Life by Design PAUL WEST ON TIME PORTFOLIOS AND CIVIC LEADERSHIP
BY DAISY HUTZELL-RODMAN
Paul West will preside over his first board meeting as president of the Greater Omaha Chamber April 10. It is the latest addition to a portfolio that already includes managing partner at Carson Wealth, co-founder of the Apiary Social Club and board positions with six community organizations.
West, however, doesn’t think about his life in terms of titles. He thinks about it in terms of time. It’s the same question he asks business owners that most financial advisers skip: What’s your time portfolio? Not how much money is in stocks versus bonds. Not whether to take the lump sum or the structured payout. The question is answered in how many hours a week one wants to spend traveling, with family, exercising, reading — actually living the life they’re planning to fund. It’s a question born from experience. West owned his own registered investment advisory firm for five years before selling it to join Carson in 2012. He knows what happens when a business owner’s identity becomes inseparable from their business card and what it costs them when it’s time to exit.
“A lot of business owners don’t exit because their ego gets in the way and they don’t know how to identify themselves when they go out in public,” he said.
West has built a practice around helping people understand who they are beyond what they do and he’s built a life that proves it’s possible. He recently sat down with Midlands Business Journal for a closer look at wealth, Omaha and being social.

FROM THE publisher
It Mattered to Him FIFTY YEARS LATER, I UNDERSTAND IT COMPLETELY
I was 9 years old when my father founded this publication. I didn’t fully understand what he was building then — only that it mattered to him, and that the people he wrote about seemed to matter even more.
Fifty years later, I understand it completely.
My father, Robert G. “Bob” Hoig, believed that business is fundamentally about people. The numbers matter, yes — but behind every balance sheet is a human being making decisions, taking risks, showing up and giving back. The honorees you’ll read about on pages 10 and 11 have done all of that and more.
This week’s issue introduces the inaugural class of Golden Circle Award honorees — seven individuals whose stories remind us why we do what we do at Midlands Business Journal.
Gail and the late Mike Yanney built something that transcended business — a legacy of mentorship, generosity and civic courage that touched generations of Omahans. Willy Theisen turned a broken-down Ford Falcon and a handshake deal into a household name, proving that entrepreneurship is as much about character as it is about capital. Mike Cassling transformed a family business into a regional health care technology leader, then turned his success outward to ensure the next generation has every reason to innovate right here in the Midlands. Johnny “The Jet” Rodgers never left North Omaha behind — and his four-plus decades of workforce development work are proof that the greatest plays happen long after the final whistle. Cella Quinn saw a room with no seat for women and built an entirely new table. And John L. Hoich has spent more than 50 years living the Rotarian creed — service above self — and inspiring everyone around him to do the same.
These are not just success stories. They are legacy stories.
On May 5, we will gather at The Durham Museum for the Golden Jubilee — to honor these seven remarkable individuals, celebrate the vision Bob Hoig had when he launched a small weekly business newspaper and recognize the Greater Omaha business community that has made this city what it is today. I hope you will join us. A portion of all 50th anniversary proceeds supports the Robert G. Hoig Scholarship through the University of Nebraska Foundation, investing in the next generation of Nebraska entrepreneurs my father would have championed.
My dad started something remarkable on Oct. 10, 1975. This anniversary belongs to all of Greater Omaha and beyond. Thank you for being part of it.
With gratitude,
Andrea “Andee” Hoig Publisher & CEO Midlands Business Journal

TOP THINGS TO KNOW
LB 1165 advances
The Nebraska Legislature advanced LB 1165 on March 24 after six hours of debate. The bill would protect Nebraska-based jobs in the event of ownership changes involving key employers and out-of-state entities, and establishes a Nebraska Department of Labor grant program to support employers in transition. Critics, including State Sen. Danielle Conrad, called it “the largest corporate handout in state history,” targeting Union Pacific. Supporters contend the measure is critical to keeping the railroad headquartered in Nebraska.
Tabitha is now Eventide
After 18 months of affiliation, Tabitha Senior Care and Eventide Senior Living Communities have officially merged under the Eventide name, combining nearly 200 years of service between them. Former Tabitha communities across Nebraska now operate as Eventide, a combined faith-based nonprofit with 2,000 employees serving 2,000 residents across Nebraska, Minnesota and North Dakota.
Rural Mainstreet index falls
The Rural Mainstreet Index fell below growth neutral in March to its lowest level since October 2025, according to Creighton University economist Ernie Goss. About 27.2% of rural bank CEOs surveyed across a 10-state region reported small business declines. The agricultural equipment sales index fell below growth neutral for the 31st consecutive month, with significant volatility tied to the 2026 conflict in Iran.
State rolls out manufacturing credential
The Nebraska State Chamber Foundation, the Nebraska Department of Labor and the state’s six community colleges launched a statewide Manufacturing Alliance Credential at Manufacturing Day at the Capitol on March 23. The initiative provides tuition-free, stackable training and stipends to more than 500 learners over two years, with the credential completable in six to eight weeks. A cohort of 13 students is already underway at Metropolitan Community College.
Nebraska lands grant for Tyson workers
The Nebraska Department of Labor received a $1.67 million federal Dislocated Worker Grant to expand services for workers laid off following the Tyson plant closure in Lexington. Funding supports individualized career services, job search assistance and job-specific training including certified nursing assistant and commercial driver’s license certification. The department held a hiring event and multilingual resume workshops March 26 at the Dawson County Fairgrounds.
SBA launches manufacturing loan program
The Small Business Administration has launched the 7(a) Manufacturers’ Access to Revolving Credit (MARC) Loan Program to support growth among U.S. manufacturing small businesses. The SBA is also waiving fees for 7(a) and 504 loans for fiscal year 2026. A new policy will bar foreign nationals from accessing SBA-guaranteed loans.
EPA issues emergency waiver for E15 fuel
The U.S. Environmental Protection Agency has issued an emergency fuel waiver allowing E15 fuel to be sold nationwide during summer 2026. Approved for vehicles model year 2001 or newer, the blend saves consumers an average of 10 cents per gallon compared to E10 and is available at roughly 140 Nebraska fueling stations. Nebraska drivers save at least $300 million annually by choosing ethanol blends. The Nebraska Ethanol Board continues to advocate for permanent congressional action.
Nebraska water task force reports
Nebraska Gov. Jim Pillen’s Water Quality and Quantity Task Force has delivered its first report outlining recommendations to protect the state’s water resources. Key priorities include improving water quality, reducing nitrate levels in groundwater and ensuring long-term sustainability of water supplies. The 20-person task force represents industries and businesses across the state. The full report is available at dnr.nebraska.gov.
Opus starts Papillion industrial project
Opus has broken ground on Highway 370 Logistics, a 168,486-square-foot Class A speculative industrial building in Papillion. Located near an Amazon fulfillment center, the site offers direct access to Interstate 80, Highway 370 and Highway 50. The building will feature a 32-foot clear height and 10 dock doors to meet growing demand for industrial space in the Omaha metro.
Lincoln Flats secures $31.6M
IPA Capital Markets, a division of Marcus & Millichap, arranged $31.6 million in refinancing for The Flats at Leighton District in Lincoln. The 234-unit multifamily and Class A retail property secured a fiveyear, full-term interest-only loan with a fixed rate of 6.28%. The property is located near the University of Nebraska-Lincoln.
Bank of America adds fourth Omaha Center
Bank of America opened its fourth financial center in Omaha on March 24 at the intersection of Saddle Creek and Dodge roads. The location is part of the bank’s plan to open 150 financial centers by 2027, backed by more than $5 billion in investment. The center provides in-person support for retail banking, lending and small business services.

