Workforce Initiative Building the Future of the Trades:

LRBRA Workforce Development Programs

🍁

Now in its 10th build, the Huot House program continues to grow in both participation and reputation Through this hands-on learning experience, students in Huot Technical Center’s Building Construction and Plumbing & HVAC programs construct a fully functional home from start to finish. Guided by experienced instructors and LRBRA member professionals, students gain real-world experience while developing the technical skills, teamwork, problem-solving abilities, and professionalism needed for successful careers in the skilled trades. Built throughout the school year in Huot Technical Center’s construction shop, each home meets current building codes and high industry standards. As a Certified Modular Builder, Huot Technical Center provides students with valuable experience constructing quality, energy-efficient homes that prepare them for today’s workforce. Now in its 10th build, the Huot House program continues to grow in both participation and reputation. Interest among students has steadily increased, with many programs attracting more applicants than available seats and often maintaining waitlists for admission. The caliber of students entering these programs continues to rise, reflecting the growing awareness of the rewarding career opportunities 10 • 2026 Lakes Region Parade of Homes

The Lakes Region Builders & Remodelers Association (LRBRA) is proud to partner with the Huot Technical Center and industry professionals on one of the region’s most impactful workforce development initiatives—the Huot House program.

available in the skilled trades. The Huot House is just one part of LRBRA’s broader commitment to developing the next generation of skilled trades professionals. Through a variety of workforce development initiatives, the Association works to introduce students to careers in construction, connect them with industry professionals, and provide the resources they need to succeed. These initiatives include: Educational Scholarships that help students TO B E N E F I T :

continue their education and training in the skilled trades. Tool Box Scholarships to provide students with the essential tools to begin their careers in the trades. Career awareness and educational outreach that showcases the many rewarding opportunities available within the construction industry. Networking events that connect students with local builders, remodelers, suppliers, and industry leaders. Job shadowing opportunities and internships that allow students to gain firsthand experience while building valuable professional relationships. These efforts are producing measurable results. Many graduates of Huot Technical Center and other regional career and technical education programs go on to work for LRBRA member companies, helping local businesses address workforce shortages while providing students with rewarding, long-term careers close to home. Proceeds from the sale of each Huot House are reinvested directly into future workforce development initiatives, program expansion, scholarships, and student support, creating a sustainable cycle that benefits students, employers, and the broader Lakes Region community. Beyond preparing students for successful careers, these initiatives also help address two critical regional needs: workforce readiness and attainable housing. As experienced trades professionals retire, programs like the Huot House are helping build a strong pipeline of skilled workers ready to meet future demand. At the same time, each completed home contributes to the region’s housing inventory, demonstrating how education and community investment can work together to solve real-world challenges.

DID YOU KNOW PARADE VISITORS ARE HELPING TOO? Proceeds from Parade of Homes ticket sales go toward funding future student-built homes! The goal is to continue providing valuable training for students and to provide much-needed housing for a buyer who already has land and can complete the site work to fit the build. Trade members from the Lakes Region Builders & Remodelers Association and community businesses provide materials – sometimes at cost or even free – to support the trades. The net proceeds from the home’s sale fund the next Huot build project. While you’re exploring this year’s Parade of Homes, be sure to take a virtual tour of the ninth Huot House and see firsthand the exceptional craftsmanship, attention to detail, and talent these students have developed through this remarkable workforce development program. Together, we are building more than homes — we are building the future. H U O T T E C H N I C A L C E N T E R : Students at the Huot Technical Center learn many skills in building an entire house from start to finish. The program allows first-year students a good foundation of learning about the trades, safety, and tools. The second-year students begin to master skills that they can use for the rest of their lives. Students from seven district high schools attend Huot Tech Center's “in-the-shop job site” where they learn framing, siding, plumbing, heating, window installation, and nearly every step of constructing a home. The job site is a learning-rich environment, and it's also one of the best places for young people to find inspiration and discover new talents. LAKES REGION BUILDERS & REMODELERS A S S O C I A T I O N : A group of construction industry professionals partners with students to fund, mentor, and start building the next generation of skilled laborers. LRBRA provides all funding for materials for each year’s build, mentors students and provides scholarships and training opportunities. lakesregionbuilders.com W A N T T O H E L P ? If you are interested in helping with material donations, funding for scholarships for the trades or have time to help in person, please contact LRBRA. 2026 Lakes Region Parade of Homes • 11

