Behind the Scenes

JOAN SQUIRES MARKS 20 YEARS AT OMAHA PERFORMING ARTS

Omaha Performing Arts President Joan Squires was recently dining in a local restaurant when a man came over and introduced himself as a recruiter for a firm in Omaha, thanking her for what Omaha Performing Arts brings to the community.

“He said it makes a difference as he is able to recruit people for jobs and positions, because they ask, ‘What is there to do?’” she said. “As we look at cities around the country that we want to emulate, their entertainment and arts is a core part of who they are. And it does help us attract a workforce and retain people … Arts and culture contribute greatly to our quality of life. People want to know what makes it worthwhile to come to a place and stay and work and raise a family. We are a key for workforce development and help attract and retain workers and businesses.”

Squires is reminded every day of why the arts are important. Her 20 years with Omaha Performing Arts have gone by fast, she said, and she’s seen a lot of positive change since joining the organization in 2002.

“When I arrived and there was only the Orpheum where local organizations performed, there wasn’t any room on the calendar to present touring artists or top Broadway shows,” she said. “Now we present a wide variety of the very best performances including Broadway, jazz, dance,

touring bands, comedians, family shows and more. We have all of these options now, similar to other major metropolitan markets — and we present the shows in world-class venues.”

Jack Koraleski, who serves as board chair for Omaha Performing Arts, credits much of this to Squires’ leadership.

“Joan Squires is a dynamic leader whose passion for the arts is apparent in everything she does and how she gets it done,” Koraleski said. “She has been the driving force behind the growth, development and success of Omaha Performing Arts since its inception.”

Squires said several factors contribute to the success of Omaha Performing Arts, or “O-pa” for short, including a focus on quality performances, venues, and education and engagement programs.

“The performing arts bring people together, which we need now more than ever. The arts can bring joy, make us think, help us be creative,” she said.

She noted that the performing arts provide entertainment, education and engagement opportunities.

“Joan is a tireless advocate for arts education and is totally focused on bringing the arts to life,” Koraleski said. “That’s what makes Omaha

Performing Arts so important to Omaha. O-pa provides the highest quality performances and educational experiences and ensures they are available to every member of our community.”

Squires said she’s gratified by the performances and education experiences O-pa has presented that didn’t exist before the organization was established. The organization serves not only Omaha, but also a much bigger footprint across the state.

“We’ve provided opportunities for spectacular artists to perform, and memorable experiences for everyone,” she explained. “I know we’ve changed the city and region.”

Squires said she’s also proud of the organization’s commitment to inclusion, diversity, equity and accessibility.

“Our artists and programs reflect that,” she said. “We offer programs both within our venues and throughout the community that provide access for all. These have been developed through our relationships and our engagement programs. One of the key programs is Voices Amplified, our series on arts and social justice that has focused on diverse voices and connects local artists and touring shows.”

O-pa’s statewide presence goes beyond fostering the arts, Squires said.

“I think people sometimes dismiss us as ‘just’ an arts organization without understanding the tremendous economic impact we have,” she said. “When Steelhouse Omaha opens, our annual economic impact will be $61 million annually.

“We currently reach over 550,000 people each year and are a key contributor to the community’s quality of life. I also think people sometimes feel you must dress up and that tickets are expensive, which is not the case. We present free concerts such as Jazz on the Green and Music at Miller Park. Our tickets often have low-priced options or sometimes we have a lottery to provide very inexpensive seats. And at times, we offer free tickets to nonprofit service organizations.”

People can support O-pa by attending performances and subscribing to its series; volunteering; or contributing financially, including through corporate and foundation giving. Sound financial management, Squires said, keeps Omaha Performing Arts strong.

“Although we’re a nonprofit organization, we have [an obligation] to be fiscally responsible and manage our finances efficiently,” she said. “We earn approximately 70 to 75% of our revenues through ticket sales and venue rentals and must rely on contributions for the other 25 to 30%. We must serve as good stewards for those who contribute to us and to ensure the future success of O-pa.”

