Sleeping easy

Ten tips to get a good night’s sleep

For many of us, it can be very hard to sleep. This is why it’s good to address tips to sleep your best and beat insomnia.

According to the Sleep Well Clinic, insomnia means “without sleep”, so people who have insomnia have trouble sleeping at night or are waking up at all hours of the night, and are watching the time go by until it’s the morning.

As displayed on the website, “Clinical insomnia can be distinguished from restricted sleep by the degree of difficulty getting to sleep or maintaining sleep, and tends to be a symptom of a problem with many possible causes”.

Chronic insomnia can last longer than three months and often requires a form of treatment to solve the issue. Insomnia can be a symptom or complication of underlying medical issues like chronic mood disorders, being in physical pain, sleep disorders, and can be caused by Covid-19 symptoms.

The WellSleep Centre at the University of Otago discusses all the healthy sleep tips for people. One of the healthy sleep handouts it provides on its website is about “Ten Tips for a Good Night’s Sleep” (written by the Sleep Health Foundation), which is a great source for people dealing with insomnia.

The tips suggest to:

1. Have a regular sleep routine

Go to bed at the same time every night and get up roughly at the same time every morning to ensure your body understands when to sleep and when to be active/awake.

2. Spend the right time in bed

Most adults need about eight hours of sleep every night, but some people need less. Many people who find it difficult to sleep and sleep for less hours aren’t going to feel energised the next day, so it’s good to go to sleep only when you’re feeling tired.

6 | Plusliving+ www.plusliving.co.nz Wellbeing

If you’re not getting to sleep within 15-20 minutes then walk around or go to a different area of the house until your body feels tired again and needs to rest. Sometimes it takes a few hours to fall asleep, so go to sleep later if need be.

Those who sleep more than 8 hours are more likely to make sleep fragmentation a habit. Try limit the bed time to 8.5 hours if that’s the case.

3. Bed is for sleeping only

Try avoid going on your phone, iPad, TV, laptop, Kindle, etc, – as you won’t want to go to sleep. The bright light from your screen tricks your brain into thinking you’re awake and if you need to sleep, you need to try and rest your mind.

You need to get into the habit of knowing when to sleep so only go to bed when you’re feeling tired and are read to sleep.

Avoid staying in bed if you’re wide awake.

4. Feel relaxed before sleeping

If you have any issues or admin to do and it’s on your mind, try to sort this out before you sleep so it won’t disrupt your sleep. Set aside some time to focus on anything you need to work on and do this during the day instead of leaving it right until you go to bed.

Go over the day’s activities or work out a plan of action for the next day.

Avoid using the computer an hour before bed if you can. Exercise is okay to do, but not too late in the evening.

Try meditating or closing your eyes and doing breathing exercises while listening to nice, soft, calm music to get you feeling relaxed.

5. Make sure you’re comfortable in your bed

If you’re going to spend hours and hours sleeping in your bed and some time in your bedroom, have cushions, pillows and blankets to make you feel cosy and ready to fall asleep at any moment.

Make sure your room is quiet, dark and at a good temperature so it’s easier for you to get to sleep.

6. Avoid alcohol, caffeine and cigarettes

These things can affect you from sleeping because even though alcohol can help you get to sleep, it will disrupt your sleep and the caffeine and cigarettes can keep you awake because they are stimulants.

7. Avoid daytime naps

Sleeping during the day will make it harder for you to sleep at night because you’re making it feel like your body has already had enough time to sleep, when that might not be the case.

Only nap for 30 minutes maximum if you need to.

8. Avoid watching the clock go by

If you’re having trouble sleeping during the night, avoid watching the clock/time go by. This make you anxious about not being able to sleep.

Take the clock out of your bedroom or cover it if you need to, anything that’s going to help you relax. If you’re using a clock as an alarm, turn it around or use another device like your phone instead.

9. Avoid sleeping pills except when it’s very necessary Sleeping pills might be good in some cases but are not used for people with insomnia every night, thus, they don’t fix the cause of your sleeping issue.

Try taking them only when you really need to.

10. If none of the above work, seek professional help Tell a professional about your sleeping troubles and what you’ve done to try and help yourself because if all else fails, it’s always good to seek medical advice/help. www.otago.ac.nz/wellsleep/otago447202.pdf

Keeping calm and carrying on

Managing anxiety in anxiety inducing times

Difficult to describe, it’s often with us without us even noticing. Depression.org.nz characterizes anxiety as when feelings of stress and worry don’t go away, seem extreme for the situation you’re in and you can’t seem to control them.

Everyone can experience anxiety in their lifetime and it can sometimes be helpful. It can identify dangerous situations and help you react quickly. But when it becomes too much, it can be quite scary and debilitating.

Symptoms of anxiety includebut are not limited to:

They can rise and peak rapidly. It’s important, therefore, to be able to identify if you’re feeling anxious and how to manage those feelings. Anxiety can come about at any time, even if there doesn’t seem to be anything to “feel anxious about.”

While stress can be a big contributing factor, anxiety disorders don’t need much to feed off.

Identifying stress factors in your life is useful when trying to get on top of anxious feelings. There are many small things you can do to also help manage those feelings.

Mindfulness techniques help bring the mind back to the present instead of focusing on future problems or past experiences.

When done correctly, they can aid you in interrupting a seemingly never-ending string of thoughts.

There are heaps of resources online as well as apps you can download that can take you through guided classes.

Relaxation techniques are similar to mindfulness in the way they can help derail unhelpful thought patterns.

Anxiety often makes it difficult to relax so being able to employ techniques to aid relaxation is very useful. Being unable to relax can often exacerbate anxiety as well, so it’s a brutal circle. Like mindfulness techniques, there are resources online and apps on your phone to help.

Even if you only experience this occasionally, it can still be unnerving and uncomfortable.

Untreated anxiety, especially when you don’t know what it is can also lead into a panic attack.

Panic attacks can be extremely scary and come with symptoms such as a pounding heart, feeling faint, sweating, shaky limbs, nausea, chest pains, breathing discomfort and a feeling of loosing control.

Breathing techniques are great for calming yourself down in the moment. This is mostly centered around controlling the pace at which you’re breathing.

Anxiety can cause hyperventilation and uncontrolled breathing can lead to a panic attack.

Learning to breath from your diaphragm rather than your chest helps deepen your breaths and allow your body to calm down. Take deep, well-paced breaths and focus on how the air feels when it enters and leaves your body.

8 | Plusliving+ www.plusliving.co.nz Wellbeing
Anxiety. It’s a surprisingly small word for the amount of weight it can place upon us. As with many mental health issues, it’s become more common place to talk about it, but it’s still largely ignored and dismissed.
• Feeling restless, wound up or on edge • Being easily fatigued • Having difficulty concentrating • Being irritable • Having headaches, muscle aches, stomach aches or unexplained pains • Difficulty controlling feelings of worry • Having trouble falling asleep or staying asleep • Heart racing • Sweating a lot • Struggling to breath •Mind racing and full of thoughts.

Exercise is a great way to help minimise symptoms although if exercise isn’t something you do often, it can make it worse!

If you exercise regularly, going for a run or a jog helps increase oxygen to your brain and floods you with dopamine.

Even if you don’t exercise regularly, going for a brisk walk also gives you a dopamine boost, which helps control anxiety symptoms.

Sleep is a massive factor in feelings of anxiety. Try to make sure you’re getting a decent sleep. The length of your sleep is just as important as the quality of your sleep.

A proper sleep schedule with tidy sleep habits is vital. Limit screen time around the time when you want to sleep. Make sure you’re comfortable and perhaps have a chamomile tea before bed.

However, sometimes all of this just doesn’t help. Anxiety can get overwhelming extremely quickly and if you’re struggling to manage it, finding a therapist or councillor is a good idea.

Struggling to manage anxiety (and other mental health problems) isn’t something to be ashamed of. It does not make you weak and it doesn’t mean you’re broken. Life is stressful and anxiety is becoming more and more common, especially in the current social climate.

