Our strong membership base is skilled, determined and constantly pushing the limits, which ensures we’re a major force within the residential and commercial sectors.

Builders and trade contractors are continuing to keep pace with the welcome demand born out of government stimulus and record interstate migration despite interest rates hikes.

With builders looking for certainty and stability, we will continue to explore ways we can support the industry into the future. Whether it be financial stability, building quality or mental and physical health, we will stay the course.

We pride ourselves on always having our members backs, whether that means being there in times of need, tackling issues that are important to them, or celebrating their achievements.

For more than 30 years, our widely renowned awards program has been regarded as an opportunity for the industry to reflect on their hard work, cheer each other on and get recognition for their successful efforts.

It also gives our communities a chance to see the impressive work that goes into producing the best of the best building projects across the state.

The Awards cater for entrants ranging from apprentices to trade contractors and small family businesses to the biggest names in the industry. The efforts of individuals are also an important focus, from our rising stars to women dominating in the industry.

It doesn’t matter whether they’ve taken an Award home this year or not. Each of our 2022 entrants is a part of the Master Builders family and helps cement why we’re so widely trusted and respected.

It’s our members who think out of the box that were the inspiration behind our 2022 Queensland Housing & Construction Awards program – Redefining Excellence. The projects in the spotlight this year prove they continue to adapt, evolve and change.

Our judges were once again surprised and impressed with the incredible projects throughout the state.

This year’s entries boasted quality finishes, high level of detail and astounding degree of difficulty in construction.

The President’s Award was awarded based

on the quality of workmanship within the residential category and considered the builder’s attention to detail and overall craftsmanship.

As always, the panel was on the lookout for external appeal, siting and aspect, as well as amenities and aesthetics, not the styling or interior design.

With a diverse field of entries, from beachfront apartments and country homesteads to state-of the-art healthcare and educational facilities, the Queensland building community came together and smashed it out of the park.

I am immensely proud of our Queensland builders, tradies and everyone who is a part of what makes this industry so great.

Resort style waterfront home brings peaceful ambience

With a vision to create a modern home with a resort-like atmosphere, Braeden Constructions expertly brought their clients’ dream to life.

Located in Noosa Heads, the Modern Thai House capitalises on its waterfront position and offers a tropical feel while boasting the best in modern luxury.

The three-level home includes a basement living level that is below the level of the river, ground floor, suspended first floor slab and suspended perimeter roof slab.

The design maximises the view across the river and offers multiple, expansive living spaces.

Designed by Chris Clout, the home is built to open up completely for an indoor/outdoor living feel.

Living spaces include a gorgeous open-plan living room, which flows out to a deck and ultimately on to the pool and outdoor dining pavilion.

The pavilion is within the pool area, and offers

an outdoor kitchen, dining and living spaces, making it an entertainer’s dream.

The pool is tiled and is complemented by an acrylic spa and full width transparent front wall facing onto the river.

An unexpected, and welcome addition to the pool, is the sunken fire-pit set amidst the pool.

The house has many timber highlights which gives it a tropical feel.

The roof is constructed with asphalt shingles over pitched roof frame; the curved concrete staircases in the house were poured in situ and finished with New Guinea rosewood treads and handrails, with curved glass balustrade.

The main feature windows are double glazed new guinea rosewood, each panel weighing up to 340 kilograms, but complete the tropical look and feel of the home.

This modern marvel takes tropical luxury to a new level of sophistication and execution.

Residential tower adds style to Brisbane skyline

Multiplex Constructions took home the coveted BCA Certifiers Project of the Year award for their ambitious Brisbane project, The One.

The multi-stage $1 billion development is a true feat of construction, comprising of three stages at 300 George Street - all delivered by Multiplex.

Under construction since 2015, Brisbane’s newest innovative precinct was completed in June, shaping the city’s skyline.

Stage one comprised of the Brisbane Quarter retail precinct and five-star W Brisbane Hotel, while the second stage was the commercial tower at a massive 42 levels.

The third and final stage, The One Residences, includes 467 luxury apartments over 83-storeys and offers spectacular views of the greater Brisbane area and surrounding hinterlands.

The opulent apartments offer a world-class

residential structure in the city’s newest and most contemporary precinct. Judges acknowledged it was a difficult job for Multiplex Constructions as they had to collaborate with several stakeholders due to the tower’s height.

The $300 million residential tower is now one of the city’s tallest towers at 274.3 metres high.

Regional Managing Director of Multiplex, Graham Cotton, said the project took more than 1,359,000 man-hours to complete, as well as 30,000 cubic metres of concrete.

The site was previously the location of the Queensland Supreme Court and encompasses more than 7890sqm of land in the inner city with frontage to North Quay, George, Adelaide and Ann streets.

The result is an iconic project set to reinvigorate the traditional legal precinct and designed to fit into the masterplan for Brisbane.

Golf course home ideal for family

The BUSSQ Building Super President’s Award was based on the quality of workmanship within the residential category and took into account the builder’s attention to detail and overall craftsmanship.

This stunning, double-level family home by KJ Constructions (Qld) Pty Ltd boasts innovative use of construction techniques and superb finishes.

The bespoke design positively utilises the sloping site to provide views over Brookwater Golf Course from multiple rooms.

This home delivers modern, stylish living with large living areas on both levels is perfect for those who love to entertain.

The design also cleverly incorporates all the retaining into the house structure, with no external retaining walls needed to finalise the landscaping.

Inside, the lower-level features 2.8 metre ceilings with exposed concrete slab, while the upper level has 2.7 metre ceilings with traditional trussed roof.

Passive design protection from the western sun and double insulation adds to the smart design, which came to less than $1650 per square metre including the suspended concrete floor structure.

At 546sqm, the home encompasses five bedrooms, three bathrooms with an extra two separate toilets, four-car garage, large

outdoor covered areas on both levels, and large living areas on both levels.

The main lounge, dining and kitchen on the upper floor take advantage of the southeasterly views over the golf course, while the lower level of the house can serve as a second home with its own living and media rooms, bathroom, and two of the bedrooms.

The client worked closely with KJ Constructions on the design process while maintaining flexibility that allowed the team to be inventive in all problem-solving during both design and construction phases - making a truly multigenerational home and a triumph of the building industry.