Squires’ anniversary year also marks the opening of a new live music venue located near the Holland Center, Steelhouse Omaha, on May 12.

“It will bring new touring shows to Omaha and further activate downtown,” she said. “Going forward, we’re focused on the next phase of our campus expansion: the Center for Arts Engagement next to the Holland Center, which we need to expand programs for students and the community.”

After two decades, the south-central Pennsylvania native said Nebraska feels like home.

“Nebraska is like Pennsylvania without the mountains – the people are friendly and welcoming, there is a great work ethic and a tremendous commitment to community,” she said, jokingly adding, “I still haven’t quite figured out everyone’s love of Runzas.”

She’s serious, however, about her appreciation for O-pa’s loyal patrons, community partners, philanthropic supporters, board of directors, and committed staff and volunteers.

“I am grateful for everyone’s support,” she said. “We’ve been able to keep building and growing and contributing to our community thanks to this wonderful community.”

The Business of Performing Arts BALANCING BUDGETS, CAREERS AND ENGAGEMENT

In the performing arts space, every decision is intentional. From talent and donors to ticket prices and venues, everything is curated to maximize accessibility for the Omaha community.

Accessibility

If you’ve purchased a ticket to an event that supports the local performing arts, such as a play or performance, you’d be correct to assume that your money supports the organization. However, ticket sales, for many organizations, only represent a small portion of the budget.

Film Streams Executive Director Deirdre Haj said if you picture the stub ripped off by the ticket taker at one of their showings, that’s representative of what your ticket has paid for.

“In film, [ticket sales] represent 20% of revenues, and that is the pre-pandemic percentage,” she said.

For the Omaha Symphony, the margins are only slightly higher with about 30% of its annual $9 million budget coming from ticket sales. That means the remaining 70% comes from contributed income, such as endowments, sponsorships, trade partnerships and individual donations.

“Contributed income is absolutely vital to our fiscal health and artistic health and our ability to serve the community,” said Omaha Symphony President and CEO, Jennifer Boomgaarden Daoud. Contributed funds not only help pay performers and keep facilities running, but it also helps maintain accessibility. For example, Danna Kehm, president and CEO of Pottawattamie Arts, Culture & Entertainment (PACE), said areas of Council Bluffs are considered a third pocket of poverty in the metropolitan area.

“High admission costs exacerbate the effects of “income as a barrier” for families looking for arts and cultural experiences,” she said. “We rely on donations and sponsorships to keep tickets

affordable and to allow us to provide complimentary passes for families that normally wouldn’t be able to see a show due to cost.”

Exploration

Without contributed funds, tickets would likely be more expensive and programs that are currently offered for free, or at a discount, would be more expensive.

“The actual cost of a single ticket is much, much more than what we charge the public thanks to this nonprofit model,” said Matthew Gutschick, artistic director for The Rose Theater.

Youth, in particular, would be affected by increased prices.

The Rose Theater was able to offer over 28,000 students from 71 schools with at least one theatrical experience in 2021-2022. Some of those costs were lowered for students who met income eligibility

guidelines.

Film Streams, which celebrated its 15-year anniversary in 2022, has been able to introduce thousands of students to film literacy through its free School to Screen program.

Opera Omaha continued to expand its digital community engagement during the pandemic.

“The annual Poetry & Music Project, which connects student poets with professional composters who set their words to music, expands each year, receiving poem submissions from across the entire state,” said Shannon Walenta, interim general director.

The Omaha Symphony was able to not only continue employing 42 local musicians full-time with benefits, but it launched new programs to connect students and musicians during the pandemic.

“We created a virtual classroom that has digital versions of our

education concerts,” Daoud said.

“It’s got a learning library of videos in it for everything from posture for your fifth-grade cellist to advanced techniques. If you’re a high school flutist, it’s got a leadership series by our former music director, Thomas Wilkins. And then we had virtual visits.”

