How I got into the business: In 1994, my family had just moved to Nebraska from Arizona and my wife at the time transferred with Dillard’s Dept Stores. She met a very nice lady who was also a real estate agent that told her she’d be good in real estate. My wife came home that evening and told me the story and it just clicked in my head that that’s what I’d like to do. Within two weeks I was sitting in a real estate class. Side note, the lady/agent that told my wife about getting into the business; I became her managing broker 15 years later. Full Circle moment. Accomplishments or milestones: In 2017 I was president of the Realtor’s Association of Lincoln (RAL), 2019 I was recognized as the Realtor of the Year for RAL. I’ve represented Nebraska at the National Association of Realtor’s Professional Standards Committee and I currently sit as the Public Member for the Nebraska Abstractor’s Board of Examiners. First job: Paper Boy for a small newspaper in Flagstaff Arizona. I got paid a ½ cent for every paper I delivered. Biggest career break: There have been several times through my career that I felt I got a “break.” However, to date I feel the opportunity given to me by Andy Alloway to co-manage the Nebraska Realty Lincoln office with my partner Arla Meyer is the biggest and most rewarding one yet. The toughest part of the job: Working to resolve heated issues between a buyer and seller where everyone has dug their feet in. The best advice I have received: “Always say ‘yes’ and we’ll figure
it out from there.” About my family: I have three grown sons — Rowdy, Yancey and Wyatt — and 3 grandmunckins, A Husky named Handsome Demon and a cat named Sir Frederick Fluffington of the Jensen Manor. Something else I’d like to accomplish: I’d like to visit the Seychelle Islands some day. How my business will change in the next decade: In the real estate world, 10 years is three lifetimes. Over that time period there will probably be a lot of interrupters from many different directions. It’s tough to predict what technological platforms available to the public will look like, but I expect that will be monitored closely. There is always the market influences that come into play such as interest rates and housing availability. Those we usually have a pretty good idea of though, due to the National Association of Realtors Economist’s diligent tracking and forecasting. Mentor who has helped the most in my career: Louise Villalobos at the start of my career 27 years ago. She took me under her wing when there wasn’t even mentoring program at the company I started with. She still offers sage advice to this day. Outside interests: I enjoy working on and driving my small car collection. I also enjoy time at my personal shooting range, and of course traveling. Mountains or beaches and anywhere in-between, I’m happy and relaxed.
CONNECTING OUR COMMUNITY
Favorite vacation spot: I don’t have one that I keep going back to. I’ve really enjoyed my time in the Dominican Republic as well as Arizona and Colorado. Other careers I would like to try: After this long doing what I love, I have not looked in any other directions. This is the best career ever! Favorite cause or charity: Over the years I’ve supported the Special Olympics, Peoples City Mission and Wounded Warriors. There are so many exceptional organizations out there that are in constant need. Most recently along with Nebraska Realty we have been involved with Chariots for Hope. Favorite app: Totally not business related, but necessary for my sanity and to relax, Simon’s Cat Crunch Time.

Nebraska, notably, has again achieved its country-leading low unemployment rate. In addition, cranes are up and developments are taking shape. These achievements were no easy feat, with the labor to power these projects in short supply, like the supplies themselves. These shortages, coupled with evolving variants and COVID-19 surges, have presented persistent headwinds. “Omaha’s recovery throughout 2021 has been strong,” said Todd Johnson, senior vice president, economic development, with the Greater Omaha Chamber. “We’ve led the country with our low unemployment rate, which shows a rebounding and accelerating economy.” Citing U.S. Bureau of Labor Statistics data, Johnson referred to how Omaha’s unemployment rate of 1.7% compares favorably to the 4.3% unemployment rate for the country (as of October). A year ago, unemployment stood at 3.5% for Omaha (as compared to 2.6% pre-pandemic October 2019). “We’ve grown the number of jobs almost 3% in October 2021 as compared to October 2020, and the overall employment numbers are up 3% over that same timeframe,” Johnson added. Taking a deeper dive at the numbers, Johnson noted that the state as a whole has shown a double-digit increase in employment among jobs that pay more than $27,000 since January. “That would lead us to believe we’ve recovered much faster and created more jobs at all income levels than the nation as a whole,” he said.