Xact Accounting Women in Building Amy Evans

Amy Evans is passionate about making the building and construction industry a positive and rewarding career choice.

She has been with Lavish Constructions in Toowoomba for more than six years.

She first began working three hours per week carrying out simple tasks such as inputting and filing, and as the business grew, her hours also grew to the full-time position she currently holds.

Over time her role has changed and own significantly.

Amy covers all areas of the construction cycle, ranging from office-based administration of projects to assisting with site-based activities.

She believes her Bachelor of Laws Degree knowledge is relevant to her role and has completed several Master Builders courses. Currently studying a Diploma in Interior

Design, Amy aims to further assist in initial design, selections and drawing of internal elevations, while also growing her managerial role within the business.

Amy prides herself on being a strong role model for women entering the construction industry, by helping to highlight the positives.

She wants to ensure that women who are looking to pursue a career in construction know that it is a supportive and encouraging industry and women do make valuable contributions.

Amy believes that the most valuable way companies can inspire women, is to create and provide a culture that is positive, supportive and promotes personal and company-wide success.

She is actively involved in enforcing a culture that encourages everyone to treat each other with care and respect.

She feels once that culture is in place, a lot of the traditional beliefs and stereotypes commonly associated with the industry will disappear. Amy believes having something, or someone, to aspire to is often all that’s needed to inspire change and initiate action.

Construction Skills Queensland Apprentice of the Year

Timothy Lucas Kronk Constructions

Known for his positive attitude, Timothy believes there is always something to do, and it’s never ok to be standing around doing nothing.

It was then that he discovered more trade skills and gained confidence.

He prides himself on being able to contribute on various aspects of the job.

With experience in renovations, Timothy knows there is always an element of working with new to old and being able to marry the two.

Timothy Lucas from Kronk Constructions in Cabarlah is the Construction Skills Queensland Apprentice of the Year. He represents the future of building and is an exceptional role model for those wanting to start in the industry.

Timothy completed a Certificate I in Construction during his last two years of school and obtained a White Card.

The fourth-year apprentice thinks ahead and is fast on his feet.

Some of the projects Timothy has worked on in his time with Kronk Constructions include a full house renovation at Flagstone Creek, a gable extension on a house, a two-storey extension, and several new builds in Cabarlah, Meringandan and Wellcamp.

Timothy has evolved in his role over the years. From solely following his boss’s directions with basic tasks including demolition, cutting timber, cleaning up, and fitout jobs to using his initiative and working independently. He started his third year with a first-year apprentice under him which helped him grow, forcing him to think ahead for two people, not just one.

It’s not just the practical application that has Timothy taking home Apprentice of the Year - it’s also his teamwork and overall attitude to work and others.

He believes there are many ways to contribute to team operations and working relationships as most of them are built on being a useful member of the team.

Always ready to help, Timothy has learned it’s about team effort on site and he works hard to get the job done.

Timothy has a have-a-go attitude, a genuine passion for the industry and building good relationships with his team.

His employer, Zach Kronk said Timothy has all the great qualities of a great carpenter and is able to carry out a high level of workmanship.

Lavish

Pelham Collins has built his Cairns-based company Collins Constructions on four key pillars - add value, take accountability, be safe and have integrity.

Through hard work and dedication, Pelham has worked his way up, across various roles, which have given him the experience and skills for his leadership role.

Since he began his commercial construction company in 2015, Pelham has focussed on renovation and renewal using his own unique “concept to completion” approach.

He thrives on problem-solving, has a keen industry eye and enjoys unlocking the potential in existing structures.

He prides himself on helping customers understand the work and aims to put their minds at ease throughout the project.

Since Pelham started his school-based apprenticeship in carpentry in 2007, he has

excelled in the industry and has completed his Certificate IV in Building and Construction and the Diploma of Building and Construction.

Collins Constructions have been a member of Master Builders since 2018 and in 2019 Pelham became a member of the Master Builders Far North Queensland Committee of Management, and enthusiastically engages in discussion around local and broader industry issues.

Passionate about helping the industry grow, Pelham believes in a less talking, more leading approach. His staff are supported with in-house and formal training, and regular toolbox talks.

He is also involved in an informal monthly networking events with directors from other sectors to stimulate engagement with likeminded businesspeople.

Focused on building dreams

With more than 30 years in the building and construction industry, the owners of TFA Constructions knew a thing or two when they started Brisbane-based TFA Constructions 13 years ago. Years working in the family construction business and degrees in construction management and architecture have meant they are well-equipped to successfully adhere to the company motto of ‘building dreams for a living’. With a focus on community care facilities, including but not limited to childcare centres and places of worship, TFA Constructions comprises 36 employees within the design and construct teams.

Holland Park Mosque - Community Service Facilities

Built in 1908, the mosque is one of the oldest mosques in Australia at over 114 years old. It’s not only a place of worship, however, as it also serves as a community hub by hosting facilities and services that accommodate many community events. Due to its age and the intense use of the building, an extensive renovation was required in order for it to withstand the requirements of the current community needs. The site is heritage listed and there were a lot more factors that impacted the projects success. The scope of works started with a 60 per cent extension

of the footprint of the existing two-storey building plus an introduction of a basement under the existing heritage structure. The design and construction of basement bathrooms, a comprehensive renovation of internal and external finishes to the building, and the addition a new three-storey lift shaft were also required.

A detailed client brief also required prayer facilities with city views, a series of multipurpose rooms, offices and boardrooms with grand chandeliers, geometric and Islamic architecture, hand-designed carpet, self-cleaning floors in all wet areas, an open courtyard at the front, and unique LED floating bulkheads.

To fulfil the brief, ISA Architects re-designed and managed approvals for the building from the ground up with a basement excavation, underpinning, new extended ground floor and upper floors slabs and external masonry walls. The roof structure was extended and a custom-made state of the art fiberglass dome was added - this was extremely challenging given that the dome would be the focal point of the mosque. The size and extent of the project meant extensive demolition works were needed, which meant careful planning on site for both site safety and building integrity. The brief was expanded

to include an extra dedicated study and library space on the ground floor and a prayer area on the upper floor as well as a new kitchenette to cater for future community functions.

The build provided numerous challenges and significant planning from the construction team to ensure its successful delivery, in particular given that almost all items were custom made to suit the project including custom-made rolled aluminium windows, imported large format tiles that were to be laid in a certain format, requiring specialist tilers.

