01 Concept Development

Wuji Bay is a visionary mixed use development in the heart of Port Credit, Mississauga, Ontario. Wuji translates to the completeness and non-duality of its se ng, services and ameni es that offer a harmonious fusion of residen al, commercial and recrea onal spaces. With its serene surroundings and innova ve design, Wuji invites residents and visitors to engage in an inclusive, smart and urban living that blends with the serene waterfront ambiance, fostering perceptual and experien al outcomes that transcend ordinary living.

Wuji Bay is a seamless connect between the land and the shore, the past and the present, work and leisure, dawn and dusk, the young and aged, to create one living amalgama on that engages in an urban experience to celebrate diversity, equity and inclusion. Our vision is to elevate Port Credit into a vibrant, sustainable and inclusive development that transformsitintoapremieredes na onforboththeresidents and users alike, through enhancing user experience. By the seamless integra on of commercial, cultural, residen al, entertainment and leisure spaces we intent to create a dynamic system that celebrates the heritage and beauty of Port credit, promo ng a sense of belonging and community among its diverse inhabitants with different socio-cultural and economic backgrounds. Basically, bringing different opposingbutcomplementaryforcestoonesinglesite,atWuji Bay to incorporates a modern interpreta on of its historical evolu on and produce outstanding experiences that echo all who interact with its surroundings.

Major nodes in each zone is linked by pedestrian lines that connect from all sides of the site. An aspect of serial vision is brought in at certain points that engageusers to meander through the en re site.

The main node is split into 2 levels that connect the basement and the main pedestrian corridor.

02 Land Use Plan

The design evolved to create major zones; that is a main built area and a main open space network with the public realm and green spaces that effortlessly blend into one another to create a seamless waterfront arena.

Theac vi esandbuildingsarezonedkeepinginmind the privacy of residents, at the same me focusing on crea ng welcoming spaces for the public.

The commercial district is aimed to a ract people from far and near, transforming into a vibrant hub of leisure,retail,resturants,cafesandentertainment.In this regard, transparency is maintained on the lower levels of all buildings to ensure a seamless connect between the indoor and outdoor. Importance is given to ensuring that majority of the buildings have a visual cone that serves the panoramic views of the lake.

Even though there is a main zoning sepera ng the built and unbuilt, the massing is punctuated with open pockets to create breakout spaces and mixed use plazas that encourage social interac on, cultural exchange and collabora on. This dynamic hub also fosters a sense of curiosity through the land use distribu on that will compel users to meander through the site and eventually linger for longer at Wuji Bay.

03 Mobility Network

The focus while designing the mobility network was to priori ze the people. Crea ng minimal pedestrian and vehicular intersec ons and segrega ng the vehicles completely from the pedestrian lanes. To achieve this, the main central area, the built mass is comppletely pedestrianized, with minimal vehicular access only for drop off and parking purposes.

A radial network is provided for the pedestrians, which will enable them access all points of the site with ease.

3D Massing

The ini al massing was perceived as an organic form that flows through the site. The major built mass is concentrated in one concentric zone, crea ng a district of commercial, retail, entertainment and leisure zones.

The built form was also detailed out so that the insets and roofs alsoactaspartofthe publicrealm.Thispromotes ver cal connec ons along with the exis ng horizontal ground level public network. It also helps ac vate the massing.

A wave that sets the core of the form.

A biophillic design stratergy of having green cover at interspaced spaces ver cally will visually enhance the massing.

Therooflinewavecon nuestoendataiconictowerattheedge ofthesite,whichcreatesaneyecatchinglandmarkintheen re neighbourhood. The roof acts as a public realm with terraced insets.

The public open areas mostly receive sunlight throughout the year. This helps to create ac ve spaces even in winters.

Figure Ground Analysis

The buildings (figure elements) are zoned majorly towards the beginning of the site. The built area near the waterfront are less massive and permeable to provide visual relief, access to the water, and opportuni es for recrea on and social interac on.

The massing is concentrated and dense ini ally, which then transcends into a coarse grain with open areas such as parks, plazas and gathering squares. This transi on helps to create a cohesive and visually appealing waterfront.

Kevin Lynch Design Elements

The design takes care in crea ng a unique character to the en re waterfront development. A sense of place is infused through public art, local flora, and crea ng a charm that will draw people to the site.

The built mass in the center acts as a dictrict harbouring various ac vi es like commercal, retail, entertainment and residen al. This mix od uses are intented to a ract a diverse range of visitors to the district.

The nodes are placed at various loca ons so that the en re site is ac vated all round the day and year.

Pedestrians are given importance while designing streets. Buffered lanes, adequate and safe pedestriancrossings,andwellconnectednetwork are all of atmost importance. 2 drop off points with adjacent sea ng spaces and very limited street parking is what defines the main vehicular network.

Pavement Detail

Planta on types

Winterberries are a stunning specially in a landscape full of snow and can keep its gorgeous colors all yearround making itperfect for Wuji Bay.

