2018 first half review The real estate markets in the outer suburbs of the Northern Virginia were generally positive in the first half of 2018.

Many key market indicators for Loudoun, Prince William and Fauquier Counties were positive. As you’ll see in this report, homes sold a little closer to their original list price and for fewer days on the market compared to the first half of 2017, and there was modest appreciation in home prices, as well. But the overall number of homes sold was down in both Loudoun and Prince Williams Counties, and up a tiny amount in Fauquier County.

Specifically, in Loudoun County, there was a 2.7% drop in the total number of homes sold, a fourday drop in the average time on the market and a 3.5% increase in the average sales price. In Prince William County, including Manassas and Manassas Park, there was an 8% drop in the number of homes sold, but they sold on average four days more quickly. The average sales price was up 4%. In Fauquier County, there was a 1.6% increase in the number of homes sold, a four-day drop in the average days on the market and a 2% increase in the average sales price. Even with the drop in the average time on the market, homes in Fauquier County take over twice as long to sell as those in Loudoun and Prince William.

We’re far enough into the year to conclude that the impact of last year’s tax reform legislation has been negligible – the negative implications of the limit on the deductibility of state and local taxes has largely been offset by the increase in takehome pay for many wage-earners.

Mortgage interest rates jumped almost a half point in the first couple of months of 2018 but have since stabilized. Rates have hovered around 4.6% for the last three months. While the increase in rates has hurt affordability, buyers have not been deterred and rates are still extremely low from an historical perspective.

Overall supply of homes in Loudoun and Prince William is right at two months, and just under one-month for homes priced under $300,000.

The supply is Fauquier County is closer to four months. We see little on the horizon that will cause any significant shift in the market for the balance of the year.

Each area can see different market dynamics, so you’ll find an analysis of the performance of detached homes, attached homes and condos for the 11 communities that make this such a wonderful place to live.

The biggest challenge last year that contributed to the modest drop in sales volume was inventory, and that continued in the first half of 2018. The overall number of available homes on the market was 10% - 15% below the levels seen in 2017, and the shortages were even more significant for homes priced under $300,000. The lack of quality inventory made it pretty tough for first-time homebuyers.

Ashburn is located west of Washington, D.C., just beyond Sterling. The community is part of Northern Virginia’s well-developed tech corridor that stretches from Reston to Leesburg. Ashburn’s substantial growth has been bolstered by the presence of a range of telecommunications, IT and Internet service companies.

Before reaching its current state, Ashburn resembled many of the other communities found in Loudoun County. Farmland was in abundance and Ashburn was home to a number of largeacre estates. The community’s name is said to have been taken from Ashburn Farm. Today, Ashburn Farm is one of many subdivisions that can be found in the area.

Ashburn is a medium-sized community with a large number of recently built townhomes and single-family residences. The car is king in Ashburn although that may change with the arrival of the planned Silver Line Metro.

Proximity to Dulles International Airport is a luxury Ashburn enjoys, but many in Northern Virginia are not afforded. Ashburn offers a contemporary environment with all the conveniences of excellent shopping opportunities and several golf courses. If you will be working in Reston, Herndon or Tysons Corner, then Ashburn is an excellent place to stake a claim.

Leesburg is located roughly 40 miles outside of Washington, D.C. For most of its history, Leesburg consisted of large farms and plantations. Leesburg’s historic district was placed on the National Register of Historic Places in 1970. Today, it marks the center for Loudoun County’s government and commercial affairs.

Downtown Leesburg is well preserved and picturesque with numerous shops and gourmet restaurants. There is plenty to do for the idle mind. Oatlands Plantation and Morven Park allow one to explore the community’s history and architecture. Balls Bluff Battlefield Park features wooded trails and guided tours. The nearby Leesburg Premium Outlets provides an ideal shopping experience.

From historic sites and museums to shopping destinations, parks and outdoor recreation to seasonal attractions, Leesburg has something for everyone. The historic downtown gets you away from the hustle and bustle and provides a vast array of shopping, dining and entertainment.

east loudoun

We are defining East Loudoun as the communities closer to Dulles Airport and Fairfax County, not including Ashburn. These areas have generally seen more growth with higher density than those further west.

Sterling is a suburban, commuter city and “bedroom community” of the Greater Washington Metropolitan Area. Sterling residents enjoy shopping at nearby Dulles Town Center. Dulles Airport is minutes away. There are several golf courses and Claude Moore Park offers a variety of activities for people of all ages.

South Riding is a very beautiful planned community in Loudoun County. It offers residents the luxuries of a cardio gym, fitness classes, a fitness trail, outdoor and indoor swimming pools, a fishing pier, parks, tennis courts and fields for all types of sports. With all these amenities, events bring residents together for movie nights, summer camps, pool parties, dog swims, football nights, book swaps, corn hole tournaments, a triathlon and concerts.

Shopping and restaurants are also plentiful in South Riding. With all these amenities and attractions, you’ll never want to leave this perfectly planned community.

We are defining West Loudoun as the communities further from Dulles Airport and Fairfax County, but not including Leesburg.

Known for rolling hills, horses, and wineries, these communities offer a different pace from their suburban neighbors.

Lovettsville offers a range of single-family farmhouses, colonials and ramblers. There is also land available for building. Lovettsville has a vast array of outdoor recreation to offer including the Town Square and the Town Green, a public park space great for a picnic or a nice stroll.

