Mary Ann O’Brien, CEO and founder of OBI Creative, has built a career at the intersection of entrepreneurship, brand strategy and customer insight. She leads a nearly 40-person agency while also serving as chief marketing officer for a publicly traded company. In this A Closer Look conversation with Midlands Business Journal, she reflected on how early exposure to business shaped her thinking, why most companies misunderstand differentiation and how personal loss reshaped her approach to leadership.

Q&A:

MBJ: You grew up in small-town Iowa with a grandfather who reportedly opened the first color printing business west of the Mississippi and a father who ran multiple businesses. How did that environment shape how you build culture and client relationships at OBI?

O’Brien: I was raised in an environment where business was just what we talked about. Everything had a business component so I didn’t know any different. I didn’t know that other people didn’t talk about business at the dinner table.

My dad was very focused on current events and the news. He would talk about what was happening in the world and then push us to think about it: why farmers were doing well that year,

The U.S. Department of Agriculture is closing the Beltsville Agricultural Research Center in Maryland and relocating staff to at least 27 facilities nationwide, including the U.S. Meat Animal Research Center in Clay Center, Nebraska. Nebraska currently has 131 ARS employees — 47 fewer than in 2024 — following a roughly 30% reduction in ARS staff nationally during the past year. University of Nebraska–Lincoln researchers frequently collaborate with ARS scientists on projects including a web-based decisionsupport tool used widely in the U.S. beef industry. UNL dean Derek McLean has said he welcomes any ARS scientists offered relocation to Nebraska, though the USDA has not announced specifics on staff or project distribution.

What a night!

Tuesday evening at The Durham Museum, 50 years of Midlands Business Journal came home — and I am still feeling the impact.

Fifty years ago last fall, my father, Bob Hoig, launched MBJ from a small Omaha office, convinced this region had a story worth telling every Friday. Fifty years, or 2,639 Fridays later, I was reminded of exactly why this paper exists when I looked out at those of you who filled that beautiful rotunda.

We honored seven extraordinary leaders with our inaugural Golden Circle Awards: John Hoich, Cella Quinn, Johnny Rogers, Mike Cassling, Willy Theisen, and Mike and Gail Yanney. Each of them embodies what MBJ has chronicled for half a century — vision, grit, generosity and the courage to keep asking, what can I do tomorrow to make a bigger impact?

The impact of this event wasn’t just through the program. It was from the rotunda glowing gold. It was 40 Under 40 alumni from a dozen different classes finding each other across the room. It was the hugs that lasted a beat longer than they needed to. And it was the quiet moment, near the end, when I caught myself thinking how proud my dad would have been to see this room — his room, really — 50 years on.

Pillen touted exports in London

Gov. Jim Pillen completed a short trade mission to London, promoting Nebraska beef, ethanol and energy production. His agenda included events at the U.S. Embassy and dinners showcasing Nebraska beef for UK importers, distributors and chefs. The trip aimed to capitalize on new duty-free access for U.S. beef and ethanol under the U.S.–UK Economic Prosperity Deal.

In an April 21 news conference that state officials continued to spotlight into early May, Nebraska’s Department of Economic Development reviewed recent gains. Director Maureen Larsen and Gov. Jim Pillen cited record 2025 venture - capital investment of about $527 million tied to Business Innovation Act–backed startups and progress from the “6 Regions, One Nebraska” initiative. They framed the momentum as a platform for attracting more jobs and capital.

the Good Life Act in force

The Grow the Good Life Act (LB 1165) has taken effect and business groups spent late April and early May digesting its implications. The package modernized ImagiNE Nebraska incentives, added a wage - retention credit to help keep workers during ownership changes and expanded tools for childcare and talent attraction. The Greater Omaha Chamber called it one of the state’s most important competitiveness wins in recent years.

COMPETES shaped policy

Greater Omaha Chamber communications this spring repeatedly pointed members to the Omaha COMPETES plan, which helped shape LB 1165 and related reforms. The strategy called for modernized incentives, stronger housing and childcare supports tied to workforce and sharper talent - attraction tools. Chamber leaders said growing alignment between state policy and the plan was improving the region’s pitch to employers.

