inclinator, with several components custom designed and manufactured to integrate seamlessly with the existing structure. Externally, the project extended to significant landscaping upgrades, including new planting schemes, retaining walls, upgraded irrigation and improved electrical and lighting systems. Together, these works have enhanced both the functionality and presentation of the property, ensuring it remains safe, resilient and visually aligned with its premium beachfront location. Projects like No. 1 Hastings Street highlight the importance of proactive investment in older coastal buildings, where harsh environmental conditions can rapidly accelerate deterioration. By acting early and taking a longterm approach, the body corporate has protected the asset, minimised future disruption, and ensured the building remains attractive, functional and financially sustainable for many years to come.

Becoming QLD’s best industrial builder One of McNab’s very first projects was the Oakey Abattoir, an industrial food and processing facility. Nearly 30 years on, our partnership with Oakey Abattoir remains strong, with more than 70 projects completed since our relationship began in 1996. By 2025, around half of our construction workbook is dedicated to industrial, food, and processing projects, highlighting how we’ve refined our expertise and established ourselves as one of Australia’s leading industrial builders.

Whether it’s helping our customers bring their project vision to life or delivering facilities that set them up for long-term success, our results are a testament to the strength of our deep technical expertise, innovative mindset, and strong understanding of key industrial materials. Backed by our vertically integrated model through Supplyhaus, Electrohire, and our 150+ strong Trades & Labour team, coupled with our dedicated Quality, Safety, and Innovation teams, we deliver more than just industrial buildings.

We deliver certainty, performance, and long-lasting partnerships, which is why our customers continue to return to McNab, project after project. Oakey Abattoir project 2007 Oakey Coldstorage Distribution Centre 2021

Designed and constructed to achieve the prestigious 6 Star Green Star rating, the highest standard of sustainability, reflecting world-class environmental performance - this project showcases the best of innovation and craftsmanship. A key highlight is the striking Glu-Laminated and CrossLaminated Timber office and showroom structure, a rare and intricate design with only a handful of similar buildings constructed in Australia. This material was hand selected for its outstanding environmental performance, as it stores carbon rather than emitting it, and is sourced entirely from renewable, sustainably managed forests.

The completion of this project marked our 16th collaboration with the Port of Brisbane, who once again entrusted McNab to deliver. The project’s excellence has been recognised nationally, named a finalist at the 2025 National Master Builders Awards, and has received multiple accolades from Master Builders, the Australian Institute of Building, and the Concrete Institute of Australia. The Concrete Institute specifically commended the project’s innovative use of eco-friendly green concrete across all structural elements, which significantly reduced carbon emissions and the overall environmental footprint, a true demonstration of our technical expertise and deep understanding of key industrial materials.

This was a partnership that allowed us to jointly design and deliver our first mass-timber structure – in the process setting a global benchmark for Electrolux’s Experience Centres. Thanks to McNab’s unwavering support, commitment to quality, unrivalled workmanship and implementation of practical, real-world sustainability solutions, we have achieved an outcome for our customer that has surpassed all of our expectations.” Brett Wilson – Head of Property, Port of Brisbane

SPOTLIGHT ON TRADECOAST CENTRAL

Celebrating twenty years of delivering certainty Over twenty years building TradeCoast Central, one theme has defined the work: strong relationships create strong outcomes. In this Q&A, we speak with Cassie Eivers, Project and Property Director at Bootooloo Property, about a partnership shaped by openness, respect and a shared obsession with getting things right.

Tell us about your working relationship with McNab.

What’s one of the more challenging projects or moments?

What's the secret to a long term relationship?

My relationship with McNab has been built on trust, respect and a shared obsession with getting things right. As superintendent on the TradeCoast Central projects, I’ve always valued their openness and willingness to collaborate early.

The Oztrail project jumps to mind immediately. We had an unmoveable completion date and were building the next stage of estate infrastructure at the same time as delivering the building.

That there is no challenge too big that can’t be solved with a whiteboard marker, collaboration, listening and a decent red!