Having a professional to talk to, who can offer advice and help, tailored to you is very helpful.

They are able to understand your symptoms, the context behind your symptoms and offer legitimate help.

Anxiety can feel extremely debilitating, irritating and frustrating.

Know that you are not alone and that there are things you can do to reduce symptoms.

This can look like behaviour therapy, cognitive therapy or simply listening to you. It can be difficult to find the right therapist or councillor but once you do, it’s a great way to relieve the stresses in your life.

Nature’s way

Turing towards natural remedies

Taking care of your body and its needs can often be a tricky world to navigate; especially when there are so many things to consider.

Often, this gets overcomplicated and overwhelming and it can be helpful to remember that you can dial it back and keep it simple.

Home and herbal based remedies have been used forever and a day and while some may dismiss it, they can be extremely useful.

The cough, cold and flu season is rampant with nasal sprays, decongestants and all manner of other chemical-based solutions.

If you’re looking for a more natural option, consider some soothing herbs. Teas and lozenges involving marshmallow root, liquorish and mullein have an excellent demulcent action, meaning they put a soothing coating on the esophagus.

The Apothecary owner, Simone Reddington, says that thyme is an expectorant which helps loosen mucus and get rid of it, which is another soothing aid. Echinacea root and elderberry are great options for reducing cold symptoms as well.

Herbs such as the South African geranium helps with colds too. Studies have shown a significant decrease in cold related symptoms such as a blocked nose, sore throat and cough.

Simone explains that herbs like that are often mixed with things like propolis to help. “It’s very antibacterial,” she says. “Also, having a propolis throat spray is really helpful because it’s quite a waxy substance so it coats the throat.”

Strengthening your immune system and keeping it strong is vital, especially at the moment. Simone says that ginseng is great for your immune system.

“It’s an immune modulator which helps keep your immune system balanced by reducing inflammation.”

Ginseng is also great for things like symptoms of emphysema as it’s soothing for your lungs. “Studies have shown it’s increased people’s quality of life,” says Simone. “Ginseng can also help with your energy levels.”

Sleep is another vital part of having a good quality of life. You’ve probably heard of using things such as chamomile and lavender to aid in sleep. There are other herbs too such as California Poppy which Simone says gives you a solid four hours of lights out.

“Valerian is great too because it’s calming,” she says.

Another calming herb is kava root, which is an anxiety reducing relaxant. Lemon balm is also an excellent option and it’s also very easy to grow in your own garden.

Simone says it’s important to know some herbs may not work for you while others will.

“It’s a bit of trial and error,” she explains. “It’s a good idea for people to try these out and see what works for them.

“We need to be careful when combining herbs with medications so talking to a professional helps work out which ones can be used safely.”

Turning to herbal and home remedies can often feel odd or unfamiliar, but doing the appropriate research and working out what works best for you can be very helpful.

Many herbs are much gentler on the brain and don’t form addictions, which is a very reassuring thing.

Eating well

The bottom line about dieting

Dieting. It’s a world almost every single person is familiar with. Whether you yourself have dieted or a friend or family member has dieted, it surrounds us all.

Thousands of books are published each year, touting magical methods of eating that’ll dramatically drop your weight.

YouTube channels dedicated to juice cleanses and water diets. Magazines with calorie deficient recipes promising that the key to looking your best is cucumbers.

Unfortunately, most of this is rubbish.

Registered nutritionist and director of Mission Nutrition, Claire Turnbull, says if these diets worked, why would there be so many of them?

“At the end of the day, you rarely hear about someone who has started a diet and has stuck with that same diet for years and seen good results.”

It’s understandable though, why people buy into the diet culture. People get desperate. Most diets work for a short amount of time; you cut back on calories and you drop a few kilos. But it’s not long before things start to go wrong.

“Old habits creep back in and you regain the weight,” Claire says. “Then, of course, you feel bad about yourself. You perceive that you’ve failed the diet when, in actual fact, the diet has failed you.”

The long and short of it is that diets based on restriction are unrealistic.

“Restriction long term is hard,” Claire explains. “Most people have lives. Work, children, friendships, financials, shopping, you know, and so that level of restriction from a diet just doesn’t work.”

Not to mention that most things associated with restrictive diets are unhealthy both physically and mentally.

“It’s not good for your mind to be fixated on one singular thing,” she says.

When you’re dieting, you’re often thinking about what you’re going to eat next because you’re hungry. Secondly, so many of these diets are so restrictive, they cause serious nutritional deficiencies.

So, what on earth are you supposed to do?

Claire says it’s a lot about changing your relationship with food and planning ahead.

For example, are you going out for drinks with friends this week? Is there a function at work that’ll involve food?

This all helps create structure around food and how you eat it. The next thing is recognising that there is no one size fits all for food.

“For some people, three meals a day works well. For others, having a snack here and there is better. Find a pattern that works for you.”

Another huge priority to focus on is sleep. “If you get less than seven hours of quality sleep, the hormones that regulate your appetite aren’t regulated properly so your choices around good food decisions are compromised,” Claire explains.

“A lack of sleep can also affect your gut biome.” Your gut biome is really important too. An unhealthy gut biome can seriously affect your weight.

Claire recommends working on your wellbeing, rather than your weight. “It’s about nourishing your body, not stripping it out,” she says.

“You can lose weight on the scales but it doesn’t make you healthy. It doesn’t mean you’ll feel good.”

If you can sort out your overall health and wellbeing, you’re starting from the right place. “Start from a place of self-care, rather than from self-abuse.”

Unfortunately, despite registered nutritionists and many other qualified and caring people in this field, the diet industry has a brutal chokehold on the modern world.

12 | Plusliving+ www.plusliving.co.nz Wellbeing

It tells people to be happier, you must be thinner. Most people running these huge diet plans are marketers who are running a profitable business. They often don’t actually have your best interests at heart.

Claire says you need to be absolutely sure to check the qualifications of the person you’re taking advice from.

“Registered nutritionists have a code of ethics we are bound by. We just want to make sure people have the best advice,” she says.

At the end of the day, there’s no such thing as good or bad food. It’s simply the context in which things are eaten.

Claire describes food as a continuum. “At one end is all your fresh, homegrown produce and the other end is deep fried takeaway food.

“It’s fine to eat across the spectrum but eat mindfully and try to spend more time at the healthier end of the spectrum.”

The biggest challenge is that many people are eating for the wrong reasons.

“People do a lot of non-hungry eating,” Claire says.

Many people use food as company. It makes you feel in the moment, like something or someone else is there.

It’s also used as an activity – it’s something to do.

“Food solves all these emotional voids.”

“Basically, we need to work on changing people’s relationship with food.

“Diets are like a broken house. The foundations are ruined but you slap on a coat of paint to make it look amazing.

“But, the foundations are still broken so, eventually, that amazing looking house just crumbles,” Claire explains.

“Poor eating habits will always come back without changing that relationship because it’s part of who people are.”

Choosing wisely... How to shop more ethically

What should we consider when buying?

If you have ever considered these questions, ethical directory and not-for-profit organisation, Fair&Good, can give you guidance.

Let’s start with what is ethical. Academic and co-founder of Fair&Good, Dr Susan Maiava, has many years’ experience in international development.

“Ethical is about doing the right thing and treating people as we would like to be treated, [that is] the golden rule,” she says.

Empathy is at the heart of being conscious about ethical purchasing. “It’s about doing the right thing even when no-one is looking, or when it costs in some way.

“The people who make the products we buy deserve to be paid fairly and work in safe conditions as much as we do,” she says.

“If this is right, then we will not be able to tolerate worker exploitation in the things we buy.”

She explains how we are intimately connected through our purchases and asks us to consider if we truly want to exploit our fellow human beings.

Conscious ethical shopping means supporting values that align with you and support our fellow humans across the globe.