HUOT TECHNICAL CENTER - A workforce Initiative

🍁 435 sq. ft., 1 bedroom, 1 bath The Ninth Huot House

Virtual Home Tour Only

HUOT HOUSE #10 FOR SALE $89,000 / NEW This is more than a house - it's an investment in community, education, and the future of the skilled trades. Each year, students in the Building Construction and Plumbing, Heating & HVAC programs at the Huot Career & Technical Center build a complete home as part of a hands-on workforce development initiative. Constructed during the academic year under the supervision of experienced instructors and members of the Lakes Region Builders & Remodelers Association (LRBRA), these homes provide students with real-world training while creating a quality, move-in-ready affordable residence for the buyer. This year's home is a thoughtfully designed 1-bedroom, 1-bathroom home, ideal as an accessory dwelling unit (ADU), guest house, rental property, vacation retreat, workforce solution, or modular home installation. Built using quality materials and professional construction standards, the home is energy-efficient, code-compliant, and crafted with attention to detail. The Huot Technical Center is now a Certified Modular Home Manufacturer & each home is inspected upon completion. The Huot House program is an annual project, with each home offered for sale & completed at the end of the school year. Proceeds from every sale directly support workforce development initiatives and student scholarships throughout the Lakes Region, helping inspire and prepare the next generation of skilled trade professionals. The 2027 Huot House is now for sale (est. completion June 2027). All proceeds from the Parade of Homes Tour support Workforce Development Initiatives such as the Huot Home project.

Build Local. Build Better. Build with a Member. Lakes Region Builders & Remodelers has a long history and outstanding reputation in the community. The Lakes Region Parade of Homes allows us to continue our mission of promoting professionalism and ethical business practices in the home building industry while providing quality housing. LRBRA has been representing the industry for decades and is affiliated with both New Hampshire Home Builders (NHHBA. com) and the National Association of Home Builders (NAHB.org). Our current membership includes 160 companies, 65 of which are residential builders. The rest are businesses from carpenters to cabinet makers, roofers, flooring suppliers, windows, interior designers, lumber yards, lenders and real estate sales professionals, and more. Be sure to check out “Find a Pro” at lakesregionbuilders.com.

Here to Stay When you are looking to build, renovate or buy a new home, it is important to ensure the services you require are performed by an expert who is familiar with the special building needs that are specific to the Lakes Region and here to stay long after the project is finished.

Premier Builders & Remodelers Building with local companies who construct only a few houses per year ensures higher quality, attention to detail, and more personal service. Smaller volume builders have time to personally visit each job site on a regular basis and ensure installations are done correctly and to the homebuyer’s specifications.

Growing Our Economy Choosing the right builder is an important and personal decision. When you are ready to construct your dream home or remodel, consider the benefits of choosing local builders and suppliers who are associated with the Lakes Region Builders & Remodelers.

Local builders use local suppliers for their materials and hire subcontractors who are also based in New Hampshire. This means dollars spent in our community stay here, and jobs are created for our neighbors.

SOLD $5.5M

What Are Buyers Actually Paying For in 2026? More money spent on a home doesn’t always mean more value added—and the numbers behind renovations may surprise you.

Here in the Lakes Region, we see that play out every day. Buyers notice updated kitchens and beautiful finishes, but they’re also paying attention to the things that make a home easier to own: HVAC, roofing, windows, water systems, drainage and overall maintenance. And in a lake market, outdoor living matters. Decks, screened porches, landscaping and spaces that connect the home to the water or view can have an impact far beyond their square footage. The takeaway for homeowners considering their next project is simple: don’t assume a $100,000 renovation adds $100,000 in value.

SOLD $4.56M 10 Edgewater Drive Moultonborough

SOLD $3.35M

That matters even more in today’s Lakes Region market. Through early September, the median single-family sale price reached $554,500, up nearly 12% from the same period last year, while total sales volume increased approximately 19% to $798 million. At the same time, homes are taking longer to sell, with average days on market increasing from 36 to 44 days. Buyers are still willing to pay for the right property, but they have more opportunity to compare condition, quality and value before making a decision.

7 Flint Drive Tuftonboro

109 Leeward Shores Road Moultonborough

SOLD $3.26M

According to the latest New England Cost vs. Value data, a minor kitchen remodel returned approximately 134% of its cost, while a major midrange kitchen renovation returned only about 50%. A composite deck addition returned approximately 96%, while an upscale bathroom remodel returned just 45%.

Improve the home for the way you want to live in it—but if resale matters, understanding what buyers are actually willing to pay for can help determine where your investment will have the greatest impact. Sometimes the smartest improvement isn’t the biggest one.