And those are just the programs that bring experiences to youth. There are dozens of other programs that are geared towards adults, like Opera Omaha’s Opera in Conversation program, or for families, Omaha Performing Arts’ Summer Sounds.

Community

Part of what makes programs like these successful, Daoud said, are the musicians, performers, and support staff’s dedication to the community.

“Our musicians live here, they work here, and they raise their families here,” she said. “In many respects, they form some of the backbone of the musical community because not only are they on our staff, but they

are teaching private students, many of them are teaching at UNO or in public schools.”

Similarly, The Rose, which has been a staple in the community since 1995, relies on teaching artists to help students explore theater.

“Our mission scope is so large and our schedule so full, that we have 7-10 full-time jobs dedicated to being an artist/teacher at any given day,” Gutschick said. “This team of creatives bridges our classroom work to our mainstage work.”

Finding the right team members is a universal challenge for all organizations. Not only do candidates have to be qualified, but they also need to exemplify the organization’ss mission.

“When we hire new employees at the Omaha Community Playhouse, we look for people who share the organization’s values, in addition to being skilled and experienced in the area for which they are applying,” said Katie Broman, executive director.

Those employees also need to be multi-faceted and nimble, as many

organizations have a limited budget for staffing. This was especially important during the COVID-19 pandemic when creativity became key to functionality.

“We worked especially closely with our local artists and formed new relationships and strengthened relationships with others,” said Omaha Performing Arts President Joan Squires. “New initiatives included our free outdoor concert series at Miller Park, Voices Amplified — our new series on arts and social justice — and more.”

Evolution

The pandemic pushed every organization to consider who their audience was, and how to meet them. Many organizations are taking what they learned during those uncertain times into the future.

For Film Streams, the pandemic gave the organization another opportunity to re-focus on the community and its mission.

“We’ve focused more time on DEI, diversity and inclusion training, and installed major upgrades to our sound equipment, which

has allowed us to provide better OCAP screenings and sound mitigation for those who need it,” Haj said.

The Omaha Symphony, for example, was part of the 23% of orchestras nationwide that continued playing for live audiences in Fall 2020 and Spring 2021.

“We approached the pandemic with a research and development mindset,” said Daoud. “One of the good things that came about was a spirit of innovation and a nimbleness that serves us today, because orchestras are inherently inflexible.”

In general, the pandemic sewed a thread of gratitude and flexibility into everyday life.

“Like many companies that integrated work-from-home policies during the pandemic, we see our team members achieving greater work/ life balance these days, even with our busy schedule,” Gutschick said. “Most of all, the pandemic made us grateful to even have the opportunity to provide live entertainment.”

While donations and partnerships are important, Daoud stressed that the best way to support artists is to simply check out a show.

“What we really want is for you to experience the orchestra, and then we want you to be so excited about it that you bring your friends,” she said. “Come enjoy. Come experience.”

Meeting A HOUSING NEED

COMMUNITY DEVELOPMENT RESOURCES EXPANDS

Community Development Resources (CDR), which has been focused primarily on microlending to small businesses, is expanding into affordable housing to meet a real need for affordable housing in the Lincoln Metro.

Executive Director Farshad Maltes credits the city of Lincoln, the Lincoln community and a consortium of banks with helping CDR grow in this new direction.

“We’re trying to provide creative financing that can be blended with more traditional sources of capital to make more affordable housing projects viable,” he said.

For example, a recent project involved a deal that used a 4% of federal housing tax credits, which don’t have as large of subsidies as the 9% tax credits, but there is no cap on their availability.

“We can figure out more ways to get deals done with 4% tax credits,” Maltes said. “It will greatly expand the amount of affordable housing debt that we can provide to folks at 80% or lower of county median income. Without getting too much into the weeds, we’re trying to be able to blend our financing with other sources to get more affordable housing deals done in the Lincoln Metro area.”