Start by taking note of values such as; fair labour, inclusivity, transparency, gender equality, and consistency from brands. How to know which brands do this?

Fair&Good is a handy facilitator for consumers. The organisation does not sell products themselves, therefore, are impartial to brands they work alongside.

All brands they represent on their website have gone through rigorous investigation.

“Until now it has been hard to know what is ethical and what is not, but we are changing that,” Maiava says.

“Fair&Good’s role is to make ethical shopping easy by bringing together over 60 [and growing] ethical brands all together in one place.”

Empathy is at the heart of being conscious about ethical purchasing. “It’s about doing the right thing even when no-one is looking, or when it costs in some way.

Academic and co-founder of Fair&Good, Dr Susan Maiava

Maiava says Fair&Good was born out of a conviction that spending our money ethically is one of the most powerful tools we all have to bring about change.

She mentions the benefit of collective influence by consumers shopping ethically.

“We may think how much impact can one person, one purchase has… But we hold much more power in our spending than we realise.

“Collectively our spending decisions have real power to create change by changing demand, and retailers respond to our demand.”

It may sound cliche, but it is incredibly important to consider that “Together we have the power to reduce poverty, inequality and exploitation,” Maiava says.

“If people shop ethically, it will influence businesses to ensure their supply chains are free of slavery and unfair work practices.

“We want to facilitate that by making it really easy for people to find and purchase ethical products as part of their normal shopping.”

The ultimate long-term goal of Fair&Good is to make ethical sourcing and products mainstream.

“The first step is awareness and asking questions, then making the decision to become an ethical shopper, one purchase at a time.”

Easy ways to save

Here are some easy ways to save and some great savings accounts to choose from.

Easy saving tips:

Have a budget/finance book so people can record their expenses

Use Booster’s mybudgetpal to track spending and use a feature that limits spending: https://www.moneyhub.co.nz/best-budget-apps.html

Create a budget

Think about saving every purchase, is it really necessary to buy that?

Set saving goals

Reward: watch savings grow

Prioritize financial goals/must-haves.

Savings accounts are useful for people who want to save wisely.

But before getting into it, moneyhub.co.nz, lists the difference between a savings account and term deposit.

1. Interest rates

A term deposit offers a fixed interest rate for the life of people’s investments.

Interest rates often are higher the longer the term is because banks pay more for the certainty of re-lending money for longer.

A savings account offers a floating interest rate, which can change at any time.

Savings accounts often offer lower interest rates than term deposits as people can access their money at any time. Savings accounts are great for earning interest monthly, while also being able to access the money whenever.

2. Withdrawals

Term deposits are “fixed for a term.”

If someone needs to access their money, a penalty will occur, which is usually a loss of interest instead of any fee taken from their term deposit investment.

By comparison, most savings accounts usually allow people to withdraw money whenever.

3. Bonus interest

Sometimes savings accounts pay a bonus interest amount if people avoid withdrawals. This is to encourage people to save. It also gives the bank certainty to lend the money in the long-term.

People might see offers like “0.25% + 1.00% bonus interest, paid monthly”.

Therefore, people will earn 1.25% p.a. if they don’t make withdrawals, but only earn 0.25% p.a. if they do.

A term deposit doesn’t offer bonus interest, what people sign up for is the overall interest they’ll earn.

False pretences How to identify online scams

Scams occur more regularly nowadays and it can be hard to identify if you’ve been scammed.

One minute you could be going about your day and the next minute you’re on the phone with someone who’s saying they need your bank details otherwise your information will be lost.

A New Zealand government website - Consumer Protection - advises people on how to identify a scam.

As said on the website, you could be scammed over the phone, post, email, website, in person, or on social media by some random who contacts you out of nowhere.

Scammers often make sure they sound trustworthy and take their time talking to you so you don’t have enough time to check whether they’re trustworthy or not.

There are many different scams so it’s important to read about various examples and stories from those that have been scammed to show how it works.

Phishing

Phishing occurs when scammers email you.

You can receive an email that looks like it came from your bank. The email can tell you to update your account information, otherwise, you’re at risk of not being able to access online banking.

You may click a link in the email which takes you to a website that looks similar to your bank’s website. You enter your details and a message can pop up to say thank you for verifying your details when actually, you usually just need to put your customer number and password – then it would often ask you to answer three security questions before you can access online banking.

That’s when you need to call the bank, if you’re lucky, you can reset your password before the scammer can remove money from your account.

Invoice scam

This can occur when you receive an email with an invoice.

An email could look like it came from a builder who did repairs on your house. You pay the invoice without thinking twice about it.

The next day, you receive a call from the builder who says sorry but his email account had been hacked, meaning you were scammed.

A scammer has accessed the builder’s business contacts and sent fake invoices to many of his clients with new account details so payments went straight to the scammer’s account.

20 | Plusliving+ www.plusliving.co.nz Technology

In this case, contact the police but there’s no guarantee your money can be recovered.

The Scam Savvy website also has many scam stories shared by Kiwis. One story is about being aware of bank impersonation scams.

BNZ head of financial crime Ashley Kai Fong says “We helped a customer who had initially lost $30,000 to this scam.

“The scammer convinced the customer to install remote access software on their computer as they needed to secure the account and add additional security.

“Except once they were in, they made off with large sums of money before the customer had realised what was going on,” Kai says. She advises people to ensure they know when there’s a red flag, otherwise call the bank.

“If there’s been a suspicious transaction, banks will often call you to make sure it was legitimate – a phone call is often the fastest way to get on top of things.

“However, they’ll never ask you for your login details, to download remote access software onto your computer, or to transfer money or make a payment to catch a thief.

“The big giveaway is urgency. Scammers will press you into action quickly, stoking up fears of huge financial losses and urging you to comply quickly.

“This is a classic sign of a scam, trying to get you to ignore any lingering questions in your mind about the legitimacy of the call.

“The other thing to look for is uncertainty around who they are meant to be working for.

If they are calling from another bank that isn’t yours, that’s a giveaway.

“If they don’t say who they are working for until later or ask you who you bank with first, that’s a sign too.

“Sometimes they’ll say they work for VISA or MasterCard, but they will never call you directly.

“If you aren’t sure, hang up and call your bank back on the number listed on their website,” Kai says.

Hello, my name is Les Ryan.

The benefits of using A+ Services:

• Free quotes

• We can perform our services at your business as well as your home.

Our team of technicians offer a wide range of services and as happens with life, we all get older and busier so most our customers either cannot manage these services themselves, or would rather just pay to have someone else take care of it and have the added peace of mind.

The other services we offer include:

• Spiderproofing & other pest control (incl Borer treatment)

• Building Washing

• Carpet Cleaning

• Domestic Cleaning

• Meth Testing & Decontamination.

WINDOW CLEANING WITH A DIFFERENCE

This keeps you, our team and your home safe from unexpected falls and ladder-related accidents.

PEST CONTROL

Spider Proofing

Rats & Mice

Do you want that dancing in the roof cavity to stop? Perhaps it’s the evidence as the “mice detector” you have found, what ever the situation, we can help you. Call, text, Facebook or email us.

CARPET CLEANING & UPHOLSTERY CLEANING

Did you know most carpet manufactures are now requesting that your carpet is cleaned at no longer than 18 month intervals with a hot water extraction system with a temperature of at least 60 degrees, otherwise the warranty they offer is voided? Your carpet will appreciate the difference a clean with A+ Services will make. Have the reassurance that the dirt and grime build up will be gone leaving fresh clean carpet for you to enjoy.

GUTTER CLEANING

Are you worried about overflowing gutters damaging your home’s exterior or pests turning your leaf-filled gutters into their home? Are you tired of spending hours and hours up a ladder trying to clean out your gutters? Call 027 714 4812 for a quote.

MOSS: MORE THAN A BAD LOOK

Moss does more than make your roof look old and unkempt, it can also damage the integrity of your roof. In the colder, wetter months, the weight of moss can strain and crack your tiles, leading to costly repairs. With our comprehensive moss removal and prevention treatment, you can enjoy a roof that looks better and lasts longer.