Both TFA Constructions & ISA Architects worked tirelessly to perfect the brief and ensure every detail was considered for a seamless design and construction process, which is evident in the quality of the workmanship and final result.

Expeditions Early Learning Journey – Educational facilities

The centre accommodates 183 children in a large building of more than 1000 square metres situated on an enormous 3500 square metre block. The centre was to be designed in such a way that all nine classrooms would have direct access to the external playscape area. The project presented with numerous challenges including dealing with

a difficult neighbour, mid-project design changes, and a last-minute request by the centre for a full commercial kitchen. TFA designed a comprehensive plan to bring the commercial kitchen to fruition, including the installation of a grease trap, despite the fact that underground plumbing and a concrete slab had been laid. Custom kitchen joinery was also designed and installed by TFA. The project also included a 100,000L underground stormwater detention tank providing structural support for a 100,000L stateof-the-art outdoor swimming pool and a 7-metre-high retaining wall. Incredibly, overall project costs were kept within the agreed budget, and the centre was completed within the agreed timeline required.

The new facility was built to enable fresher, faster and more efficient deliveries of frozen and long-life chilled products to around 280 stores across Queensland and northern New South Wales. At full capacity, more than two million cartons a week will move through the Heathwood facility.

Currently, Vaughan is completing the 22,000 square metre Customer Fulfilment Centre for Woolworths in Auburn, New South Wales. The future-forward, highly automated facility will help Woolworths’ personal shoppers pick and dispatch up to 50,000 home deliveries a week.

“The client originally purchased land in the Currumbin eco village to build their forever home, but, with the arrival of grandchildren in Brisbane, they moved to the suburbs, fitting the sustainable mindset into the surrounding community and showing what can be done.”

Hezzelic spent time with the client right from the original site selection and the search for the ideal location.

“Had it not been for local council requirements, this

build would be a totally off grid dwelling in the heart of suburbia,” Dwain says.

Studies were used to determine optimum awning overhangs to the north side, to block sun during hotter months while allowing the sunlight in during winter. The house was carefully designed to minimise energy use through climate-responsive design and consideration of daily and seasonal light change.

Hezzelic deems a successful build to be one that materialises the specific desired outcome for its resident.

Specialised team goes the extra mile to create masterpieces

Operating as Antonio Building since 2003, Director Gavin Antonio first entered the industry in 1993 as a mature aged apprentice.

“I was looking for a career change and wanted to pursue a career that was handson, creative, and where no two days are the same,” he says.

“I was exposed to many diverse projects during my apprenticeship, both commercial and residential, which gave me a passion and drive to start my own building company, specialising in custom projects.”

The company would go on to strengthen its expertise in custom residential homes and expand to sloping site homes, major residential renovations, units and commercial projects.

Servicing the Darling Downs and into western Queensland, the company has grown to a tight-knit team of seven.

“My wife Maree handles the administration side of the business and our team consists of our supervisor, two tradesmen and two apprentices. We also work with an Interior Design consultant who assists our clients with their internal selections,” said Gavin.

By keeping the team quite small they’re able to move with agility, and lend intense focus onto the client experience.

“Our business is built entirely on the relationships we create with our clients,” Gavin explains.

“It’s so important to recognize that every client has their own vision for their build, and I consider it my role to listen and advise our clients, so they get the most out of their build and budget, while maintaining their individuality and to have a positive and stress-free experience.”

Impressive double win for Bryant Building and Construction

Established in Cairns in 1986 as a family business, Bryant Building has helped Queensland grow for nearly forty years. Expertly building infrastructure and supporting local business the company also proudly provides employment and training opportunities from the Torres Strait to the Gold Coast.

They also constructed modular buildings in many logistically challenging locations like Groote Eylandt (NT), and Weipa (Cape York) for mining giants BHP and Rio Tinto.

Following the mid-tier construction company’s early focus on custom-built residential and sustainable housing, Bryant is now a statewide commercial builder specialising in remote community projects, education and health facilities, industrial construction and multi-storey apartment developments.

Bryant now employs around eighty full-time staff across its four Queensland offices, including a unique Indigenous Partnerships Officer. The Cairns branch alone has thirteen office base staff, five site supervisors and seven trades assistants.

When it comes to their client-first approach, Lorraine says the most important thing for the

Clever design takes out top gong

The Reynolds Home Brookwater sits in a private gated sanctuary, overlooking the international golf course in Brookwater.

The site has a reasonable slope down from the road with views to the southeast over the golf course.

The bespoke design by KJ Constructions Q Pty Ltd utilises the slope down from the road in a positive way to provide views to multiple rooms.

The design also incorporates all the retaining needed for the site within the home structure. No external retaining walls were needed to finalise the landscaping.

The home is 546sq m which includes four car accommodation, large outdoor covered areas on both levels, up to five bedrooms, three bathrooms, two powder rooms, large living areas on both levels with the main lounge, and dining and kitchen to the upper floor taking in the best views.

The lower level serves as a second home with two of the bedrooms, bathroom, living and media room - a truly multigenerational home.

The lower level has 2.8m ceilings to the exposed concrete slab over and the upper floor has 2.7m ceilings with a conventional trussed roof.

Double insulated and passive design protection from the western sun has proven

to add successfully to the home’s function. Smart design meant that we achieved nearly 546sq m including covered areas for less than $1 650 per square meter including the suspended concrete floor structure.

Winning the Rising Star award for the Downs & Western awards, Malcolm George of George Built Constructions has been involved in the construction industry since his teens.

“I was attracted to the industry from work experience during the school holidays,” he said.

“I also would find myself at home helping dad and making things out of old materials.”

The journey began in Warwick with a local builder before Malcolm left school to start his apprenticeship, staying with that builder for five years.

He then moved to Toowoomba and got a job with a local successful earthmoving company.

“During my time there, I worked my way up to the operations manager,” Malcolm said.

“I always knew that I wanted to start my own business one day, but the opportunity of being the operation manager gave me an

insight into what it was like to run a business.

“From there, I made the step to start George Built Constructions.”

It’s been four-and-half years since then, and this year saw the business taking home the award for Individual Home from $350,000 to $450,000 as well, for The Mackenzie.

The Middle Ridge property is a modern and spacious Hampton house with plenty of room to be both practical and functional for the family.