Although CDR can work throughout the state on microlending, it will concentrate its affordable housing lending in the Lincoln Metro area. That’s partly because of the organization’s funding sources but CDR also wants to build a successful track record before expanding further on affordable housing.

According to Loan Officer Jeff Breunig, Rick Wallace founded the organization 25 years ago. Ten to 15 small businesses got together, and each one put in some of their own money. When one of those businesses needed a loan, they went before this peer group to present their loan request.

This led to Wallace getting CDR’s community development company (CDC) certification and its community development financial institution (CDFI) designations, which allowed the organization to enter the field of microloans with the Small Business Administration (SBA).

“Up to this date we’ve done lots of microlending,” Breunig said. “The monies are provided through the SBA. [Borrowers] can borrow up to

Page 16 • January 20, 2023
LINCOLN business journal COMMUNITY DEVELOPMENT RESOURCES

$50,000, repayable over a period of time. We also do 504 lending, which is lending to businesses that are purchasing real estate or heavy equipment.”

The organization also provides technical assistance to individuals who are seeking to start businesses or current business owners who need help.

Many of CDR’s borrowers are referred by banks that are unable to give them a conventional loan. Other borrowers find the organization through its website.

“We want to make them a bankable individual and small business,” Breunig said. “After we’ve worked with them for several years, we hope they can go to banks with a track record showing profitability and their ability to own and manage a business, so they can become bankable in terms of lines of credit and the traditional types of bank loans.”

Expanding Footprint

“We have three and a half employees right now, but because we’re in expansion mode, we’re looking for folks who would be interested in working with us in the small business lending and affordable housing space,” Maltes said.

CDR is working to expand its footprint throughout the state. The organization plans to do more outreach to community organizations.

“Up to this point, we haven’t done a lot of advertising to let people know who we are and what we do,” Breunig said. “Steve Bors, who is on our board, has a marketing background and is helping with that.”

The organization will focus on underserved groups.

“I’m especially interested in reaching out to faith-based communities, especially in the Latino and African American communities, and entities like the Urban League so we can provide more small business ownership opportunities to these underserved groups,” Maltes said.

Within the next one to two years, CDR plans to roll out a program where a small group — maybe 10 individuals — would enter a training track. If they complete the training track and keep their credit clean, they would automatically get a loan of up to $20,000 for either starting or expanding a business.

On the affordable housing side, one of the things CDR has envisioned is converting an apartment complex into affordable condominiums.

“I would like to dramatically increase the amount of capital invested in affordable housing through CDR and also increase our microlending,” Maltes said. “I would like to expand our affordable housing lending to at least $10 million, if not more, within the next two years.”

A Nebraska Wesleyan University graduate, Breunig interned at Cornhusker Bank and stayed with the firm for 23 years. He then worked in commercial lending at Pinnacle Bank for seven years. He has been with CDR for over 12 years.

Maltes, a former finance professor, worked for 25 years with the Wisconsin Housing and Economic Development Authority (WHEDA). As head of the economic development program and the New Market Tax Credit Program, he oversaw a portfolio of $575 million of projects. In New York, Maltese had been executive director of a small CDFI where he oversaw about $8 million of affordable lending finance.

Ethical Leadership

Dr. AnnMarie Marlier joined the Business Ethics Alliance in December as the Vice President of Leadership Development. “In my career, I have seen firsthand the difference that an organization which emphasizes ethical practices can make for all stakeholders.” she states, adding, “Some organizations I worked for seemed to emphasize ethical practice, yet these organizations did not actually conduct business using ethical practices. Mistrust, closed mindsets, and unacknowledged poor behavior prevented full engagement, collaboration, and innovation at an organizational level.” This left AnnMarie frustrated and searching for a place where espoused values really did align with values in practice. “It was hard to run my teams the way I wanted to with a focus on building trust and relationships when the organization valued a ‘get it done quickly’ and transactional approach,” says AnnMarie.