Our first experience working together set the tone. We were thrown into a technically challenging 24,000 sqm delivery for Pacific Brands while the TradeCoast Central infrastructure was still being built. The approach was, “Let’s figure it out together,” and that’s stayed true with every project since. What’s been your favourite project over the years? It’s like choosing a favourite child – impossible! Every project has a special place in my heart. I love industrial building as it combines everything I enjoy: strategic planning, stakeholder engagement, operational problem-solving, and seeing a facility transform how a business operates. Add the special projects like the Schneider Rd Bridge, Hanrob Pet Hotel, Play to Grow Early Education Centre, Heritage Museum, Subway, Hangar 7 Café and high-end office fitouts for Hyundai, Video Pro and Universal Store, and it’s been the perfect mix of complexity, collaboration and rewarding outcomes.

46 McNab Yearbook

I recall pizzas on the side of the new road at midnight while we fixed a burst mains pipe, and a sleepless night waiting for the newly poured concrete on the access bridge to reach strength so trucks could get through. The last bit of linemarking was done as we received word the concrete had reached strength. The Oztrail trucks rolled in 15 minutes later and we headed to the pub for a scotch. What’s McNab’s secret sauce, in your opinion? This is definitely not a secret - it’s the people. Actually its more than just the people it’s the trust that Michael and Kunj put in those people. Every team I have worked with has a rare combination of capability and humility. There’s no ego – just a shared goal to get the best outcome for the project, not just the builder. Relationships win projects long before tenders do. Consistency, accountability and transparency go a very long way. McNab shows up the same way whether the job is $5m or $50m.

It's about having the ‘walk in their shoes’ mentality, when you step back and understand what is driving someone – whether that be in negotiations, disputes or ordering off the tapas menu – equitable resolution follows. It’s the end of an era for TradeCoast Central. What’s next for you and Bootooloo Property? TradeCoast Central has been a defining chapter of my career for the last 20 years, so it will definitely be an adjustment – but the next chapter is genuinely exciting. Bootooloo Property is now in a strong growth phase, expanding our project management and development capability across Queensland and into NSW. We’re delivering a substantial pipeline of industrial, coldstore and logistics facilities, with a residential tower thrown in to keep things interesting. What began as a single-client delivery partnership has evolved into a fully fledged business with a growing footprint and demand. For me personally, the focus is on lifting that offering even further – embedding ESG-driven design into every project and continuing to unlock long-term operational value for all of our clients.

Our success in Sydney

Our strong client relationships continue to create new opportunities, including McNab’s strategic expansion into New South Wales. The catalyst was our long-standing relationship with MADAD (Sealy), who directly approached McNab to partner with them on their latest project in Smithfield. The collaboration marked a natural next step for the business, built on established trust, shared capability and a proven track record of delivery. Following the successful completion of the Smithfield project – and the development of strong subcontractor and supplier relationships across the Sydney market – our next project is now progressing with international developer Mapletree at Eastern Creek in Western Sydney. With further opportunities already emerging, our expansion into NSW positions McNab for sustainable, long-term growth across both states and reinforces our reputation as a trusted partner of choice.

SAFETY IS IN OUR DNA

Safety is in our DNA Safety isn’t a box to tick, it’s a non-negotiable part of who we are. Safety is embedded in our DNA and shapes every decision we make on and off site. In 2025, we launched our Safety Starts With Me campaign to reinforce that commitment and bring personal responsibility back to the forefront of how we work. Because safety isn’t someone else’s job – it’s yours, it’s mine and it’s ours. Every action, every moment and every choice matters, and when each of us takes ownership, we create safer workplaces for our teams, our

subcontractors and our wider McNab community. Safety Starts With Me will anchor every safety action, message and expectation moving forward for the McNab Group. The campaign is built on four key pillars that define the behaviours, mindset and accountability we expect from everyone who steps onto one of our sites or into one of our offices.

have been trending down, even as our total hours worked continue to climb. That means fewer injuries, safer sites, and more people going home safely to their loved ones. This improvement is no coincidence, it reflects stronger planning, better housekeeping, disciplined prestarts, and a culture where people feel safe to speak up.