Chipotle, 7 Brew head to Council Bluffs
Chipotle Mexican Grill has announced plans to build its first Council Bluffs restaurant at the northeast corner of 30th Street and West Broadway. The 2,385-square-foot location will include indoor seating for 40, patio seating for 20 and a drive-thru, requiring demolition of an existing building. Construction is also underway on a 7 Brew Coffee location at 2901 W. Broadway at the site of a former U.S. Bank branch.
Council Bluffs cuts levy, but bills rise
The Council Bluffs City Council approved a 1.2% reduction in the property tax levy rate for 2027, but many homeowners will still pay more as rising property valuations offset the rate cut. Residents urged the council at a special meeting Monday to provide greater relief. City leaders say meaningful reform must come from the state level, including changes to how properties are assessed.
Council Bluffs clears River’s Edge deal
The Council Bluffs City Council approved agreements Monday with the Southwest Iowa Nonprofit for Collective Impact governing the River’s Edge riverfront development. The project — built and funded by SINC — includes the MidAmerican Energy Adventure Tower, a treetop walk, playground and dog park. The resolutions set conditions for transferring ownership to the city upon completion and established a $2 million maintenance fund. SINC will maintain each component for five years after completion.

The Tenaska Center is a state-of-the-art facility designed by Stephen Chu of Ennead Architects, featuring flexible studios and classrooms, community gathering spaces and abundant natural light — built to expand O-pa’s performing arts education and community engagement programs for students, educators, artists and the general public.
The celebration kicked off with a ribbon-cutting ceremony on March 19 and a free public open house on March 22. The grand opening period concludes with a Community Day on Saturday, April 11, at 9 a.m., open to the public.
The center completes the Holland Campus alongside the Holland Performing Arts Center and Steelhouse Omaha. As Nebraska’s largest performing arts organization, O-pa generates more than $61 million in annual economic impact across the region.
“This beautiful new space reflects our mission and core value that the performing arts are for everyone,” said Joan Squires, president of Omaha Performing Arts. For more information, visit o-pa.org.

