HOW TO CREATE MAXIMUM FLEXIBILITY IN A SITE PLAN?

While this diagram does not present all the potential combinations with respect to dealership size, entry orientation, and sales/parts/service configuration, there are 65 shown. With 6 different buildings, where these combinations can be placed, this gives our client over 390 combinations from which to choose. Even though there are several factors that may reduce the available combinations, such as i) the exterior ramp, and ii) optimal visual exposure, the options are practically limitless.

Sole responsibility for Programming, Schematic Design and Design Development drawings, Land Use Ordinance Reconnaissance, and Coordination of Consultants for this 1.2 million sf (120k SM) mixed use facility. Assisted client in adding value to the site by substantially increasing density, while maintaining a low built form profile and an ethos of preservation in an historically sensitive precinct.

Design Director (in the MMC International Architects Toronto office) for this 1.4 million sf (140k SM) complex of exclusive corporate office towers and business suites, a 5-star international hotel, luxury condominiums, and a shopping mall adjacent to Malaysia’s largest transportation hub. The general mandate was global connectivity to this integrated and self-contained transit, live, work, and play environment. KL Sentral is the largest commercial development in Kuala Lumpur to date, and a center of global significance.

In providing design input, while joining the project in midstream, I was able to wrest (what originally appeared to be) a logical spatial relationship from what ultimately proved to be an untenable circulation configuration. The client chose my solution to proceed and, subsequently, I was chosen by the MMC/RDG Managing Director (Geoffrey Cresswell) to be the Design Director for the entire Shopping Centre (Base Building & Interior). I directed a team of people in Design Development with highly complex engineering systems & linkage coordination issues.

GDP Architects were the local firm that eventually completed the Design, Construction Documentation, and Contract Administration on the project. All photographs pertaining to this project (contained in this portfolio)are their work. Awards conferred: Malaysia Award of Distinction, finalist for FIABCI International Prix d'Excellence, and PAM Awards Commendation.

For almost 80 years the Warner Grand Theater served the City of San Pedro and, consequently, required a significant remodel. This nationally registered historic building, built in the Art Deco style of the early 1930's, required seat restoration, ADA compliance, new stage rigging among other infrastructural and technical upgrades.

One of the challenges in the design of this stair was to accommodate its substantial size and visible weight. Concurrently, we were trying to avoid an industrial look such that the stair achieves an Objet d’art quality.

As the design has developed, there appeared to be a ‘time lapse photographic’ quality about it, evidenced by the simultaneous symmetry in the scissor effect and the inherent asymmetry of the double helix. While seeming to be highly static, seeing the stair from different angles (while driving or walking around it) produces a rather dynamic effect.

The columns, along the leading edge of the stair, were eliminated, contributing to the apparent floating nature of the three outermost stair runs.

The ephemeral qualities are, likewise, augmented by (alternating reflective and matte) stainless steel perforated guards that fold as they ascend and descend. This creates an origami type structure seemingly caught in flight.
