A word from Donovan Murphy The last financial year has seen the market transition, resulting in what is now a fair market. Properties which have been on the market the past financial year or are currently on the market will most likely sell in their estimated selling range.

Stricter lending conditions and increased pressure from regulators on the banks means the number of buyers inspecting and bidding on properties has decreased.

That said, there has been limited downward pressure in sale prices. 30 Larkin Street, Waverton sold for $6.8m being the second highest price to date. This suburb still remains tightly held with approximately 50 properties selling for the year.

Wollstonecraft had 179 properties transacting with 24 Milray Avenue holding the top spot for the financial year selling at auction for $5,68m.

Auction clearance rates for Sydney have settled in the vicinity of 55%. McGrath Neutral Bay continues to outperform the market with an auction clearance rate of 77% for FY18. My personal auction clearance rate for FY18 is 85% of properties selling on or before their auction date; a result I am proud of in the current conditions.