Q&A:
MBJ: You owned registered investment advisory before joining Carson. What did selling your own business teach you about advising business owners through exits, particularly what you could have only learned by being on the other side of that transaction?
PW: If you’re not in the shoes, it’s tough to give advice to people. If you haven’t worn those boots, it’s hard to be a player coach. For me, running a business and dealing with the trials and tribulations of “How do we hit payroll. How do we hire our next person? What happens when things don’t go right; that experience was so valuable because I can share things that went wrong for me and what went right. I think we all like to learn from people who have gone down the pathway of entrepreneurship and understand what it feels like.
MBJ: You co-founded the Apiary Social Club while serving as managing partner at Carson and serving on the chamber board. That’s adding another business on top of an already full plate. What problem were you trying to solve that Omaha’s existing clubs weren’t addressing?
PW: Omaha has grown as a city. We now have over a million people in our metro area. We’re a community-based city. People love to gather and connect but we don’t have a lot of places where people can do that. I wanted to build an organization where we created this opportunity for people to come in and work, for people to come in and build relationships, for people to hear and learn stories through our Infinite Stage or other parts of our networking program.
What we found is it’s created this beautiful cultural diversity organization where people actually build relationships, have meaningful conversations. Sometimes when you go to a bar or a coffee shop, it’s so loud you can’t hear. People want to talk and have real conversations. We don’t have TVs on in there showing what’s going on with the news or the weather. We want people to be focused on the person who’s sitting in front of them.
I traveled everywhere, from Chicago to New York to Charlotte to Atlanta to Philly, and they had these urban communities and places where people could gather that were comfortable for them. Country clubs foster environments where people just hang out with their local groups — their golf group, their tennis group, their swimming pool group — but they actually aren’t built for people to be super social inside of them. They say they are but so many people don’t golf, so many people don’t want to go play tennis, or go sit at the pool at a country club, but they want to be part of something.
I always go back to the beginning of time: civilizations were formed because people like to gather and like to get together. So it’s just creating a new environment for people to gather and have meaningful conversations.
MBJ: You’ve mentioned that when a business owner decides to sell, most people ask “How much money are you going to get?” But you’re asking, “What are you going to do with it?” Why is that second question more important?
PW: If you and I weren’t here tomorrow and they had a service for us, is somebody gonna go up on the pulpit and say, “Daisy had $4 million to her name, Paul had $12 million to his name”? I mean, only if we’re Warren Buffett, right? The reality is, they don’t know.
When people have money we like to talk about this next chapter for them and what do they want to do with it. They have a chance at what I call stewardship, stewardship for their family, their legacy, their pets, all of these things that are important for them. Money is intimidating for so many people. It’s scary. So we have to create for them this ability to understand: Are you gonna be safe? Are you
PAUL WEST, FROM PAGE 01
We now have over a million people in our metro area. We’re a community-based city. People love to gather and connect but we don’t have a lot of places where people can do that.
going to be OK? And ultimately learning people’s relationship with money and what does it mean to them.
If we exit our business and we’re having that glass of wine, ego gets into play here. Sometimes I lose my sense of identity when I exit. So the questions we’re asking them (was) really about your identity isn’t just your business, your identity is who you are as a human.
One of the concepts we came up with is the portfolio we’re going to build you that isn’t this pie chart full of how much money in stocks or bonds. Actually, the portfolio we want to build is what does your time portfolio look like? How much time do you spend traveling? How much time do you spend with family, with pets, exercise, reading? All those things that are really who you are as a person.
That opens the eyes for a lot of business owners. A lot of business owners don’t exit because their ego gets in the way and they don’t know how to identify themselves when they go out in public.
MBJ: You hold three advanced certifications beyond Certified Financial Planner. Which has proven the most valuable in actual client work and why did you choose to pursue all three rather than specialize in one area?
PW: The CExP, Certified Exit Planner. I’ve worn the entrepreneurial boots. I had to set up my own LLC, figure out how to structure it. I’m not a CPA and I’m not an attorney. I am what I call a strategist and my job is to provide strategy.
But I’m gonna throw a second answer on here: which one means the most to me in my heart? The CAP, Chartered Advisor in Philanthropy. I love, love helping families figure out their stewardship and I don’t care if it means they give $100 or $100 million. I love that designation because I love facilitating the conversation and seeing what’s important to them. Do they enjoy helping youth? Do they enjoy helping the senior community? Not everybody wants to and that’s OK, but I love working with families that want to talk about their stewardship and their values.
The CAP requires a lot of the technical skills of how does the charitable remainder trust work, how does a gift annuity work, all the technical components. I love having the real-life components on: Are you a sprinkler giver where you give a little bit everywhere because they come and ask you? Or are you looking for a meaningful gift through your faith, through whatever is important to you, whether it’s children and Make-A-Wish or seniors through the Dreamweaver Foundation?
That designation for me is inspirational. I want to help people make what I call meaningful gifts, whether that’s time, talent or treasure.
MBJ: You now chair the Greater Omaha Chamber board, and you serve on six other boards. That’s easily 20 to 30 hours a month. What specific parts of your wealth management practice have you had to sacrifice or delegate to make room for that civic work?
PW: I don’t do anything I don’t want to do. The organizations that are listed, the people I spend my time with, I do it on purpose. I say “no” way, way, way more than I say “yes.” I actually have a grid for myself personally for where I am volunteering my time, but volunteering doesn’t mean volunteering for an organization. It just means where am I giving my time outside of Carson, my family and other responsibilities I have.
As people ask me to join boards and do stuff, I have a capacity chart. What do I have capacity in terms of? Remember earlier I talked about building a time portfolio? Well, I have one of those for myself too. If somebody says, “Hey Paul, we want you to join United Way,” or “We want you to join this or that,” if I don’t have time capacity, my answer is no. Even if I’m passionate about it and it hits my heart, I realize I can’t give there.
The best thing I’ve done at Carson is I have delegated and I’ve hired some really awesome people and let them run. At the end of the day, even as leaders, our job is to be developing the talent to take our roles.
MBJ: Through the chamber, you’ve advocated for business issues like reductions to Nebraska’s income tax. When you’re working with ultra-high-net-worth clients who benefit from these policies, how do you separate your role as a business advocate from your fiduciary duty to individual clients?
PW: I always say I’m wearing two hats. When I’m in a conversation, my rule I live by is: Am I wearing my Carson hat or am I wearing my chamber hat? You can literally see me moving. I shift my body language. So you know what, here’s my chamber opinion on this. Here’s my Carson
— PAUL WEST
opinion on this. I separate them. I’m very clear on that, and I have to be.
But as you also heard from me, my heart passion is what else can we be doing with the money we have? I use the word stewardship all the time. Is that with the family? Is it with charitable causes? Every family unit gets to make their own decision but it’s not just for hoarding. It’s for what else would you want to do with it?
QUICK HITS
YOU HAVE TWINS PLUS A THIRD. YOU’VE LIVED THROUGH THE CHAOS OF HAVING MULTIPLE KIDS AT ONCE. WHAT IS ONE LESSON YOU’VE LEARNED FROM RAISING TWINS THAT ACTUALLY APPLIES TO MANAGING WEALTH? TREAT THEM AS THE UNIQUE PEOPLE THEY ARE.
WHAT IS A MOVIE QUOTE THAT ABSOLUTELY DOES NOT DESCRIBE YOUR APPROACH TO LIFE OR TO BUSINESS? GORDON GEKKO: “GREED IS GOOD.” DOESN’T DESCRIBE ME. GREEDY PEOPLE ARE SOME OF THE PEOPLE THAT CONCERN ME THE MOST. GREED IS OFTEN FOR SELF-INTEREST AND NOT ALWAYS FOR THE RIGHT REASONS. THERE’S MANY REASONS TO BUILD WEALTH AND GREED’S NOT ONE OF THEM.
YOU’RE IN CHARGE OF CHOOSING THE FOOD FOR A BOARD MEETING. WHAT DO YOU CHOOSE AND WHEN WILL IT BE SERVED? SUSHI. I LOVE SUSHI. YOU CAN NIBBLE ON IT ACTUALLY IF YOU WANT AND IT WON’T MAKE A BIG MESS. WHEN WILL IT BE SERVED? AT THE END.
IF YOU COULD NO LONGER WORK IN WEALTH MANAGEMENT, WHAT WOULD YOU DO INSTEAD? ONCE I HANG UP MY CARSON BOOTS, YOU’RE PROBABLY GONNA SEE ME SITTING IN THE APIARY JUST GIVING BUSINESS ADVICE FOR FREE TO PEOPLE AND JUST CHATTING AND HAVING CONVERSATIONS. I LOVE “GET BUSY LIVING OR GET BUSY DYING.” GET BUSY LIVING IS HAVING REAL AND MEANINGFUL CONVERSATIONS WITH PEOPLE, SOME FORM OF COACH. IT DOESN’T HAVE TO BE IN WEALTH MANAGEMENT — LIFE AND STRATEGY.

MBJ TO PRESENT OMAHA LEADERS GOLDEN CIRCLE AWARDS
BY MBJ STAFF | PHOTOGRAPHY CONTRIBUTED BY DEBRA S. KAPLAN AND ANDEE HOIG
Business success is easy to measure, legacy is not. Midlands Business Journal is presenting its inaugural Golden Circle Awards, recognizing seven leaders whose impact on Omaha reaches well beyond the bottom line and into classrooms, boardrooms, clinics and communities that are better because of their work. The awards will be presented May 5 at The Durham Museum as part of MBJ’s Golden Jubilee celebration.
Legacy Leadership Award
Mike and Gail Yanney
MBJ is honoring a pioneering couple who built successful careers in business and health care, then channeled their achievements into transformational community impact — from youth mentorship to world-class medical education — creating a legacy that spans multiple generations. Mike Yanney passed away Feb. 14, 2026.
Mike founded and led Burlington Capital, originally America First Companies, into a national success. Dr. Gail Walling Yanney graduated from the UNMC College of Medicine, where she later served as a clinical instructor, and practiced as an anesthesiologist for more than 20 years. After retiring from medicine, she served as executive director of the Clarkson Foundation and on the board of directors of The Nebraska Medical Center.
Their influence extends across generations, from mentorship programs that helped thousands of disadvantaged children, to scholarships for struggling students, to leading major initiatives like the iEXCEL/Davis Global Center that will educate health care professionals for decades to come
Mike and Gail Yanney embodied humble leadership — working tirelessly behind the scenes while seeking no recognition, yet their involvement became synonymous with success and ethical excellence across countless organizations.
Their unwavering support of UNMC/Nebraska Medicine — the state’s No. 1 employer — helped position the institution to become what Mike called the potential “Silicon Valley of Medicine,” demonstrating how their business acumen translated into visionary economic development for the entire state.
Married on Christmas Day 1960, their union combined Mike’s business drive with Gail’s medical expertise and their shared “huge dose of compassion for others” to create what leaders describe as “a legacy that will live on for generations.”
Perseverance & Impact Award
Johnny “The Jet” Rodgers
This isn’t just about his Heisman Trophy or his legendary status as Nebraska’s “Player of the Century.” Johnny Rodgers is being honored for what he has built in the more than 40 years since he left the field.
Rodgers demonstrated real entrepreneurial execution by founding sports marketing, memorabilia and event promotion businesses. His role as vice president of new business development at Rural Media Group showed he could compete at scale with a company reaching more than 19 million households nationwide. Being named Entrepreneur of the Year wasn’t ceremonial; it recognized that he created jobs and economic activity in North Omaha when he could have taken his talents anywhere else.
The Jet Award Foundation is where his impact becomes undeniable. Since 2016, Rodgers has built one of Omaha’s most effective workforce development programs, with 125 scholarship recipients currently enrolled at Metropolitan Community College, nearly 100 students who have earned degrees in career and technical education, and more than 250 students served overall. The annual Jet Award Gala consistently sells out with more than 700 attendees.
Those aren’t just numbers. They’re young people with credentials, careers and futures they might not have had otherwise.
He stayed, he built, he gave back and he never left North Omaha behind. His story of redemption shows young people that setbacks don’t define them; their response does. That’s not merely a success story. That’s legacy leadership.

