Coastal Charm

Perched on the Exmoor woodland hillside above the town of Lynton, ‘Rookery Cottage’ is a perfect example of coastal cottage charm and contemporary zest. Its stunning sea views over the Bristol Channel to the Welsh coast are truly spellbinding. Lovingly revived and refurbished, the cottage retains its historic character features as a former coastguard cottage with its stunning stone turret, alongside its updated modern interior stylings. A short stroll into this historic Victorian town gives you access to a range of shops, cafes and restaurants all with elevated views over the sea or to the beautiful Exmoor landscape behind. The lower town of Lynmouth is at sea level with its small harbour and a short distance away is the infamous Valley of The Rocks which is part of the South West Coast path.


A large, gravelled parking area and level pathway leads you to the cottage which faces its tremendous views - allowing sea views from almost every room. On the far side is a seating area ideal for al fresco dining whilst overlooking the sea views beyond. The woodlands behind the cottage rise above a stone embankment and have immense potential to create a woodland garden, terraces or even potentially a new private driveway direct from the road above.

Bathed in Light

Double French doors lead you into the elegant living room with the large, panelled fireplace omitting a cosy glow from the electric wood burner style stove and the numerous double glazed windows allowing the natural light to cascade in. Reflected by the light stone tiled flooring your eye is drawn to the spiralling metal staircase at the far end of the room. Next to this is a cosy study area with natural light from a large window to the side. As you look back to the open french doors you are greeted with the superb sea views beyond.


A natural archway leads you through to the most charming circular dining area, within the turret of the building, with not one, not two but three arched windows to the front, all capturing the sea views. Imagine invigorating breakfasts and intimate dinners in this setting!


Another natural archway leads you into the new fitted kitchen with a continuation of stone tiled flooring and luxurious granite worktops. Beautifully arranged and fitted the kitchen has a range of quality wall and base cupboards with integrated fridge, microwave and dishwasher, freestanding Aga, Belfast style sink and large window to the side flooding the room with light.


Sweet Dreams

The first floor landing gives you access to the three well proportioned bedrooms. By far the most charming is the turret bedroom. Its circular shape and exposed whitewashed beams are a magical combination, with a small window to the front providing the perfect frame to the sea views beyond. The next bedroom has a large range of windows facing to the front of the cottage providing an almost panoramic view across the town, to the sea and coastline beyond. The third bedroom, currently a children’s ‘bunk room’ could easily fit a double bed. A family bathroom with bath and shower provides flexible functionality and the addition of a separate second WC is a blessing.



Out & About Exploring the local area around the cottage is a delight. There is stunning scenery, magnificent wildlife, views to remember, unique local characters, delicious local food and genuine hospitality in abundance. There is surfing and fishing, walking and riding and eating and drinking almost all within a short distance. The Lynton & Lynmouth railway connects the two towns and is an experience in itself.
