EARTH CARE MIXED-USE BUILDING: CITYSCAPE CONDOMINIUM

The Earth Care mixed-use building project concerns architectural sustainability, incorporating environmentally friendly and sustainable practices. The objective is to design a sustainable mixed-use high-rise building in the assigned 2 plots in Yanawa district, Bangkok. The project focuses on the residential design and the proposed sustainable design integrated into the building promoting the health and well-being of the residents.

There are the following constraints regarding the regulations of the land plots. Where there must be a 6m setback around the plots and a 15m setback from the Rama III road that must be followed.

UNIT INTERIOR SPACE

The private space of the room unit is intended for exclusive use by the occupants to provide a comfortable private living space.

High-End Interior Finishes:

The interior finishes of ultra-luxury condos are crafted with meticulous attention to detail, using the finest materials, premium fixtures, and luxurious features. High-end finishes, such as marble, exotic woods, and custom-made elements, create an opulent and sophisticated living environment.

ROOFTOP GARDEN

A shared balcony is considered a public space that is accessible to the neighbor unit. It is designed to provide an outdoor space for socializing, relaxing, and enjoying the view. This encourages social interaction.

Sustainable Luxury & Social Space:

As sustainability becomes increasingly important, The building is incorporated with environmentally friendly and energy-efficient features, such as green building materials, and sustainable amenities like green roof gardens and terraces where the residents can enjoy the views and socialize with other neighbors.

CITY CONTEXT & GREEN AREAS OF THE AREA

The 2 plots of the building are located in the Yanawa district at Rama III. In the area. Based on the site context, the site is surrounded by low-rise buildings and 3 highrise buildings which are: The Pano, SV City, and the King Bridge next to the site. it is also located near the Rama III bridge and the Chao Phraya River. Moreover, there are several large green areas, but not all of these green areas are accessible to the public.

Based on the map diagram, Yanawa district along Rama III road is a residential area for office workers since there are several offices in the area and the nearby area such as Sathorn.

CITY VIEWPOINTS

The major views from the site location are the Rama Bridge, the Chao Phraya River, and the view of the cityscape. This district is mostly surrounded by high-rise buildings, which can obstruct of sight to the view, especially the King Bridge tower building that is located next to the site that blocks the side view of the building to the Rama III Bridge.

According to the grasshopper view analysis of the building design, the design of the building provides every unit's viewpoints. The building has the most advantageous views of the Chao Phraya River and the Rama Bridge, as well as the cityscape view.

According to the site context analysis, there is a large number of offices in the area. The location is also where high-class people reside and work so there is a higher standard of living here in the Yanawa district. Therefore, the target users will be office workers, the new rich singles, and couples, who aim to have a business of their own, grow their families, and live in a place where it signifies the health and well-being of the residents.

The buildings' programs are divided into public and private areas. The residence will be in a secluded area that is on a rear plot that is more reserved for the occupants. While the public area is where the retail and office spaces are located. Based on the target users, the programs of the building on the public plot consist of a mixed-use of office and the supporting program as the retail with underground automatic parking. While, the private plot is where the residential building is located with amenities, residential units, and automatic underground parking.

MARKET ANALYSIS

CONCEPT

The property is situated in the Yanawa district’s business focus area, where many people work in offices and spend most of their hours in the office. Office workers may experience stress and anxiety due to their crowded urban lifestyle. Hence, maintaining a good life balance is crucial, and the design of the View Ville is beneficial to aid the people. The View Ville was created as a natural refuge where people may live in harmony with their surroundings. There are easily accessible outdoor areas, they are naturally integrated into the structure, and there is a lot of open space and natural light, much as in a local village. These three items will enable users to unwind and prevent feeling crowded.

The site plan shows that the residential building is located in a secluded area that is on a rear plot that is more reserved for the occupants. Moreover, there is a park and a garden located in front of the office building that serves as use for the public, where it is designed for people to gather and spend time together and enjoy nature. The green space consists of ponds, trees, flowers, and sitting areas, where there are several activities that people can enjoy doing in the space, such as picnics, leisure walks, board games and other passive activities that the users can do.

GROUND FLOOR PLAN

The ground floor plan shows the flow of the traffic, pedestrian sidewalks, and the entrances of the buildings. As well as the flow of people in the buildings through the programs.