Entrepreneurial Excellence Award
Willy Theisen
It started with a broken-down Ford Falcon on the side of a Nebraska road. Theisen was headed to California when his car gave out in Omaha — and the city never let him go. A handshake deal and a napkin-written business plan later, Godfather’s Pizza was born, growing at a staggering pace — one new location every 60 hours — until it became the third-largest pizza chain in the country by 1983, with nearly 1,000 locations across America.
Now in his 80s, Theisen has not slowed down. He mentors through RISE, a program supporting incarcerated individuals, holds board positions with the Omaha Airport Authority, Creighton University and MECA, and has been inducted into the Nebraska Business & Commerce Hall of Fame. His story is proof that sometimes the best thing that can happen is a breakdown in exactly the right place.
Industry Pioneer Award
Mike Cassling
The Industry Pioneer Award celebrates leaders who transformed family businesses into industry-leading enterprises, pioneering new sectors that positioned the Midlands as a leader in emerging fields.
Cassling took what his father started in 1984 as a medical equipment company and built it into a multi-state health care technology leader through Cassling and CQuence Health Group, pioneering how health care organizations across the region access and implement advanced medical technology.
As founding chair of the Nebraska Tech Collaborative, Cassling has built the region’s technology ecosystem, ensuring the next generation has the infrastructure and support to innovate here. He saw possibilities others didn’t, built an industry rather than just a company, and invested in his community’s capacity to thrive.
Women’s Trailblazer Award
Cella Quinn
At a time when few women held leadership roles in financial services, Quinn charted a bold path. She didn’t just claim a seat at the table — she built new ones for others. Quinn demonstrated the financial acumen and courage to challenge norms and redefine what leadership looks like for women in business.
For decades, Quinn has intentionally created women’s networking groups, mentorship circles and professional infrastructures designed to empower others. These spaces — rooted in trust, collaboration and opportunity — became lifelines for countless women seeking guidance in industries that had long excluded them.
Quinn understood that leadership is about legacy, not spotlight. Her approach to mentorship multiplied her influence as the women she empowered went on to mentor others, forming a chain of support that continues to uplift generations. Today, her legacy lives in the confidence, ambition and leadership of those who followed her example.
Community Champion Award
John L. Hoich
First featured in MBJ in 1976 as an 18-year-old helping youth find jobs, Hoich has spent more than 50 years turning his story of overcoming childhood trauma into pathways for others. FINANCIAL LITERACY month
BY DWAIN HEBDA
A Question of Balance
PROFITABILITY IS ONE THING, BUT CASH FLOW IS EVERYTHING
Cash flow challenges are some of the most common issues facing small and midsized businesses, even when sales are strong.
Much has been said and written about America’s financial illiteracy crisis, the condition by which individuals do not understand the most basic elements of their money, from credit to saving to managing expenses. Such illiteracy often hampers people’s growth and quality of life, leading them into excessive debt and a vicious cycle of robbing Peter to pay Paul twice a month to cover bills.
Not as much is said about what happens when these same monetary misconceptions occur in the business world, particularly among entrepreneurs and small to medium-sized businesses (SMBs) that affix their gaze to the wrong levers on the company’s balance sheet. Such is the case today when many SMBs are finding themselves profit rich but liquidity poor and the challenges this poses for long-term success.
“Cash flow challenges are some of the most common issues facing small and midsized businesses, even when sales are strong,” said Ben Tiffany, treasury management officer at Bankers Trust. “Often the problem isn’t a lack of revenue, but a mismatch in timing between when money comes in and when it goes out.
“Slow customer payments, long billing terms and late invoices can cause accounts receivable to grow while cash remains limited. At the same time, businesses must cover immediate obligations such as payroll, rent and supplier payments, creating pressure on day-to-day liquidity.”
Kevin Svec, senior vice president-business banking at Centris Federal Credit Union, said cash flow issues are often the cause of great stress to the business owner, especially once the cash in-cash out mechanism gets out of sync.
“For businesses that invoice for their products or services, the lack of timely receipt of payment can be a significant stress point,” he said. “The lack of proper financial management can also create cash flow issues. For example, purchasing long-term assets with short-term operating funds can create a liquidity shortfall.
“This only intensifies during more challenging economic times where the negative impact can be more significant during a stagnate or contracting economy when the flow of funds generally declines. Recently, the higher interest rates and inflation levels during the past couple of years have increased operating expenses for many businesses. Due to the requirement to fund those higher

costs, cash flows need to be adjusted until revenue can ‘catch up.’”
Under such conditions, SMBs can find themselves backed into any number of financial corners, resorting to less-than-ideal strategies to try and stay afloat. In its most recent Intelligence Report, Pymnts reported about half of SMBs exist hand-to-mouth in the hopes of riding out their current situation.
“Overall, the report highlights the crucial role of financing in SMB stability and growth while also identifying disparities in access and utilization,” the company reported. “About half of SMBs rely on immediate sales or existing cash for survival, with business credit cards — which are not a working capital solution — being the most common form of financing for those with access.”
There are other levers that founders and C-suite types often pull in the wrong direction that exacerbate the situation, many of them rooted in outdated thinking concerning basic financial concepts and tax opportunities. For example, Fortune magazine pointed to large equipment purchases made outright versus leveraging financing options as a major misstep, especially if that equipment isn’t used to capacity to recoup the investment.
“Equipment acquisition strategies must now be evaluated through a dual lens: operational need and liquidity impact,” the magazine noted. “Buying mission-critical equipment outright drains cash reserves, leaving businesses exposed to unforeseen disruptions. Equipment sitting idle or fully depreciated on the books could be monetized or refinanced to inject working capital.
“In today’s climate, capital flexibility is a key differentiator. CFOs are shifting focus from ownership to access (and) prioritizing financial agility over asset accumulation.”
Steve Lindaman, vice president of commercial and mortgage at Veridian Credit Union, said timing issues are critical in a range of other scenarios affecting liquidity.
“Many businesses wait 30 to 60 days or longer for payment after delivering their product or service. Managing expenses in that waiting period can be difficult, especially for a growing business,” he said. “Cash flow pressure is also often tied to supply chain challenges, particularly when materials or products are sourced internationally. That can slow project completion and further delay income.
“In most cases, cash flow concerns tend to be seasonal and follow patterns tied to a business’s industry or sales cycle. In some cases, they can be addressed with adjustments to the business model. Identifying and addressing these fundamentals early can make a meaningful difference.”
The higher interest rates and inflation levels during the past couple years have increased operating expenses for many businesses.