Also nominated for the awards in the Renovations from $200,000 to $400,000 category was Rockford House.

The goal for the renovation was to keep the 1950s exterior while creating a north-facing roof for solar panels, as well as removing a load-bearing wall that ran through the kitchen, living and dining rooms while not resorting to bulkheads so the ceiling was flat throughout.

Alder Group collaboration elevates The York’s success

Alder Group, a combined construction and development company, joined forces with investLogan and the wider Logan community to deliver the $40 million mixed-use commercial project, The York, in August last year.

The 4,660sqm, seven-storey commercial tower jointly developed by Alder Developments and investLogan and built by Alder Constructions is the first major commercial office development in the Logan area in more than a decade.

Designed by local firm Conrad Gargett, The York represents the ultimate business precinct fusing retail, commercial, and residential space with the inclusion of four SoHo apartments, a ground floor retail space, and dual-level underground car park.

Alder Constructions general manager Dean Cheffers says a united development and construction team ensured the seamless delivery of the celebrated A-grade commercial tower.

“The joint venture between Alder Developments and investLogan together with Alder Constructions provided a close-knit team, united to ensure benchmark outcomes were achieved for all stakeholders and as a result, the sustainability and engineering elements of the project are the best in class

for the type and size of the build,” says Mr Cheffers.

Mr Cheffers says The York - a versatile commercial precinct - is the key to the revitalisation of Beenleigh’s business community.

“The creation of The York marks a coming of age for the Beenleigh precinct as it cements its position as a valued commercial landmark between the Gold Coast and Brisbane,” says Mr Cheffers.

“Not only has it delivered immense social and economic benefits to the Logan community, but it has contributed to the growth and expansion of the suburb as a successful and prosperous business hub.”

The creation of The York saw Alder Group engage with the wider Logan community. The construction division fostered training partnerships with both Beenleigh State High School, which is renowned for its tradetraining and vocational education outcomes, and Aboriginal owned and managed company Red Rock Recruitment.

As a result, 10 students from Beenleigh State High School

had the opportunity to use their recently acquired Certificate I in Construction skills and gain hands-on experience on an active construction site, and 13 local indigenous construction workers were offered employment at the commercial project.

Rising star entrant Jay Perham created Brisbane-based Axiom Construction Group based on three pillars – truth, honesty, and integrity.

“Before I established Axiom Construction Group, I took time to consider my personal experiences in the construction industry –28 years in construction has taught me that truth, honesty, and integrity is the only way to be successful,” he said.

“This is how I want my company to be perceived and it is important for me to break the misconception of ‘dodgy’ builders.

Jay started his apprenticeship in 1994 and was trade qualified four years later. At the age of 21, he obtained his subcontract carpentry license and worked his way around

Breaking the mould

Women in Building nominee Claire Perham has a hunger for personal development and continuing education while overcoming the stereotypical view of women in the building industry with challenges faced daily.

She is the co-owner of Brisbane-based Axiom Construction Group with rising star entrant and husband Jay Perham and has taken on the roles of residential construction manager and interior designer.

“I am responsible for all activities in the residential side of the business including business development, client liaising, designing, quoting, procurement, scheduling, quality control, compliance, human resource management, administration, company governance and finances,” Claire said.

“I have also been operating a sister company, Open Plan & Co since March 2020 providing a service to clients that focuses solely on facilitating pre-construction project planning and budget alignment, diversifying operations and incorporating an additional revenue stream to support business during uncertain times.”

She said as co-owner of a construction business with her husband, it was easy and usual for people to assume that her role focused primarily on administration, invoicing, and decorating activities while her husband managed a build’s operational and on-site aspects.

“These are all important functions in a construction business; they are also the stereotype of what women in building

represent and the challenge women like me face on a daily basis,” Claire said.

“I am a prime example of a woman in the construction industry who is willing and able to contribute to all aspects of a project.

“Wearing work boots and hi-vis work attire on site is as comfortable for me as attending at an introductory client meeting in well-planned professional attire.”

This landmark development for the Sunshine Coast Council was no exception, and was not only delivered on time and within budget, it has taken out the award for Commercial Building from $5 million up to $50 million in the 2022 Sunshine Coast Housing & Construction Awards.

With the peak holiday period looming in the Mooloolaba tourist precinct, the project had to be fast-tracked. No mean feat when you’re talking about Brisbane Road Carpark, an eight-storey facility designed to accommodate 700 car spaces and 54 motorcycle spaces. An additional 40 ground-

level carparks, commercial and retail tenancies with outdoor dining facilities, associated loading dock and amenities, as well as bike storage for 50 bicycles were all included in the brief. External footpaths and access roads to street frontages from the carpark also had to be accounted for.

When planning a project of this magnitude, an important consideration for Evans Built was how to minimise the noise and vibration produced by the building works to reduce its impact on the residential and tourist area nearby. To mitigate the effects of noise and vibration on the areas surrounding the building site, Evans Built developed an innovative raft foundation system.

Evans Built developed other innovations during this build, such as the installation of a 100KW rooftop solar solution, which was subsequently adopted by the Sunshine Coast Council.

Services excel with Wandoan project

NRG Services, the Commercial Trade Contractor of the Year for Downs & Western, provides commercial and industrial electrical, air-conditioning, refrigeration, communication, security and facility maintenance services to the construction, civil, mining, energy and data storage industries.

When undertaking a project as expansive as the $120 million Wandoan South Battery Energy Storage System (BESS), it’s vital to get the best team on board. NRG Services were equipped to take on the challenge to deliver Queensland’s first and largest utility-scale battery-energy storage system, designed to provide energy arbitrage and ancillary services to the National Electricity Market.

The enormous facility has an initial capacity of 100 megawatts (MW) and can store 150 megawatt hours of energy – equivalent to powering 57,000 average homes annually. The BESS provides a vast impact on the

nations green-energy targets and grid stability while contributing to a future of environmentally sustainable energy throughout Queensland.

Before the 10-month build could begin, NRG Services took on the lengthy task of documenting a cost-effective and innovative design. This meticulous and detailed design encompassed battery systems, power conversion systems, step-up transformers, a 33kV kiosks and reticulation, control systems and all other electrical, civil, and auxiliary plant works necessary for a fully functioning BESS installation. Several innovations were

implemented to ensure the project’s success and a coordinated process was developed to protect workers during hazardous manual tasks.

