A New Approach to Pharmacy Delivery MMA has developed a new approach to pharmacy delivery: a permanent, fully finished CVS pharmacy designed and pre-manufactured as a modular FF&E system, then assembled within the host retail environment in days rather than weeks. The fundamental difference is simple: Rather than relying on conventional field construction using metal studs, gypsum board and multiple sequential trades, the pharmacy is transformed into a precision-manufactured, pre-engineered kit of parts.

From Visualization to Fabrication In addition to the conceptual renderings contained throughout this presentation, MMA has developed a

demonstrating how the modular pharmacy can actually be manufactured and assembled. While these drawings remain conceptual and will continue to be developed and coordinated with CVS, they contain sufficient information to communicate the structural grid, modular wall system, mesh security ceiling, lighting, perimeter valance, openings and other major components of the proposed assembly.

The fundamental layout, functionality and operational intent of the CVS prototype remain intact. The renderings demonstrate what the finished pharmacy can become. The fabrication drawings demonstrate how we intend to manufacture and assemble it. Together, they move the concept beyond visualization and begin to establish a practical system capable of progressing from prototype to fabrication to deployment.

The Pre-Manufactured System The pharmacy utilizes a 3¾-inch post-and-beam superstructure integrated with 3½-inch modular wall panels to create a durable, highly finished permanent enclosure. The wall system extends approximately 10 feet above the finished floor, coordinated with the upper post-and-beam structure. Above the pharmacy, a prefabricated white-finished open-mesh security ceiling is mechanically secured to the modular superstructure. The mesh provides the required secure enclosure while maintaining an open relationship with the surrounding big-box environment. Its open configuration allows conditioned air and ambient light from the host building to penetrate the pharmacy. Supplemental surface-mounted lighting below the mesh provides the lighting levels required for pharmacy operations. Because the pharmacy is effectively a box within the larger conditioned box, the intent is to utilize the host building’s conditioned environment through the open-mesh ceiling rather than introduce a separate conventional ducted HVAC system within the modular pharmacy, subject to final engineering and site-specific conditions. A custom perimeter valance, fascia and signage system completes the enclosure, screens the upper portion of the modular assembly and provides a finished architectural framework for CVS-approved graphics and signage. Millwork, Gondolas, Shelving & Casework The current modular pharmacy pricing includes the millwork, casework, gondolas and shelving required for the pharmacy. However, the system is intentionally designed to give CVS flexibility in procuring these components. If CVS has existing preferred manufacturers, national purchasing agreements or more advantageous pricing for casework, gondolas, shelving or related fixtures, those manufacturers can be utilized and their products coordinated with the modular platform.

Permanent Installation. Portable Asset. Perhaps the most significant long-term advantage of the modular system is that permanent does not have to mean permanently fixed to one location. The pharmacy is designed to provide the durability, security, appearance and functionality expected of a permanent CVS pharmacy while remaining demountable, reconfigurable, transportable and reusable. This fundamentally changes the lifecycle economics of the pharmacy. With conventional construction, a future store remodel or relocation can require the existing pharmacy to be demolished and much of the original investment discarded. With modular delivery, CVS has another option. If the host store is remodeled and the pharmacy needs to move, the modular pharmacy can be demounted and reassembled in another location within the same facility. If CVS ultimately needs the pharmacy somewhere else, it can be demounted, packaged, transported and reassembled at another location. The pharmacy is therefore not necessarily an investment permanently tied to the real estate in which it was originally assembled. It Becomes a Portable Asset.

Demount. Relocate. Reassemble. Reuse. Demounting the modular pharmacy is essentially the reverse of the original assembly process. The post-and-beam superstructure, modular wall panels, mesh security ceiling, valance and integrated systems are coordinated components that can be disconnected and disassembled rather than demolished, allowing the same methodology that supports rapid assembly to also enable demounting within a compressed timeframe. During a future remodel, CVS could temporarily shut down the pharmacy, demount the modular system and reassemble it in a new permanent position within the same store. Where maintaining pharmacy operations is critical, CVS could also consider utilizing a floater modular pharmacy. A floater could be assembled and commissioned in advance, allowing pharmacy operations to transition while the existing unit is relocated or surrounding renovations proceed; once the permanent pharmacy is operational, the floater can be demounted, packaged and moved to the next project. This creates the potential for CVS to maintain a portfolio of reusable pharmacy assets rather than repeatedly constructing and demolishing pharmacies as stores evolve. The original capital investment does not necessarily disappear simply because the real estate changes.