different types of financial measurements, how they are related and how they impact each other.
“Net cash flow and accrual-based net income measure two different aspects of business performance,” he said. “Accrual-based net income reflects profitability by recognizing revenue when it is earned and expenses when they are incurred, regardless of when cash changes hands. This metric helps leadership understand whether the business model is economically sound and whether growth, pricing and operations are creating long-term value.
“Net cash flow tracks the actual movement of cash in and out of the business and answers a more immediate question: can the company pay its bills, employees, lenders and taxes when they come due? Net cash flow reveals short-term financial reality, while accrual-based net income provides insight into sustainability and performance over time.”
Kim Preheim, lead senior adviser, small business banking with FNBO, said companies seeking to tighten up their cash flow processes should take a hard look at themselves and their organizations to recognize where understanding and savvy might be lacking.
“It’s important to start with a basic understanding how the company generates revenue and gets paid,” he said. “From there, we encourage them to set up a savings account and set achievable goals around making disciplined contributions. In other words, set aside money regularly to create reserves. We also encourage regular income and expense reviews, follow-up on past-due invoices, and establishing access to credit that best suits the need.
“For example, a business credit card is a good tool for purchasing materials. As long as the statement balance is paid monthly, using a card extends a business owner’s cash flow float without incurring interest expense, with the potential of earning cash back if offered by the card issuer.”
Another good resource many businesses utilize are lines of credit and here again, thorough understanding of the product is key, Svec said.
“Working capital lines of credit are a good source of liquidity when cash flow becomes tight. However, they do come with a cost,” he said. “Due to the inherent risks, interest rates can be higher for a line of credit than other types of loans. However, if managed appropriately, whereas the borrowed funds are paid back upon receipt of payment, interest costs can be held to a minimum.”
Preheim was particularly adamant about heading off those things that create unnecessary cash crises, both through company actions and actions taken by others.
“We encourage clients to establish fraud prevention tools,” he said. “Oftentimes, these products are fee-based and also require daily action on the business owner’s part, which can be challenging for those that ‘wear all the hats.’ But compared to a significant fraud event, the expense and time required are, by and large, a fraction of the damage it can prevent.”
Of course, all of the professionals interviewed recommended the help of an advisory team to help a business owner plan for the unexpected and avoid pinch points before they start.
“We’re here to be a trusted partner, not just a financial institution,” Lindaman said. “We serve as a connector, bringing together local resources such as local Small Business Administration offices, CPAs, attorneys and other business advisers. By collaborating with these experts, we help position business owners for long-term success through guidance that extends well beyond banking alone.”

HARRISON FINANCIAL SERVICES EXPANDS AS DEMAND GROWS WEALTH management
BY MIDLANDS BUSINESS JOURNAL STAFF
TIM HARRISON FOUNDER AND CEO
HARRISON FINANCIAL SERVICE
Harrison Financial Services, an affiliate of Northwestern Mutual, led by founder and CEO Tim Harrison, has launched a new service offering designed to meet the evolving needs of high-complexity families and business owners.
The new platform, Harrison Family Office Services (HFOS), reflects a shift the firm has observed over more than three decades serving clients whose financial lives have become increasingly complex.
Harrison said the idea for HFOS developed through consistent client conversations.
“Over time, one of the most consistent needs we heard from clients was how to better prepare the next generation to be better stewards of their wealth,” he said. “That ultimately led us to build something more structured around continuity and long-term decision-making.”
The launch responds to growing demand within the Omaha market. According to Harrison, families and business owners in the region have been asking for more coordinated support without having to build a full family office infrastructure themselves.
HFOS is designed to provide capabilities similar to a single-family office while remaining accessible to families who do not want the burden of building and managing that infrastructure. The firm becomes the central point of coordination, aligning legal, tax, investment and planning strategies under one cohesive approach.
“We serve as the integrator,” Harrison said. “Our role is to bring visibility and coordination across everything, so decisions aren’t being made in isolation.”
A key driver for developing HFOS is the misalignment many clients experience when working with multiple advisers. Harrison said families often have individual professionals in place but lack alignment across those relationships.
Clients face complexity as their wealth grows, particularly across entities, investments and philanthropic efforts.
“A common challenge we see is fragmentation. Clients often have multiple advisers operating independently, without a cohesive strategy,” he said. “Our role is to bring those pieces together into a coordinated, intentional plan.”
Big picture view
HFOS builds on the firm’s existing high-net-worth planning model by introducing an additional layer of financial infrastructure and administrative support for clients whose needs have grown more complex. The family office model adds centralized coordination and day-to-day financial management. That includes consolidated reporting across entities and investments, as well as support for financial administration such as bill payment and cash flow coordination.
“There’s always been a level of execution in how we serve clients,” Harrison said.
“This is really about adding another layer for families who have more to manage and want it handled in a more coordinated way.”