Citing $1.3-plus billion in landed economic development projects throughout 2021 and data courtesy of Brookings Metro Recovery Index, Johnson said incredible investment in the community has been maintained. “That represents more than $51.3 million in new payroll created in our region,” he said. He credits the ability to weather and recover to the region’s well-diversified economy, and to our region’s active, ongoing economic development partnership “that doesn’t stop at county or even state lines.”
“This partnership is very unique regionally,” Johnson said. “It allows us to pursue many projects that other metros might not.”
Ongoing Talent Crisis
“While we have strong workforce participation, our employers still can’t find enough people to fill all their open jobs,” Johnson said. “We’re [supporting] our members with recruitment efforts to help them attract out-of-region candidates. In 2022, we’ll be collaborating with

organizations to expand the availability of quality internships.” Such internships will provide both immediate and long-term benefits. “We’re committed to the Omaha 2040 vision that will shape Omaha into a vibrant metro that will attract and retain young members of the workforce,” he said. Talent was most certainly top of mind for Karen Gibler, president of the Sarpy County Chamber of Commerce. “With a shortage in workforce, it has been difficult for businesses to operate in their regular hours and that will likely impact their ability to maintain

continued strong income and even growth,” she said. This is occurring even as, Gibler puts it, “our economy feels strong … wages and spending have continued to rise.” Tied to wages, she spoke to how the workforce shortage has driven up the pay scale as organizations need to hire much-needed staff. Tied to specific projects, Gibler applauded the speed of construction on large-scale undertakings — such as Meta, Amazon and Google. “From my perspective at the Sarpy Chamber it’s even more exciting to celebrate so many new medium to small

businesses with ribbon cuttings,” she said. “Even as we get into the cold of winter, our scissors are still in demand and that’s been great to see.” But, Gibler continued, regardless of a company’s size: “Everyone from Amazon down to small businesses is going to be focusing on attracting and maintaining workforce. When doors open, businesses need employees to keep those doors open. “The country and world are still dealing with the pandemic’s impact, but Sarpy County continues to weather it pretty well. Not many businesses have closed, and I
credit that to a community who has been dedicated to supporting local businesses, as well as the many programs and grants available to keep them afloat as we get closer and closer to business as usual.”

To grow, not just sustain, is remarkable and the large health care and mission critical projects Omaha has, are a good gauge of the economy’s health.” He said JE Dunn continues to be proactive and adaptable. So, owners can move forward with projects even amid current supply chain and escalation issues. Notable projects include the Applied Underwriters headquarters in Heartwood Preserve, the new Sarpy County Corrections Center, Methodist Hospital Emergency Department renovations, a large mission-critical project, and Dunn said the firm just started on a large field house project for Columbus Community Hospital. “One of the most exciting projects we completed in 2021 is the new Carson Wealth/Goldenrod headquarters in Heartwood Preserve,” he said. “We were fortunate enough to move our Omaha office to this same building in June. have given a boost to our local brand and employee engagement.” And, as Omaha continues to attract businesses, employees, families and students, Duren said they will continue to provide opportunities for people to “find places to live, work, heal, create and play.” “Our purpose is to better our community through building,” he said.

developments alongside West Dodge Road to see that.” Munyon also spotlighted the NCAA Men’s College World Series and its impact on recovering restaurants and bars, as well as new retail and office space construction that allows companies to provide goods, resources and services to more people in Omaha, and to help keep the people in the local area employed. “I think a lot of restaurants and bars bounced back some, though the lack of employees continues to dampen their recovery,” he said. “I think there has been a renewed sense of importance in investing in your employees — whether that be home office allowances, increased wages, better work/life balance, there has been a focus on improving the employee experience, at least that’s what I have seen and heard. “As much as I hated hearing the term ‘new normal’ throughout 2020, there are many changes that were made out of necessity during the pandemic that will stick around to help businesses decrease expenses and, hopefully, raise productivity,” he said.
Dave Dvorak’s team at Dvorak Law Group has stayed “exceptionally busy” over the past year — particularly the firm’s corporate, estate planning, tax and litigation groups. The president and executive committee chair said the corporate group saw “heightened levels of deal flow” starting in the latter part of 2020. Traditional levels of activity were maintained alongside significant new work in the Paycheck Protection Program (PPP) loan space. On the estate and tax side, Dvorak said the firm saw unprecedented levels of high and ultra-high net worth planning, originally fueled by the election cycle and anticipated tax law changes. “Our litigation group remained steady and active despite the logistical challenges related to COVID,” he said. Strong markets, expanding economy, changes in tax and regulatory schemes, and perceived and actual decreases in COVIDrelated complications were isolated as drivers behind activity in corporate, estate planning/tax, and litigation practice areas, according to Executive Vice President and Executive Committee Member Dave Mayer.

