Definition of the problem Located between Deinze and Sint-Martens-Latem, more specifically the Leievallei. The main problems I encountered during the pandemic were, on the one hand, a lack of acessibility to the green-blue network in my area due largely to multiple forms of privatization. Both the residential form and economic activities create a barrier that prevent acces to the valley area.

The pandemic made it also clear to me that the bicycle connection between the two towns is anything but pleasant. The valley area, where there is already a slow conection for a part, offers more potential in this respect. It forms the center between the two villages, a thrue strategic location. Therefore this hidden peace of nature could offer more besides being a physical barrier. Because of this, it has the potential to be transformed into an accesible piece of nature by means of a new slow connection between the two towns in the form of a rafter path. In this way, it could create added value to the liveability of both Deurle and Deinze.

The leverage project is framed within a larger analysis and vision. A study was done on traffic transport and facilities, which showed that the area south of Ghent is highly car dependent. Many layers of infrastructure are added, making the area appear fragmented. Another finding was that there was a clear centrality of facilities in, on the one hand, new Ghent with the station district and, on the other hand, Merelbeke center. The aim was therefore to preserve this hierarchy and to strengthen the mutual connection between the various sub-centers. Tech Lane and the island of Zwijnaarde are strategically located here and could potentially form an important linking point.

THE UNIFIED INNOVATION ISLAND

Given that the larger vision included making larger monofunctional areas as accesible as possible and continuing the open character of the Schelde valley, I chose Zwijnaarde Island as the lever project. There are already concrete construction plans for the isle that focus on buildings with a larger terrain, but until today it is still as good as undeveloped. The site itself does have flooding potential and also forms a barrier to the surrounding green spaces such as the Liedermeers park and the valley. So with this in my mind, I then started to look how I can respond in the best way to our pre-established vision in function of landscape and accesibility.

Based on my objectives on the previous page, I began to ask myself how I could maintain the freedom of the valley landscape and still give the area a new character with a program that was desirable. The objectives together with the new developments were phased whereby the first phase would be to connect to the surrounding green structures by means of an undeveloped zone on the island in the form of a green corridor. This would be a central element in the campus that would also structure the landscape on a large scale. The boundaries of the plots that are in synch with the course of the Tijarm then connect to this central element.

In this respect, these parcel boundaries can be seen more as a framework for future developments that are located more in the second phase. Thus, in this way, agriculture could be linked to the Biotech already present in Tech Lane. To look at it again on a slightly larger scale, it can be said that the urban island retains its strong identity but could possibly connect to the surrounding landscapes. By Linking the future science park to these valuable landscape layers creates not only a healthy working and living environment for its users, but it also makes possible to create an accessible park which can be linked to the residential fabric in Merelbeke and Zwijnaarde.

Context and vision A

Like the previous project, this task also falls within the scope of a broader analysis. The focus of this assignment was in fact the densification of 10,000 housing units spread over four different subareas in the Brussels agglomeration. The sub-area that was developed here is Biestebroek. This site is a designated industrial zone. With mainly logistical economic activity, a large zone of decontaminated land surrounds the project area.

The valorization of a new typology Of the four areas outlined, Biestebroek is the most dense area. The assignment: to distribute 10,000 dwellings over the four areas... A famous task for Brussels. A city known for its low-key skyline. When faced with the issue at hand, we must ask ourselves whether the current method of building in Brussels offers an answer. To be concise: No. There is a need for a higher, more densely defined urban fabric. What the current typology does not offer an answer to. The valorisation of a newer and denser typology is the order of the day. ‘La Lisière Animée’ takes inspiration from the ‘Oostelijke Handelskade’ in Amsterdam. Robust blocks with mixed functions where the pedestal determines the intimacy of the inner building block. Where there is room for every target group on the spectrum of BREL (research by KU Leuven). By building a new local economy, which robustly stands up to the fluctuating world from outside, a new identity is created on the edge of nature.

Realisation La Lisière animée emphasises on a new and brighter build environment. Where a new way of living is shaped in the city of Brussels. Forming a Highrise-Skyline next to an enormous park. Contrasting one of the most dense existing urban tissues of Brussels, nearby. In doing so, we set a statement of how living in Brussels could be, surrounded by a green environment. Created for all target audiences and still being surrounded by a high dens build environment, containing local economical activity, self-sufficiency in productivity of local crops and living.

A closer look The building heights we are introducing are of unseen heights in Biestebroek. A new neighborhood is created between the dens tissue where a multitude of functions are built in. The lower plinths are filled with activities that respond to a more local scale with a strong focus on ecological and sustainable trade.

On top of the pedestals tower the apartment. In pride they maintain a total of 980 homes. Between the pedestals, a more intimate atmosphere and circulation emerges, surrounded by greenery, moving away from the average paved pattern we encounter on a daily basis in the busy city.

The whole feels like an extension of the enormous park that is safeguarded from an interpretive program to give nature and ciculation in the space the freedom it needs.

Climate adaptive transition This project relates to the center of “Horst” in the Netherlands. Before the start of the project, a program of sustainability was elaborated in two municipal week sessions with experts from different domains. This pragmatic and integral approach resulted in six concrete sustainability ideas, namely biodiversity, circular use of raw materials, striving for energy neutrality, climate proofing for heat and local flooding, improving light and air quality as well as stimulating healthy mobility. The design shown in this portfolio is the zone I worked on. The project consisted of multiple zones, with this partial design being only a part of the overall project. This project relates to the center of “Horst” in the Netherlands. As a vision, the city government has that the entire center will be virtually car-free. Except for a few services, such as cab, fire and delivery services. In this way, we speak more of the car being a guest in the center. The sustainable and climate adaptive ambitions translate first and foremost into the new materiality. The old paving will be removed and will be renewed with reused baked paving stones. On the other hand, green areas will be “cut” out of the pavement along the users’ logical walking lines. Certain green areas will be provided with raised edges with a seating area. The balance of paving and greenery in this new square is approximately 60% paving - 40% greenery. These green infrastructures will mainly consist of second size trees, multi-stems and prarie plantings.

As the cut on the right shows, this project will respond to the current climate and water issues. Using the right system and materiality, these planters fulfill a second function namely water retention. In the winter, some of the excess water will be retained in the bottom substrate, which in turn will be useful in the summer months. In this way, water management is also practiced here. In addition to responding to sustainability issues, it was of course also important to transform the living environment, especially the square, into a qualitative and inclusive space for the city and its residents. The cultural center as the main landmark was the focal point. The intention was to embed this repurposed church, as it were, in the greenery. This in such a way that the openness is preserved and the cultural center is not hidden behind the green. This was the case in the previous situation.
