BAYSIDE MARKET REVIEW WITH TEAM STRICKLAND Expressions of interest remained the preferred method of sale across Bayside this quarter, reflecting a more limited buyer pool and the reduced competition this can bring toward the end of a campaign. This approach also allows agents to secure sales earlier in the process, rather than waiting on a set auction date. Turnkey homes requiring no further work remain the most soughtafter property type, with proximity to schools, shops and transport continuing to influence buyer decisions. Activity picked up this quarter, particularly among homeowners weighing up a sale ahead of the spring and summer months. As vendors grow more comfortable with the normalisation of the market, stock levels are expected to increase accordingly. School zones remain a key driver for buyers, many of whom are dualincome families balancing work commitments with the need for children to move independently to and from school, making proximity to transport, and the ability to walk, ride or scoot to school, a high priority. Looking ahead, confidence is expected to build further, with a broader acceptance of current conditions likely to bring more properties to market over a shorter timeframe than was seen through winter.
