The purpose of this packet is to answer questions you may have about selling your home, along with questions the buyers will have during the sale process. I have enclosed several useful documents about the home selling process and the benefits I can offer you.

I find it that my clients who appreciate the packet are the serious motivated sellers moving in the right direction, and the ones who do not like it are unmotivated sellers. Most agents do not send this out because they do not want you to not like it and cancel the listing appointment.

How much is my home worth?

• The current market price is based on the most recent sold homes • How much a buyer is willing to pay, and how high an appraiser is willing to go.

• I have attached an estimate with price range for you to review.

What am I going to do to market your home?

• There are so many things I do to sell a home that I have attached separate listing presentation.

• I also have a detailed 6-month marketing plan that details exactly what I do to market your home.

• I feel that no other agent markets properties more than me and if I find any agent that markets better than me, I adopt what they do and add it to my marketing plan.

How long is this going to take?

• It normally takes one to 30 days to find a buyer that is willing to give us full price and has solid financing or cash • The buyer request a closing date usually 25-35 days from initial offer.

• Best case 25 days to worst case 65 days from start to finish.

What is the current real estate market like?

• On average homes are now selling for 96% of listing price pushing home prices down 4% from last year.

• Selling now is a good choice to maximize profits. As they say, buy low, sell high to make money.

What do I need to sign to list my house for sale with you?

• I have attached a listing agreement for you to pre read.

What will the buyer contract look like?

• I have attached an AS IS buyer's contract.

How much commission am I going to charge and what are the closing cost?

• My average listing commission ranges from 2-3% and I pay a buyer's agent 2-3%. The total commission ranges from 4 – 6% of the sale price.

• Keep in mind I do charge anything if you home does not sell. But it will sell with me so expect to pay 46% at closing • There are many fees from title, government, and city that I have made what's called a net sheet for you. Your net is your final figure after all cost.

Generally speaking, if it is easy and cheap, I would recommend fixing it. If it is expensive and time consuming, I would recommend deferring the repair to the next buyer. I can review with you at house.
