A word on the market What a year we’ve had! Despite many analysts predicting a very sedate progress in the property market for the years ahead, I am pleased to see some light through all the gloom of previous years.

With interest rates at record lows and consumer sentiment indicating higher levels of optimism; up 4.7% for June and 6.9% year-on-year, I am confident the upcoming spring selling season will be strong.

With an increase in sales volume and a reduction in listings compared to this time last year, many vendors are pleased to see that average days on market has dropped from 60 days last year to 43 days this year. Vendor discounting has also improved from -7.2% last year to -5.8% in 2013.

With this in mind it’s not surprising that auction clearance rates have also improved. In 2012 auction clearance rates was an average of 50.4%, with the 2013 calendar year to date recording an average week-to-week clearance rate of more than 63%.

Brisbane, which only experienced minor growth throughout the past year,

is heading in the right direction with house values increasing 0.6% over the 12 months to June 2013, whilst the number of house sales remains steady.

On the local front, from Burleigh Heads to Coolangatta, Bilinga achieved most improved for growth for houses with a 16.1% increase since January this year. However with only nine sales, I feel it’s important to note the runner up is Currumbin Waters with a 10.6% increase over 51 sales. With regards to apartments, Tugun was the shining light with an 8.3% increase from 38 sales since January. Burleigh Waters secured the runner up spot with 48 sales and a 4.1% increase.

A word on the market The Gold Coast market is improving but has a long way to go yet. I believe the Gold Coast has been oversold and there is great room for prices to grow from today’s low base. The Commonwealth Games and associated new infrastructure is breathing new life into the area with many long-term benefits yet to be had.

There are new signs of life in the prestige market with several high end sales occurring in the first half of the year, including $9,800,000 for 5 McMillan Court, Southport which at the time of sale set a new suburb record and achieved the highest sale price at auction since the GFC. In conclusion, we are at the start of a new growth cycle, which will play out over the next three to five years.

This is an exciting time in Australian real estate with plenty of opportunity for Australians to create new wealth for themselves by investing in property today.