Mayer also noted the need for their team’s expertise to address vulnerabilities related to shifts in corporate and individual tax structures. The firm has further evolved to clients’ openness to electronic communications with investments in the likes of cloud-based and electronic hardware and software. Among the greatest opportunities for talent and firms alike in their space,
according to Mayer, is the introduction of a “more flexible mindset on the part of employers to accommodate less traditional work arrangements.” Dvorak added that the mentoring and training of young attorneys or careerists will still need to take place in person or on the job, while also maintaining the employer’s culture.

ALVINE ENGINEERING EXPANDS REACH OF SERVICES Omaha-based Alvine & Associates with about 475 active projects, 130 employees and a multi-state reach continues to grow its embrace on innovation in this its 60th year in business. Firm leaders credit the company’s branding as offering an unusual blend of science, art and business that results in a better outcome for customers across private and public sectors — including work in a myriad of industries. Alvine & Associates has two divisions: Alvine Engineering and IP Design Group. The firm is owned by President Doug Alvine, son of founder Raymond G. Alvine, and Brant Yantzer, vice president/COO. Three years ago, Alvine Engineering moved into its new 31,000-square-foot headquarters at 1201 Cass St. In addition, the firm has branches at 1800 O St. in Lincoln, plus Des Moines and Oklahoma City. The firm, founded in 1961 at the former Aquila Court building downtown with just a rotary phone, radio and coffee pot, grew from three to 30 employees in its first 20 years. Alvine Engineering’s first job was a 50-bed hospital in Aurora, Nebraska. Brian Hadfield, a Plattsmouth native, lauds the blend of science, art and business approach taken to inform analysis and design.

Hadfield started as a mentee with Alvine Engineering while still in high school. He liked the challenge of putting all parts of a puzzle together and honed his skills as an intern. In commercial real estate, every square foot of a building that can be leasable will contribute positively to the income generated by the property. In his work, Hadfield is an advocate of “rightsizing” the mechanical, electrical and plumbing systems to maximize the long-term value of the structure.

specialize in the consulting and design of low voltage technology systems as well as acoustical consulting for projects across multiple sectors of the business. The technology has been applied to The Residences at the Mercantile project in downtown Omaha and several bond issue projects of the Omaha Public School district. “The group was started out of an early awareness that these systems are critically important to success and overall operation of a building over its life and a failure to integrate them into the design process from the earliest stages of project development will ultimately create inefficiencies in construction and an incomplete approach to a holistic design process,” Kelly said. Fourteen members are assigned to IP Design Group. A major project IP Design Group participated in was the Center for Advanced Manufacturing and Auto Technology on the South Omaha campus of Metropolitan Community College. The 100,000-square-foot remodeling finished earlier this year included many technology and security elements to connect the facility with the main campus. State-of-the-art telecommunications equipment, a security system, as well as acoustical consulting and audiovisual systems were involved. The facility, in partnership with automakers, gives the Omaha area an auto repair and painting facility that is attractive to both teachers and students.
Projects on the Increase Samuel Haberman, a native of Imperial, said Alvine Engineering has seen an uptick in projects within K-12, higher education, and health care markets as a direct result of the American Rescue Plan Act and the Coronavirus Economic Stabilization Act. “Our clients are pursuing upgrades in existing HVAC systems to improve air quality within their buildings by replacing outdated equipment and enhance the experience and well-being of building occupants,” he said. A specialty for Haberman is lighting. He is lighting certified by the National Council on Qualifications for the Lighting Professions, an industry group. Lighting applications include interior and exterior building lighting, lighting controls, streetscape/dark sky initiatives, lighting studies and airport runway design.
Haberman said overall interest in, and application of architectural lighting is on the increase. Examples can be found in Alvine Engineering’s new Omaha headquarters building, which is the first structure in Nebraska to receive WELL Certified Gold status. Wayfinding is used in the entry, where linear fixtures are mounted vertically within the acoustic wood paneling, immediately catching visitors’ attention and guiding them up the stairs, rather than to the elevator. Once upstairs, a continuous recess line of light running along the floor, then up the walls, serves as a visible marker of the suggested route to the upper level by the central circulation stair. Also, a curtainwall provides ample daylight in work and recreation areas. The shades and color temperature of the electric light fixtures are programmed to adjust from sunrise to sunset, blending cohesively with the daylight and reinforcing a healthy circadian rhythm. Other WELL Building Standards relate to air, physical fitness, comfort, mind, and nourishment, among others. The Cass Street structure has become the first building from Denver to Chicago to attain WiredScore Platinum status, a nod that executives believe shows the bench strength of the Omaha-based IP Design Group staff. Principal Richard Woodson, who grew up in Sioux Falls and got his mechanical engineering degree from Kansas State, has become a specialist in the health care and senior living markets. He said while Alvine Engineering may have projects in 34 states, no one state or geographic area offers the firm its most solid growth opportunity. Mechanical system designs focus on functionality and long-term operational efficiency — important elements in helping buildings achieve sustainability goals and a better return on investment. “Success has come from focusing on our clients and their needs,” he said. “Our client needs have expanded our business from our hometown of Omaha to projects across the nation, but our roots have always stayed in the Midwest.” Woodson said opportunities have enabled Alvine Engineering to add services. One example in the past couple of years has been food consulting and design work for school districts. That involved the acquisition of Roger Kruse Associates, a specialized firm whose owner retired. Such addition of services is largely client driven.

