In the ranch real estate business many times we refer to clients as landowners, but do they really own the land, or are they just stewards of the land for a period of time? As a “landowner” you really only purchase a bundle of rights associated with the land, with these rights and how you use the land determining if you are a good steward or not. Will you leave it better than you found it?
Stewardship can be accomplished in a variety of ways, mainly dependent upon your goals for what you want the property to produce. Timber and orchards will be thinned and maintained so that you will get the best production from the healthiest trees. A farmer may go to a no-till operation to improve soil health and production, take full advantage of rainfall, and create more nutrient-rich soil. The cattleman will control brush, opening up more ground for forage; he will keep the weed population under control so that the grass forage is increased because it isn’t competing for the same nutrients in the soil as the weeds. A rancher may increase watering sources so that the stock doesn’t have to travel long distances to water, burning calories and losing weight that you have been trying hard to put on them for sale. The wildlife manager managing for deer will always be evaluating the use of plants to see how the population is using the available browse; by knowing what is preferred browse you can tell when an overpopulation starts browsing less desirable browse, this lets you know that your carrying capacity could be too high and you need to reduce the population size, or implement supplemental feeding through food plots, or free choice protein supplementation.
The main thing is to be a good steward of what you have been entrusted with to keep. There are many resources available to help you be the best steward that you can be — contact your local NRCS (Natural Resources Conservation Service) office to get started down the right track. Like anything that is worth doing, you have to have a little “grit”. When you break down what “grit” is, turns out it is really nothing more than passion and perseverance. So, once you know your goals and find the property to reach those achievements, use the available resources, and turn your dream into reality.

Various states often develop different solutions to common wildlife problems, fostering experimentation and innovation. In the process, states serve as “laboratories of democracy” that provide insights for policymakers across the United States.
More than sixty percent of the land in the United States is privately owned, meaning that successful wildlife conservation and land management depends on private land stewardship. Private lands also disproportionately contain abundant water resources and fertile soils that provide important wildlife habitat. Because of this, many states have developed policies that encourage private landowners to conserve habitat, help manage wildlife populations, and offer public access for hunting or other forms of recreation. Thus, the very structure of our government encourages landowners to take care of their land through good management practices on their properties, and in return reap the benefits of these practices via personal enjoyment, stewardship awareness, and increased values of managed lands.
State policies often include a mixture of exemptions, benefits, incentives, and requirements to influence wildlife and land management on private lands. These policy tools often overlap across multiple programs. For example, states may provide special big-game permits to landowners, but require maintaining or improving habitat, or providing public access in return. Missouri and other states in the Midwest offer reasonable costs for deer and turkey hunting tags as well. All of these factors combined contribute to increased land values for property owners utilizing good wildlife and land management practices. Furthermore, science-based conservation helps to protect Missouri's vast biodiversity and ensure the long-term health of its ecosystems, even as the landscape changes. All of this is made possible by an eighth of a percent sales tax, which the citizens of Missouri imposed on themselves.
