recipe lemon bars
Ingredients 6 Tbsp unsalted butter 1 cup sugar 1 cup flour plus 2 Tbsp 2 extra large eggs 1 Tbsp grated lemon zest 3 Tbsp freshly squeezed lemon juice 1/2 tsp baking powder Confectioner's sugar for dusting
Instructions Preheat oven to 350 F Grease an 8 x 8 in pan with butter and dust with flour Beat the butter until light and fluffy, about 2 minutes Add 1/4 cup of the granulated sugar and beat for 1 minute. .
Beat in 1 cup of flour and mix until combined. It will look like wet sand with pebbles. Press this mixture into the prepared pan. Bake until golden brown, 18 to 20 minutes. While this is baking: Beat the eggs until fluffy, about 3 minutes Add the remaining 3/4 cup of sugar; beat one minute. Add the lemon zest and lemon juice and beat until combined. Add the 2 Tbsp flour and baking powder and beat until combined. Once the crust is cooked pour the lemon mixture on top and bake until lightly brown around the edges and the center is set, about 15 minutes. Once it is cool sift confectioner's sugar on top.

What's happening in the Boulder County real estate market? THE MARKET IS SIMILAR TO PARIS The Boulder County real estate market is similar to the Paris real estate market with its slow steady upward trend over the past ten years. As in Paris home values have exceeded the inflation rate for the past 50 years. A current listing for $3,000,000 in Boulder sold in 1975 for $58,000. BOULDER IS A GREAT PLACE TO INVEST YOUR REAL ESTATE MONEY Homes in Boulder have retained their value through market downturns making it an excellent place to invest your money, with higher prices than in most other localities in Boulder County. CONTINUED SUPPLY SHORTAGE OF HOMES FOR SALE The continued supply shortage of homes for sale cushions the slow down in prices that could result from the drop in demand for houses caused by higher interest rates. PRICES ARE DOWN COMPARED TO APRIL 2022 Home prices are down overall compared to a year ago. However, prices last March and April spiked above the historic trend line. They are now back to that trend line.

Both the average price per square foot and the average sales price were down compared to last year's highs.

Houses sold slower in April 2023 than a year ago; buyers are taking a slightly longer time to buy. But homes are selling fairly quickly compared to a normal days on market of 90 days.

The sales to list price was down. Realtors are doing a great job pricing homes and bidding isn't getting out of hand. Last March and April saw a spike in both the number of home sold and the average sold price. As I said previously, we are back on the historic trend line for the sale of single family homes. We should have a strong selling season again this year.
