Workforce Initiative

 Ticket proceeds from the Parade of Homes tour help our workforce development initiative — inspiring the next generation of trade profes sionals. We collaborate with the Huot Technical Center and many Lakes Region high schools to get the students excited about the benefits of learning a trade. Mentoring, educational scholar ships and handing out tool box awards continue to grow the building construction and HVAC programs. We have helped students build bob houses, yard sheds, and tiny homes, and afford able small homes. Currently, we are wrapping up our fifth home, and construction for the 2023 Student Built Home (TH-6) has already begun.

We sincerely appreciate your support of this event which not only helps a worthwhile cause but also promotes the housing industry and helps the local economy by highlighting local contrac tors and suppliers. Giving back provides us with a sustained economy for our future generations to enjoy. We work tirelessly to protect the future of our industry!

SCHOLARSHIPS AWARDED TO STUDENTS GOING INTO THE TRADES: Over $4,000 was handed out for Education and Toolbox Scholarships. Tool Box winners went shopping at Middleton Lumber to purchase quality tools making them well prepared to enter the workforce with a competitive advantage.

Students from the Building Construction and Plumbing & Heating classes at the Huot Tech Center work as professionals alongside their instructors and volunteers from the Lakes Region Builders and Remodelers Association (LRBRA).

Huot Technical Center Student Built Home: A Unique Workforce Development Initiative Virtual Online Viewing bathroom, 430

Students from the Huot Tech Center work as professionals alongside their instructors and volunteers from the Lakes Region Builders and Remodelers Association (LRBRA). This hands-on project brings students through the process of building a home from the design and strategic planning to framing, roofing, finish work and completion — an affordable home ready to be purchased.

This 12-by-36-feet home is the fifth home built through this program (TH-5). It was designed with a New England log cabin flair with warm caramel cedar exterior siding and rustic maple interior finish. The home includes many amenities including radiant heat, refrigerator, gas range, washer/dryer and microwave. It would make a perfect cabin for hunting or snowmobiling, a small starter home for a young couple or an in-law home — perfect for a homeowner who may already have land. Additionally, it is expansive ready, should the homeowner wish to add a three-season room.

Lake Life Realty has been fortunate that our sales volume is up over the same period in 2022, which was the best year in the company’s history. Unit sales are lower as expected because of the low inventory levels; however, our average selling price has significantly increased over the previous year. As the year has gone on we have seen some stabilization in pockets of the market — particularly those that in the past (pre-pandemic) had small buyer pools. Those were the larger priced homes with non-waterfront/water access that boomed during the pandemic with the increase of remote workforce. The demand for that decreasing along with the interest rate hikes

— those buyers have shifted this pocket the most. Waterfront and water access demand is still very strong with many cash buyers in play. We see the fall season reacting still as a seller’s market but there are more opportunities for discretion by buyers to have financing and inspection contingencies again. Looking ahead to the winter and 2023, we can see the market transitioning with a much slower price appreciation. You can’t fight the Fed, stock market volatility and other worldwide influences that influence confidence and the economy, but we do know the Lakes Region is a desirable destination and has always attracted an affluent audience.

Four signs your home needs water treatment

The quality of your water affects the food you cook, how your skin and hair feel and, in some cases, can pose a health threat to you and your family. Because water touches nearly every room in your home, it also affects how long your appliances, fixtures, and plumbing last. How do you know if your water is safe for your family and home? A water quality problem isn’t always visible, but here are some telltale signs.

1. Water has an odor

If your water has a rotten egg smell, you may have a higher than normal level of hydrogen sulfide gas. While the presence of hydrogen sulfide gas is not a health issue, it dramatically affects your quality of life.

2. Water is discolored or bad tasting

If your water is cloudy, murky, tinged with color, contains a metallic, bitter, salty or other off-taste, it may contain contaminants that should be removed. Quality water should be clear to the eye and have no specific taste.

3. Water is staining clothes and surfaces

Some water contaminants can produce stains on objects they come into contact with. These stains can appear on clothes after a washing machine cycle, dishes and silverware cleaned by a dishwasher, and plumbing surfaces like toilet bowls, bathtubs, and sinks.

4. Plumbing fixtures and surfaces have noticeable buildup