The geographical location proved to be a challenge, and to make it work NRG Services developed a foolproof program to ensure each service followed the other seamlessly and safely onto the site. With a commitment to top-class workmanship and attention to detail on the part of NRG Services, the project was completed within the required timeframe and with high-quality finishes throughout.

Winning Refurbishment/Renovation over $750,000 and Project of the Year for Downs & Western, the Rowes Redevelopment by Northbuild was indeed a special project.

The team rearranged the 1892 building GFA with an overall 65sq m reduction and condensed the Rowes furniture store to the ground floor. This allowed for an entire upper level to be converted into tenancies for local businesses of varying sizes.

The project also included a mix of new construction and the renovation of heritage elements such as recycled timber flooring and roof timbers, the reuse of brickwork and 3D modern graphics to replicate the original painted signage, and even the restoration of the 1950s aluminium panel facade.

New elements that were created included the new face brickwork, metal wall cladding, feature structural steel, perforated metal screening, entire reroofing of the building, and a new open courtyard and connecting bridge linking the buildings together on Level 1.

Northbuild Construction was proud to be

involved in the challenging project and to see the Rowe family’s dreams come to fruition.

Throughout the build, the Rowes store continued to operate and trade - even despite the addition of council’s Russell Street Refresh project making access to the retail area and parking difficult.

Northbuild Construction was founded in 1990 by Paul Boddington and operates primarily in Queensland and Papua New Guinea, now with a team of 10 full-time employees including office and site staff.

The Toowoomba office opened in 2011 and focuses on commercial projects including schools, health facilities, aged care, child care, community, government and industrial. While the office primarily focuses on projects across the Darling Downs and south-west Queensland, Northbuild also carries out projects for specific core clients across the state including Hervey Bay, Springsure and Kingaroy.

Over these 11 years, the Toowoomba office has built up an enviable reputation with many

repeat clients as their preferred builder, due to the small hands-on team approach.

Clients and consultants deal directly with the decision makers at the business due to the lack of unnecessary layers of management.

As well as the Rowes development, the past 12 months saw Northbuild working with Toowoomba Christian College on their music centre, which won the Education Facilities up to $10 million category.

The entire team at Northbuild are excited that both these recent projects will go up against others across the state at the national Queensland awards.

Urbane Build prides itself on meticulously producing one-off homes that stand out from the rest, and this can be seen in their two nominated projects in this year’s Downs and Western awards.

For the Palmera project, nominated in the category for Individual Home $550,000 to $650,000, Urbane Build worked closely with the client to bring the outside in with palm springs, natural light and textural finishes.

The other nominated project, Black Keira, in Individual Home $450,000 to $550,000, is a warm, intimate cabin nestled in the bush. It utilises the northern views, blending the house into the landscape with natural materials.

Co-directors Luke Erickson and Jace Townsing started Urbane Build in early 2016, after entering the construction industry in grade 10 for their school-based apprenticeships in 2003.

Jace credits some of their success to the late nights and long days of their career, which are a testament to their commitment and consistency to produce excellent results.

“Our personal drive [sets our business apart from others in the industry], as we have to compete with ourselves to try outdoing

our milestones and previous achievements, better our designs and innovations,” Jace said. The team - comprising of local contractors in addition to Jace and Luke - create custom homes together with their clients to suit the client’s vision and budget.

Gold Coast Hinterland estate takes tourism honours

Bedford, who won Gold Coast’s Tourism and Leisure Facilities up to $10 million category, is a privately owned construction company with more than two generations of experience in the commercial construction industry. It prides itself on its superior level of client service and collaborative approach to construction..

Nestled between the world-heritage-listed Lamington National Park and the rolling hills of Beechmont, Hazelwood Estate is a privately owned Wagyu and polo farm. Bedford was commissioned to design and construct the luxury accommodation and function centre on the 75-acre property with sustainability front of mind. Bedford took on the challenge and ensured that the build had a low impact on the environment both visually and physically.

Dotted over the spectacular property is a day spa, three luxury pavilions, and 17 secluded king farm cabins. Floor-to-ceiling glass and private decks beautifully connect the accommodation to the green rolling hills outside, immersing guests in nature and tranquillity.

With its soaring ceilings, impressive threemetre-high barn doors, warm exposed beams and stone fireplace, Hazelwood Estates’ award-winning The Paddock Restaurant and

function centre exude country charm. The commercial kitchen, which includes custombuilt, stainless-steel benches was designed and constructed by Bedford.

In line with the brief’s request for sustainability, Hazelwood Estate derives 70 per cent of its energy from solar power, with a 200Kva back-up generator installed to ensure continuity of power during storms. The solar farm is located in an adjoining stable building and the Estate aims to be completely off-grid in the near future. The Estate’s water needs

have also been taken care of, with all water harvested onsite, pumped into rainwater tanks and put through a three-stage filtration process including charcoal filters and UV sterilisation.

Bedford’s attention to detail is evident throughout the facility, which has exceeded their clients’ expectations. The stunning landscape is a showpiece for the resort and effortlessly combines traditional and native garden settings, including a market garden and fire pit.

Davey Constructions’ coastal cottage

Winning the Gold Coast Home Renovation/ Remodelling Projects from $650,000 up to $1 million award, Davey Constructions’ coastal cottage is their very own home renovation.

For director and interior designer team Jared and Sarah Davey, the renovation was one they had been dreaming about since they purchased their 1930s workers cottage 10 years ago.

“The home was certainly in need of some love and care, and we decided to take on the incredible challenge of redesigning and extending our small but charming space,” the couple says.

The leading builder of Davey Constructions as well as director, Jared has been working in the construction industry for more than 20 years.

He has a high level of professionalism and attention to detail which, between his passion for his craft and relaxed manner, has led to a reputation as a leading luxury home builder on the Gold Coast.

Interior designer Sarah looks after the creative arm of the business, with expertise in thoughtful interiors and designs that are both beautiful and functional.

Her friendly nature and ability to understand

clients’ needs assist in turning visions into reality.

The vision for the Coastal Cottage was to renovate the home to suit the needs to the Davey’s growing family while maintaining the heritage of a nearly 100-year-old home.

