the local market It has been another exceptional year in local real estate, with my team and I achieving just under $80M in sales including three suburb records in Putney and Gladesville. As a Partner at McGrath Hunters Hill, I am pleased to report our office sold 260 homes in FY15 worth $450M. Our average ‘days on market’ was just 27 and we achieved an auction clearance rate of 87%. Our company database continues to be an invaluable marketing tool, with 2,475 new buyers added this year – reflecting strong ongoing demand in our local area. There was a resurgence of interest in prestige property this year, with the Top 20 sales overleaf demonstrating this trend. The No. 20 sale this year was $2.6M compared to $2.105M in FY14. During the year, my team and I secured the highest sale price in Putney ever at $4.25M (McGowan Street); the highest non-waterfront sale in Gladesville at $3.75M (Spencer Street); and the highest non-waterfront sale in Putney at $3.5M (Watson Street). Market confidence has remained high, buoyed by two further official interest rate cuts in February and May. Upgraders have been driving the market and a severe shortage of homes for sale has resulted in some extraordinary prices at auction. Moving forward, we expect a strong Spring season and a slower pace of price growth in 2016. Please see over the page for a detailed summary of how local property prices have changed in FY15. This data was compiled by independent researchers, Australian Property Monitors. To ensure accuracy, we have removed all ‘out of line’ sales including family transactions and confidential prices. If you have any questions regarding this report, or if you are considering your real estate options, please don’t hesitate to contact me today.

a message from the ceo It’s been another spectacular year of growth in Sydney with property price gains of 16.2% for FY15 – slightly higher than the 15.4% increase of FY14. Most of us expected price growth to begin moderating from January this year following a flood of stock that came onto the market in November 2014, which did affect prices in the short term. But no! Two interest rate cuts have prolonged Sydney’s boom with a strong 9.1% lift in prices over the first six months of the year alone (CoreLogic RP Data). Saturday auction clearance rates are holding steady in the 80%-plus range, which is extraordinarily high. We saw an all-time record on May 9 with an 89.2% clearance – phenomenal stuff. Another factor helping the Sydney market along is the strengthening NSW economy and high levels of migration. Where to from here? Affordability is really starting to bite and a lack of stock is pumping up competition – and therefore prices, on good quality homes for sale in good locations. Right now, the lack of stock is being caused by sellers holding off til Spring. They know they could get a fantastic price right now but they’re concerned about being able to buy back in with so few homes available for sale. Hopefully Spring will break the cycle and we’ll see more trading. Bring on FY16.

what our clients say “Many thanks for your assistance and expertise in the sale of our home. It is a very emotional time after 38 years but your professionalism and caring attitude made it a pleasure. We achieved an excellent result thanks to your efforts and have no problem in recommending you John, Rebecca, Nicole and Emily to anyone intending to sell in the future. Also the gift basket was a very delicious and thoughtful surprise.” Des and Judy – Storey Street, Putney (2015)

“We wanted to pass on our sincere thanks to the McGrath team for a wonderful auction result and campaign. It is testament to why we chose your experienced team for the sale of our house. An above average auction result and street record are evidence of this.” Michael and Annabel – Hillcrest Avenue, Gladesville (2015)

“John Paranchi and his entire team made the experience of selling our home a very good one. From day one to even after the sale of our home we have been serviced with the upmost professionalism, always on time, knowledgeable, polite, honest, proactive, always kept us up to date with the great marketing tools at their disposal, and overall friendly people to deal with who take pride in what they do. The sale of our home was a great success and that is testament to the premium service John and his team provided. McGrath has a reputation for premium homes and service, that’s what we wanted, and that’s what we got. I would have no hesitations in recommending John and his team to other prospective sellers.” Alan and Mariam – Buffalo Road, Gladesville (2015)

“John and his team are consummate professionals and made the process of selling our home completely painless. We easily exceeded our expectations on our sale price, which has enabled us to successfully move to our new property in the countryside. The quality of the marketing package put together by McGrath is what really facilitated our property to stand out and attract relevant buyers to what could have easily been a difficult property to sell. I wanted to thank the entire team at McGrath for a truly outstanding experience and result.” Robert and Nina – Higginbotham Road, Gladesville (2015)

“John and the team at McGrath have been an absolute pleasure to work with. We were selling our property from overseas, yet John, Emily and Nicole made the process so seamless, smooth and professional. They took care of literally everything with great attention to detail and timely deliverables. We would have no hesitation working with McGrath in the future.” Bernard and Linda – Clayton Street, Ryde (2015)

“Robert and I were very happy with all aspects of the interaction with yourself and Rebecca and Nicole. Everyone was helpful, kind and very professional. I would absolutely recommend you and your team to any of my friends of colleagues as an extraordinarily professional agency.” Robert and Fiona – Hillcrest Avenue, Gladesville (2015)

“John was, early on in our discussions with agents, the person I wanted to manage the sale of our property. John’s knowledge of the Gladesville / Hunters Hill market is second to none and he inspires confidence as being someone who can get the best result. With us based in the UK during the campaign, it was essential to appoint an agent who was absolutely comfortable to communicate remotely and John made a huge effort from the outset to show this would be no issue. He is professional, relates well to anyone and somehow makes his work look easy. During the campaign it became clear that it would be better to bring forward the auction date as there were sufficient interested parties (getting impatient to buy!). John was able to explain the situation and changed the auction date with no fuss. We are delighted that we chose the McGrath sales team, as they surpassed all expectations at auction in terms of price and were overall great to deal with. We would have no hesitation in recommending John.” Daniel and Clare – Windeyer Avenue, Gladesville (2015)
