471 Hulls Farm Road Southport, Connecticut 06890 • With 700 square feet over the garage, the elaborate guest suite can easily be converted into a separate apartment with plenty of space for a bedroom, bathroom and living room (possibly a small kitchen with town approval). • Pass-through utility room on the second floor connects the Guest Suite with the second floor of the home, in the event a nanny needs access to either spare bedroom on the second floor. • The home was designed with a large front-to-back Foyer as a central entrance, blending the outside gardens and pool area with the living area, while also serving as a huge banquet room adjacent to the kitchen in the event a large party requires dining beyond the Dining Room accommodations. • Finished large creative space on third floor (over 700 sq. ft. with 9 foot ceilings) was designed to be flexible for a variety of uses: yoga studio, office, artist studio, children play area/crafts, etc. With large arched windows and skylights, natural light fills the room. There is a new full bath in this space. Comfort, Safety and Security: • Exceptional well water was tested to be the best possible quality with almost no limit to supply (can take multiple full showers simultaneously without noticeable drop in pressure - can even shower with irrigation system running). The water’s pure taste is secondary to the health benefits from eliminating fluoride and other unnecessary additives to city supplied water. A salt system was installed and set to minimum, only to eliminate mineral deposits on faucets. Additionally, a fully approved large blue pipe can be seen in the downstairs utility room, which extends under the gardens and driveway and is terminated at the juncture of the shared driveway. If town water is desired the hook up can be done with no disruption to the home area from the point of entry. • Continuous circulating hot water for instant hot water at remote sinks and showers. • Very large 3-car garage where car doors can open fully without touching adjacent cars. • Vaulted room is a completely air conditioned and Lockable Wine Room (currently set at 58°), and can be used as a Hurricane Room or Safe Room for large files. The room is surrounded by 10 inches of concrete with concrete slab, steel and bluestone above. Once inside, a simple twist of the vault door handle locks the parties inside until safe to emerge. • Hard-wired magnetic driveway alert only pings when cars enter the driveway (no false alarms from deer, etc.) The convenient alert can trigger alarms, etc. but is presently used to beep in the Pool area and Home Theatre for guests arriving late. It can beep in any room with an electric outlet and remote beepers are as easy to install as plugging in a night-light. • Whole house alarm includes: Carbon monoxide, gas, fire, intrusion, low temperature, panic, etc. • Separate safety trigger automatically shuts off water if detected in utility room.

SOUTHPORT CONNECTICUT

OV E RV I EW Southport, Connecticut often described as the jewel of the Connecticut coast, has a long and historic tradition. From its 17th and 18th century origins as a Native American Tribal land to its 19th century existence as a center of early American commerce, Southport is defined by its location as a perfectly preserved coastal village. Protected by a strict Historic District, modern Southport village is an enclave of vintage homes in the most picturesque harbor setting imaginable. Charming shops and restaurants line the village main street...a walker’s delight. One hour and ten minutes from Manhattan by Metro North, surrounded by the amenities, services, schools, and retail commerce of Fairfield and Westport, Southport represents a special opportunity for residential buyers with a desire for the unique.

AREA 31.38 square miles including Fairfield

P O P U L AT I O N 1,585

HISTORY In the eighteenth century, Mill River village, a part of Fairfield, was a small hamlet of a few houses and a wharf at the mouth of Fairfield’s Mill River. Farm products from the surrounding area were shipped from Mill River’s small harbor to ports in New York and beyond By 1831 the village had changed its name from Mill River to Southport and was a busy commercial area with churches, warehouses, schools, stores and graceful houses. Southport became a leading coastal port on Long Island Sound. Its ships carried produce and goods back and forth to New York City. A measure of Southport’s success is the fact that throughout the 1800s it housed the only two banks in town. However, competition from steamboats and the railroad took its toll on prosperity. Resourceful shippers partnered with local farmers and businessmen to keep the port going. The Southport onion, a high quality product was grown on Fairfield’s hills and shipped in Southport market boats, keeping the harbor profitable until the end of the century. In the 1890s, 100,000 barrels of locally grown onions, potatoes, carrots and other goods were shipped annually from Southport harbor.

LIBRARY Pequot Library 203.259.0346 720 Pequot Avenue, Southport, CT 06890 Pequot Library is viewed among the community as a true “American treasure.” It not only serves Southport and Fairfield but it serves other surrounding towns such as Westport, Norwalk and Bridgeport. It has been serving these communities for 117 years. “This historical landmark brings literature, music, art, and learning into the lives of countless families.” “It is a place where children are welcome and safe, and introduced to the magic of reading.”

“E

llen was an absolute pleasure to work with on our home purchase. She is extremely knowledgeable, honest and attentive to her clients needs. Ellen will go the extra mile to make sure you are comfortable throughout the entire process. Ellen was integral in helping us find a home we love!” R.S.

“E

llen was brilliant in how she handled our home purchase. She was extremely detail-oriented and prepared and was not afraid to bring her many years of experience to bear when it came to making key decisions. She went far beyond the call when it came to all the moving parts of completing a transaction. She listened carefully, made thoughtful suggestions based on our feedback and we ended up purchasing by far the best home we saw. In short, she is as good as it gets.” T.F.

“I

couldn’t be happier to choose Ellen to sell my Greenfield Hill home of 18 years. She offered great, reasonable advice. From cleaning out the clutter to what needed to be done inside to appeal to prospective buyers, her guidance was spot on. Ellen is honest and direct which I greatly valued. I sold my home in less than 4 months, not an easy task in Fairfield. I owe Ellen a great deal of thanks! She is knowledgeable, professional and down to earth. Loved working with her!” hmcclusk

“I

have worked with Ellen on several real estate transactions over the last seven years. I have referred many friends to her and the reason for that is simple - Ellen knows the market, she provides great advice and she knows how to get a deal done.” B.H.

“D

ear Ellen,

We want to thank you for the fantastic service you provided in selling our house (29 Dave’s Lane, Southport). We were very impressed with your work as our listing agent in so many ways: the printed and online marketing materials were exceptional; your follow-ups with prospective buyers’ agents, and with us, were always timely and helpful; your professionalism was appreciated; your experience and knowledge of our neighborhood and of Fairfield generally gave us confidence in your advice throughout the selling process. We would not hesitate to recommend you to friends and former neighbors in Fairfield. (In fact, we already have!). If you have prospective listing clients who would like to speak with us as a previous client referral, we’d be more than happy to talk with them. You can give them my email address. Thank you again. Wishing you all the best.”