Cornus mas is a species that needabitofcareinitssoilbut is great for winter weathers it is mostly seen in Asia and in Europe, they don’t grow to be thatbigandgiveamazingnew colors that contribute to the landscape.

Tall Fescue is cool season grass that is perfect for Wuji Bay and does not have too much maintenance to keep its beauty, it thrives in almost any climates and does not need too much watering due to its long roots.

PaperBushplants aregreat for winter, during summer theyarefullofleavesandin winter they start to bloom and show beau ful yellow flowers.

Winter Daphne are beau ful winter flowers that have glossy leaves and canwithstandharshwinters perfect for a gorgeous landscape.

07 Public Space Design

Our objec ve for public spaces is to create seamless transi on from the city to the beau fulness and nature of the incredible waterfront, and to do this we have created our open spaces near our main source of nature, crea ng beau ful nature hubs with greenery and excellent view which can be seen in the design. The major nodes act as mul func onal public spaces that change character with me of the year and event.

Another challenge was to merge our nature elements with the modern city aspects to create comfort for pedestrians, without affec ng wildlife and we can see these enhancements implemented in our buildings, this createsspacestowork,playandhaveapleasing mewith an incredible view.

All open spaces have been created strategically to have the best natural and ar ficial ligh ng to create a sense of safety and have the most appealing views possible, this will give the open spaces much more a rac veness and willingness to stay for the pedestrians, these are also planned to have events and ac vi es to encourage the use of these open spaces.

Carehasbeentakentocreatespacesforgroupsofpeople, while at the same me crea ng zones for individuals to havesome mealone.Spacesarecreatedforpeoplefrom all walks of life, with varying character. The design also focuses on crea ng ver cal public realms, by making use of roofs, floor decks and skywalks, wherein the mul level aspect is introduced.

Open Plaza Detail

OpenPlaza- Anamphitheatrethatislocatedrightnexttothewaterfront promenade with a shallow fountain pool, ac ng as an interac ve element. The openness helps transform this space according to needs and ac v es.

There is a freedom of space and dynamics that is portrayed here, where in the open plaza can be used all year round for large gatherings, weekend concerts, public mee ngs, or even just to linger around the waterfront.

This dynamics of a space is what makes it lively and resilient year round. The skywalk leads into this open arena becoming a connec ng point to the landmark on site.

Placemaking Analysis

The marina promenade acts as a stretch of public realm on the west end of the site, blending func onality and aesthe cs. Lined with vibrant flora and food kiosks, it creates an ac ve edge for both pedestrians and cyclists. Interspaced with benches at regular intervals, the promenade becomes a welcoming space for all age groups and small gatherings. The stepped anchors that lead to the watercreateanopportunityforuserstointeractwiththewaterand thus luring especially the younger crowd. Since the space is open from all sides it showcases panoramic views that are eye catching.

Fore ground - The marina promenade is led with permeable interlock that allows water to percolate through. This accounts for the factor of storm water drainage. Also the edges are lined with trees and flowers on one side that add to the aesthe c appeal, while the other edge has railings that look into the safety aspect. The foreground is the element that fosters direct physical contact with the lake. The inten on is the create a visual and sensory experience.

Middleground- Thepromenadehasplentyofsea ngspaces,both along planter edges and benches that promote people to linger around and spend more me engaging with the site. Food kiosks also add tocrea ng livelyrealm areas.The stretchis alsolined with ample ligh ng that make the space useable during all mes of the day.

Background- the vast expanse of the sky that meets the lake with boats sailing by creates the perfect backdrop for a spectacular publicrealm.Thisstretchactsmorelikeaserenegetawayduetoits perfect balance of natural and man made elements. The extending stretch of the promenade is also seen in the background.

Placemaking Analysis

This is a public plaza that is located adjacent to the waterfront promenade. It caters as a pause point to both the promenade and pedestrians who access the site through the internal streets. It is a small pocket square nested in between the built and unbuilt area. The organic roof structure lines with the overall nature of the en re site design, whileac ng as an installa on in itself. The waffle like roof structure aims to bring in an aesthe c appeal while at the same me serving func onality of providing necessary shaded sea ng.

Fore ground - the promenade is led with permeable blocks to allowrainwaterpenetra onandthuscontrolrunoff.Thestreetsare lined with adequate solar powered street lights, signage’s, waste disposal facili es and wayfinding systems that ensure a complete street design. Cyclists are provided with separate lanes that also have a planta on buffer to cater for their safety. This also makes the street more appealing visually.

Middleground- The main focus of this frame is a waffle organic roof that blends with site and acts as an installa on in itself. This structure brings in an element of movement throughout the day withtheplayoflightandshadow.Thismakesthespacevibrantand change character with me. The space also has ample sea ng that are lined along streets and within the square itself.

Background- Thebackdropisthemagnificentorganicmassingthat flows throughout the site. The green roofs set the scene apart and makes the view a rac ve.
