 Welcome to the 2022 Lakes Region Parade of Homes.

This year's scattered-site tour includes beautiful homes built by premier Lakes Region builders and trade professionals who will be on hand to answer your questions about the latest in construction, architectural trends, design and decor.

Touring these properties is sure to inspire and spark your imagination while providing the opportunity to meet the builders, their team and the vendors involved in the projects. Supply chain issues have continued to persist along with pricing functions creating a one-of-a-kind building environment. Speak with the pros themselves on best practices to prepare ahead and overcome these hurdles through the building process. The overwhelming message from them is to start planning now and act on your dreams sooner than later.

New to the tour this year is the Development Series! Visitors have the opportunity to tour three active construction sites in the making of some beautiful homes — see what is to come at these

scenic locations and what the vision is behind the final product.

We would also like to thank the generous companies who have sponsored this year's event and continually support homebuilding in the Lakes Region. Our sincere gratitude goes to our presenting sponsors: Meredith Village Savings Bank, Belknap Landscape and Cyr Lumber, and to our Gold Sponsors: Ponders Hollow, Lakes Region Epoxy, Pella, Gilford Well Company and Wolfreel Visuals.

Again, welcome to the Lakes Region, have a wonderful tour, take in the scenic beauty of our area, and take advantage of this fun and educational opportunity all while helping us promote our initiative: workforce development.

Workforce Initiative

 Ticket proceeds from the Parade of Homes tour help our workforce development initiative — inspiring the next generation of trade profes sionals. We collaborate with the Huot Technical Center and many Lakes Region high schools to get the students excited about the benefits of learning a trade. Mentoring, educational scholar ships and handing out tool box awards continue to grow the building construction and HVAC programs. We have helped students build bob houses, yard sheds, and tiny homes, and afford able small homes. Currently, we are wrapping up our fifth home, and construction for the 2023 Student Built Home (TH-6) has already begun.

We sincerely appreciate your support of this event which not only helps a worthwhile cause but also promotes the housing industry and helps the local economy by highlighting local contrac tors and suppliers. Giving back provides us with a sustained economy for our future generations to enjoy. We work tirelessly to protect the future of our industry!

SCHOLARSHIPS AWARDED TO STUDENTS GOING INTO THE TRADES: Over $4,000 was handed out for Education and Toolbox Scholarships. Tool Box winners went shopping at Middleton Lumber to purchase quality tools making them well prepared to enter the workforce with a competitive advantage.

Students from the Building Construction and Plumbing & Heating classes at the Huot Tech Center work as professionals alongside their instructors and volunteers from the Lakes Region Builders and Remodelers Association (LRBRA).

If you are interested in helping students at the Huot Technical Center with material donations, funding scholarships for the trades or have time to help in person, please contact the LRBRA.

Huot Technical Center Student Built Home: A Unique Workforce Development Initiative Virtual Online Viewing bathroom, 430

Students from the Huot Tech Center work as professionals alongside their instructors and volunteers from the Lakes Region Builders and Remodelers Association (LRBRA). This hands-on project brings students through the process of building a home from the design and strategic planning to framing, roofing, finish work and completion — an affordable home ready to be purchased.

This 12-by-36-feet home is the fifth home built through this program (TH-5). It was designed with a New England log cabin flair with warm caramel cedar exterior siding and rustic maple interior finish. The home includes many amenities including radiant heat, refrigerator, gas range, washer/dryer and microwave. It would make a perfect cabin for hunting or snowmobiling, a small starter home for a young couple or an in-law home — perfect for a homeowner who may already have land. Additionally, it is expansive ready, should the homeowner wish to add a three-season room.

Huot instructors make sure that the build provides optimal learning opportunities for all of the students. The students are already working on the new 2023 home (TH-6). This home will look very similar to TH-5 and will also be available for sale.

From the EXPERTS

Lake Life is the Place To Be…

Lake Life Realty has been fortunate that our sales volume is up over the same period in 2022, which was the best year in the company’s history. Unit sales are lower as expected because of the low inventory levels; however, our average selling price has significantly increased over the previous year. As the year has gone on we have seen some stabilization in pockets of the market — particularly those that in the past (pre-pandemic) had small buyer pools. Those were the larger priced homes with non-waterfront/water access that boomed during the pandemic with the increase of remote workforce. The demand for that decreasing along with the interest rate hikes

— those buyers have shifted this pocket the most. Waterfront and water access demand is still very strong with many cash buyers in play. We see the fall season reacting still as a seller’s market but there are more opportunities for discretion by buyers to have financing and inspection contingencies again. Looking ahead to the winter and 2023, we can see the market transitioning with a much slower price appreciation. You can’t fight the Fed, stock market volatility and other worldwide influences that influence confidence and the economy, but we do know the Lakes Region is a desirable destination and has always attracted an affluent audience.