“As a builder and interior designer duo, we knew we could create something special and unique,” they said.

Working with the talented Stuart Osman, Davey Constructions were able to create a design that reverently integrated the new with the old and maintained a large portion of the character and footprint of the original home.

To differentiate and create juxtaposition between the extension and the original home, the couple utilised a sunken design and opposing selections.

The new design features modern polished concrete floors, aluminium windows and doors, and plasterboard throughout.

This offers a striking contrast to the original part of the home, where they maintained and paraded the cottage features of natural oak timber flooring, heritage timber windows and NJ panelling.

“It has a laid back yet luxurious feel and, as described by many of our friends and family, walking into the home is like receiving a big warm hug.

“In the heart of Burleigh Heads, our home is our slice of paradise.”

A project of particular accomplishment for BDBC is Transport Street, a project that speaks for itself.

With a tenancy agreed to and executed before construction commenced, BDBC were up against a tight timeline for completion –the tenant needed to be moved in within a three-month period.

The brief was to think outside the box of the normal commercial construction aesthetic and to deliver something that spoke to the core of their business. The internal and external design was created to best suit their company needs, adding office space and reducing wasted areas. Adding two tonal colours in varying angles and aluminium screening in a bright white offered just this.

While under construction, BDBC faced some serious

challenges. Once-in-100-year floods, torrential downpours for days on end and the lingering effects of Covid-19 added extra constraints, while the availability of supplies also became scarce and the cost of both steel and concrete increased drastically throughout the construction phase.

Despite these challenges, BDBC worked hard to deliver. As a testament to the preconstruction design phase, functionality, quality and outstanding workmanship, the project was delivered on time and within budget, which increased overall tenant and client satisfaction. This is yet another successful construction in a long line of successful builds by BDBC.

Impressive hat-trick of awards

Dawson Constructions is a Gold Coast based, high-end construction company specialising in custom new-home builds and renovations with an impressive record of Queensland Master Builders awards.

The company was the winner of the 2021 Gold Coast Individual Home from $650,000 up to $750,000 award for Villa Sunshine.

In 2018, they won both the Gold Coast Rising Star award and Gold Coast Home Renovation/Remodelling Project up to $275,000 award.

This year, the La Capri project at 8 The Lido, Surfers Paradise is nominated in the Gold Coast, Individual Home $1.25 million to $2 million category.

La Capri is an architecturally-designed masterpiece from Jared Poole Design with Jessica Beck from BeckSpace as the interior designer.

It is a two-storey home comprised of four bedrooms, each with an ensuite, plus a study, butler’s pantry, media room, double garage and carport, 3m ceilings on the ground level and 2.7m ceilings on the upper floor.

The project also included a fully-tiled pool with an infinity edge.

completed in stages over a 12-month period and evolved into a design-and-construct build due to the constant unknown challenges of the existing structure, which hadn’t been touched for more than 30 years.

During construction, Goris Go Projects faced the challenge of maximising the existing tenants opening hours, which meant the project was completed in stages and out of hours to make sure each tenancy was able to open for business in a safe manner.

When it came to the design of the build, the flyover, which features ceiling fans and LED lighting, was by far the most challenging aspect. Starting on the front boundary of the site, it extends over the majority of tenants within the centre courtyard of the complex. The methodology and constant adaptation to the workflow, as well as ensuring public safety in a difficult setting, was held strong by the dedicated team.

While completing the project, Goris Go Projects – like most builders – also faced supply and labour issues. The team solved these issues with confidence, by creating smaller scope packages and teaming up with several key trades to deliver the build.

Successful husband and wife team share knowledge and skills

Combining knowledge of the building industry and business expertise has proved a successful combination for husband-andwife team David and Lisa Adams from Stroud Homes Brisbane East.

The couple have just celebrated five years with the Stroud Homes network and nominated three projects in the Master Builders Awards program in 2022, with the Tardis 263 being the winner of the Individual Home $350,000-$450,000 category in the Brisbane awards.

David started as a carpenter following school and has been in the industry for more than 20 years. After running a small carpentry crew including apprentices and working on residential builds for many years, he decided to expand his knowledge and move into the commercial sector as a foreman.

“This taught David a wide range of trades and running of multimillion dollar projects,” Lisa said.

“After more than 10 years in the commercial sector, David moved into a senior inspectors’ role at the QBCC (Queensland Building and Construction Commission).

“Working in this role was what made David determined to start his own building company as he was seeing both sides of the fence and

really wanted to offer clients something special.

“In 2017, the opportunity to join the Stroud franchise was presented and was the perfect fit for our little family.

“With a very wide and extensive knowledge of the building industry, and my business knowledge, we were attracted to starting our own building company as a family owned and run business that utilised both of our strengths.”

Stroud Homes Brisbane East specialise in high-quality builds.

“Our builds consist of a high volume of knockdown rebuild projects, sloped, skinny or odd-shaped blocks and double-storey homes,” Lisa said.

“We are lucky enough to be able to complete large acreage builds also when the land is available.”

As the Brisbane East franchise of Stroud Homes, they build on the east side of Brisbane, from the Brisbane River down to the Albert River as well as constructing homes in inner-city suburbs using a team of nine but also employing hundreds of local trades and suppliers.

Lisa said it was their level of service and quality that set them apart.

“We work with our clients to create their dream homes,” she said.

The Carina design in Camp Hill is a Hamptons-style house.

Defined as a space that is larger inside than appears to be from the outside, Lisa said this house was the perfect example of that, and is now available on Stroud Homes’ website for customers to peruse the design.

“While this Hamptons-style house may be tucked into a meagre 7.5m frontage, stepping into the five-bedroom, three-bathroom, and two-living area design, you’re met with a home that is slender but spacious,” she said.

“The main objective with this build was to create a home on a thin block that didn’t feel like it was on a thin block, and the Carina does just that.”

With the building envelope determined by the development approval, the options of flipping the design, altering the orientation and adjusting the siting were limited.

“Featuring a garage of 6.3m wide, and the ensuing home only 5.5m wide, this deceptive design was perfectly situated to maximise the use of the block, paying particular attention to the inclusion of a generous backyard for the children of the home, while being on a skinny block, and without

compromising on space or functionality,” Lisa said.

“The lavish Hamptons-style facade standing out from the other builds in the development, with a handcrafted balustrade to a balcony overlooking the street, is sure to impress.