COUNCIL BLUFFS CHAMBER FOCUSES ON FOUR KEY ISSUES IN 2022 OUR ADVOCACY EFFORTS
With the State Legislative Session set to begin Monday, January 3rd, the Council Bluffs Area Chamber of Commerce has been actively advocating on our members behalf since the adjournment of the 2021 Session last May. Our advocacy efforts are continual and ongoing and we are pleased to discuss our 2022 State Legislative Priorities as we ramp up our efforts ahead of Session. Our advocacy efforts will be focused on four key tenets this year: talent, business climate, economic development, and infrastructure. Talent is the primary issue our members are facing, and we will continue to advocate for policies that assist our members in their talent attraction and retention efforts. Such efforts need to be far reaching, but it starts with continued support for Future Ready Iowa, job training programs, internships, apprenticeships, and childcare. In addition, the Iowa Legislature must continue to adequately support the state’s PK-12, community college, regents, and overall post secondary education system. Finally, placemaking is something we feel can have major impacts from both a talent and economic development perspective, as it allows communities to invest in amenities that attract and retain population and talent. The business climate in Iowa very much favors an opportunity for both personal and corporate income tax reform, coupled with sales tax reform. With our local Senator Dan Dawson chairing the Senate Ways and Means Committee, where such tax proposals will originate, the CB Chamber looks forward to continuing our ongoing discussions to pass meaningful tax reform this Session. Iowa is in the lowest quartile for business tax climate, per the Tax Foundation, and we hope the reforms we seek to put in place will allow us to improve our standing. Economic Development is an issue we will always advocate strongly for as a Chamber, and this year is no different. In addition to the aforementioned placemaking investments we will push for, we will also work to fend off all bills seeking to change the existing tax increment financing structure, support the requests put forth by the Iowa Economic Development Authority, expand investment in the Workforce Housing Tax Credit Program and other housing and redevelopment programs, and advocate for continued investment in broadband expansion. Locally, the CB Chamber will also strongly

advocate for the passage of an improved port authority bill, as well as medical malpractice reform, as it negative impacts our ability to attract specialists locally. Finally, with regards to infrastructure, Iowa needs to ensure they are working alongside the federal government to provide complimentary investment to the significant funds the federal government has provided through the infrastructure bill, as well as ARPA. Such funding is especially needed for water, wastewater, and stormwater projects, as well as flood mitigation and transportation infrastructure. As noted, ongoing funding of broadband expansion is very important, as it will allow producers throughout the state to fully implement and capitalize on the offerings of Manufacturing 4.0. There has never been a better time to leverage investment for infrastructure, and we hope the Legislature will do so.