Legislature session set tone

Wrap - ups of Nebraska’s 2026 legislative session, which ended April 16, continue to circulate as businesses evaluated the policy landscape. Lawmakers approved hiring and retention incentives for merging businesses while sustaining several vetoes, including on accessible-housing requirements and some benefit expansions. Analysts said the session underscored tight budget limits and ongoing debate over growth-oriented spending.

Regional growth blueprint released

The 2026 Comprehensive Economic Development Strategy (CEDS) for the Omaha - Council Bluffs region has been released by MAPA. Covering a six - county area, the plan set a long-term blueprint for resilience, diversification and coordinated public - private investment. Aligning projects with the CEDS positioned communities to compete for federal funding tied to regional economic-development priorities.

Nebraska drew national coverage

UNL’s “Nebraska in the National News” roundup for April highlighted national coverage of the state’s research, economic trends and political climate. Stories included attention to Nebraska’s workforce, agricultural innovation and higher - education initiatives. For Omaha - area employers, the national visibility offered fresh material for recruiting talent and telling the state’s broader economic story.

Housing projects earned honors

The Nebraska Commission on Housing and Homelessness highlighted recipients of the 2026 Nebraska Affordable Housing Trust Fund Awards in late April. Two projects were honored for using state housing dollars to change lives and transform communities. Officials said the approaches could be replicated elsewhere to expand safe, affordable housing and better support workforce needs. New work rules took effect

Media and agencies in late April and early May reminded Nebraskans that new work-requirement rules for certain public-assistance programs took effect May 1. The policy change, adopted earlier, moved into implementation as nonprofits and state officials explained compliance details to affected residents. Employers and workforce organizations watched to see how the shift might affect labor force participation and family stability.

Council Bluffs weighed incentives

Coverage from the Council Bluffs Daily Nonpareil continued to examine how changes at the Iowa Economic Development Authority were affecting Council Bluffs projects. Local leaders said shifts in state - level tools complicated financing packages and could slow some developments. The city worked to adjust its own incentives and keep key urban - renewal areas, including West Broadway, moving forward.

Home brands target Avenue One

Building - permit activity in late April showed three national home-furnishings brands preparing stores at the Avenue One “Good Life District” near 192nd Street and West Dodge Road. Plans called for West Elm, Pottery Barn and Williams Sonoma to join Arhaus at the development, creating a concentrated home - retail hub in west Omaha. The cluster reinforced the corridor’s pull as a regional shopping destination.

Prime Secured earned Chamber honor

Prime Secured was recognized as the Greater Omaha Chamber’s Business of the Month for April, reflecting its growth providing technology and security solutions to high - stakes clients. The Omaha - based firm focused on complex environments that required robust physical and cyber protections. Chamber officials said the recognition highlighted how locally headquartered companies were competing in national and global security markets.

Omaha lands in top 10 housing markets

Omaha ranks eighth among the nation’s hottest largecity housing markets, according to Construction Coverage, a San Diego-based construction research firm. The list is led by San Francisco, San Jose, Minneapolis, Virginia Beach and Milwaukee, with Omaha trailing Oakland and Chicago. Nebraska placed ninth in the state rankings. Connecticut topped all states; Texas ranked last.

Park Omaha offers $1 employee parking

Park Omaha has launched a discounted parking program for employees of businesses affected by streetcar construction. Workers can access $1 parking sessions at two downtown garages and one surface lot in the Blackstone District. Participating businesses must enroll through the program and validate employees before the rate applies. A similar program for the general public is expected within weeks.

Second Saturdays start soon

Midtown Crossing is partnering with Blackstone District to expand live music on second Saturdays, beginning May 9. Alongside music at Blackstone establishments, Midtown Crossing will feature Aly Peeler at Chateau Vin (3-5 p.m.), Joey Gulizia at Farnam Court (5-7 p.m.), Wooden Music at Smokin’ Oak (6-9 p.m.) and Post Service Collective at PROOF (7-10 p.m.).

Gretna Crossing development underway

Omaha-based The Lerner Company has broken ground on Gretna Crossing, a 70-acre, 500,000-square-foot retail power center on the southwest corner of S. 192nd St. and Nebraska Highway 370 in Gretna. Partner Andrew Lerner said the development will carry a half-mile of Highway 370 frontage and feature anchor retailers, sit-down and quick-serve restaurants and service businesses. Tenant announcements are expected soon.