“Entering the home through the entry door to the right of the house, you’re flooded with natural light filtering through the feature windows climbing the adjacent staircase.”

The Kirra 303 project was nominated in the Individual Home up to $350,000 category, and is also an available design through Stroud Homes.

“Driving down Harrier St, Rochedale, there is one home that will stand out and take your breath away,” Lisa said.

“Gazing at you from the end of the road is the one and only, Elegance on Arbor.

“The Hamptons-style stunner with (a) blue door is nestled on the corner and holds your attention while wandering through the small estate streets.

“Positioned on a modest 336sq m corner block, the external features to the front are kept open to maintain the home feeling spacious, and to showcase the exquisite facade.”

The rear yards are fully fenced to promote privacy for the owners, as the future townhouses being built will bring with them a fair amount of traffic to the now-quiet streets.

The afternoon sun makes the rear yard fitting for both relaxation and entertaining, with a large alfresco area facing away from neighbours, humble yet elegant gardens, and a tranquil water feature to calm the mind after a long day.

In the Individual Home $450,000-$550,000 category, Avenue Living (Springwood was nominated.

“Every inch of this knockdown rebuild was perfectly curated, from the custom floorplan and facade details to the internal fixtures and finishes,” Lisa said.

“Perched on the upper side of a sloping street, this double-storey home with single-storey attached granny flat takes pride on the quiet avenue.”

The modern Hamptons-style home has a pink door and the northern face of the home takes advantage of the perfect conditions by not only having all outdoor living facing north, but also features a tranquil daybed in the firstfloor master suite, capturing natural light and creating an idyllic setting for the masters of the home, Lisa said.

“Avenue Living was carefully fabricated alongside the homeowners to ensure the home met all requirements of the young family, the most significant being the need for an attached granny flat for their mother to live,” she said.

Palm Lake Resort, Bargara’s Horizons Country Club

Bargara and Hawaii have more in common than you think. Palm tree-lined esplanades, tropical coastal weather, an equally as warm and welcoming community – in fact, the two locations even share almost identical latitudes.

So, when it came to planning and designing Palm Lake Resort Bargara’s newest multimillion-dollar community hub – Horizons Country Club – the brief was for that tropical holiday-everyday feel to permeate every square metre. And our architects did not disappoint.

From the minute you arrive under the grand porte cochere, the tropical opulence of this facility is apparent. Contrasting (yet coordinating) textures abound from the crisp white horizontal lines of the building’s exterior CSR cladding, to the sections of light-coloured Eco Outdoor granite veneer, to the warm cedar detail in the porte cochere ceiling, to the lush green tropical landscaping that hugs the whole building.

Once you step inside the grand entry area, this major community facility opens up to feature a large dining and lounge area complete with commercial kitchen and bar. There’s also a dedicated coffee lounge area for that much-needed caffeine hit, any time of the day or night. While the light and bright,

open-plan design offers an overall feeling of space, ease, and relaxation here, there are plenty of clever interior styling techniques applied to provide ample meeting places and nooks for quiet conversation and more intimate social and dining experiences.

Among the drawcards for Palm Lake Resort residents and their visiting guests within Horizons Country Club is the ‘Kingpins’ tenpin bowling alley. The largest of its kind across the Palm Lake Group of over-50s resorts, this four-lane alley features competition-level QubicaAMF technology and all the equipment a player will need – whether a seasoned pro or a first-time bowler.

An adjacent sitting area with plush lounges and barstyle seating makes viewing a game equally as enjoyable as playing in it.

The tropical detail continues out here, with timber-look architectural privacy panels cleverly subduing the sunlight while ensuring visitors remain connected to the lush adjacent gardens and the great outdoors.

As far as finishes and fittings go, oversized pendant lights – in both slick architectural styles and relaxed, textural raffia – denote the various seating nooks across Horizons Country Club. Blonde wood detailing (in thin vertical profile) enhances the feeling of height and space inside, while continuing the lineal timber detailing first introduced in the porte cochere and its expanse of individually installed cedar boards.

The overall feeling of whiteness, lightness and brightness inside Horizons Country Club is peppered with moments of unexpected interest. Bright-coloured abstract wall art, expanses of pink and green tropical

wallpaper and the deep green leaves of the mature indoor trees are vibrant colour pops, as are the moments of rich green velvet and pale mint green upholstery. Matching minty-green vertical subway tiles and more intricately detailed mosaic tiling around the bar provide other textural highlights. And in all this tropical grandeur, the restrooms are not forgotten. Sage green chevron-patterned subway feature tiles provide a backdrop to bold brass-coloured countertop feature basins and matching brass-coloured tapware.

But it’s not just about the cosmetic bells and whistles with this build. Our design team has ensured the facility’s internal construction elements work just as hard as the outstanding external ones. Harbour redevelopment reaps reward

Creating a gateway to the Whitsundays has seen Vassallo Constructions win a Master Builders award in the Commercial Building from $5 million up to $50 million category thanks to the Shute Harbour Redevelopment Project.

The natural inlet of Shute Harbour had been a thriving port since the early 1960s. However, the facility was extensively damaged by Tropical Cyclone Debbie in March 2017 and lay in disrepair until the project started in January 2020.

The overall $63.5 million restoration project undertaken for Whitsunday Regional Council has seen a rebuild of the seawall, terminal, pontoons and car park.

The new seawall has raised the level of the facility and car park by an extra metre for greater resilience to storm surge in the future.

Due to thick marine mud on the site, the terminal building was constructed over a concrete wharf, founded on top of 58 800mm-diameter steel piles.

The rock seawall was constructed on top of a geofabric layer using a world-first construction methodology to lace the geofabric between the steel piles thanks to underwater diving operations.

The seawall was significantly upgraded from the original to provide resilience from future cyclonic events.

Shute Harbour Marine Terminal boasts three finger pontoons for commercial ferries, private yachts and tour boats, along with a diesel and unleaded petrol facility, car park and recreational fishing jetty.

From December 1, 2021, tours and ferry services began operating with the terminal building being the central hub for tourists on ferries to the Whitsunday Islands or booking tours with local operators.

The building contains check-in counters and a baggage system which compliments the operations, along with retail space, cafe area and outdoor seating.

