Collaboration is the cornerstone of our process and the key to developing your vision.

When designing a new building or working on a renovation, there are multiple key players and moving parts. If the architect, the contractor, and the client aren’t working in unison towards the same vision, it is easy for the project to get off track.

At KDG, we work with you to understand your vision. We then work directly with the contractors to align our designs and their building process with your vision and budget. This collaborative approach is designed to ensure that there are no surprises, and you get the building or home of your dreams.

The Value of a Proven Process

At KDG, we strive for more than designing innovative projects – we are committed to partnering with our customers beyond a proposed project. Before we begin our design services, we conduct Process Design meetings with your key stakeholders to better understand the multifaceted requirements of your project.

As part of “Process Design,” our teams meet with the key individuals on the project to establish guidelines and expectations right from the beginning. This ensures open communication and awareness as we review the stepby-step design process that links all architecture/ engineering (A/E) and general contractor/ construction (GC) services together. Designing and building a project, especially one involving a new building, renovation or site development, is a complicated process, but by approaching it with deliberation and effective management, we know the result is a successful project.

Our Design & Construction Process

STEP 1: IDEA GENERATION

By meeting with your stakeholders, we establish objectives and expectations for your project. This vital macro-level planning creates an open dialogue between our team and yours. Ultimately, we define a list of specific parameters for your vision, allowing the project to proceed with confidence.

STEP 2: PRE-DESIGN DEFINITION

This step refines your conceptual goals into definitive data. Through focused meetings with specific user groups, we help you define program requirements, overall project schedule, and construction budgets. To enhance project documents, our design team will confirm requirements for zoning/ building code and conduct engineering investigation of site conditions.

STEP 3: SCHEMATIC DESIGN

During this step, our design team integrates a variety of services to create the baseline documentation to complete the construction documents. We continue working with you to meet goals and objectives established in Step 1 and refine them as needed to begin cost estimation.

STEP 4: DESIGN DEVELOPMENT

Using Step 3 documentation, our architectural/engineering (A/E) design team further refines your specifications. Working closely with you to meet your scheduling and financial expectations, we provide a preliminary construction cost estimate.

STEP 5: CONSTRUCTION DOCUMENTS

With your approval of the documents in Step 4, we refine the design documents for building permit submission, final contractor bidding, and integrated site and building construction documents. At your request, our A/E team can work with your selected builder to include “value-engineering services,” reducing overall construction costs and fostering design team/builder rapport and coordination.

STEP 6: CONSTRUCTION ADMINISTRATION

We observe the construction process and confirm compliance with the construction documents. We also review your contractor’s shop drawings, monitor the project schedule and work quality, and review/approve contractor pay requests. Finally, we’ll observe project close-out procedures, ensuring your process runs smoothly until you move into your new building.
