CONGRATULATIONS!
Congratulations on your new home! As you settle into this exciting new chapter, here are a few helpful steps to consider as you make it your own
STEP ONE
Make sure your utilities are good to go. Hopefully, you've already scheduled your utility services but now ’ s a great time to confirm everything is up and running If anything still needs to be set up, you’ll find a list of local providers on the next page to help you get started. And don’t forget to register your appliances online for warranties and service reminders!
STEP TWO
Keys: During construction, a temporary lockset is used for site access Just before closing, we install your permanent locks At that point, the only person who’s ever had access to your keys is the construction manager so you can feel confident that your home is secure from day one
STEP THREE
Set up your HOA payments Payments are due on the first of the month and your monthly dues as of August 1, 2026 are $175/month.
Please contact Theresa Cornell at Foreside Management to set up payments at tcornell@foresidemanagement com

COMMON HOMEOWNER INFO
01: REVIEWING YOUR HOME WARRANTY & MAINTENANCE PLAN
Your home warranty can be a major safety net if you know what’s covered Take some time to read through the documents and highlight important timelines, especially for submitting repair requests Not everything is included, so don’t wait until something breaks to figure it out. It’s also smart to start a maintenance log now Keeping track of small fixes, seasonal tasks, and service visits will help you stay on top of your home’s health in the long run

02: BUDGET FOR ONGOING COSTS
Beyond your mortgage, there are plenty of recurring costs that can catch new homeowners off guard, like utility bills, landscaping, or HOA dues Add in furniture, tools, and seasonal upkeep, and it adds up fast Try setting a monthly amount aside specifically for home expenses. Even if you don’t use it right away, it will give you peace of mind when an unexpected need pops up
COMMON HOMEOWNER INFO

04: HAVING AN EMERGENCY SAVINGS PLAN
Even in a brand-new home, unexpected repairs or expenses are bound to show up, whether it’s a surprise plumbing issue or some unexpected storm damaged Setting up an emergency fund dedicated to home costs is one of the smartest things you can do A good rule of thumb is to save 1 to 2 percent of your home’s value each year. Start small if needed What matters most is having something to fall back on when life throws a curveball
03: DON’T JUMP INTO RENOVATIONS TOO SOON
We know it’s tempting to start DIY-ing and improving the space right away But giving yourself time to live in the space often leads to better decisions. As you settle in, you’ll notice how natural light moves through rooms, where storage is needed most, or how your routines shape how you use each area Let your home settle with you first Then take on projects with purpose, not impulse
