In the catchment area of the metro station the residential development dominates and covers the maximum ratio of land use. There is no single area where the commercial development is constituted unlike green park it is scattered all over the catchment area. Some of the commercial development is near the Seelampura Gurudwara in North Seelampur. The metro wholesale mall is the biggest commercial development in the vicinity of metro station. The area does not constitute of alot of commercial development and there is no commercial activity in the catchment area to attract the people.

Most of the commercial developments are on the ground floor under the residential development. The place lacks a commercial attraction. The residential development is a clustered development with high morphological density in the area. In south seelampur the residential development is alot more clustered than North seelampur.

While there are more schools in North Seelampur, the quantity of religious buildings are more in South Seelampur. The structures are also not well maintained. In south seelampur the green area is also less as compared to North seelampur. The GT has divided Seelampur into two halves and the difference between both the halves are quite evident.

The gurudwara road locates most of the commercial developments in North Seelampur and in which most of the developments are Agarbatti sellers. The Gurudwara Road gives the access to the Seelampur gurudwara and also connects GT road to the North seelampur and specially to the Pratibha Vidhalya. The north seelampur is more developed as plotted development, unlike south Seelampur.

Most of the commercial developments in South seelampur is of clothing. Most of the residential development is G+3 and due their clustered form and high density there is no space to park car near the residential area. As Seelampur is a LIG area few people own a car but the problem persists.

It is difficult to implement TOD in the catchment area because of the placement of the buildings and the division of seelampur into two parts due to GT road, resulting in a Tranit Adjacent Development (TAD).
