The Boroondara market remains closely tied to its reputation for excellent schools and lifestyle amenities, and auctions continue to be the dominant method of sale. Family homes in blue-chip school zones remain the most sought-after, while turnkey single-level residences are also attracting strong interest from downsizers seeking convenience and quality. Larger units and townhouses have seen an increase in enquiries, driven by affordability and lifestyle factors.
Buyer sentiment has improved following the August rate cut, and the consistently strong rental market has also brought investors back into the mix. While the volume of listings remains lower than last year, properties that are well-priced and wellpresented are selling strongly, highlighting the importance of presentation and tailored campaigns.
Looking forward, the spring market is set to be busy, with strong competition expected for A-grade homes.