The upper level of the building contains a departure lounge and office space for facility operators with floor-toceiling windows maximising the picturesque views of the harbour inlet and Whitsunday Islands.

The project was jointly funded by the regional council along with the

Commonwealth and State governments under Natural Disaster Relief and Recovery Arrangements.

JKC Building was established in 1972 by my father, John Kenna. He started John Kenna Constructions in his hometown of Winton in Western Queensland. He started out by completing work for the Winton council and insurance building repair jobs. This progressed to receiving consistent work from insurance assessors, and therefore the expansion of the company began. From here, John Kenna Constructions was servicing both Townsville and rural and remote areas of Western Queensland.

By the mid seventies, my father moved with our family to Townsville to base

Growing up I would travel out west to job sites with my dad, and be in awe of the land and the work involved. This is where my passion for building began.

Once I finished school I began my trade as a plumber. I worked for myself up until 2014, and then teamed up with my father in the family business, JKC Building. Dad and I worked side by side for many years, and now I endure to uphold my family’s legacy of JKC Building with my own young family.

Celebrating 50 years in the building industry

With a love of being able to bring a vision to life, and tackle layout and functional problems to create unique and aesthetic solutions, Townsville-based JKC Building is a family owned and operated company.

JKC Building was founded in 1972 by John Kenna as Kenna Constructions in Winton and specialises in renovations, extensions and new homes for clients from Townsville and to the west all the way to Julia Creek and beyond.

Director Patrick Kenna, son of John Kenna, took over the business in 2018. He completed his plumbing apprenticeship after finishing grade 12 in 2005 and has worked as a plumber for other companies and himself before joining forces with his father as a co-director in 2014.

Also in the team is Patrick’s wife Reiannan, a schoolteacher who has almost finished studying a diploma of interior design at Torrens University. She is also involved in administration, planning and design.

There are eight staff ranging from full time to casual and subcontractors with three being apprentices. The company has depots in Hughenden and Richmond, which also has residential use when the team are working out west.

Patrick said there was a focus on both commercial and residential work with a lot

residential projects both westwards and in Townsville.

“We would love to break out in the Townsville market commercially,” he said.

“We have a lot of renovation experience, which makes us unique.

“We have capacity to remodel and rebuild any home within means. We also have a fantastic, approachable team with low staff turnover.”

Patrick said creating successful solutions for clients was important.

“To look at a floorplan, block or existing structure and to be able to brainstorm and figure out a way to improve the space/create a solution for the client feels really great,” he said.

“Then, to see how happy they are with their space thereafter is the cherry on top.”

Serenity at Serene was nominated in the Home Renovation/Remodelling Project from $200,000 up to $400,000 category.

“It was a renovation that extended upon the living area and study/bedrooms,” Patrick said.

The existing brick home with a brick chimney was extended and remodelled with Patrick and the clients brainstorming ideas to renovate the existing home into something more modern, but to also highlight some of the features such as the brick chimney.

For this year’s North Queensland awards, Lifestyle Constructions nominated six projects.

For Individual Home from $650,000 to $750,000 was in Balgal Beach, which was strategically located away from the road as per client wishes.

Due to the flood levels in the area, an

engineered building pad had to be built prior to the home’s construction.

The house itself featured excellent natural light and ventilation, a Bali hut for the pool area, double entry doors to the lounge area with polished concrete flooring throughout, a BMW blue splashback in the kitchen, and more.

Eleventh Ave, Railway Estate was nominated for Best Residential Kitchen, which was built according to designs by Ethos Interiors. Custom-build cabinetry was made to fit the older style cottage and to connect to the raked ceiling, while the island bench was also created to match the home with a moulded timber front and curved ends.

The team also nominated Price Street in Belgian Gardens for Best Residential Kitchen

This kitchen was described as striking yet subdued, with 20mm Sensa White Macaubas granite benchtops providing a practical yet beautiful surface that wraps up the wall, showcasing the natural veins.

Lifestyle Constructions was required to remove existing walls and floor as part of this project, to produce an open plan living style and to continue the timber floor throughout the home.

In addition to these projects, the company also nominated Fulton Gardens and Purono Parkway, Yabulu for the category Home Renovation/Remodelling Projects from $400,000 to $650,000

Working from an empty shell with fixed plumbing, Fulton Gardens featured a modern industrial loft feel across the main unit and separate smaller studio.

Meanwhile, Purono is a three-bedroom low set masonry home that required extra living space and a major renovation.

Cunzolo Building duo combine to build beautiful homes

Locally owned and operated on the Atherton Tablelands, Cunzolo Building has been servicing Queensland for five years, specialising in new builds, renovations and extensions.

Co-owner and builder Leo Cunzolo has more than 18 years’ experience in the construction industry, beginning with his apprenticeship after high school, then working in many supervisory roles before launching his own business in 2017.

Partner Hayley completed her Diploma of Interior Design in 2017, and manages all the administration of the business alongside client relations and design aspects.

The duo established Cunzolo Building in 2017 to explore their own creative ideas on the base of their combined industry knowledge and passion for building beautiful homessetting the business apart from others in the industry by offering clients both construction and design services.

It’s one of these beautiful homes that they nominated for Individual Homes between $350,000-$450,000

Named The Moses Residence, Cunzolo Building helped the client create an open plan kitchen, dining and living area - making the home feel spacious and large.

The home’s patio flows seamlessly off the kitchen with floor-to-ceiling glass stacker doors, extending the space.

The large main bedroom features his and hers walk-in wardrobes and a large ensuite which is hidden from view behind the floating wall.

The three other spacious bedrooms are serviced by the main bathroom, which features a large freestanding bath tub, modern black tapware, oval LED mirror, and floor-to-ceiling tiles. The sophisticated aesthetic is further enhanced with the use of a black, white and grey colour palette, as well as textured stone tops and splashbacks in the kitchen and laundry, and statement pieces such as a timber staircase and feature walls, and the feature light in the entry that creates an astounding first impression.

Like Cunzolo Building’s other projects, The Moses Residence was a stress-free and enjoyable experience for the client.

“Leo is a perfectionist who prides himself on producing quality work on all his jobs, big or small,” Hayley says.

“Still on the tools, Leo not only builds all our homes himself, but he also manages the day-to-day operation of Cunzolo Building to ensure every job is built to the highest standard.”