Purcellville is located about an hour west of Washington, D.C. Like Middleburg and other communities in Loudoun County, Purcellville was a halfway point for those traveling between D.C. and Winchester. Today Purcellville is still one of the biggest dairy farming and orchard grass producers in the nation.

Waterford is the kind of community that seems to be unfazed by the passage of time. The preservation of the original buildings maintains the ambiance of Main Street America. Those interested should take note of the communities old Victorians, colonials and farmhouses.

Waterford is home to many equestrian training centers and boarding centers.

Aldie encompasses much more area than indicated on a map. Large tracts of land, typical of locales in Virginia piedmont region, can be found in the western, and northwestern parts of the community. Heading east, Aldie also includes the sprawling neighborhood of Stone Ridge.

Established in 1787, Middleburg was named because of its location midway between Alexandria and Winchester. Middleburg is horse country. It’s the kind of place where one can escape the reigns of the urban grind and blend into a calmer, more idyllic scene. It is a stylish community that boasts historic architecture and tree-lined streets adorned with charming shops and restaurants. There are a variety of popular activities including the Hunt Country Stable Tour and the annual Christmas Parade

Manassas, Manassas Park, Manassas City Woodbridge

bristow

Bristow is located southwest of Fairfax County and about an hour outside of Washington, D.C. It is nestled between the communities of Manassas and Nokesville. Bristow was a point of contention during the American Civil War, when the area was better known as Bristoe Station.

Up until the turn of the 19th century, the Linton Family owned the majority of the land in Bristow.

In 1894 their property was deeded to the Catholic Church and The Linton Hall School was built shortly thereafter. This land was parceled and sold to developers later in the 20th century in order to raise money for Linton Hall School.

Bristow is typified by single-family residential homes and townhomes. There are walking and equestrian trails at nearby Bristoe Station Battlefield Heritage Park. Residents are also close to several golf courses including Broad Run and Bristow Manor Golf Clubs.

Dumfries is located 28 miles south of Washington, D.C. It was the first of seven townships in Prince William County and the oldest continuously chartered town in Virginia.

Dumfries is an unassuming community with a notable history. At one point Dumfries was the second leading port in colonial America on par with New York and Boston.

Traditional ramblers, townhomes and colonials are just a part of Dumfries rural backdrop. The community’s location close to I-95 and Quantico make it appealing for commuters.

gainesville

Gainesville lies west of Fairfax County in the rolling foothills of Virginia. Its name refers to Thomas Gaines, the area’s first postmaster.

The community’s establishment in the 1850s coincided with the arrival of the Manassas Gap Rail Road. Logistically speaking, Gainesville was an integral point in the shipping and transport of grain, timber and cattle.

Since the early 1990s, Gainesville has undergone major commercial and residential development.

This includes three major subdivisions: Lake Manassas, Heritage Hunt and Virginia Oaks.

Despite its suburban trend, Gainesville still maintains its rural vibe.

The community’s unassuming ambiance gives way to a host of activities. The Virginia Gateway Shopping Center offers a range of options. Golf courses abound. Explore Manassas National Battlefield Park or take in a world class act at Jiffy Lube Live Pavilion.

Chartered in 1799, Haymarket lies just west of Fairfax County. At one point Haymarket was a go-between of sorts for settlers heading from Pennsylvania to the Carolinas. Unfortunately, much of the original town was burned down during the Civil War. Only four of the original buildings that were constructed prior to the Civil War are still standing today.

Despite its tumultuous past, Haymarket has grown from a rural town into more of a suburban community. But that doesn’t mean the community has forgotten its roots. Ramblers and colonial houses dot expansive lots situated on wide streets. Some of the larger neighborhoods include Piedmont and Dominion Valley.

From May to October, Haymarket residents reap the benefits of the community’s farmer’s market.

This is the beginning of horse and wine country and there is plenty to do for those who seek it.

manassas, manassas park, manassas city Manassas is located just outside of Fairfax County, to the west of Centreville. Many of us first learned of Manassas in grade school. The First Battle of Manassas was the first major land battle of the American Civil War. This was in July of 1861. A subsequent battle was fought in Manassas one year later.

Historically speaking, Manassas has been a hotly contested area of land. During the Civil War, Manassas served as a rail junction leading to Richmond, Washington, D.C. and the Shenandoah Valley. As a result of its connection to the railroads, Manassas flourished after the War. The town was incorporated in 1873.

Nearly 100 years later, Manassas became an independent city.

Manassas is a suburban, mixed-use community with single-family houses, townhomes and condominiums. It is ideally located just beyond Centreville off of I-66. The City of Manassas, which is located nearby, is a hub of activity.

Manassas offers many opportunities for play.

There is an aquatic and fitness center, pools, parks and paths for all to enjoy. There is a public library and center for the arts as well. Manassas holds fairs, festivals and events annually to get residents and visitors out to socialize.

The City of Manassas is a bustling locale with small town flavor. There are plenty of places to dine and shop. The Harris Pavilion hosts everything from concerts to chili cook-offs. An Amtrak station is located near city center, making day trips to and from Manassas a breeze.

Manassas Park is a suburban, commuter city.

The community offers an active event calendar and a responsive coalition of community leaders. Head to Old Town Manassas for dining, shopping, concerts and more.