Big Grove grants top $36K in first year

The Big Grove For Good Foundation has surpassed $36,000 in micro-grants through its Neighborhood MicroGrant Program, awarding funds to 68 individuals and organizations in its first year. The program is supported by sales of Big Grove Brewery’s Neighborhood Beer and funds community projects in areas where the beer is sold. Grants range from $250 to $1,000 and are open to both individuals and organizations.

FNBO commits $150K to wildfire relief

FNBO has donated $150,000 to support wildfire relief efforts across western Nebraska, directing funds to organizations helping ranchers and farmers rebuild after nearly one million acres were impacted. The gift coincides with the bank’s 2025 Impact Report, which highlights $8.5 million in charitable giving, 35,000-plus employee volunteer hours and $42.6 million in community development investments. FNBO also earned a fourth consecutive “Outstanding” CRA rating, placing it among the top 2% of banks nationally.

what was happening with corn prices. There were six kids in the house and we all weighed in.

We were constantly being asked to think critically, not just repeat what we heard. That shaped everything. It’s what I expect at OBI. We’re not just taking orders, we’re asking why. What are you really trying to solve? What matters here? That is required.

That mindset is also why we’ve been successful. We are not transactional. We are thinking alongside the client.

We also value tenacity. Any successful business owner has it. There are moments when there is no money in the bank, credit cards are maxed out and you still have to figure it out. You have to be a lateral thinker.

That same thinking shows up in how we treat clients. We want to be a running partner, not a vendor. Our mission is to deliver dreams. Behind every business, there is a dream.

MBJ: You’ve spent your career helping companies differentiate themselves. What do most business owners misunderstand about what makes them different?

O’Brien: The way you treat your employees is the way your employees treat your customers. That’s the first thing most businesses underestimate.

People say the customer is always right, but I don’t think that’s the right lens. Your most important customer is your employee. If they don’t feel valued or safe asking questions, that shows up immediately in how they treat customers.

The second issue is that companies don’t ask enough questions. They assume they know why people choose them but the answer is almost always in the customer’s voice.

We tell clients: ask your customers, your employees, your partners, “Why do you work with us? Why do you stay? Why do you leave?” That’s where differentiation lives.

A lot of companies think they are unique. Most are not. You can have the same product as everyone else but experience changes everything, how it is sold, delivered and what happens after the sale.

And your brand is not your logo. Your brand is the entire experience around what you do. It is what people say about you when you are not in the room.

MBJ: How do you actually uncover what makes a company unique?

O’Brien: We do research. Every client goes through a discovery process that includes qualitative and quantitative work.

We are not doing creative for creative’s sake. We are trying to understand, through the lens of the customer, what actually makes a company different in the real world. It has to be rooted in data, not opinion. You cannot create a genuine story without insight, and it only matters if the difference matters to the customer. If it matters, we amplify it. If it doesn’t, it’s noise.

MBJ: Have you ever had a client who didn’t want to accept what the research showed?

O’Brien: Yes. One example was a large paper company. Paper is a commodity, so it is already difficult to differentiate.

We did extensive research and found what customers believed was actually unique about them, but the company didn’t like the answer. They wanted a different story. We said we couldn’t build strategy on something that wasn’t true. It wouldn’t work and it wouldn’t last, so we walked away. That is not easy with a large account, but we are intentional about not attaching our name to work that isn’t grounded in truth.

At the end of the day, people often confuse effort with differentiation. Just because something is new to you doesn’t mean it’s unique in the market. What matters is whether the customer sees it as different.

MBJ: How do you maintain energy while leading multiple roles?

O’Brien: I get energy from people. If I am alone too long my energy drops but if I am with my team and hearing what they are working on, it goes up. We have a lot of young people here who are curious and want to learn. Every day is different, every client is different, and that keeps it interesting.

I also take care of myself physically. I work out and try to eat well. My grandmother used to say, “You can sleep when you’re dead,” and I kind of believe that. I want to maximize life while I have it.