And, the results speak for themselves. Since May 2025, both our TRIFR and LTIFR

“Safety is an outcome, one that emerges from consistency, operational discipline and alignment across all levels of the business. Safety isn’t just about avoiding accidents; it’s about looking out for one another. No matter what you do, safety starts with you.” Nathan Brown, HSE Manager

Enriching lives through affordable housing For more than three decades, McNab has delivered places that shape communities. But across all the facilities, precincts, hospitals and schools we’ve built, one type of project stands apart – social and community housing. Here, the work has a weight to it. A human dimension. A chance to live our vision not just in words, but in walls, hallways, front doors and keys handed over. Our Group vision – to build the best relationships so that we enrich people’s lives – finds its purest expression here. Because when a person who has been waiting, hoping or struggling finally receives a safe, affordable home, everything changes. Opportunity opens. Stability grows. A future becomes possible. And it’s this purpose, as much as the project itself, that has guided McNab’s growing contribution to social and community housing across South-East Queensland.

Homes that enrich lives Social housing is one of the most important levers we have for building strong, resilient communities. A home is not just shelter – it is safety, dignity, routine, and the ability to plan for tomorrow. With Queensland’s social housing waitlist growing from nearly 50,000 people in 2024 to more than 52,000 by March 2025 – the task ahead demands scale, speed, and absolute commitment. That is where our integrated model, our Care value, and our relationships matter most. Our focus is simple: build beautiful, lasting homes quickly, and build them well. The same quality we are known for in commercial projects is the standard we apply to social and affordable housing. Because the people who move into these homes deserve nothing less. Across the state, we are working closely with government and leading Community Housing

Providers (CHPs) to deliver more than 1,000 affordable apartments. Each partnership is unique, each project shaped by the needs of tenants, operators, and neighbourhoods. And each one reinforces our belief that strong communities begin with stable foundations. While BHC is just one of our many CHP partners, their journey with us reflects what is possible when collaboration meets purpose. As BHC CEO Rebecca Oelkers shares: “There are 50,000 people on the public housing waitlist who are waiting for social and affordable housing. And then, there’s a whole other raft of people renting in the private market who really can’t afford it.” It’s why these projects matter. Not in abstract policy terms, but in kitchens, bedrooms, balconies and grocery budgets. Because, as Rebecca reminds us, the impact of housing is personal.

Social housing is where construction becomes more than an outcome – it becomes a catalyst for change. Every project is a chance to restore dignity, create belonging, and help someone take their next step forward.

“Once they get housed with BHC, there’s a place they can call home... they can shut the door, take a breath, relax... put food on the table. They know they are secure.” Rebecca Oelkers, BHC Chief Executive Officer The work ahead From CHL’s Booval and Redbank communities to ongoing work in Logan, Brisbane, the Gold Coast and Toowoomba, we continue to deliver homes designed for longevity, comfort, and pride. Homes that put people first. “The future of social housing relies on relationships – deep, long-term partnerships built on trust, delivery and care. We’re proud to stand with providers, government and community to help close the gap and create opportunities that last generations,” says Kunjan Ganatra.

20 years of partnership and progress We’re now building our thirteenth project for BHC right here in our hometown of Toowoomba. Designed by Arkhefield and supported by Queensland Government funding, the development will deliver 75 new social and affordable homes. This milestone is particularly meaningful. It marks 20 years since our first project with BHC, bringing our total delivery to nearly 900 homes. With our most recent project completed ahead of schedule and two more now underway, the partnership continues to deepen and thrive. And with over 1,000 social and affordable apartments currently under construction across South-East Queensland, we're not slowing down. We’re committed to growing capacity, growing partnerships, and growing impact because Queenslanders deserve homes they can rely on.