How does it work?

Using our specialized van mounted equipment we will safely spray our product, which will remove years of moss build-up from your roof tiles without damaging the integrity of your roof. Which not only protects your roof from moss growth but also algae and lichens. Seeping into your roof tiles, it stops spores from germinating and stays active for 3–4 years. (Product takes 6-12 months to be fully effective).

Matawhero Wines

Location: Matawhero, Gisborne

Located in the heart of Matawhero, this bountiful place is known for the beautiful climate and rich soils, the perfect place for a winery. The Maori name for Gisborne is Tairawhiti, which means ‘the coast upon which the sun shines’.

These high sunshine hours and warm climate ripens the grapes perfectly. This distinguishes the Matawhero wines with their own unique taste in fruit intensity and weight.

The Matawhero winery and vineyard were purchased by Kirsten and Richard Searle in 2008. Richard grew up in Gisborne with a family history passionate about wine and growing grapes.

They are proud of the place they call home, which is an authentic, isolated, untouched splendour. Experience the rustic charm of the Winery Cellar Door by booking online to find more information about tasting times.

Enjoy gourmet platters and wine tasting amongst the vines and olive trees. Just a 10-minute drive south of Gisborne, Matawhero Wines is a must visit.

Straight 8 Estate

Location: Burnham, Christchurch

Over 30 years ago, Straight 8 Estate was the first winery in the area of Burnham, which raised some eyebrows as this idea was new. However, the winery located just six kilometres from Rolleston in Christchurch has proven this wrong with the success of their business.

The brand name ‘Straight 8 Estate’ inspired by a 1935 Light Sports Railton classic vintage racing car which has been in the family for 50 years. The vintage race car is available to view inside the cellar door when visiting.

Straight 8 Estate has vintage wines for classic people where there are plenty of chairs to relax in the calming environment.

Georgie the vineyard dog will be near the gate to greet you, give a welcoming sniff and check you out for food. Owner, Mary Jamieson, says “come and talk to the man [James] that walks the vineyard, drives the vineyard, the Vigneron and the Vintner”.

Straight 8 ‘bottle what they grow’, living up to their philosophy of real wine at real prices, ranging from $15 through to $25 a bottle. Look for the big ‘Winery Tastings Today’ sign with a great picture of the Sports Railton off the Highway to find them.

Wooing Tree Vineyard

Location: Cromwell, Central Otago

The Wooing Tree is nestled next to the stunning glacial mountain valley in Cromwell. The name ‘Wooing Tree’ comes from a real tree on the land, which has a long iconic history as being a popular place for locals to woo their lovers and tell stories.

Once when there was discussion about removing the tree, it was discovered locals felt very strongly about the tree, starting a campaign to save it. The Wooing Tree remains on the land today.

Wooing Tree have recently bought a new vineyard up the road, transplanting their vines to the new location and subdividing current land.

A new cellar door will be built near the new roundabout off the highway in Cromwell, including an underpass linking The Wooing Tree to the town centre.

Owner, Steve Farquharson, says he is “very excited to have a new cellar door on the highway”.

The new cellar door building will commence at the end of 2022. Steve says “we will be retaining some vines next to the cellar door and the outside of the subdivision” during the new build. T

Occupational Right Agreements

Wills & Enduring Powers of Attorney

Family Trusts & Succession Planning

Wills – Enduring Power of Attorney – Family Trusts

The best time to make a Will is right now – it could be the most important piece of paper you ever sign.

Having an up-to-date Will relieves the financial and emotional stress on your family as they cope with your loss.

We work with your chosen estate administrators to assist them through the probate process and ensure your wishes in your Will are carried out.

Another area needing consideration is who will be able to make important decisions about your affairs if you are unable to? An Enduring Power of Attorney (EPA) is a legal document giving someone the power to act for you if you lose the ability to make decisions for yourself. There are two types: one for money and property, the other for personal care and welfare. Appointing an attorney under an EPA is as important as appointing an executor in your Will.

We will work with you to help you choose the right person or people to act as your attorney and to ensure that the EPA is tailored to meet your needs.

Our experienced team can also help you with all aspects of establishing, administering, reviewing and distributing a Trust. We will help identify the type of Trust that will suit you and your future plans the best.

Property Law

Understand what you are signing - our property law team can help.

For most of us our home or farm will be the biggest investment in our life. Decisions such as downsizing the family home, moving into residential or hospital care and safeguarding assets need careful planning to avoid mistakes that can be difficult to remedy.

Our team are highly experienced in all legal aspects of buying and selling all types of property from the high street to the high country. We prepare agreements and negotiate sales, purchases, leases and occupational right agreements for retirement village living.

Don’t put off making these important decisions – seize the moment. With Wills, Family Trusts, Enduring Powers of Attorney and property contracts there are many decisions to make and plan for. It can be complicated, but don’t be daunted, we are able to discuss your plans, guide you and provide every support you need for peace of mind.

If you want help, or just want to know what your options are, please don’t hesitate to give Michelle Hawthorn a call and she will arrange the right assistance for you. - 03 687 8004.

Water wise

Five ways to reduce your water use

“Compared to 10 years ago, there are so many more options when it comes to being water efficient in your home, workplace and of course the garden.

“To prevent us reaching water restriction levels in the future, I believe that all households and workplaces should act like we are under them at all times.

“There is no need to use excessive amounts of water just because we can. Why not be a part of the solution,” Mark says.

Mark’s top five tips for being waterwise in the home and garden in 2022 include:

Install a greenwall or greenroof

Our greenwall systems only use approximately 1.5L per sqm per day, and many of the greenroofs we install survive on seasonal rain after they mature, while a standard lawn starts at around 20L per sqm per day.

Don’t have a green waste bin

Our bread, pasta and rice all goes to our carp in our pond and all other food waste goes to our chickens. For grass and garden clippings, put them in composting mounds between the plantings or put them through a mulcher and return to the garden. If you reuse all of your green waste you don’t need to purchase mulch or fertilizer and you use less water.

Do you need a lawn?

How close is your local oval or park? Lawns require the highest level of water usage in the garden. In many homes the lawn is the most underutilised area. So, only lay natural grass where it is really needed and going to be used. Plus, native grasses are a great alternative for nature strips.

Install a drip irrigation system

These must be on a timer and when installed correctly will deliver the exact amount of water the greenwall or garden requires, saving time and money. Also, consider installing a larger rainwater tank storage, suitable to your actual needs.

Plant selection

Be smart about the plants you choose for your garden. Choose plants that are low maintenance and don’t require water every day. Choosing native plants that naturally thrive in your region is good place to start in plant selection.

General water saving methods include:

• Not washing cars, or only washing the windows

• Leaving lawns to brown off

• Keeping grass longer by mowing the lawns with the blade lifted up a notch

• Taking shorter showers

• Waiting until you have a full load of clothes before using the washing machine

• Avoiding topping up swimming pools and using a cover to minimise evaporation.

Taking small actions like this can add up to significant water saving each day.

Beauty Therapy

in St Albans

Advance Beauty Care in St Albans offers a full range of facial and skin treatments. From pampering, relaxing facials to non-surgical skin tightening to treat wrinkles, scars and pigmentation.

I carry a select range of quality clinic only at-home skin care that you can purchase on my website or in the clinic. The products support the treatments you receive in the clinic and are best purchased after a facial as they contain active ingredients which are not found in over the counter products. I am very pleased to offer my clients select products from the RosActive, Aspect and SkincareRX skincare ranges.

If you’re wanting some pampering, I suggest a Refresh Facial. Combined with a short (30 or 45min) massage, these treatments are very popular. You can add on an eye treatment or hair removal and leave feeling brand new.

Clients, both ladies and men, wanting hair removal can choose between painless permanent hair removal using Anthelia IPL or waxing.