MBJ: You’ve said hope is not a strategy. What should business owners rely on instead?

O’Brien: Insights. Ask your customers what they love about you and what they don’t, and use that to make decisions. If customers choose you, understand why and amplify it. If they don’t, understand why and change it.

Business is simpler than people make it, but it requires discipline. There is real data available; you just have to use it.

MBJ: What do you tell business owners who are ahead of their market or building something new?

O’Brien: You have to find people who think like you, early adopters or future-focused brands. Not everyone is ready for what you are building and that is OK. You need alignment with people who can see the future with you. Then, you still have to do the basics: know your audience and meet them where they are.

MBJ: After your sister Peggy died, what belief shifted for you?

O’Brien: That the harder you work, the more successful you are. That worked for a season, but it is not the full truth. At some point, working harder just means you are not thinking differently.

After she died, and during COVID, I changed everything. I started doing the opposite of what I had always done and that is when things started to improve, financially and structurally.

MBJ: At what point does the founder become the brand, and what is the cost of that?

O’Brien: If you are the founder, your values shape the company. That’s unavoidable. But if you want to scale, it cannot all depend on you. You have to let others contribute, otherwise the organization cannot grow beyond the founder.

I’ve spent years building succession planning so the company is not dependent on me. It is not healthy for everything to revolve around one person. My job is to let other people’s greatness show.

MBJ: What do you tell business owners who think they need to leave Omaha to build something meaningful?

O’Brien: There is this thing called the internet and it has made the world a lot smaller. You can build from anywhere now unless your business physically requires something else. Many of my clients are not here. That is normal.

What makes Omaha interesting is that people take care of their own here. Wealth is reinvested locally, which allows the community to keep growing. People sometimes underestimate the Midwest, but there is a lot of sophistication here. Don’t mistake kindness for a lack of sophistication. People here are running a lot of the world; you just don’t always see it from the outside.

For half a century, MBJ has chronicled the visionaries who built companies, the innovators who transformed industries and the leaders who shaped Greater Omaha into one of America’s most dynamic business communities. The Golden Jubilee celebration marked a milestone rooted in a bet one journalist made against the odds. When Robert G. “Bob” Hoig left the Omaha World-Herald in 1975 to launch MBJ, a colleague told him he’d be back within a week. Hoig never returned. Instead, he built a weekly publication that, 50 years later, remains in print.

Among the attendees were past recipients of MBJ’s 40 Under 40 program and dozens of supporters of MBJ across the years. Guests were welcomed with a gold carpet reception, cocktail hour, hors d’oeuvres and dinner provided by Catering Creations before the program, which showcased MBJ through the years, and the awards presentation. The event was coordinated by planit inc.

Golden Circle Award recipients were Gail and the late Mike Yanney, Johnny “The Jet” Rodgers, Willy Theisen, Mike Cassling, Cella Quinn and John L. Hoich.

The evening closed with the premiere of IMPACT Magazine, with attendees receiving Volume 1, honoring the legends, leaders and legacy makers who have defined business excellence across five decades.

For 50 years, Midlands Business Journal has chronicled Greater Omaha’s business community — the late nights, the bold pivots, the quiet persistence that builds empires, the handshake deals that became decades-long partnerships. A trilogy built to last

Volume I was revealed at MBJ’s Golden Jubilee on May 5, 2026. Volume II arrives in August. Volume III comes in October. This holiday season, all three will be packaged together as a hardcover coffee table book — the ultimate keepsake of a milestone moment.

Future employees will discover these companies in these pages and understand the foundation they’re building upon. Aspiring entrepreneurs will find the courage to start their own journey. Business students and historians will reference these volumes to understand how excellence is built in Greater Omaha.

Fifty years from now, someone will open IMPACT Magazine and see what MBJ readers know today: great businesses aren’t built alone. They’re built by communities of leaders who dare to dream, commit to excellence, and inspire those who follow.

Entrepreneurial Excellence Willy Theisen

A Pennsylvania native and lifelong musician, Squires arrived in Omaha in 2002 from the Phoenix Symphony to serve as the first, and still only, president of the newly formed Omaha Performing Arts (O-pa). She inherited a staff of one and a single computer. The Holland Performing Arts Center existed only as an architect’s sketch, the Orpheum was still owned by the city of Omaha and O-pa had only been in existence for two years.