Office & Retail Building

The car drop-off is in front of the building. The plan shows how the users enter the building through the 3 entrances of the office & retail building. The users can also enter the site by walking on the pedestrian walkway through the park. The ground floor of the office and retail building consists of the information desk, Lounge area, retail spaces, and service area on the left side.

Moreover, cars can be parked through the 2 turn tables of the automatic parking located on the left side of the building.

Residential Building

The car drop-off of the residential building is in front and the cars can be parked at the automatic parking at the right side of the building. There is a waiting lounge where the users can wait for their cars. The building consists of a Lobby area, Retail Spaces, a Mail office, a Service room, a Judistic office, and a mechanical room. electrical room, and service area. The elevators are located near the lobby.

The 1st and 2nd floors of the building retail spaces have a total of 13 retail spaces with bathrooms and a service area, while the 3rd to 6th floor is where the offices are located. The office level has 3 meeting rooms, a pantry, a co-working space, a service area, and an open-plan office.

Automatic Parking System

The parking lot is an automatic parking system that takes place on the underground level with a capacity of 264 spaces for the residential building, while the office and the retail building have 60 parking spaces. The cars are led underground by the car elevators.

Residential Building (1st- 36th-floor plan)

Floor levels 1-2, 13-14, and 25-26 of the building consist of a 2-bedroom unit and 5-loft units. While floor levels 3 - 10, 13 - 22, and 25 - 34 have 5 1-bedroom units, 3 2bedroom units, and a 3-bedroom unit.

Moreover, the amenity levels are in each segment of the building. Floor levels 11th and 23rd consist of a club lounge, conference rooms, study rooms, a library, and a rooftop botanical garden. While on the 35th plan, there is a gymnasium, yoga studio, Spa, mini bar by the swimming pool, locker room, sauna room, and a meditation garden.

ELEVATIONS

The material of the exterior envelope of the building is a bouble-glazed low energy facade. It is designed to minimize heat transfer, improve insulation, and reduce energy consumption in buildings. Curtains can be used as an additional layer of interior window treatment. It can provide privacy and control the amount of natural light entering the interior space, and also provide thermal insulation from heat and an accoustic control that can reduce the sound transmission.

SETION A

Section A cuts from East to West. It shows the separation of the public building (office & retail) and the private building (residential). Moreover, it also shows how the interior space of the building increases in the residential portion, while it decreases in each interval which is the amenities of the building. There is also a truss system in each segment to support the structure of the building.

SECTION B

Section B cuts from North to South. It shows the relationship between the people in the interior space and the outdoor garden spaces of the building. Where people can socialize and spend time relaxing and enjoying the amenities provided. Moreover, it also shows the truss system in each segment of the building with the rod suspensions supporting the truss structurally. However, this structural system will be hidden in the interior walls and envelope of the building.

Outrigger Structural System

The outrigger structural system is the structural system used in the building. It is an internal lateral load-resisting system that is located within the interior of the building. It consists of a core structure and the outrigger as the truss. The load transfer from the floor slab to the columns and then to the outrigger truss that is connected to the core structure of the building having the central core as the primary load transfer. The rod suspensions provide essential support for the longdistance truss. It improves the overturning stiffness and strength of highrise buildings.

STRUCTURE MATERIALS

PLUMBING SYSTEM & ELECTRICAL SYSTEM CORE OF THE BUILDING

Electrical System

The electrical transformer and generator are located underground in the building which ensures an uninterrupted power supply, offering peace of mind even during unexpected outages. The electricity is distributed to the building by the service and enters the MDB room which will receive the electricity. The electricity then being distributed throughout the building.

Plumbing System

The water tank is located on the ground floor. The water from the public will be pumped to the water tank and then pump up to be distributed to the toilets and kitchens. The greywater and rainwater from rooftops will undergo treatment and filtration processes to remove any harmful substances and contaminants. This includes using filters, settling tanks, and natural processes such as soil filtration and plant uptake. Then this will be used to water the green spaces in the building

The core of the building consists of the double helix fire stairs, passenger elevators, service elevator, the plumbing and electrical system shaft, and the garbage disposal collection for segregation.