I really love working with ladies who want to improve their skin health and offer a wide range of facials and specialist treatments. I recommend clients begin any series of treatments with a photographic skin analysis because it shows us what is happening under the skin and guides treatment recommendations.

Popular specialist treatments include; dermaplaning to remove peach fuzz, microdermabrasion and medi-peels to smooth and brighten, LED light therapy to treat fine lines, pigmentation and several other skin conditions. Radio frequency and electrophoresis facials to turbo charge the effectiveness of masks and serums, micro needling to improve skin health and firmness, IPL skin rejuvenation, and plamere fibroblast for non surgical skin tightening.

Study shows these hobbies can increase IQ

Of the hobbies studied, learning a new instrument proves to be the hobby which increases IQ the most.

In second place, knitting improved participants’ IQ by 9.68 percent. Exercising and reading rank third and fourth respectively. However, volunteers in the category ‘joining an online gaming group’ commenced with the highest average IQ (104 to 109).

IQ tests are a tool to measure a range of cognitive reasoning skills such as problem-solving and logic. According to VeryWellMind, an average IQ test score is around 100, with different countries around the world varying between 59 and 108.

In first place is learning a new instrument with an IQ score increase of 9.71% with volunteers’ IQ before the study averaging 103 and averaging 113 after the study.

DIYS.com reveals that the most popular instrument to pick up was the guitar with 31 percent of participants favouring it.

Knitting takes second place with an increase of 9.68 percent with average IQ scores of 93 before and 102 after the six-month period. Not only is knitting a stress-reducing activity but it also engages cognitive stimulation.

Exercising ranks third with an IQ amelioration of 7.37 percent (95-102).

Playing sports and exercising is a popular activity to increase happiness via the release of chemicals known as endorphins, in addition to dopamine, norepinephrine, and serotonin.

According to Harvard Medical School, people who exercise have a larger brain volume in the memory and control-thinking areas.

Following in fourth place is reading as volunteers responded to a 7.07 percent IQ score increase. Participants were asked to read a new book every week and subsequently showed an average IQ increase score from 99 to 106.

Not only does reading improve vocabulary range, but it can also develop analytical and critical thinking as the constant stimulation trains the brain to problem-solve. Moreover, participants in the study commented that they felt more relaxed after a few weeks.

Meditating takes fifth place with an IQ improvement of 6.38 percent (94100). Pilates (23 percent), yoga (21 percent) and mindful breathing (17 percent) were the most popular practices.

With constant distractions, meditation exercises our attention spans with evidence suggesting that long-term meditators are shown to have faster reaction times.

Plumbing SuppliesOakleys

As the South Island housing market steadily grows, Oakleys Plumbing Supplies maintains its market position with a roll out of new showrooms.

There have been several significant events in the South Island in past years that have shaped the construction industry and the housing market into what it is today. The Christchurch and Kaikōura earthquakes, Auckland’s increasing costs of living and the Covid pandemic have all provided opportunities to rebuild, modernise and invest in the South Island.

At the forefront of any building project is an emphasis on the most functional spaces: bathrooms. They are a place of relaxation and escape, a place to pamper oneself and revitalise and are being paid increased attention during design phases.

Oakleys Plumbing Supplies’ four showrooms are sharing in the current building boom. Oakleys’ consultant’s report that customers are not shy about achieving the best results they can, with the demand for top-quality bathroomware and plumbing systems higher than ever. People are not only building for function, there is an aspect of comfort and pride in their projects, too.

As a result, the Oakleys Group is in the midst of a showroom rejuvenation programme. Both Nelson and Cromwell stores have their state of the art showrooms open with Dunedin’s renovation currently in design and Christchurch’s to follow.

Designed by award-winning designer Davinia Sutton, the showrooms introduce a standard rarely seen in New Zealand showrooms before.

The Nelson showroom has nine concept bathrooms, ranging from ultra contemporary to ornate English styling, catering to the region’s new home boom and traditional villas of yesteryear. There is a powder room with gold accented tapware, a wellness spa and a European

suite. There are ensuites and family bathrooms which are realistically the size and scope of most people’s bathrooms, a working kitchen and wet area where customers can test products.

Visitors to the Cromwell showroom reference the calming and peaceful nature of the space. The layout includes six concept bathrooms designed to introduce both classic and current looks that compliment Central Otago architecture. Working shower displays demonstrate the luxury of overhead showers and body jets.

Both showrooms have extensive tapware displays, including from top German manufacturer Hansgrohe, and the Danish designed Vola range, the latter of which is sold exclusively via Oakleys in the South Island.

Designed by award-winning designer Davinia Sutton, the showrooms introduce a standard rarely seen in New Zealand showrooms before.

Davina has created the concept bathrooms with the company’s amazing product lines and teamed them with impressive lighting, and beautiful tile, wallpaper and paint choices to showcase exactly what is achievable in today’s bathroom design world.

Oakleys’ dedication to design, workmanship and service has been evident since the company was established in 1875. When Henry Oakley and John Morgan Taylor founded Taylor & Oakley Plumbers Iron and Tinplate Workers, Gasfitters and Bellringers, Christchurch was a newly established city and their products were the preferred fittings by reputable plumbers. Now 145 years later the company proudly maintains its locally owned and operated status with the owner of each branch found on the shop floor every day. This dedication to locals helping locals is at the forefront of the exceptional Oakleys’ service.

Supporting families

It’s hard to believe that we’re halfway through the year already. It’s been a busy first half of 2022, so I wanted to take a moment to highlight some of the key initiatives we’ve rolled out to support people here in Banks Peninsula and to back our local businesses.

One of the biggest pieces of work has been Budget 2022, which has provided support for households facing cost of living pressures and set out the next steps in our economic plan.

At the heart of this is a new temporary payment for more than two million people to help Kiwis to help with the increasing cost of living. This sits alongside our existing Winter Energy Payment, which helps more households keep warm, with less financial stress. And that goes on top of the changes which came into effect in April for seniors, which saw single people’s Superannuation payments lift by $52 a fortnight, with payments increasing by $80 a fortnight for couples.

We’re tackling transport costs, by extending our fuel tax cut, reduced road user charges and half price public transport for further two months, and making half price public transport permanent for Community Service Card holders. We’ve also taken action to increase competition in our supermarkets, and ensure Kiwis are paying a fair price at the checkout.

This year has seen countries around the world facing rising inflation and increased fuel costs, and New Zealand has felt that too. Because of our Government’s strong economic management, we’ve been able to provide even further support to help Kiwis through this tough period. We know it won’t solve everything, but the steps we are taking are helping to ease the pressure.

As always, if my team or I can help you in anyway, or if you’d like to raise an issue that’s affecting our community, please do get in touch. We’re here to help.

You can reach me and the team at Tracey.McLellanMP@parliament.govt.nz, on 03 376 4512, or by popping in to our office at 642 Ferry Road, Woolston. In the meantime, I hope you stay safe, healthy and warm.

Why settling in Selwyn makes sense

The Selwyn district is becoming an increasingly popular place for all ages, with much to offer older residents.

With the lowest crime rate in the country and its supportive and welcoming community with a traditional rural attitude of looking out for one another, the district is becoming a more popular spot for people retiring away from the big cities.

The country’s fastest growing district, the district boasts affordable land and house packages for all types of living, new high quality community facilities and a great location on the edge of Christchurch city and the Arthur’s Pass National Park.

Selwyn has a high rate of volunteering with a huge number of groups and services to get involved in or providing support to residents.

The Council’s annual SWELL ageing well expo attracts over 200 clubs, groups and support services serving older residents.

Selwyn’s four libraries in its main towns of Rolleston, Lincoln, Leeston and Darfield, also offer an array of clubs and programmes for older people including drop-in technology support days, craft and chat groups.

Its newest library, housed in Te Ara Ātea, a community space built in the new Rolleston Town Centre, features a museum experience along with space for arts, drama, crafts and community groups, and will sit alongside the innovative sensory experience with gardens and quiet green spaces.