WHY IT MATTERS: Within three years, Squires opened the $102 million Holland Center (2005), assumed management of the Orpheum and launched Ticket Omaha. Two decades later, O-pa is Nebraska’s largest arts organization, generating $61 million in annual economic impact and reaching more than 600,000 people each year across the Holland, the Orpheum, Steelhouse Omaha (2023) and the Tenaska Center for Arts Engagement (opening spring 2026). She is Nebraska’s only Tony Awards voter and the Aksarben Foundation’s 2025 Most Honored Citizen. Few people have done more to shape the cultural fabric of modern downtown Omaha.

By 2026, NET employs nearly 1,000 people and has injected more than $600 million into the regional economy. Tapio is the only person to have chaired the Greater Omaha Chamber Board of Directors for two consecutive years.

Of the six basic questions underpinning the human experience at any given moment — who, what, when, where, why, how — it is the “why” that confounds and complicates them all. People may carry titles or chase goals or set timelines to be in certain places by certain means only to arrive with a bigger, more perplexing question awaiting them.

“Why?”

As an existential coach and Certified Humanist Professional, Stuart Chittenden helps people unpack the why behind the things they chase or have achieved in life, in the hopes of living more intentional, focused lives. Such work is at the heart of the coaching and workshops delivered through his consultancy, a one-year-old venture dealing in questions that have nagged humans for generations.

“I frequently work with people who are adrift. They don’t know where they’re sitting in their own lives and they’re in a place where they’ve just gone a bit lost,” he said. “There are frameworks and tools that I can use to help them find out a little bit of how they got here, how they can live with this

uncertainty, gain a little clarity and then maybe take a step or two towards some sense of a meaningful direction where they make meaning with their life.

“It’s such a difficult subject; it certainly isn’t absolutes, it isn’t right or wrong, or yes or no, but it’s also not entirely relative. We don’t live on our own in the world. I think that the tools essentially start with the individual in front of me, helping them get a sense of how they can personally, individually respond to the question ‘Who am I?’ Then, with that sort of grounding, I use tools like a sort of compass or a map, that help that individual think about, ‘Well, how, how did I get here?’”

Chittenden’s venture is rooted in questions he’s danced with in his own life and through his interactions with others in a variety of professional capacities.

A native of the United Kingdom, his career has unfolded in ever-widening chapters, starting as a corporate attorney in London, then a brand strategist in Omaha, then as an entrepreneur in the consultant space designing and delivering training programs, community experiences and dialogue-based interventions grounded in the principles and practices of conversation.

I frequently work with people who are adrift. They don’t know where they’re sitting in their own lives and they’re in a place where they’ve just gone a bit lost.

Today, in addition to working as an existential coach and humanist thinker, he holds down other ventures, including a podcast and radio show, dedicated to deciphering the big questions that plague us as humans and celebrating those whose path has led to greater understanding and personal happiness.

“So far in doing this existential coaching work, and also these kinds of workshops on being human, the feedback I get in terms of people’s interest is that there is a good deal of anxiety in the world topically because of the acceleration of artificial intelligence and the uncertainty of that,” he said.

“Then, of course, we already knew we were building on what the former U.S. surgeon general called an epidemic of loneliness. So we have all of these forces and these anxieties and it’s landing at a time when people are already feeling stressed — did I mention COVID?”

Chittenden said the issues people have aren’t always detrimental to their careers; quite the opposite. Many people he talks to are successful, even purposeful by conventional definition. All the more confusing, then, when life still feels like it’s missing something.

“Some of my clients are executive directors of nonprofits,” he said. “Executive directors of nonprofits are facing so much pressure, but they’re missiondriven people so they’re not going to give up on being mission-driven as far as working with their organization. They see other folks that look like they’re cruising to the finish line of retirement, but they see themselves as cruising into a fog; they know the mission of their work, but they don’t always know the mission of their lives.