HARRISON FINANCIAL
SERVICE
Planning across life stages
Harrison Financial Services works with more than 100 families across multiple generations, Harrison said, and often hears concerns about how to best prepare for both current and future complexity.
“There’s a consistent question we hear: how do we prepare the next generation for what they’re inheriting?” he said. “Families want to be thoughtful about that, and they want a framework to support those conversations.”
Family office services are designed to support clients through structured education, governance and long-term planning.
Chief Growth Officer Abby Arcishewsky said the offering reflects a more comprehensive approach to serving clients whose needs extend beyond traditional planning.
“We work alongside families as a strategic partner,” Arcishewsky said. “Our focus is helping them navigate important decisions across their financial lives in a way that feels coordinated and intentional.”
She emphasized that the family office model is about creating alignment.
“When everything is connected, decisions become more straightforward,” she said. “That’s where we can add the most value.”
The HFOS team brings an impressive depth of experience and credentials, allowing the firm to address the most complex legal and financial factors.
“Our team brings deep technical expertise across advanced estate planning, investment strategy, and wealth structures,” Harrison said. “We have 30-plus postgraduate credentials in the advanced wealth space that allow us to have different lens on complex situations.”
For Harrison Financial Services, the launch represents an evolution of its existing work and a formal step forward in how those services are delivered.
“We’ve been doing elements of this for years,” Harrison said. “HFOS is about bringing it together in a more defined and intentional way.”
Arcishewsky said the approach is based on the needs of each client.
“HFOS is not a one-size-fits-all solution — it’s a fully customized, integrated approach designed around the unique needs of each client,” she said. “Families and business owners at this level are effectively operating complex financial enterprises, and our role is to help bring structure, coordination and follow-through across everything they’re managing.”
Harrison said the firm’s role is to help clients navigate the scale and responsibility that comes with success.
“We’re fortunate to work with families and business owners doing a lot of meaningful things,” Harrison said. “Our role is to help bring structure around that in a way that supports a better life, legacy and community.”
Nebraska Banking in Flux
M&A, RATE PRESSURE AND STATE FISCAL WOES DEFINE Q2 BANKING
BY DAISY HUTZELL-RODMAN
Clients want to stay liquid, keep some dry powder available, and make sure they’re in a good position to act if opportunities come up later this year.
Nebraska business owners and financial executives are entering the second quarter facing a banking environment that is simultaneously tightening and consolidating — one in which access to capital, lending relationships and the rules of borrowing are all in motion at once.
— BRIAN ELSASSER, SENIOR VICE PRESIDENT OF COMMERCIAL BANKING, SECURITY NATIONAL BANK
The Middle East conflict that escalated in mid-February accelerated several pressure points that were already building and the cumulative picture warrants attention from any business that borrows, invests or plans to grow.
Rates: relief is further away
The clearest signal for business borrowers is on rates. S&P Global Ratings now projects just one Federal Reserve rate cut of 25 basis points late in 2026, followed by an additional 75 basis points in 2027, which is a materially slower path toward relief than markets anticipated at the start of the year.
The culprit is inflation that was already sticky before energy prices spiked. According to FNBO Chief Investment Officer Rusty Vanneman’s March 18 market commentary, the Fed’s preferred gauge, core personal consumption expenditures, stood at 3.1% before the most recent surge in oil prices. S&P Global now expects headline inflation to approach 4% this spring.
For businesses carrying variable-rate debt or planning capital investments, financing costs are not coming down soon. According to S&P Global Ratings, 30-year mortgage rates are expected to average between 5.5% and 6% over the next two years, keeping commercial real estate and residential development under pressure.
Brian Elsasser, senior vice president of commercial banking at Security National Bank, says his clients have largely come to terms with that reality.
“It’s a more disciplined approach, not hesitation,” he said. “Capital spending has not stopped, but it is definitely more selective.”
Refinancing activity has slowed, particularly for borrowers who locked in favorable rates in prior years.
“More of the conversation has shifted to balance sheet management, working capital efficiency, and preserving flexibility,” Elsasser said. “Clients want to stay liquid, keep some dry powder available, and make sure they’re in a good position to act if opportunities come up later this year.”
Vanneman framed the broader challenge plainly, describing a “three-headed monster” facing businesses and investors: energy prices, interest rates and credit spreads. These, and the U.S. dollar, are all moving higher simultaneously. Bank stocks are among the worst performers in the S&P 500 this year, down more than 10% through mid-March, according to Vanneman’s commentary. S&P Global puts recession risk at 30%, up from roughly 20% before the conflict escalated.
Credit quality: watching the details
With the macro environment less forgiving, bankers are paying closer attention to their portfolios. Elsasser said Security National Bank’s book is still performing well but the watchpoints have sharpened.
“We’re paying especially close attention to cash flow durability, particularly in sectors facing margin pressure from labor costs, insurance and other input expenses,” he said. “We’re also closely watching working capital trends, things like inventory movement, receivables aging and how quickly businesses are actually turning earnings into cash. That’s often where you first start to see signs of pressure.”
Elsasser added that the bank has shifted toward a more proactive posture. That vigilance
comes as the banking landscape itself is shifting in ways that will affect borrower relationships across the metro.
“We’re not just reacting to financial statements. We’re trying to understand their operating plans, what they’re seeing in the market and how they’d respond if conditions tighten.”
Consolidation reshapes landscape
While macro conditions tighten, the competitive map of Nebraska banking is being redrawn. Wisconsin-based Associated Bank has agreed to acquire Omaha’s American National Bank in an all-stock transaction valued at $604 million, with closing expected in the second quarter. The acquisition adds $5.3 billion in assets, $3.8 billion in loans and $4.7 billion in deposits to Associated’s balance sheet, along with 33 branches across Nebraska, Minnesota and Iowa, positioning it as the No. 2 bank in the Omaha metro by deposit market share.
American National, founded in 1856, built its reputation around middle-market and family-owned businesses. Co-CEO Wende Kotouc will join Associated’s board and an Omaha advisory board will be established.
Separately, Bank of America opened its fourth Omaha financial center March 24 at Saddle Creek and Dodge, part of a more than $5 billion national network investment, according to the company. Bank of America plans 150 new financial centers nationally by 2027.
Bank mergers and acquisitions surged in 2025, with the third quarter seeing the most dealmaking in four years, according to S&P Global Market Intelligence, driven by technology costs, succession pressures and the need for scale. For business borrowers, that consolidation wave carries a practical consequence: more lending relationships in transition just as access to capital is tightening elsewhere.
A capital channel narrows
One of those pressure points is federal. Effective 30 days after a March 9 notice, the U.S. Small Business Administration is barring foreign nationals and non-citizens from all SBAguaranteed loan programs, including the 7(a) and 504 programs as well as the Surety Bond and Microloan programs. In fiscal year 2025, approximately 3,358 SBA loans — roughly 4% of total approvals — went to businesses with at least partial lawful permanent resident ownership, according to the agency. For Nebraska businesses in that category, a major federally backed capital channel has closed.
The state fiscal wild card
A revised revenue forecast from the Nebraska Economic Forecasting Advisory Board has pushed the state’s projected budget shortfall back above $300 million, driven largely by an expected $110 million drop in corporate income tax collections over two years. The Tyson Foods beef plant closure in Lexington is among the contributing factors, and Appropriations Committee Chair Sen. Rob Clements has said deeper spending cuts, cash reserve draws and reconsideration of planned income tax reductions are all under consideration.
Elsasser said Security National Bank is monitoring the situation closely, particularly for clients tied to government contracts. His broader outlook, however, remains grounded.
“We’re mostly hearing that projects are delayed rather than cancelled, so reviewing balance sheets and their capacity to wait out the delays becomes important,” he said. “Our approach hasn’t changed. Nebraska businesses have been resilient through many cycles, and we still see strong opportunities to lend responsibly while supporting local economic stability.”
Wealth in Transition
TWO LEGAL SHIFTS RESHAPE NEBRASKA WEALTH PLANNING
BY CHRIS HATCH AND DAISY HUTZELL-RODMAN
Nobody’s getting out of this alive. At least have those discussions. Maybe you don’t get anything done, but maybe you’ve at least talked to people — maybe it facilitates a discussion at home or with your key employees.
Two developments unfolding on parallel tracks are reshaping the conversations Nebraska business owners are having about wealth, succession and retirement security.
LB 1160, introduced in the 109th Legislature’s second session and advancing through the Unicameral this spring, would modernize Nebraska’s estate and trust statutes, aligning provisions of the Uniform Probate Code with the Uniform Trust Code. The bill cleared the Judiciary Committee in February and was placed on General File. If enacted, most provisions would take effect late summer 2026, with a separate set of changes — inflation-adjusted financial protections for surviving