The district has a rapidly growing number of retirement villages and aged care units in Rolleston, Lincoln, Prebbleton, Leeston, and Darfield with a variety of levels of service and support to suit people’s needs.

Support groups offer in-home care and three community groups offer transport to those who need.

The district is well serviced with health services and the Selwyn Health Hub in Rolleston, which has expanded the health services offered in the district, providing an additional general practice and community health services.

Selwyn boasts great attractions for people who want to keep active with thriving farmers markets and a large number of parks, reserves, campgrounds, cycle and walking trails.

It has four event and community centres that run group fitness classes tailored to older users, along with the Selwyn Aquatic Centre, which offers hydro health and aqua fitness classes for all ages and fitness abilities and has been extended with a second 25 metre pool.

Across the road the new Selwyn Sports Centre is due to open in May adding eight indoor sports courts and a 240 metre indoor walking track.

They all want to share their view on ‘the market’ – ‘It’s going up’, ‘It’s going down’, ‘Auctions are the way’, ‘Nobody showed up at the open homes’, ‘It’s the banks fault’, ‘Interest rates are soaring’, ‘Blame the developers’. But more importantly, who do you listen to?

“Mike went above and beyond expectations when helping to sell my property. There was a lot of work to be done on the property prior to sale. He gave great support on recommending what was required, and, as I do not live in Christchurch, helping me to access contractors and ensuring that the work was completed to a good standard. Sharing your space with others

Whether you live in a residential suburb or in a complex with retired people, sharing space with cars and pedestrians will always be a challenge. Everyone has an opinion about who has the right of way in a village setting. The ultimate conflict is between people who believe pedestrians have priority or people who believe cars have preference. What do you think?

When we regard the access road to our unit/home as a driveway, we immediately consider pedestrians (including people in wheelchairs or other mobility devices) and pets as vulnerable. You would not drive at a faster speed than 5-10km/h. This principle applies to mobility scooters and electric wheelchairs. Any heavy moving object poses a risk to people and pets.

Exiting your property on a busy street

“I live on a busy road and find it hard to safely get out of my driveway due to the high traffic volume”. Does this sound like you? There are a few things you could consider. Reversing will always be more demanding than driving forward. Unless you have space inside your property to turn around, you will have to back out at some point.

It is difficult to back out onto the road when your visibility is limited. It is better/safer to reverse into your garage or driveway when you can see what is out on the road or footpath. This way, you allow other road users to see your intentions and react. It will take a bit of practice, but it will pay off.

Stop and signal, as you would do when you parallel park. Check that the road and footpath are clear. Proceed carefully to reverse into your garage or driveway. At first, it will take a bit longer, but as you do it repeatedly, you will master it in less time.

Keep the sides of your garage clear of objects to give you a bit of room.

Before driving forward, remember to toot briefly to warn pedestrians of your intentions. You have to give way to them.

you give it a go? It may not be for you, so do it the way you feel comfortable doing it.

Looking to list your property? Here’s how to get started

It’s been a market of supply outweighing demand for several months, but as we enter spring, activity is expected to pick up — including the usual spring flurry of listings.

Typically, spring is seen as an ideal time to bring a property to market — particularly as many people look to make their buying plans this side of Christmas. Here’s what to think about as you look to list your property.

As we head into the warmer months, the market cycle tends to see more listings and an increase in buyer demand.

It is important to find a real estate professional who can deliver a standout marketing campaign, advise you on key steps for getting your property ready to list, and who will tell you what you need to know throughout the selling process.

Research is key

Using a real estate salesperson can result in a more effective sale than selling privately. They will handle the details of the marketing and sales process, the cut and thrust of the negotiation or auction, and you can rest assured that you’re protected throughout the process by their expertise and requirements under the Real Estate Agents Act.

To find the right person for you, ask around; talk to family, friends and neighbours and see if they have any recommendations on real estate salespeople they have previously used and whom they had a good experience with.

It’s also fundamental to understand where the market is today before you head into the selling process. Doing some of your own research is vital however, you can rely on your salesperson to bring expertise.

Salespeople have the time, access to the latest data and market information, and to advise on exactly what is happening in your market for your type of property. Having honest conversations with your real estate salesperson will enable you to understand the current market and the best approach for selling your home.

Honesty is the best policy

A real estate professional will help to manage your price expectations with the latest statistics, their knowledge of the current market, the local area, what properties are attracting the most attention and why, the current levels of attendance at open homes, and more.

They should also explain what they will do behind the scenes to ensure the best possible outcome for you.

They can advise you on the best way to present your property for sale including aspects such as required maintenance, tidying up of gardens, decluttering, or home-staging.

With these factors come costs, and your real estate professional should ensure you are aware of the aspects you may need to invest in when selling

your home so there are no surprises, and so you can factor this into your budget.

Look for a salesperson who can demonstrate knowledge of your local area and community, ideally with a network of potential buyers, as this can help ensure your property is best positioned and marketed to the right people.

Make sure you understand what a salesperson’s commission fee is. While fees do vary by agency, our advice is that choosing a salesperson on commission alone could lead to losing a significant amount of money by achieving a lower price for the property.

The Real Estate of Institute of New Zealand (REINZ) is a champion for a world-class real estate profession delivering the best possible real estate services to New Zealanders.

Choosing a REINZ real estate professional member means you are choosing someone who is supported to excel in the profession, and are trusted, skilled professionals, supported by high-quality education, advice, and uphold the best standards of practice.

Mike is passionate about being a great ambassador of the profession; doing exactly what he says and delivering more to his clients, the market and local community. Mike is not just the nice guy who will look after you, he gets the job done.

When asked how he measures success, Mike said: “When someone tells someone else to use your service, then you know you have succeeded.” Indeed, Mike delivers a level of service and amazing results that delight his clients, resulting in referrals, repeat business and in glowing testimonials:

“Mike recently helped us with the sale of our house. Our sale was a bit out the ordinary and had a lockdown in the middle, but Mike helped us work through the process. Great communication right the way through. Highly recommend Mike and the team at One Agency.”

“Mike went above and beyond expectations when helping to sell my property. There was a lot of work to be done on the property prior to sale. He gave great support on recommending what was required, and, as I do not live in Christchurch, helping me to access contractors and ensuring that the work was completed to a good standard. When the property went on the market, it was sold quickly. Mikes communication and professionalism were superb throughout, and his knowledge helped me to get the best possible outcome. I would highly recommend Mike to anyone!”

Mike’s concern for others, and his compassion and deep commitment to making a difference, drive him every day. With a foundation of integrity, honesty, value and results, Mike is an innovator who can apply information, imagination and initiative to generate new ideas and derive greater value.

Duncan McGregor

“After over a year on my own searching for a home to purchase I walked into Harcourts Merivale explaining to the receptionist I needed someone to help, someone that will be open to working with me a little different from the norm. That is when the receptionist introduced me to Duncan McGregor.

The fact that I am legally blind and was no longer able to drive to get myself to viewings did not even phase Duncan. He respectfully listened and took time to understand my needs. For six months, Duncan picked me up

from either work during the week, or my home during the weekend, driving me to many viewing appointments and open homes.

Duncan was my eyes and showed me everything I could not actually see with my eyes.

Without any input from me Duncan just seemed to understand that the glare was too much or the light was too dull and could see that I was struggling so would offer his arm to guide me and keep me safe.

Going above and beyond to understand client needs, delivering an exceptional professional service, exceeding expectations to ensure client satisfaction, being honest, reliable, trustworthy and remaining loyally committed to the cause has been my experience with Duncan and why I would recommend Harcourts.”

Turning dreamsinto realities

Many Kiwis approaching retirement share a common dream – downsize to a home which requires less maintenance, free up some capital, and spend your time (and money) reaping the rewards of a life’s hard work.

And, when it comes to turning that vision into a reality, no one’s better placed to help than the appropriately named ‘Dream Team’!

