The Local Market The number of local homes for sale has increased significantly now that we have commenced the traditionally busy Spring selling season. This is a pleasant change for buyers who have been starved for choice for some time, particularly this Winter when supply was very low. We began the Winter season with stock levels across Sydney down by more than -20% in mid-May compared to the same time in 2014, according to CoreLogic RP Data. However by early August, a spike in pre-Spring listings saw the deficit reduce substantially to -5.4%. One of the early trends for Spring appears to be new demand at the upper end of the local market. My team and I achieved two strong $3M-plus sales in the last
week of August – $3.682M for a property in Tennyson Point which was a new nonwaterfront suburb record; and $3.4M for a property in Putney which was the second highest non-waterfront sale in the suburb. With all the upheaval on the local and international stock markets of late, these two sales are particularly notable as they indicate to us that Sydney’s smart money is going into real estate. A Word From John McGrath Sydney and Melbourne are the top two cities on foreign buyers’ shopping lists. Foreigners moving here themselves go for prestige homes in premium suburbs, while those purchasing purely for investment go for newly built or off-the-plan properties as they are limited by FIRB rules that restrict them to buying new properties only. Given the growth in property prices over the past three years in Sydney and Melbourne (up 43.1% and 25.9% respectively since May 2012, according to CoreLogic RP Data), Australian buyers are finding it harder to afford the properties they want.
You might assume it’s the same for foreigners – but it’s not as currency movements are also at play. Melbourne property – although 25.9% more expensive for us, is actually 3.2% cheaper for Chinese buyers, 2.1% cheaper for UK buyers and 0.7% cheaper for Hong Kong
buyers. That’s the effect of the exchange rate today. Our currency has been declining, which makes property in Australia cheaper for overseas buyers. The depth of the Australian real estate market is vast, so foreign interest should be welcomed with open arms!
We Love Community – Hunters Hill Rugby

Hunters Hill Junior Rugby is a community based club based at Boronia Park since 1892. 2015 saw 14 Hunters Hill teams in Minis (ages 5 to 9) and 12 teams in the Sydney Juniors (ages 10 to 17). The Minis had a great year with many games being played on Saturday morning at Boronia
Park. Many graded Hunters Hill teams participated in a shortened final series, 3 HH teams made it to Grand Final Sunday, with the HH15 Black side winning. From HHJRU 64 boys represented Northern Suburbs, 17 Sydney regional, 10 Sydney and 7 NSW teams.
Two “old boys” are well placed to feature regularly with the Waratahs, Hugh Roach and Andrew Kellaway. HH Juniors offer players of all skill levels an opportunity to gain maximum enjoyment from playing with a pathway to the senior club or wherever your Rugby takes you.