A legacy built with The University of Queensland

We pride ourselves on being relationship builders, a business focused on longterm success for everyone involved in our projects, not one-off transactions. This approach has allowed us to forge long-lasting partnerships, like the one we have with the The University of Queensland (UQ), where we’ve delivered more than 40 projects across South East Queensland. We’ve delivered a diverse portfolio of projects for UQ from equine facilities and highperformance training centres to student accommodation, heritage restorations and complex car park upgrades. Each project has presented its own challenges, whether navigating heritage requirements, integrating highly specialised needs or working within live environments. UQ continues to choose McNab as a builder of choice not only for the quality and certainty we bring, but for the depth of our capability and our commitment to delivering every project with the same precision, care and confidence. 62 McNab Yearbook

Where it all began Our first project with UQ was in 2001 with the Animal Health Laboratory. At the time, the Animal Health Laboratory, also known as ‘The Brick Box’, was one of the most architecturally complex projects we’ve undertaken. The building features a striking external brick façade that combines two modern brick types, showcasing the blend and connection between architecture and art.

The rich red brick provides a link to its neighbouring buildings whilst at the same time, provides a textured counterpoint against the existing plain brick structures of the university. The delivery of The Brick Box cemented McNab’s reputation in the industry, allowing us to collaborate with architects on a new level and opened doors to innovative design opportunities we hadn’t explored before.

“If a brick was not broken the right way, we had to break it again and put it back. Every brick was numbered so, we knew exactly how it should sit and which type it was. Building the Brick Box was bloody hard, but we delivered an outstanding job, and it is why we have had the privilege of working with UQ for so long, because it all started with this project.” Dan Rowe, Brick Box Project Manager in 2001

The partners behind our projects and success Over the past 30 years, McNab has delivered hundreds of projects across Queensland – but none of them happen alone. Behind every successful project is a network of trusted subcontractor partners who have grown alongside the business. Two of those partners, Lee Group and CV Services, have been working with McNab for more than a decade – in Lee Group’s case, since the very beginning. While both operate in the electrical space, each partnership tells a slightly different story of collaboration, growth and shared success across projects large and small.

A partnership from the beginning Lee’s Electrical began working with McNab in 1996, the same year McNab Construction was founded. Their first project together was the Chandlers X development in Toowoomba, on the corner of James and Prescott Streets – a site that today houses businesses including Fit Lab, Pillow Talk and Totally Workwear. Looking back, the early days were defined by a tight group of subcontractors who worked closely together to deliver projects to a high standard. “There were a number of close subbies who all worked well together and completed jobs to a high standard,” the team recalls. “Working alongside Errol Schmaling and a young Brad Kratzmann made those early jobs enjoyable.” Over time, the relationship has continued to evolve, particularly through McNab’s growing presence in the Toowoomba region. One standout project for the Lee Group team was the Salvation Army Affordable Housing project, where the culture and leadership on site left a lasting impression.

64 McNab Yearbook

“The job was run very well by the McNab team – Tom Mason, Brenden Turner, Bobby Anderson and Cam Schostakowski – and that filtered down to all the subcontractors. The overall culture on that project was great, and our team genuinely enjoyed turning up to work each day.” The project was also a milestone for Lee Group, representing one of their first multi-level residential developments and showcasing the quality of their workmanship.

“The Salvation Army project was a great achievement for our business and helped build a strong relationship with the McNab team in Toowoomba. We’re excited to continue that journey as the electrical contractor on the BHC project on Station Street.”

Salvation Army Affordable Housing The Lee Group team outside their offices Chandlers X

For Lee Group, the difference ultimately comes down to the people.

“Working with McNab over the years has definitely made us a better business. Safety is a huge area we value on McNab sites, and the support from project managers, site supervisors and the safety team has been excellent.”

“From our perspective, it’s the people we deal with at McNab that make the difference. There’s a strong focus on relationships and valuing previous project performance – if you look after me, I’ll look after you.”