The Dream Team is made up of three experienced and accomplished real estate professionals – Debbie Pettigrew, Sally McMillan and Carol Le Beau. Between them they bring a breadth of skills and a wealth of knowledge which has been proven time and time again to deliver lifechanging results.

Debbie embarked on her career in real estate more than a decade ago. Since then, she’s earned a reputation as one of the region’s leading agents, consistently ranking amongst Harcourts Grenadier’s Top 10, and winning the Top Sales Consultant award for the Beckenham office on numerous occasions.

She’s joined on the team by Sally, a licensed real estate agent whose background in high-level customer service roles helped hone her exceptional people skills. Hard-working and detail-orientated, Sally’s empathetic approach helps her build strong relationships with her clients and develop tailored strategies designed to embrace their unique needs.

Then there’s Carol Le Beau, who keeps the wheels in motion behind the scenes. Drawing on more than 25 years of real estate and customer service experience, Carol ensures every ‘i’ is dotted and every ‘t’ is crossed from a logistical perspective.

Between them, the three women deliver a blend of creative thinking, marketing nous and systematic excellence which is perfect for those aiming to downsize their homes, cash-in their investment property portfolios and embark on the next exciting chapter in their lives.

If that’s the journey you’re on with real estate at the moment, don’t hesitate to contact the Dream Team for a casual chat and a no-obligation market appraisal.

As a trusted real estate consultant, I understand that selling and/or buying a home is complex and deeply personal.

There is also a lot at stake financially and personally. This perspective of the process and the responsibility I feel to my clients is what drives me to be the best. I want to make sure you feel supported and that you always know you have someone you can trust and rely on by your side.

When I’m not making home ownership dreams come true for my clients, I enjoy my voluntary involvement with multiple community organisations helping sports clubs and individuals with their fundraising and administration needs. As part of my voluntary work spanning nearly two decades, I have been running weekly bingo nights as a fundraiser for my sports club. The satisfaction this voluntary work has given me personally was what lead me to my career in real estate.

Telfer Skates Roofi n g

Since 2020, Telfer Skates Roofing has strived to bring customers trusted sheet metal roofing solutions. Based in Christchurch, Telfer Skates Roofing offers a variety of options for your roofing needs.

There are many options when considering a metal roof. There are also several different types of metal that can be used in roofing. Copper is as long-lasting metal and is 100% recyclable. However, due to its softer nature, it can be easily damaged especially in hail prone regions. It can also expand and contract with changes in temperature. Aluminium can be used in costal climates due to its resistance to salt corrosion. However, it is more expensive and is thus used in thinner sheets than something like steel.

Steel roofing, on the other hand, is a commonly used and very popular roofing metal. It’s the least expensive of other metals such as copper and aluminium and is available at larger amounts. Due to these factors, steel is the primary solution for both commercial and residential projects – a trend set to continue well into the future of roofing. It’s a highly flexible option and a green solution being highly recyclable. It’s also one of the hardest metal options and can therefor be used in most weather environments.

Within steel roofing, there are many options. Corrugate is a cost effective and versatile choice and can be bullnose curved. Corrugate can be oriented both vertically and horizontally. It’s also a long-lasting option with the average lifespan of a corrugated metal roof being around 30 to 45 years. With the proper maintenance, they can even last beyond their manufacturerestimated lifespan.

For all your sheet steel roofing needs, don’t hesitate to contact Telfer Skates Roofing. You can get hold of Brook Skates on 027 279 4799 or brook@tsroofing.nz

Unlocking Build to Rent housing

The Property Council, whose members are some of New Zealand’s largest property developers, owners and investors, has come out in support of the government’s Build to Rent tax exemption boost.

Property Council New Zealand chief executive, Leonie Freeman, says the initiative could mark a key turning point towards unlocking the potential of Build to Rent.

“Our members share the government’s view that enabling Build to Rent will provide warm, dry rental homes that offer Kiwis long-term security of tenure.

“It is encouraging to see that the government has listened to our sector and acknowledged Build to Rent as a unique property asset class.

“The government’s announcement is a major step towards boosting New Zealand’s emerging Build to Rent sector.

“Build to Rent will transform the experience of renting in New Zealand.

“Property Council research shows that our members stand poised to deliver over 25,000 Build to Rent homes in the next decade, with the right policy settings.

“Build to Rent refers to multi-unit residential developments, typically located in city centres within walking distance of key transport links.

“These developments are professionally managed, with brilliant amenities available onsite, offering residents bespoke lifestyle options for as long as they want to stay.

“By enabling Build to Rent, the property sector will be able to deliver thousands of new high-quality, high-density rental houses, supporting New Zealand’s urban intensification and climate ambitions.

“Kiwis will hopefully soon have many choices to access to a warm, dry and climate friendly Build to Rent home.

“Over the past 18 months, the Property Council has been working closely with the government to highlight the untapped potential of Build to Rent and explain the legislative actions required to enable it.

“As part of this, we have collaboratively resolved the unintended consequences of last year’s interest deductibility changes.

“While the announcement has been a fantastic step in the right direction, there are a few remaining speedbumps to truly unlock the concept.

“For Build to Rent to flourish, access to large institutional investment via the overseas investment act and commercial depreciation is also required.

“The Property Council looks forward to continuing our engagement with the government to support the roll out of the world’s fastest growing residential sector in Aotearoa.”

Christchurch: Observations on the market

Property prices continue to soar in Christchurch whilst the begining to drop throughout the rest of New Zealand.

However, despite the rising property prices, housing in Christchurch remains relatively affordable, particularly when you compare it to Auckland and Wellington.

Insights into the Christchurch rental market

Rent prices on the rise

Rents are on the rise in Christchurch, increasing by 9.5% in the past 10 months. This takes the median rent to $520 per week. This increase is primarily due to supply being limited. Demand for rental properties seems to be largely due to an influx of people moving to Christchurch from elsewhere in the country.

Out of town interest

The affordability of housing in Christchurch is attracting investors from all over New Zealand. In Sharon’s experience, there has been a spike in out of towners enquiring about new builds and properties currently under construction. As it stands, Christchurch is offering great value for money, particularly when you compare it to other cities in New Zealand. However, as local property prices continue to rise, this may not be the case for very long.

New builds proving popular

When the Government announced the extension of the Bright-line property rule to 10 years, they made exemption for new builds. The bright line on new builds is only 5 years, this could be seen to be influencing investor activity. However, in Sharon’s experience property investors are aware that investing in real estate is a long term business and are looking to own property for longer than 10 years. Therefore, investors would not necessarily benefit from this exemption. Sharon believes new builds are an attractive option for investors based on Healthy Homes compliance and the minimal maintenance required.

There are also tax deductibility benefits along with higher borrowing levels which support the purchasing of new builds.

We have also experienced an increase in prospective tenants looking to rent new builds, particularly rentals suited for families and young professionals.

Growing demand for older homes

Some of the older established homes in Christchurch are delivering good returns on investment. We note that the older homes around the city are starting to see larger rent adjustments. This is the case in some of Christchurch’s popular school zones, including, Burnside, Russley, Riccarton, and also, Woolston and Waltham and Avonside. It is important to understand the rental demand and set an appropriate rental price in order to maximise your returns and achieve your investment goals.

As it stands, Christchurch is offering great value for money, particularly when you compare it to other cities in New Zealand.

Consider how best to manage your investment property

In recent years, a plethora of legislation has been introduced, changing how rental properties can be managed. The landscape is changing rapidly, and it can be particularly challenging to navigate these changes for first-time investors. Engaging professional property manager ensures that you will stay on top of evolving legislation and keep your rental property compliant with the necessary requirements.

Hiring a property manager also ensures you are aware of the rental value of your property. A property manager will carry out a rental appraisal which will inform you of the market value and help you strike a good balance between maximising your returns and still retaining the best tenants.