spouses and minor children — taking effect Jan. 1, 2027. Meanwhile, Executive Order 14330, signed by President Donald Trump on Aug. 7, 2025, has set in motion a federal rulemaking process that could, for the first time, open standard 401(k) plans to private equity, real estate and digital assets.
Neither development is cause for alarm, according to attorneys and financial advisers working with Nebraska companies. Both are cause for conversation.
Bill targets estate gaps
Nebraska’s estate and trust statutes have long carried a meaningful inconsistency:
rules governing how wills are interpreted have not always applied the same way to trusts, creating potential for disputes over ambiguous language and unintended outcomes in estate administration.
LB 1160 would address that inconsistency, and in doing so, clarify several scenarios that have caused real-world complications for Nebraska families and business owners.
Nicholas Meysenburg, an attorney with Dvorak Law Group in Omaha, describes the legislation as more of a cleanup bill than a sweeping overhaul.
“I view it more as a cleanup and administrative bill — clarifying some open questions as opposed to big changes in substantive law,” Meysenburg said.
The bill’s most significant provision is the codification of the “negative will” concept. Nebraska law already allows a person to explicitly disinherit someone who might otherwise inherit under the state’s default intestacy rules — the statutory framework that governs how assets pass when someone dies without a valid estate plan. The problem arises when an estate plan fails to distribute all assets — for instance, when named beneficiaries predecease the testator. Current law can revert excluded assets back through intestacy, potentially directing them to the very person the decedent intended to cut out.
LB 1160 would close that gap.
“What this bill does is clarify that if you have intentionally provided for the exclusion of somebody from your estate plan, then that also prohibits them from inheriting under intestacy so that they don’t take by essentially unintended consequences,” Meysenburg said.
The practical result: if a will explicitly excludes a third child and the other named beneficiaries have predeceased the testator, the estate would pass to the next generation — grandchildren, for instance — rather than defaulting to the excluded
heir. The disinheritance clause would follow the asset, even when the estate plan itself fails.
The bill would also extend to trusts a protection that already exists for wills: no-contest clauses would become unenforceable when a challenger has probable cause to bring a claim.
No-contest clauses are a common tool in business succession planning, designed to discourage frivolous challenges, particularly when a business is transitioning to an active child rather than passing equally among all heirs. The risk, Meysenburg explained, is that such clauses can also suppress legitimate challenges when something genuinely went wrong.
“If you have probable cause to contest the validity of this — if by all legitimate basis, when you pulled the trigger on filing that lawsuit, you knew something wasn’t right — we’re not going to disinherit you even if you wound up losing that fight,” he said. “It’s intended to be some protection for the legitimate complaint.”
Business owners with complex succession arrangements would see a straightforward result: no-contest clauses in trusts would carry the same probablecause exception that wills already do. The clause would still function as a deterrent against bad-faith litigation; it simply could not silence challenges backed by genuine evidence of incapacity, undue influence or fraud.
LB 1160 would also update the financial floors protecting surviving spouses and minor children — homestead allowances, exempt property provisions and family allowances — adjusting figures upward for inflation for the first time in a significant period. Those changes would take effect Jan. 1, 2027.
Business owners with existing wills or trusts have reason to consult with their attorneys now, regardless of final passage. The legislative session runs through April

“Business
owners should be asking: What are the needs of my employees? How much do they save? When do they need access to their money? What level of complexity is appropriate for them?
17. Reviewing documents before the law potentially changes around them is the recommended course.
Meysenburg’s broader message is direct: the bill is not alarming. Inaction is.
“Nobody’s getting out of this alive,” he said. “At least have those discussions. Maybe you don’t get anything done, but maybe you’ve at least talked to people — maybe it facilitates a discussion at home or with your key employees.”
A federal 401(k) shift
The other shift is federal in scope but directly relevant to any Nebraska company that sponsors a retirement plan.
Trump signed Executive Order 14330 on Aug. 7, 2025, directing the Department of Labor to reduce regulatory barriers that have historically kept alternative assets — private equity, private credit, real estate and digital assets — out of definedcontribution plans like 401(k)s. Five days later, the DOL rescinded Biden-era guidance that had discouraged plan fiduciaries from considering private equity in retirement investment menus.
The order set a 180-day deadline — Feb. 3, 2026 — that the agency missed, in part due to a government shutdown and significant staffing reductions within its Employee Benefits Security Administration. The rulemaking has continued moving forward, however. The White House Office of Management and Budget cleared a proposed rule in late March and returned it to the DOL for publication and public comment.
Neil Gilfedder, chief investment officer at Edelman Financial Engines, cautions that the order does not represent a fundamental restructuring of how 401(k) plans work.
“This isn’t a major overhaul of the typical 401(k),” Gilfedder said. “It simply gives employers the option to consider whether certain investment types belong in their
— NEIL GILFEDDER, CHIEF INVESTMENT OFFICER, EDELMAN FINANCIAL ENGINES
401(k) plan without requiring them to make any changes.”
Alternative assets carry a real but complicated risk-return profile. Private equity and private credit have generated strong long-term returns in institutional portfolios, but the same characteristics that make them attractive — illiquidity, complexity and infrequent valuation — create challenges in the 401(k) context, where participants may need access to their money and expect to understand what they own.
Plan fiduciaries — business owners and HR directors who administer company retirement plans — bear the legal weight of those tradeoffs.
“Adding complex, illiquid or opaque investments without a thoughtful evaluation may increase potential litigation risk, especially if employees don’t understand what they’re invested in or can’t access their money when they expect to,” Gilfedder said.
That litigation risk has drawn the attention of the U.S. Supreme Court, which granted certiorari in January in Anderson v. Intel Corp. A federal appeals court had allowed ERISA fiduciary-breach claims challenging private equity allocations to survive the pleading stage. The eventual ruling could set the standard for what constitutes prudent process when plan sponsors consider alternative investments.
Gilfedder argues the most valuable conversations business owners can have with their advisers do not require final regulatory guidance to begin.
“Business owners should be asking: What are the needs of my employees? How much do they save? When do they need access to their money? What level of complexity is appropriate for them?” he said. “Those questions take time to evaluate, and they won’t change when final rules are printed.”
Estate law and retirement planning are pointing Nebraska business owners toward the same conclusion. The window for preparation is open. The question is whether they choose to use it.