Looking ahead, the electrical trade is evolving rapidly with renewable energy, solar and battery technologies becoming increasingly prominent. “What excites us about the future is how quickly the industry is evolving – with smarter technologies, more efficient delivery methods and a stronger focus on quality. Continuing to collaborate with McNab gives us a great opportunity to build on what already works well – strong communication, trust and a shared commitment to delivering quality projects.”

Growing together While Lee Group’s partnership began at McNab’s founding, CV Services joined the journey a little later – and has been working alongside the business consistently since 2009. For Gary, General Manager of Electrical Construction at CV Services, one of the first projects with McNab was the BHC Newstead development in 2010.

“Even back then, McNab was very professional to deal with – especially for a business of that size at the time. You could see it in the DNA of the company.” Gary has also witnessed the progression of many McNab team members over the years. “It’s amazing to see people come through the ranks. Andrew Lamond was the Project Manager on that first job, and now he’s Head of Construction.”

Some projects naturally stand out across the partnership. “BHC Newstead will always be a favourite, but The Village Coorparoo was a big one for us. It ran across five stages and both businesses got to know each other really well working side by side.” Like many construction partnerships, the toughest projects often build the strongest relationships. One of the most challenging in recent years was Trellis by Aria, delivered during the COVID period. “The project was priced pre-COVID and then escalation hit, along with all the disruption that came with it. We had to dig deep and keep a positive attitude to push through.” Despite the challenges, the result was something both teams are proud of. “In the end we delivered a quality outcome – an award-winning building.”

Over the past decade, both CV Services and McNab have grown significantly – often alongside one another.

For Gary, the strength of the partnership comes down to fairness and culture. “McNab are professional relationship builders – better than anyone else. Even when outcomes aren’t ideal, you know they’ll be fair.”

The culture extends to how subcontractors are treated day to day.

“They used to say ‘we always pay subbies first’. It sounds simple, but it matters. We’ve never had to chase payments or deal with major disputes. That says a lot.”

Powering the future together Across both partnerships, a common theme emerges – the best relationships are built over time, through good projects and challenging ones alike. Both Lee Group and CV Services see strong opportunities ahead for the electrical industry, particularly through technology, renewable energy and major infrastructure projects such as the Brisbane 2032 Olympics. But perhaps the most exciting part of the future is the next generation of industry professionals. “I love seeing young people come through the business,” Gary says. “It’s exciting to see the future of our industry taking shape.” For McNab, partnerships like these remain central to how the business operates. After all, the best projects are not just built by contractors – they’re built by teams that trust each other to deliver.

SUBBIE SPOTLIGHT

“Since I’ve been at CV Services, I don’t think there’s ever been a time where we’ve only had one or two projects with McNab. There’s always been a steady pipeline.”

That consistency has supported CV’s expansion to around 850 employees across four business units, with around 200 people in Gary’s electrical construction team alone.

TECHNOLOGY & INNOVATION

TECHNOLOGY & INNOVATION

The tech making our sites smarter and safer We’re investing millions of dollars each year into technology and innovation to make our sites safer, smarter, and more productive. From AI to robotics, drones, and modular construction, we’re focused on practical technology that directly supports our teams and delivers better outcomes for our clients. Over 2025 and beyond, we’ve expanded our investment in wearable technology, including exoskeleton trials across multiple projects. Designed to support workers, reduce fatigue, and extend careers for those who want to stay on the tools, this initiative is part of our broader commitment to improving productivity, diversity, and sustainability in an environment where skilled labour is harder to find. At the same time, we’re deepening our AI capability with predictive modelling and our own McNab GPT tools – giving teams real-time insights to improve efficiency and reduce risk. “Our investment in innovation isn’t about replacing people. It's actually far from it”, says Kunjan Ganatra, Group CEO. This year, McNab Group appointed Georgina North as Head of Robotics, Data and Automation. "I'm thrilled to have joined the McNab team, focusing on how we use predictive data and emerging tech to improve productivity and quality and help our teams' make more informed decisions," says Georgina North.