AnnMarie also experienced several instances of professional bullying as well as toxic and dysfunctional work environments. “It’s really difficult to do your best work and be your best, authentic self when you are not valued for what you can do, especially when expectations change along the way and are not discussed. This led to me doubting myself and my abilities,” AnnMarie recalls. “If it weren’t for several individuals along the way who helped me work through those feelings of inadequacy, I wouldn’t have had the energy and courage to keep moving forward.”

AnnMarie’s background is varied, yet the common thread throughout her career is education. This aligns perfectly with her new role at the Alliance. On the administrative side, AnnMarie served as an academic dean at several institutions, leading teams ranging from 40 – 120 full- and part-time faculty and staff to provide quality education for up to 130 academic program offerings in face-to-face, hybrid, and online modalities. This experience includes measuring and monitoring outcomes as well as maintaining compliance with accreditation standards. On the instructional side, AnnMarie developed, implemented, and directed several programs across several post-secondary levels, including teaching courses ranging from undergraduate student success through doctoral courses. Developing curricula and leading training for both corporate and notfor-profit organizations as a manager, trainer, and consultant across several roles and positions rounds out her professional experience.

Along the way, AnnMarie learned to lean into using her strengths rather than worry about areas that did not come as easily to her. For example, one of AnnMarie’s top CliftonStrengths is Connectedness. “Whenever I meet a new person or start a new venture, I look for ways to

DEVELOPMENT.

connect to the people involved so I can focus on similarities instead of differences,” she says. “This Connectedness strength led me to apply for the Leadership Nebraska program when I moved to Nebraska from Wisconsin so that I could get to know my newly adopted “home” state better. Acceptance into Leadership Nebraska led to my learning more about the communities, industries, and people that make up Nebraska so that I could better serve those I work with in Omaha, Nebraska, and beyond.” Networking also led AnnMarie to meet amazing leaders across industries, and she became involved in several women’s leadership networking groups in Omaha and across Nebraska. Networking through one of these groups led to an opportunity to serve on the Board of Directors for the Nebraska Early Childhood Collaborative so now she helps make a positive impact for future generations of Nebraska leaders.

Looking back over her career, AnnMarie recalls that some organizations she worked for seemed, by industry reputation, to occasionally engage in unethical practices yet were, in fact, operating from a very ethical place. Even at these organizations, “Student/client/stakeholder success, persistence, and employee engagement all resulted from a positive workplace culture that put the whole person at the center of all we did,” says AnnMarie. ANNOUNCEMENT? After acquiring the Little King franchise operation in 2021, Lockwood Development is announcing that the firm’s first Omaha Little King store opened to the public on November 1, with a Grand Opening featuring the Creighton Volleyball team scheduled for Saturday, November 5. The store, located at 8602 West Dodge Road, represents a step forward for both the brand and its footprint in the Omaha area. “Our new store is very close to where the very first Little King store was located when it opened in 1969,” said Chip James, president and CEO of Lockwood Development. “That’s no coincidence. We’re truly inspired by the roots of this historic franchise, and we look forward to carrying that spirit forward to loyal Little King customers, as well as a new generation of Omaha residents.” The 1500-square-foot store combines modern design and an inviting dining area with classic Little King branding and artwork. Customers can expect to order from Little King’s beloved menu featuring subs and sandwiches made with bread baked in store and fresh-sliced meat, as well as soups and desserts, while taking advantage of a variety of conveniences, including a drive-thru. Day to day operations at the 86th and Dodge location, as well as the operation of Lockwood Development’s subsequent stores, wil be overseen by Mark Edwards, an Omaha native who grew up in the fast-food business. “It’s an honor to merge the industry I’m passionate about with a brand that means a great deal to me and so many families in Omaha,” said Edwards. “Little King has more than 50 years of rich history in our area, and now we get the opportunity to move it forward, modernize it, and highlight the very best of what it has to offer.” The new store is the first in a series of new locations James, Edwards, and the team at Lockwood Development plan to open in Omaha and Lincoln.