Weekly Market Commentary
Markets rarely decline in a way that feels orderly or comfortable. Instead, drawdowns tend to arrive with a sense of unease, an environment where every headline feels heavier than the last and the path forward looks increasingly uncertain. We believe that is the backdrop we find ourselves in today.
Ongoing conflict in the Middle East has introduced new pressure points across oil markets, global shipping routes and broader geopolitical stability. The result has been a market that is grinding lower, now down roughly 7% from recent highs, with volatility that feels far more painful than the numbers alone might suggest.
What makes moments like this particularly challenging is the mental trap they create. If the situation worsens — if energy flows are disrupted or tensions escalate — it is easy to envision markets falling further. That instinct often leads investors to consider “doing something.” But history shows that the act of reacting — moving to cash, waiting for clarity, and attempting to reenter later — can be more damaging than the drawdown itself. The hardest question is not when to get out, but when to get back in and more often than not, those decisions compound into missed opportunities over time.
It is also important to recognize that this is not isolated to U.S. equities. Over the past
month, weaknesses have been broad-based. International markets are down mid-single digits, gold has pulled back and even bonds have experienced modest declines. In other words, this is not a sign of something fundamentally “breaking,” but rather a repricing of risk across global assets. While scenarios such as a prolonged disruption to global energy could increase stress on the system, particularly if a meaningful portion of supply is impacted, we are not currently seeing the types of dislocations that typically precede more severe market events.
None of this makes the experience more comfortable but it does make it more normal. Periods like this are a necessary feature of healthy markets, not a flaw. They are often the cost associated with pursuing long-term returns. Our role in these environments is not to predict every twist in geopolitical developments but to remain disciplined in how we respond. That means staying grounded in a long-term plan, avoiding reactionary decisions, and recognizing that while uncertainty may feel elevated in the moment, it is rarely permanent.

Bio:
A native of Kennard, Jeff Karls is co-owner of the Quasar Drive-in Theater in Valley in addition to his job as product manager for Speedway Motors in Lincoln. He opened Quasar in 2021 with his wife and co-owner, Jenny, a fellow smalltown Nebraskan and architect with Emergent.
The only drive-in within 150 miles, Quasar has expanded to a second screen and opens the 2026 season on April 4. For details, visit quasardrivein.com.
Where did the idea come from to start a drive-in?
Jenny and I were in Pennsylvania on our way home from our road-trip honeymoon in an old car and we stopped at the Dependable Drive-in in Pittsburgh. We started talking about how we didn’t have that experience at home anymore; Council Bluffs’ drivein closed in, I think it was 2006. We got married in 2013, so it had been gone for a number of years by that point. We just discussed childhood memories of being at the drive-in and how cool it would be to give that experience again to families back home. That’s what we decided to set our sights on.
What was the biggest hurdle to getting the first screen open?
Borrowing money on an idea like this. If I was going to open a Scooter’s somewhere, the business model is very clear. The bankers all have a clear idea of what kind of money the business makes and the return on investment and the risk. They knew nothing of any of that for a drive-in theater, because who the hell has built a drive-in theater in the last 50 years? People look at you like you’ve got a third eyeball when you tell ‘em you’re going to build a new drive-in, especially pre-COVID.
Did pandemic restrictions help you, in a strange kind of way?
It gave a good shot in the arm for awareness of drive-ins in general but unfortunately we were under construction through most of COVID. We broke ground on March 24, 2020, which was about the time all hell broke loose and the lockdown started. So we built all through that period of COVID craziness and then opened in May of 2021, kind of when everything else came back online and people were coming out from under their rock and getting back out to do things again.
You said the scarcity of drive-ins made it hard to borrow money, did that help in other ways? It did. We get a lot of guests who come out who are bringing their kids or grandkids who’ve never experienced a drive-in. It’s one of those things they want to show them, “This is what we used to do for entertainment when I was a kid.”
What’s the best part of being in this business? Everybody’s like, “You’re a movie buff. It must be great to get to sit and watch movies.” Well, I’m in the office when

the movies are on. I’m busy with bookwork and other things. My favorite part is when people are just rolling in. Our gate opens at 6:30 p.m. and doesn’t get dark until 8, 8:30 sometimes, later in the summer. So they come out early, they spend the evening, they’re throwing the Frisbee around, they’re throwing footballs around. They’re walking the dog. That is my favorite part of the show because it’s like a block party. It’s a community block party every weekend and that is exactly the reason we did this, so families could have someplace to come out and have those kinds of experiences.

Charitable Giving
A CONVERSATION WITH ADVISER JERRY O’DOHERTY
Your clients rely on your guidance to make important financial decisions. When it comes to charitable giving, the Omaha Community Foundation can partner with you to simplify their giving and amplify their impact.
Don’t just take our word for it: take it from a professional in the field like Jerry O’Doherty, partner at CPA firm Eide Bailly. A graduate of the Chartered Advisor in Philanthropy program and a fundholder himself, Jerry brings both professional expertise and personal experience to conversations about philanthropy in Omaha.
Tell us about your relationship with the Omaha Community Foundation.
My relationship with OCF is multifaceted. I went through the CAP program, I have an account myself and I stay connected by attending events and recommending clients to consider using OCF’s services.
I first learned about the Charitable Checkbook from an OCF presentation I attended. For charitably inclined clients who want to minimize income taxes before the end of the year but do not know which charity to give to, it is the easiest solution to present. If they want to build something more robust later, that can come in time. This is an easy place to start.
How does this relationship benefit your clients?
In the public accounting world, most individuals specialize in audit or tax. I began my career in the audit department. I serve many clients in the not-for-profit industry, so I see the sector from their angle. It is important to me that my clients understand the philanthropic vehicles people are using in Omaha and how those tools can support their goals.
For clients with charitable interests, what makes OCF a strong partner?
It is seamless. OCF is easy to work with and they are willing to sit down and have real conversations with clients. I recently introduced a client who was exploring what he wanted his giving to look like and OCF listened carefully and responded thoughtfully.
When I refer someone, I need to trust that the referral source will provide the person with a good experience. I know OCF is responsive and solutions-oriented. There are no hurdles. Recommending OCF reflects well on me as a professional because I know my clients will be well served.
How can clients use OCF within their financial plans?
At year-end, some clients need to give for tax reasons but are not ready to decide exactly where those dollars should go. A fund with OCF allows them to make the gift now, maximize tax benefits and take time to be thoughtful about the grants they are giving.
Frankly, it makes generosity easy. If you are having a rough day, you can log in and give money away. That is a pretty good reset button for your general outlook!
How can advisors encourage clients to involve their children or the next generation in philanthropy?
I believe it starts with estate planning. A surprising number of people plan to leave charitable gifts within their estate but have not shared that information with their families. Bringing children into those conversations now creates alignment and builds shared values long before a will is read.
How has being a fundholder shaped your perspective?
When you use something yourself, you can explain it mechanically and confidently. I know how simple the process is because I have done it. When you believe in a tool, it is easy to recommend it. Clients know if someone is authentic or not.
What makes Omaha’s philanthropic culture unique?
The generosity here is simply remarkable and it creates an atmosphere that feels like a friendly competition to do the most good. As a born-and-bred Omahan, I have seen people step up time and time again. For those who live here, no explanation is necessary. For those who do not, no explanation will suffice. That spirit of generosity is what defines Omaha and makes it such a wonderful place to live.