 Homeownership Builds Wealth

For many people, a home is the single best long-term investment and a primary source of wealth and financial security. The contrast of wealth-building opportunities between home owners and renters is striking. On average, someone who owns their home has a house hold wealth of $255,000 compared to a rent er with an average household wealth of $6,300. Americans count on their homes for their children’s education, retirement and overall personal sense of well-being.

 New Homes Boost Our Economy

According to the National Association of Home Builders (NAHB), building 1,000 single-family homes generates 2,900 jobs across all U.S. industries (including construction, manufacturing, trade, and professional services). Home building also generates approximately $189 million in wages and more than $129 million in federal, state, and local tax revenues and fees.

 Is it Time for You to Remodel?

If you are among the many home owners whose dwelling may be due for a refresh, consider a home remodel. Any improvement project, big or small, can make your home more enjoyable and increase your level of comfort. Taking steps to modernize your property also has the potential to add value to your home. According to Remodeling Magazine’s Cost vs. Value 2022 report, upgrades such as a siding replacement, a small kitchen remodel, windows or entry door replacement provide a great return on investment and add to the sale price of the home.

How to spot a water quality problem

Four signs your home needs water treatment

The quality of your water affects the food you cook, how your skin and hair feel and, in some cases, can pose a health threat to you and your family. Because water touches nearly every room in your home, it also affects how long your appliances, fixtures, and plumbing last. How do you know if your water is safe for your family and home? A water quality problem isn’t always visible, but here are some telltale signs.

1. Water has an odor

If your water has a rotten egg smell, you may have a higher than normal level of hydrogen sulfide gas. While the presence of hydrogen sulfide gas is not a health issue, it dramatically affects your quality of life.

2. Water is discolored or bad tasting

If your water is cloudy, murky, tinged with color, contains a metallic, bitter, salty or other off-taste, it may contain contaminants that should be removed. Quality water should be clear to the eye and have no specific taste.

3. Water is staining clothes and surfaces

Some water contaminants can produce stains on objects they come into contact with. These stains can appear on clothes after a washing machine cycle, dishes and silverware cleaned by a dishwasher, and plumbing surfaces like toilet bowls, bathtubs, and sinks.

4. Plumbing fixtures and surfaces have noticeable buildup

That crusty white substance on your shower head is caused by hard water. Hard water attacks plumbing fixtures and surfaces. It can also shorten the lifespan of any appliance that uses water. Additionally, if your soap doesn’t lather well or bathing makes your skin and hair feel dry, you probably have hard water. If you think your home needs water treatment or you have questions about the quality of your water, contact the certified water specialists at Secondwind Water Systems.

“Many health related contaminants are colorless, odorless, and tasteless. The only way to know for sure if your water is safe is to test."

With the summer season in the rearview mirror, now is the time to focus on a few simple home maintenance projects to prepare for the fall weather. Incorporating these home maintenance tasks will help increase the longevity of your home.

Here are a few projects to check off your to-do list this month:

1 Fill in Air Gaps

Experts recommend inspecting areas where building materials may have pulled apart and caulk or seal any cracks that have formed. The best place to start is by checking around roof and foundation lines, chimneys and where pipes protrude through walls or roofs.

2 Add Heat-Absorbing Insulation

The most efficient way to stop heat loss is by installing ceiling and roof insulation with an R-value of approximately [insert appropriate R-value for your region of the country]. The R-value refers to the ability of any material to resist the passage of heat.

3 Weatherstrip Your Windows

Inspect your windows by looking for cracks around glass, sashes and window frames. Experts recommend repairing any broken windows before applying any weatherstripping materials.

4 Clean Gutters and Clear Downspouts

Be sure to clean gutters thoroughly and pay special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes and cracks. Touch up any sections showing signs of rust with rustproof paint.

5 Inspect Your Heating Unit

Make sure ducts and pipes located in unheated spaces are insulated. Dirt streaks around your ductwork, especially near the seams, are evidence of leaks. Have your heating unit checked and cleaned by a professional.

Performing routine home maintenance is essential to keep energy bills low, protect your investment, keep your family safe and prolong the life of your home.

