A word from Mitchell Thomas

Whilst the doomsayers will tell you that Australia’s property market is in a frenzy, with house prices growing to unsustainable and unaffordable levels, we’re not the only country experiencing a COVID-inspired boom and we’re nowhere near the top in terms of property price growth.

John McGrath has highlighted why prices in area's such as the Central Coast have continued to climb throughout 2021.

Global house prices have been surging since late 2020, with the intense buying activity seen here in Australia replicated all over the world due to historically low interest rates, the search for more space and the vaccine roll-out inspiring rising confidence amongst buyers, sellers and investors.

The search for more space is a strong driving trend in the global boom. It is led by buyers who can now work from home and are leaving inner cities for outskirt suburbs or regional areas.

Traditionally, the vast majority of immigrants investing into Australia have focused on Sydney and Melbourne but due to lifestyle and workplace changes post-COVID, we should see a wider spread of investment, in particular towards regional locations.

We have been experiencing more buyers from Sydney looking to purchase within communities like Summerland Point and Lake Macquarie than previous years. Majority of these purchasers are keeping their homes in the City and purchasing their second houses as either holiday homes, investments or for future retirement.

With property prices continuing to surge and interest rates to remain at an all time low, we are seeing no slow down with the current demand for Summerland Point.

With prices expected to rise, the fear of missing out is evident within the market place.

We are finding buyers are prepared to pay what they need to, if not more, in order to secure the right home for them.

We will most likely never see or experience another period of time like this within the Australian housing market. A serious thought to consider if you are planning on relocating, down-sizing or wanting to take advantage of current price levels.
