Two veterans in the real estate business say they’ve seen a lot of changes since the outbreak of the virus By Mark E. Vogler
W
endy Carpenito says COVID-19 has taken some of the fun and tradition out of the way people buy and sell houses. “I like to go to the closings with buyers and sellers and wish everybody luck, but I haven’t done that for a while,” said Carpenito, who owns Carpenito Real Estate, Inc. of Saugus. “Closings aren’t the traditional sitting at the table anymore. They’re very untraditional. They’ll meet in cars and sign the documents with pens that have been dipped in alcohol. The attorney might do it face time with the buyer or through emails.”
A lot has changed in the real estate business since the beginning of March when Gov. Charlie Baker ordered a shutdown of public buildings and nonessential businesses. The real estate business was cleared as an essential business right from the outset of the COVID-19 pandemic. Real estate offices have been forced to make adjustments to guarantee the public’s health and safety. But business isn’t that bad overall as real estate offices locally and across the state adapt to the process of social distancing.“The real estate market is still going crazy,” Carpenito said in a telephone interview this week. “I listed a property in Saugus

on Tuesday and had close to 40 showings between Tuesday and Thursday of this week. Today, alone, I had 15 showings. You have to schedule them at least 15 minutes apart. With the current situation [COVID-19], there are no more open houses. I set up a group showing from 3 to 6, and I set up as many people as I can,” she said. During her 38 years in the real estate business, Carpenito said, she’s “never seen anything like this.” “What usually takes a half hour, takes an hour and a half now,” she said. “It’s prime time for people who want to sell their house. If you’re a seller, now is the time,” she said. Buyers will pay top dollar and more Eric Rosen, a salesperson for Littlefield Real Estate of Saugus, agreed that the current circumstances have made it very ideal for the sellers in today’s market. “The buyers are still out there and willing to pay top dollars for houses today,” said Rosen, who has been in the business for about 40 years. “Some are willing to pay more than top dollar.