Please feel free to contact Sharon on 027 3550 359 for a chat about any Christchurch investment questions you may have.

The best in property management

With over 20 years of experience in property management, Fiona Morland has created a business model that works. Under the business name “My Property Manager”, Fiona has made sure that knowledge of the property owners, tenants and properties she’s working with are at the core of her business. “Interaction with all three areas is vital to providing property owners service,” she says.

She believes that accountability and transparency are what people are looking for. “This is backed up by accurate systems, easy to understand statements, informative property inspection reports and a solid knowledge of the industry,” says Fiona.

Fiona’s vision is to manage a small, well-organised portfolio that provides fantastic customer service that removes work and stress from the property owner’s life. She makes this vision a reality by covering every aspect of the job and not delegating any part to someone unfamiliar with the property or tenants.

There are several core aspects to the business model. Tenant selection ensures property owners aren’t saddled with unfit tenants. Property inspection and maintenance ensure that properties are kept in excellent condition. Fiona also deals with rent collection and payments in a stress-free manner. Training and knowledge are a massive part of the business and Fiona has a thorough understanding of the Tenancy Law and best practices in the Tenancy Tribunal.

Technology is a big part of running My Property Manager as Fiona understands that technology is increasing in every part of our lives. She also provides useful resources for property owners. Fiona has no hidden fees. “The free structure is straightforward. 8% plus GST on all rent collected. There are no inspection fees, credit check fees, maintenance charges or set up costs,” she explains.

Fiona doesn’t just focus on the property owner either. She understands that tenants are essential too. “When renting through me, you can expect the same level of service the property owners receive because a happy tenant is also a priority,” she says.

My Property Manager will assist in the viewing and application process a prospective tenant must go through. During the tenancy, a property inspection will be completed around six weeks after a new tenant moves in. Fiona will manage all maintenance needs. At the end of the tenancy, Fiona will complete a final inspection and complete bond repayments and more.

When renting through me, you can expect the same level of service the property owners receive because a happy tenant is also a priority.

Fiona is focused on service and lifestyle so you can be assured as either a property owner or tenant that your needs will be met to a high standard.

With two decades of practical experience, knowledge and training within the property management industry, you can be sure she will be providing the latest information, skills and care. She’s also backed up by her solid client feedback. She’s maintained client relationships for over 20 years who have found her thoroughly reliable and trustworthy. She’s met the needs of property managers, kept them informed and manages properties with great professionalism. So, for the best in property management, get hold of Fiona at My Property Manager.

I don’t want a fuss

Shortly after I began in this role I spoke to my parents about their wishes for a funeral.

“I don’t want a fuss,” said my mum. “And it’s so expensive,” dad added.

It’s a common refrain and as a newcomer to the industry was one I was initially challenged to respond to. But over the last few months I’ve come to understand why some kind of farewell is essential to those of us left behind.

Some of the early healing can help when you’re preparing for a funeral

Going through old photos and reminiscing and sharing stories can be a powerful way to remember the significance of the life of your loved one. There will be laughter as well as tears and it can be an important bonding time for your family.

An ‘event’ helps a family move through the grief process

The funeral ‘event’ can help you begin to acknowledge the reality that someone in your life has died. Grief is a biological reaction, and it can be externalised though the event –something that will help with your immediate and future mental wellbeing.

Funerals help us recall and remember – and even learn about a loved one

How many times have you sat through a funeral eulogy and realised you didn’t know a certain fact about someone? Sharing unique memories and stories helps provide support to all those who attend.

They can involve people near and far

Many funeral homes now offer livestreaming of services reducing the cost and burden on physically attending.

Traditional, scripted services are no longer the norm

Modern funerals are personalised and can encompass whatever a family needs to help them farewell their loved one in a meaningful way. Venues these days, for instance, range from churches and chapels to sports clubs, theatres, or the local club. And families are encouraged to add their own touches and tributes – both to save money but to also make it meaningful for them.

Your needs are just as important as those of the person who died

Finally, people often think they must ‘respect a person’s wishes’. But what about your own? You’re the one left behind so it’s important for you and your own wellbeing that you get that chance to say goodbye, and to have support around you.

If you genuinely fear disrespecting their wishes, have ‘that’ conversation. It doesn’t have to be morbid or difficult – after all you’ll be talking to the person you love most, and they’ll understand you will need help to carry on without them.

Luckily, my parents were already planning to use a Funeral Directors Association member so I don’t have to have that conversation. But with my new found knowledge I’ve also been able to talk to them about what I need from the funeral itself. And at least a little bit of fuss is what’s right for me.

The Woman’s Touch

Throughout human history and across all cultures, the work of tending to the dead has been performed almost exclusively by women.

At Aoraki Funeral Services, we recognise and respect the important role women have traditionally played in death rituals. Our predominantly female staff take great care in continuing this sacred tradition.

Your loved one is treated tenderly after death by our fully qualified embalmers, who just happen to all be women. We value professional qualifications in an industry that is often woefully short of qualified people, and we’re committed to ongoing training and professional development for all of our staff members, across all areas of our industry.

Why do we place so much importance on qualifications? We believe that loved ones placed in our care should be looked after by people who are competent to do so and holding the appropriate qualifications ensures this is the case.

Our Funeral Directors, all women, support our families as if they are our own, gently guiding them through what can sometimes be a tumultuous time. They offer kindness, strength and experience in equal measure. They also adhere to our strict Code of Ethics.

Our female cosmeticians and hairdressers ensure your loved one looks natural and restful. They provide the kind and gentle woman’s touch and the attention to detail that we are known for, presenting their hair as it always was, parted on the correct side, or curled just as they liked it and when applicable, their lipstick and nail polish perfectly applied.

At Aoraki Funeral Services, everything we do is directed towards ensuring your final memories of your loved one are pleasant and restful. The woman’s touch helps.

What’s it like to pre-plan your funeral?

Planning your funeral can be part of a gentle process of putting your affairs in order. It can create peace of mind for you, and certainty for those you love, because they know how you wish them to celebrate your life after you are gone.

Our staff and funeral directors are empathetic, professional and prioritise giving you, your family and loved ones the most comfortable respectful experience as possible. We aim for the most seamless and meaningful process to take the stress out of an often trying time.

We’ll make it happen with the honesty, warmth, and personal service that the people of Christchurch Ōtautahi have trusted for 135+ years.

Celebrate your life, your way

The team at John Rhind Funeral Directors offer a free funeral planning service. We can visit your home for a relaxed conversation, and help you plan a ceremony that reflects your life, your values, and the people you love.

Your plans can be as simple or as detailed as you like, and we record your wishes so you can change your arrangements any time you wish. Everybody is different and unique and we really feel that one’s funeral should reflect this very sentiment.

We’re here to deliver with the traditions of dignity, respect, and service that are the hallmark of our dedicated team.

We serve the people of Canterbury from our two locations in Christchurch and Kaiapoi.

Start important conversations

Once you’ve made your funeral plans it’s a good idea to talk with the people important to you about your wishes. This can start beautiful conversations about your life. Sharing your life story is a precious gift to your family and to yourself.

By talking about your life, we can celebrate the joyful moments, forgive ourselves any regrets, and come to terms with how we’ve lived. Taking time to talk brings peace and closeness.

Spare your family worry about arrangements and costs

Paying for your funeral in advance can help spare your family worry about arrangements and costs. It also helps protect your pension.

Prepaid funerals up to $10,000 are excluded from asset testing when assessing your eligibility for subsidies for residential care. Your prepayment will be held safe in the Funeral Trust administered by The Funeral Directors Association of New Zealand, giving you piece of mind that we are upholding the standards consistent of the national level.

We’ve updated our website with helpful resources to help you pre-plan your funeral. Visit johnrhind.co.nz and take a look at the pre-planning section.

If you’d like to plan your funeral, the team at John Rhind are here to guide you through your choices. Call 03 379 9920 or emailstaff@johnrhind.co.nz