Turn Your Backyard into an Oasis

Now that remote work is more common, home owners can enjoy their outdoor spaces during the day, not just on evenings or weekends. Consider the following tips if you are ready to transform your outdoor space into a backyard oasis.

Add a Functional Space for Dining Al Fresco

Consider adding an outdoor kitchen to your backyard. You can scale this project based on your lifestyle and budget. If you would like to cook meals frequently outdoors, you may need a space for appliances, such as a grill and refrigerator, as well as a sink. To help you decide the items you’ll need, think about the dishes you’ll likely prepare and how many people you would usually accommodate.

Find Comfort Around Fire Pits and Fireplaces

Adding a heating element to your backyard oasis is enjoyable during cool summer nights or crisp fall days. Outdoor fireplaces are generally visually appealing and can safely contain the fire within the structure. Alternatively, a fire pit tends to be more budget-friendly and allows people to sit around, not

just in front of the pit for warmth. No matter the choice, this heating element will help you create a relaxing atmosphere in your backyard.

Create Visual Appeal with a Walkway

An eye-catching pathway to a garden space or patio can help you create a cohesive living space. Maybe a mosaic pebble pathway is suitable if you’re looking for an artisan approach. Or, if you’re looking for the rustic, earth-toned look, wood slices or recycled palate wood are good options. Consider your budget, size, location and pathway usage when designing your pathway.

Set the Mood with Outdoor Lighting

Lighting elements designed specifically for outdoor use add a subtle and helpful glow in the evening. Popular places around your backyard to add a lighting component is on the deck/patio stairs, pathways, posts, or hanging over a trellis. To help you narrow choices, determine how bright you’d like your outdoor space to be and the power sources, such as LED or solar.

Designing space for your personality Award-winning interior design in the Lakes Region

For more than four decades, Randy Trainor has traveled the world pursuing a passion: teaching skiing and coaching ski racing.

Those years spent slopeside and, more importantly, in ski resorts from Europe to New Zealand to Colorado, have allowed Trainor — owner and principal designer at Franconia-based C. Randolph Trainor Interiors — to hone her expertise in collaborating with clients to create beautiful living spaces that meet their needs.

“Experiencing the incredible architecture and interiors along the way made me passionate about ski home interior design,” she says. “It helped me understand what someone wants after a day on the slopes.”

When the warmer months arrive, Randy’s expertise naturally and easily extends to the water. Time spent aboard boats and working around the shoreline have proven an indispensable boon to families on the lake.

“Understanding how important having a comfortable, inviting place for casual living is what

sets C. Randolph Trainor Interiors apart,” she says.

“Beyond the furnishings you love, your home’s beauty derives from well-chosen and effectively placed lighting fixtures, artwork displayed at the proper level and furniture layouts that work for your lifestyle. Most importantly, we make space for your history and personality.”

Construction and remodeling is her specialty, and acting as the homeowner’s eyes and ears allows her to quickly resolve issues as they arise during the construction phase. Providing timely answers keeps projects on schedule.

“Many people are unaware of the complexity of a construction project,” she says. “Our purpose is to help our clients make decisions and to ensure that their design vision is honored throughout.

“We’re here to listen thoughtfully to each client’s unique requirements.”

Get to Know Energy Efficiency Lingo

According to research from the National Association of Home Builders (NAHB), nearly half of home buyers are willing to invest $5,000 or more to save $1,000 annually on their utility bills, and 35% are willing to spend upwards of $10,000. But do prospective home owners know what an energy-efficient home is and the terminology surrounding the building practices and features they are looking for?

Energy-Efficient Home:

A home that uses less energy than a traditional home without compromising service to owners and occupants. Home owners can achieve energy efficiency through improved thermal envelopes, solar-oriented construction, low-e windows and efficient appliances.

Net Zero-Energy Home:

A home that produces as much energy as it uses. The energy produced by the home must meet the household’s needs. This is often achieved through

renewable energy such as solar panels. To achieve net-zero energy, the home should be designed using a holistic approach that strives for efficiency and reduces energy consumption without sacrificing service or comfort.

Net Zero-Energy-Ready Home:

A home that is outfitted with the necessary structural and technological support to install energy-producing technologies in the future. Net zero energy-ready homes are appropriate for home owners who would like the option to install energyproducing technology in the future.

Net Positive-Energy Home:

A home that produces more energy than it needs. A home owner may receive credit from their utility company for excess energy returned to the grid. It is energy either produced by specific technologies or saved through energy-efficiency measures.