“You'll start to see more and more smart tech in use on our sites. By combining robotics, digital delivery, and modular solutions with the experience of our people, we’re helping shape the next generation of safer and smarter construction sites.” Georgina North, Head of Robotics, Automation and Data

Celebrating together, in true McNab style The McNab Meetup Annually, the McNab Group comes together for the McNab Meetup, a valuable opportunity to connect as a wider business and reflect on the year that’s been, while looking ahead to what’s next. This year, we were thrilled to welcome back Merrick Watts as our host. Hats off to Merrick for returning year after year to bring the laughs. During the event, we hosted a dedicated staff panel who provided an update on where the business is headed in relation to innovation and what this means for the industry overall. We also took the opportunity to celebrate our internal staff award winners — congratulations to all recipients on their well-deserved recognition. We were also joined by keynote speaker Chelsea Pottenger, a psychology postgraduate, international motivational speaker, and accredited mindfulness and meditation coach. Chelsea delivered an impactful session focused on mental health and resilience.

30th Anniversary The McNab Group recently celebrated 30 years of McNab across all offices, businesses and sites. It was a great opportunity for our teams and the subbies on site to come together, share stories from the past three decades, and reflect on the journey that has shaped who we are today. From BBQs to cupcakes, the celebrations were filled with plenty of laughs, lots of memories, and a shared appreciation for the people who’ve been part of the McNab journey.

OUR PROGRAMS

Building Pathways into construction for students We know the future of our industry starts well before graduation. It starts when students pull on a hi vis vest and hard hat for the first time, step onto a live construction site, and realise: I could actually see myself here. The McNab Building Pathways Program is our one-week, school holiday work experience program for Year 11 and 12 students who want a real look inside construction, development and the many careers that support them. What began as a small intake has grown into one of our most indemand early career experiences, with hundreds of applications each year and students returning as apprentices, cadets and trainees. And we’re only just getting started – future intakes will be bigger, broader and even more hands-on across South East Queensland.

Building Pathways is more than just a week of work experience. It’s about confidence, clarity and connection – helping young people discover where they fit in an industry that builds the places people live, work and thrive in. Your pathway starts here If you’re a student, parent, or careers advisor keen to learn more, reach out to the McNab Pathways Team at pathways@mcnab.net.au.

Three paths, endless opportunities University Path – like Lachie Lachie always had his eye on university but wasn’t sure which degree would suit him best. Through the University Path, he spent time with project managers, site engineers and the development team, seeing how they work together day to day. It’s perfect for students considering studying Construction Management, Property, Architecture or Quantity Surveying. You’ll learn about McNab’s Cadet Program and can flag your interest for future intakes before you even start uni. Trade Path – like Jess Jess loved working with her hands but didn’t know whether carpentry, waterproofing or another trade would be the best fit. On the Trade Path she tried tasks alongside experienced trades, watched how large projects run, and received honest insight into life as an apprentice. It’s ideal for students keen on a Carpentry, Waterproofing, Plastering or other trade. You’ll get a taste of what it’s like to work within a large construction company and understand what we look for in McNab apprentices. Trainee Path – like Mel Mel was always the go-to tech helper at school, but didn’t realise that could turn into a career. Through the Trainee Path, she joined our IT team as a support trainee, helping staff on site and in the office. Our Trainee Path is designed for students interested in traineeships across IT Support, Warehousing & Distribution, Workplace Health & Safety, Rigging and more – a great option if you’re curious about construction but don’t see yourself in a traditional trade.

One week at McNab, a head start on your future Across the week, students swap the classroom for real projects and real teams. They might: Walk active construction sites with project teams

•

Shadow supervisors, cadets and specialists

•

Learn how safety, quality and design come together on site

•

Spend time with our brands including Supplyhaus and Electrohire, as well as specialist teams like IT, People & Culture, Marketing & Sales and Property

Our program is structured, supported and genuinely fun – but most importantly, it helps students test drive their interests and see how many different careers are on offer in construction and at the McNab Group.