“The same goes for business achievers who are about to retire or have just retired and they’re objectively successful: cash in the bank, big house, cars, kids set up. They’ve got all the plaques on the wall, you know, Leader of the Year kind of stuff, and yet they don’t know what the next 20 years are going to look like. Those folks are hitting that point where they’re thinking, ‘Was that it? I can look back with pride, but really, is that it?’ Those folks, they need help, too.”

Chittenden readily acknowledges he doesn’t know where his new venture is headed, or what it will ultimately look like to stoic Midwesterners or his native “Keep calm and carry on” countrymen. He’s OK with that, he said, noting that in this line of work exploration and discovery are a large measure of the process anyway.

“When I coach people, when I do existential coaching or I do workshops with people about what is it to be human, it’s a mess; there are fundamental problems with us where we all must live lives in that messy middle,” he said. “That’s why we’ve been having these conversations for thousands of years about what it is to live a good life. No one has the perfect answer, but there’s a lot of wisdom out there.

In the early days of the conflict in the Middle East, markets reacted with their trademark speed and emotion. Uncertainty drove a quick 9.1% drawdown in the S&P 500 and, for a moment, the dominant question was how long-lasting the economic impact of the energy disruption would be.

When geopolitical risks rise, it’s natural for investors to shift focus away from fundamentals and toward the “unknowable.” But as we’ve seen this week, the market has a remarkable ability to pivot. In fact, it took only 11 trading sessions for the S&P 500 to stage a full recovery, not because the headlines changed (geopolitical risks still loom large), but because attention shifted back to the only anchor that truly matters over time: fundamentals.

As Q1 earnings season kicks off, both current growth and the outlook for the rest of 2026 remain exceptional. Thus far, earnings for the S&P 500 are pacing at 13.2% year-over-year growth. If sustained, this would mark the sixth consecutive quarter of double-digit gains, a historically strong run.

Even more encouraging, revenue growth is at the fastest rate since 2022.

While Nvidia may be leading the charge, the other 499 companies are also delivering double-digit growth. This points to a broad-based expansion rather than a narrow, tech-driven story.

It’s easy to get distracted by a naval blockade or a geopolitical standoff but markets have consistently shown that they re-anchor to what is measurable and right now, that reality is strong.

With analysts projecting 20% earnings growth for the remainder of 2026, the underlying story remains intact: the economy is booming as we rush to capitalize on artificial intelligence. In a world filled with “unknowables,” fundamentals are the signal that matters — and they continue to drown out the noise.

A native of Elkhorn, Brooke McAlpin earned a bachelor’s degree in international business for the University of Nebraska-Lincoln. For the past 21 years, she has served as CEO of Cornerstone Staffing, Inc. and is also passionate about volunteer work in the community.

In 2024, she was named an Inspire award winner in the Excellence in Business (small/medium category) and last month she was named New Volunteer of the Year by United Way of the Midlands.

What led you to your chosen field?

I fell into staffing after being placed in an accounting role when I moved back to Omaha. I maintained a relationship with the recruiter and when it was time to find a new job, I went to work for him and instantly fell in love with the industry.

What do you enjoy most about your work?

I really enjoy working with clients, learning all about their company’s structure and where they have the biggest need in regard to staffing. Developing years-long relationships and recognizing the trust my clients put in me and my team makes it fun to go to work every day.

Where did your desire to volunteer come from?

My mom was a teacher her whole life and she consistently instilled the importance of giving back, especially time. You can always volunteer your time to help a great cause.

How long have you volunteered through United Way of the Midlands?

I was asked to be on a committee a year ago to reach out to companies and individuals to provide information

about United Way and all the amazing ways they help the Omaha community. I enjoyed it so much I am going to be part of the committee this year also.

What other groups do you volunteer for, besides United Way?

We volunteer at Food Bank for the Heartland as a company, Make-a-Wish and DREAM.

As CEO, you are in a position to mentor and influence others to consider volunteering. How do you do that, formally or informally, and what does investing employees’ time and talents in the community do for company morale?

As a company we also took part in the United Way corporate campaign so everyone at Cornerstone could donate to United Way on their own. It was important for all the employees to feel they were contributing as well.

I was so honored when they called to tell me. I was really invested in making sure the campaign was a success and I think when you love doing something it is easy to be successful.
